President’s Report Serving as RAHB’s President in 2020 was truly an honour and a high- light of my professional career. We kicked off the year with our Annual Appreciation and Awards Gala on January 18, followed by our AGM on March 11. I never would have guessed that those would be our only in-person events during my term as President – and that a global pandemic would dramatically change the socio-economic trajectory of our communities, our country, and the world in such a short time. I am so incredibly proud of how our Association – members and staff – came together in this time of crisis. We adapted and changed very quickly – and we continue to build on our many 2020 successes and learnings to ensure our Association remains strong and relevant. I am grateful that in early 2020, a 2020-2024 Strategic Plan for RAHB was adopted. Even with the challenges of the pandemic – particularly the ongoing uncertainty and the daily changes to our personal and professional lives — staff, Board leaders and volunteers embraced the plan’s new strategic priorities. We diversified our services and offerings, by providing a robust selection of professional development offerings and approving BrokerBay for implementation as a core MLS® service in 2021. We leveraged our assets and built capacity, and in support of this priority, RAHB capitalized on an opportunity to strengthen our relationship with one of our tenants, and in the process undertook a much-needed major renovation of our main floor office, the first in more than 20 years. Finally, through proactive outreach, using new communication channels and technologies, we continued to foster our relationships with both internal and external stakeholders. For example, by collaborating closely with allied associations on initiatives such as the TRREB Subscriber Access Agreement, ITSO’s cut-over to a redesigned Matrix platform, participating on the ITSO Square Footage Task Force, and initiating an Intra-Matrix Agreement with the Ottawa Real Estate Board, RAHB demonstrated that we are nimble, forward-looking, and a strong partner and ally. To fortify our strategic outlook even further, in January 2021 a strategic refresh session with the Board and senior staff was held, during which a fourth strategic priority, Promoting RAHB REALTORS®, was adopted as part of our 2020-2024 Strategic Plan.

Concurrent with a concentration on fulfilling RAHB’s mission and vision through these four strategic priorities, RAHB’s market area experienced dramatic shifts throughout the pandemic. Initially, we saw a very slow spring market, with activity picking up in the summer as travel was severely curtailed, and home offices and outdoor space became priorities. The fall saw market conditions become frantic, with historic low-inventory levels and increased demand in the RAHB market area. Membership and income were also impacted, with RAHB not only posting record membership numbers, but also forecasting a large surplus for year-end. These factors combined, resulted in the Board of Directors deciding to credit November and waive December Monthly MLS® Service Fees (which amounted to $253,384). I would like to sincerely thank RAHB staff for all of their support and hard work during my term as President. It’s hard to remember back to March 2020, but members should know that there was no interruption in service despite having to set up 20 staff in home offices when the first State of Emergency was declared. Moving professional development online and ensuring that all of us were kept up to date with the plethora of announcements made by various levels of government in the first two months alone, and what it meant for us as REALTORS® are some examples of the additional efforts by staff. I knew they were a committed group of individuals, but COVID-19 demonstrated their professionalism and dedication to you, the members. My term as President was also made significantly easier by the strong support from my fellow Directors and the tremendous work of the Association’s volunteers. Directors adapted swiftly to virtual decision-making and kept their sights squarely on the well-being of members and the future of RAHB. Committee members also rose to the challenge of meeting virtually, and I thank our committee chairs for their leadership and guidance. Whether you are a new or experienced REALTOR®, I would like to thank you for your confidence in RAHB and remind you that RAHB is here to support you during these rapidly evolving times in our sector. We don’t know how long the pandemic’s impacts will continue or when we will finally have a “new norm”. Whatever happens though, we are here to assist you during these uncertain times to provide you with the services and knowledge that will help you succeed. We work for you, and we want to be able to provide you with everything you need to be successful in your business.

CEO’s Report When I first joined RAHB as CEO back in October 2019, I knew there would be a steep learning curve; however, I did not anticipate that five months later the World Health Organization would declare a global pandemic, and the word “unprecedented” would become part of our every day lexicon. As a new CEO, it meant accelerating my learning of the sector, while also quickly adapting to an unknown and dynamic environment. A little bit like changing the engine while flying the plane. Fortunately for me, and RAHB as an organization, the hard-working RAHB staff proved themselves to be incredibly resilient. On March 13, the Management Team held a meeting to develop a pandemic emergency plan, and by March 19 the RAHB office was closed and all staff were working from home. Staff did not miss a beat when asked to adapt to a new reality where their personal and professional lives became – and continue to be – very much intertwined. From the outset of the pandemic, our attention was focused on providing members with vital information at a time when it was needed most. RAHB also reinforced the message that, although real estate was designated as an essential service, it was not business as usual. This started with President Kathy Della-Nebbia championing the cancellation of in-person open houses in the RAHB market area, and spending an entire weekend personally calling REALTORS® and Brokerages to help protect our communities from the spread of COVID-19. Being responsive and consistent with our communications was RAHB’s hallmark, even though the pace at which we were receiving, interpreting, and communicating essential information was highly elevated. It was, indeed, gratifying then that RAHB staff received much positive feedback from members, as well as compliments from the President of CREA, regarding our communications in 2020. There is no doubt that the pandemic brought about a year of rapid change. But we harnessed the opportunities presented to us, and with hard work, collaboration, and dedication to serving RAHB members, we delivered extraordinary value under extra-ordinary circumstances. Despite the many and varied pressures, I am very proud of RAHB staff for meeting all our targets and completing all the deliverables we had set out to achieve pre-pandemic. No small feat considering how fast the plane was flying in 2020. I want to thank all RAHB REALTORS® for your professionalism, and for continuing to adhere to public health advice and sector guidelines as you continue to conduct business in a very challenging market under on-going COVID-19 restrictions. Thank you, members and volunteers, particularly the Board of Directors under Kathy’s strong leadership, for your continued support and participation with RAHB. RAHB is a robust, closeknit community because of your deep commitment and engagement with each other and the sector.

Market Stats

The 2020 real estate market was was faced with a great deal of uncertainty, however, RAHB REALTORS® worked together to ensure that the buying process was done safely and efficiently.

There were 14,863 sales of residential properties processed through the Multiple Listing Service® (MLS®) System in 2020. This is an 8.4 per cent increase from 2019. The average price of a residential property in 2020 was $690,002. This is up 16.8 per cent from 2019. The average price in 2010 was $310,258 which represents a 125.4 per cent increase. New residential listings were down 7.6 per cent compared to 2019. The total dollar volume of all sales within the RAHB market area was $10,563,804,418 – up more than $2.5B from 2019. 2,500

MLS® Services The role of the MLS® Committee is to investigate and make recommendations to the Board of Directors. The MLS® Committee reviews and recommends new MLS® technology, maintains MLS® Forms, reviews MLS® practices to ensure they are in compliance with federal and provincial law, and in compliance with applicable governing regulations.

During 2020 the MLS® Committee:  Implemented a new non-mandatory buyer postal code field to begin collection of

buyer postal code data to allow members to utilize CREA’s new Buyer Path Application  Discontinued printing of all RAHB Property Information Forms effective January 31, 2021  MLS® Policy #18 was amended to ensure the quality and integrity of the MLS® Database, all new listings will be reviewed daily through the Listing Data Checker (LDC) application  Amended terminology on RAHB Property Information Forms and Matrix to include Primary Bedroom and All-Season Sunroom  Increased the RAHB MLS® Photo Policy fine to ensure greater compliance  The new CDOM (Cumulative Days on Market) was enabled in Matrix on the REALTOR® Full display  An evaluation task-force consisting of Directors, members of the MLS committee and RAHB technology staff was created to participate in a proof-of-concept to evaluate the REMINE application (an MLS® addon application) in Ontario, and report its findings to the MLS® Committee. The work of this task force continues in 2021.

Audit, Finance & Risk The Audit, Finance & Risk Committee (AFRC) is responsible for the oversight of financial plans, policies and practices as well as overseeing all material aspects of financial reporting, internal controls, risks, the internal audit function and audit of the annual financial statements. With COVID-19, the AFRC reacted and revised the 2020 budget which had projected a surplus of $141,179 (without amortization). The AFRC assumed the following when presenting its COVID-19 budget to the Board: 1. 2. 3. 4. 5.

A decrease in overall membership of 15 per cent was forecasted. New membership would experience a decrease of 241, resulting in a sharp decline of revenue from entrance fees, monthly fees and membership dues. The assumption that no new brokerages would join RAHB in 2020. A decrease in interboards from 1,100 to 500. The elimination of budget for volunteer leaders and staff to attend conferences and events.

The COVID budget forecasted a deficit of $193,396 (without amortization) and the Board approved this revised budget on April 7, 2020. The AFRC was mandated by the Board to meet monthly to review the revised budget. Meeting monthly, the AFRC monitored RAHB’s finances throughout 2020 and as shown in the audited financial statements, RAHB realized a surplus of $26,353 with amortization ($146,283 without amortization). The difference between the revised budget and year-end actuals can be attributed to: 1. An increase in membership. 2. Membership program costs decreased because meetings, events and education were provided virtually. 3. Operational expenses related to the building decreased. 4. RAHB took advantage of the Canada Emergency Wage Subsidy (CEWS) program which saved $25,000. The AFRC had a challenging role in 2020 and is pleased that its initial assumptions particularly around a decrease in membership was incorrect. Market conditions in Q3 and Q4 ensured RAHB’s membership growth and ultimately a strong financial position for RAHB moving into 2021.

Professional Standards, Discipline and Arbitration The Professional Standards Committee (PSC) is responsible for the investigation of complaints alleging unethical conduct by REALTORS®. This Committee provides members of organized real estate and the public with a forum to air their complaints and, as such, must be run professionally, following a clear and established set of rules. REALTORS® and the public must feel confident that their complaints will be dealt with in an unbiased and professional manner.

Government Relations The committee’s primary area of interest is the Greater Hamilton-Burlington area and how the various levels of government affect this region. This requires surveillance of the municipal, provincial and federal areas where decisions can have an effect on property ownership, on real estate practice, on economic growth or on the quality of services received by taxpayers. These issues include, but are not limited to: planning, zoning, land use, building bylaws, transportation, housing, industrial and economic development, taxation, fiscal and economic policy and environmental standards.

RAHB Volunteers RAHB values the generous contributions of time, knowledge and skills from each of our volunteers. Thank you to all 95 members who volunteered to serve the Association in 2020. The Board relies on volunteers for guidance on matters of board governance and strategic leadership.

Governance and Bylaw Good governance focuses on building and using best-practice frameworks to support decision making, implementation and monitoring the Association’s performance. The committee’s role is to review and recommend policies and practices that support RAHB’s mission statement and help to ensure continuous board development. Annually, the Governance Committee provides guidance to the Directors on issues such as:  Board development and orientation  CEO Annual Assessment  Board Evaluation process From time to time, amendments are required to the RAHB Bylaw to ensure alignment with evolving best practices in governance, as well as compliance with all regulatory bodies. Member Engagement Committee The MEC works to promote engagement between RAHB and the members, advocate for member support of the Association’s initiatives, and encourage member participation in Association meetings and events. In 2020, committee members demonstrated this with their follow-up Member Outreach Campaign, and hosting two Open Forums which provided both RAHB updates and featured Economic Development speakers from through out RAHB’s jurisdictional area.

RAHB Volunteers Nomination Committee The Nomination Committee is established in accordance with the RAHB Bylaw Article 5, Section 7 - Nominations and Elections, and is accountable to the Board of Directors. The members of the committee encourage all eligible members to consider putting their name forward at the Annual Election Meeting. All nominations received are reviewed by the Committee to ensure they meet the qualifications outlined in the RAHB Bylaw. The Committee is also responsible for presenting a slate of directors to RAHB members to ensure that the Association is governed with excellence and vision.

RAHB 100-Year Anniversary Task Force This Task Force was established to provide input regarding the membership needs, with respect to the planning of RAHB’s celebration of its 100-Year Anniversary in 2021. The Task Force reviewed survey results, provided ideas on how to address the three main areas of focus as suggested by the survey, proposed the expected budget requirements, and provided feedback and suggestions on the overall development of a comprehensive plan.

Karan Barker Scholarship RAHB honours the memory of former CEO Karan Barker through the scholarship that bears her name. Each year, qualifying students who are children or grand-children of RAHB members or RAHB staff receive scholarships to pursue their education in university, community college or a provincially-recognized trade school. REALTORS® Association of Hamilton-Burlington

The Realty Shoppe provides specialty products exclusively for REALTORS®. The challenges in 2020 did not deter the Shoppe’s commitment to members.  In July, the Realty Shoppe launched the On-Line Realty Shoppe (store.rahb.ca) where members can browse and order the Shoppe’s products on-line. The launch featured a prize draw, and enhancements continue to be introduced to the program. Prior to the launch, RAHB volunteers participated as testers to check the program’s functionality.  The MasterLock Vault Enterprise Electronic Lockboxes went on sale in September, as a new optional electronic lockbox solution for RAHB REALTORS®. The launch featured special pricing and incentives.
