People often say that, in a democracy, decisions are made by a majority of the people. Of course, that is not true. Decisions are made by a majority of those who make themselves heard and who vote - a very different thing. ~ Walter H. Judd
Every year, RAHB holds an election for new Directors for the Board of Directors. The election is an important part of association life, as the resulting Board of Directors is empowered to make decisions on behalf of all members. When your vote has such important consequences, how do you know whom to vote for? RAHB offers several ways for you to learn more about the candidates for the 2017 Board of Directors. First is to watch their videos and read about why the candidates believe they are good choices as Directors. Links to candidates’ videos and statements will be emailed to all members along with the final slate of candidates on Wednesday, November 16. They will also be posted on the electronic voting site. Even if you don’t vote early via electronic ballot, you can still watch the videos and weigh what the candidates say before you cast your vote at the Annual Election Meeting. Next, come to the “Meet the Candidates” event on Monday, November 21. Our candidates will be on hand to talk about the election and what they would bring to the Board table, and you can ask them how they will represent you. This year, the Meet the Candidates event is being held with RAHB’s first-ever Chili Cookoff, so bring your questions for the candidates and your appetite for the chili competition – you can begin your voting early by voting for best chili of the day! And then there’s the Annual Election Meeting on Wednesday, November 30. Each candidate will have an opportunity to talk a bit more about themselves and why they are running for the position of RAHB Director, so you have one final chance to hear what they have to say. And then it will be time to vote for who you think are the best choices for the RAHB Board of Directors. With so many opportunities to learn more about the candidates who want to represent you, you can certainly be casting a very informed vote. Just a word about the Annual Election Meeting …. Please plan to come to the meeting on November 30, even if you have already voted in the advance electronic poll. We will have bylaws to vote on, a CREA Open House, scholarship presentations and a brief look at the past year, all in addition to the election and the swearing in of the 2017 Board of Directors. Chili Days Cookoff sign up sheet
Rules & Regulations: 1. Chili Days Cookoff contestants will arrive at the RAHB office (lower level, 505 York Blvd., Hamilton) on Monday, November 21, 2016 at 11 a.m. to set up their station. The cookoff will run from 12 p.m. to 1 p.m. 2. Contestants will clean up their stations before leaving the event by no later than 1:30 p.m. 3. Contestants will supply their own working crockpot and serving spoon. Each contestant will be assigned one outlet to use for their crock pot. 4. RAHB will provide all decor, sampling cups/bowls, buns and beverages for the event. 5. Each contestant must cook a minimum of two quarts (1.89 litres) of chili in one crockpot. 6. All chilis will be judged by those attending the event. Judging for the best overall chili will take place via a scoresheet completed by attendees. Scoring will be based on consistency, blend of spices and aroma. The chili that receives the highest overall score will receive a prize. 7. RAHB will not be liable if any attendee falls ill as a result of consuming a contestant’s Chili Days Cookoff dish. By signing this waiver, contestants waive any and all rights that they and/or their heirs, successors and/ or assigns may have against RAHB, RAHB employees, Chili Days Cookoff contestants or attendees that may arise from their participation in this event; this includes, but is not limited to, property damage and injury.

RealTrack is a licenced database for searching commercial real estate transactions of $500,000 and over, for properties located in Ontario. Compiled from land title documents, telephone interviews, site visits and other sources, RealTrack collects, confirms and publishes the information of over 107,500 property transfers dating back to 1996. An Ethics Q&A: Assistants - does a real estate license make a difference? Q: I have an unlicensed assistant. Can he do cold calls for me? A: RECO has been consistent in its advice regarding sales representatives and brokers hiring unlicensed assistants: these assistants cannot undertake any activity that falls into the category of “trade”. “Trading” would include activities such as being on-site at open houses, door knocking in a farming area, phone solicitation, showing properties, or being a participant at an offer or listing presentation – this is only a partial list.

Government Relations update LRT Update
Paul Johnson (City of Hamilton) and Jamie Robertson (Metrolinx) presented an update on the Hamilton LRT to RAHB members on Thursday, October 20 at the RAHB office. The hour-long presentation touched on the original plan for the LRT and the current plan, current and future conditions which make the LRT a desirable service, overall transit strategies and the infrastructure renewals required for the construction of the LRT. An informative Q&A session followed. Best takeaway for REALTORS®? Be aware of the LRT and its proposed route, and advise your clients and customers appropriately about these properties. REALTORS® on Parliament Hill
What do you get when you mix REALTORS® from across Canada and Members of Parliament? You get CREA PAC Days, of course! The annual political action conference was held in Ottawa from October 22-24, 2016. RAHB representatives met with MPs David Sweet and Bob Bratina to encourage them to support two initiatives: indexing the Home Buyer’s Plan and allowing Canadians to use the Home Buyer’s Plan for major life changes such as marital breakdown, death of a spouse, job relocation or accommodation for an elderly relative. The initiatives received the support of both MPs. Unfortunately, four area MPs were unable to meet with RAHB representatives in Ottawa; meetings will be set up in their constituency offices.

RAHB Community Open Forums Beautiful fall weather and sunny skies welcomed RAHB and the Member Engagement Committee as they travelled to the towns of Grimsby, Dunnville and Caledonia for three Fall RAHB Community Open Forums. Formerly known as the RAHB Town Hall meetings, the rebranded Community Open Forums took a more interactive and participatory approach. RAHB members in these communities were contacted in advance for ideas about ‘hot topics’ that mattered most to them. As a result, the conversations were lively and informative! OREA Form 801, “Coming Soon” advertising, and pre-emptive/bully offers were the more popular topics for discussion. At a more grassroots level, the Dunnville Open Forum also delved into the challenges of properties with wind turbines, and the Caledonia Open Forum featured a presentation by representatives from the Grand River Conservation Authority.

Government Relations Did you know that RAHB has its fingers on the pulse of what’s going on municipally, provincially and federally through its Government Relations Committee? And that RAHB has built relationships with business organizations to become an influential member of the community? Your association is very much part of the local and wider communities so that your interests - and those of home buyers and sellers - are considered and protected when decisions are being made. Here are just a few of the ways RAHB has been involved in local, provincial and national issues: • RAHB’s leadership and Government Relations Committee representatives participate in annual CREA and OREA Political Action Conferences, where the big event is meeting with local MPs and MPPs to discuss real estate-related issues. It is also an opportunity for RAHB and its representatives to build relationships with local politicians. • RAHB worked with the Hamilton and District Apartment Association in 2013 to dissuade Hamilton City Council from adopting landlord licensing and to develop and present a program to encourage landlords to safely create secondary suites through simple, legal means. As a result, Council chose to not introduce landlord licensing and asked RAHB to participate on a City sub-committee to review options for dealing with legalizing and/or making safe secondary suites. • RAHB’s Government Relations Committee members met with City Councillors to discourage them from considering asking for powers to impose a municipal land transfer tax. • RAHB partnered with the Hamilton Chamber of Commerce, Flamborough Chamber of Commerce and Hamilton-Halton Home Builders Association in the 2010 civic election. Together, as the Hamilton Business Leaders, the group brought the issues of jobs and prosperity to the election. • RAHB holds membership in all Chambers of Commerce of communities within its boundaries, and actively participates in Chamber activities in Hamilton and Burlington through sponsorship of events.

RAHB in the Community RAHB was a proud supporter of Hamilton’s first-ever NOSH Chef Wars! The event was a kickoff to the week-long NOSH celebration of Hamilton's culinary scene (October 17 to 23, 2016). Modelled after Chopped Canada but with a Hamilton flair, Chef Wars had ten renowned Hamilton chefs face off to create an appetizer, main course, and dessert to win the title of the best-of-the-best in Hamilton. Congratulations to Matt Kershaw (The Other Bird Group Inc.) and Shayne Madadi (Pokeh) who tied for first place for a spectacular win! Congratulations to the RAHB members who won tickets to Nosh Chef Wars through our members-only Facebook group contest: April Almeida (Keller Williams Complete Realty), Brenda McKinley (Keller Williams Edge Realty), Sue Boyle (Royal LePage State Realty), Branko Miskovic (Re/max Realty Enterprises Inc.) and Margaret Uznanska (Royal LePage State Realty)!
OREA Call for Candidates! The Ontario Real Estate Association (OREA) is calling for candidates for election to the 2017 OREA Board of Directors. The election will take place March 1, 2017 at the OREA Annual General Meeting in Toronto. The following positions are available: • Two Directors-at-Large (each for a 2-year term) • One Provincial Director from each of the Central, Eastern, Northern and Western Ontario regions (each for a two year term) Please note that RAHB is located in the Southern Ontario region. The Southern Director is RAHB member Sean Morrison and Sean will be in the second year of his two-year term in 2017. Candidate submissions must be received no later than 4:30 p.m. on December 15, 2016. Zoning info for Hamilton and Burlington Looking for zoning and other information about properties in Hamilton and Burlington? Check out the following websites. For Hamilton: Hamilton Economic Development Zoning Lookup Tool https://spatialsolutions.hamilton.ca/ZoningLookup/ City of Hamilton Mapping Site http://map.hamilton.ca/ Both sites have information about every property in Hamilton but different approaches to displaying the information. Enter an address and see which site you prefer. Note: the Economic Development site uses normal abbreviations such as St., Blvd., Dr. in the search window. Longer forms (street, boulevard, drive, etc.) will not produce any results. If in doubt as to the proper abbreviations, just mention the name of the road. For zoning enquiries or verifications, contact the City of Hamilton at building@hamilton.ca or 905.546.2720.
