Smoke Detector Law to Take Affect in 2018

Starting in January of 2018, all homes and buildings will be required to have 10-year, sealed smoke detectors. These lithium-powered alarms are sealed and are made with a hush feature, which allows the alarm to be quieted without removing the battery. Retailers throughout the state are permitted to sell the standard smoke detectors until 2018, however, stores will most likely begin stocking more sealed detectors as the new year approaches.

Your 1st Choice in Real Estate Deep Creek Lake Featured on HGTV

Deep Creek Lake has hit prime time TV, featured on multiple episodes of HGTV’s Lakefront Bargain Hunt and Lakefront Bargain Hunt: Renovation. The premise of Lakefront Bargain Hunt is simple: find a Lakefront home for $375,000 or less. Lakefront Bargain Hunt: Renovation follows the same buying principles with a renovation plan also added. HGTV first came to Deep Creek Lake in 2015 to film Lakefront Bargain

Hunt with Railey Realty agent and co-owner Jon Bell, and has returned to film several more episodes of both Lakefront Bargain Hunt and Lakefront Bargain Hunt: Renovation with Bell and fellow agent and coowner Mike Kennedy. New episodes featuring Deep Creek Lake should air in Spring of 2018, but you can catch reruns of past episodes throughout the year. Keep up with our Facebook page

and blog to see when the next episode will air!

New Maryland Legislation Passed Will Benefit Deep Creek Lake

The Maryland General Assembly recently passed two bills that will provide funding to both Deep Creek Lake and Garrett County. The Payment In Lieu of Taxes (PILOT) bill allows for specified annual payments to go to counties based on how much acreage consists of state forests and parks and wildlife management areas. For Garrett County, this could mean almost $1 million in additional funds in fiscal year 2019. These funds will help support the entire county’s budget, everything from

standard operating costs to covering gaps in lighter budget areas. This legislation will go into effect July 1 as fiscal year 2018 kicks off. The State Lakes Protection and Restoration Fund was also recently passed. While the fund does not have money in it at the moment, it will be one way for the DNR and other lake organizations to request and obtain money needed for Deep Creek Lake projects. These funds will cover lake management projects like dredging, water-levels and soil erosion, and controlling invasive species.

Both of these bills will help Deep Creek Lake and Garrett County maintain and thrive in the future. Where the State Lakes Protection and Restoration Fund will only really benefit Deep Creek Lake and its projects, the PILOT bill allows for county-wide funding for any number of things. Garrett County is very different from most other Maryland counties and the PILOT bill is one of few bills that could give Garrett County more state-funding than other counties.

The Deep Creek Lake Resort Report The Importance of Working with a REALTOR® It’s almost impossible to imagine life without our advancements in technology. You may begin to wonder, with all of this information available, why would you need a REALTOR®? At the end of the day, no technology, website, or flashy advertising sign can replace or compete with a REALTOR®, and this is why. Honesty – We put this one first, because honesty is not only a priority, but it’s one of the pillars of our brokerage. Deceptive and misleading advertising is real and happens in this digital age, and it’s more likely to have an affect on buyers working without a REALTOR®. Working with a REALTOR®, especially those who are members of the local board, means you’re always offered Buyer Agency. A Buyer’s Agent works solely for you, the buyer, and can see through any misleading advertising. REALTORS® must abide by a code of ethics, but our livelihood also relies on building and maintaining trust. We’re here to serve you: transparently, wholly, and ensuring you are not mislead into a deceptive sale. Expertise – Truly knowing and understanding Deep Creek Lake’s real estate market is a tool far more valuable than a daily email update from Zillow. From unfamiliar acronyms to the terminology, just basic property descriptions can be

confusing or misleading if you’re not familiar with the jargon. Terms like buffer strip, Type-A dock, lake access, and buy down are Deep Creek Lake specific. Perhaps even more confusing than the terminology is knowing which documents you’ll need to have a binding contract, how much time you need to close your loan and allow for inspections, which inspections to get…it’s easy to get overwhelmed. Having an expert in your corner gets all those questions answered and assuaged. Searching Power – Did you know most brokerages offer in-house listing agreements? A REALTOR® from our office not only has access to these exclusive listings, but they also have the capability to search our MLS system to give you a complete picture of what’s for sale. They have the tools to set you up on the best possible searches, giving you instant alerts when a property hits the market, not when that third-party website finally updates. Agents also have their own internal network and often learn of new listings before the general public, giving you an in you couldn’t possibly have without them. Connections – We’ve been helping people buy and sell properties in Garrett County and the Deep Creek Lake area since 1974, and are often asked who to call for services related to buying

and owning a home. Building relationships in our community comes naturally for our agents. Real estate transactions are nothing if not a well-executed group effort. Even after you’ve purchased or sold your home, you can always call your REALTOR® for a recommendation for any service, from buying a boat to landscaping your home. More Than Just Your Agent – The agents in our office are much more than just your REALTOR®. They’re also your expert negotiator and your human form of a Deep Creek Lake and Garrett County search engine. In what could be a complicated process, you couldn’t have a better teammate than a Railey Realty agent. The expression ‘better safe than sorry’couldn’t have more weight than it does when it comes to real estate and working with a REALTOR®. It’s their job as your REALTOR® to make sure you’re getting the best possible price in the most transparent way, whether you’re buying or selling. In what can be a very large financial and emotional decision of your life, choosing to work with a REALTOR® and Railey Realty should be the easiest decision you make. If you’d like to talk to one of our agents about the home buying or home selling process, please feel free to call our office or submit a contact form!
