ACREAGE & OPERATION

This diverse 9,173± deeded acre ranch borders over a thousand acres of State Land, and almost nine miles of the property borders thousands of acres of Beaverhead-Deerlodge National Forest, the largest National Forest in Montana. To the north, the elevation is about 4,800 feet, but as you go south, the property climbs to about 7,240 feet. The ranch includes multiple springs and creeks, including Peterson Creek, which runs the length of the ranch for roughly 7.5 miles.

The ranch boasts a varied terrain, seamlessly blending irrigated creek bottoms, grass land benches, dense forests, open meadows, and beaver ponds, offering a rich tapestry of habitats for both livestock and wildlife to thrive. The ranch includes a variety of irrigation, stock, and domestic water rights, as well as 200± acres of irrigated hay ground (generally producing 400-450 tons annually), 60± acres under pivot, and wheel-line and flood-irrigated fields. Domestic water is provided via springs through redundant treatment facilities. Burnt Hollow Ranch is close to a variety of recreational pursuits. Beaverhead-Deerlodge National Forest, contiguous to Burnt Hollow Ranch, is the largest National Forest in Montana, covering 3.32 million acres and spanning eight counties. Whether hiking in the Anaconda-Pintler or Lee Metcalf wildernesses, driving the Gravelly Range Road or Pioneer Mountains Scenic Byway, or camping in one of the 50 campgrounds in the forest, this area has it all. The Continental Divide National Scenic Trail and Nez Perce Historic Trail pass through the forest. Georgetown Lake offers winter and summer recreation near Philipsburg. At the ghost towns of Elkhorn and Coolidge, you can relive Montana’s past. About an hour from the ranch, Discovery Ski Area includes eight lifts, three faces, and 2,200± acres of diverse terrain. FISHING

About ten minutes from the property, the Clark Fork River runs 360 miles from its headwaters near Butte and Anaconda through Deer Lodge, across the Idaho border, and into the Columbia River.

About 20 minutes north, the Little Black Foot River is known for its brown trout, brook trout, cutthroat trout, and whitefish.

About an hour northwest is the blue-ribbon Rock Creek, a 52-mile river. Rock Creek is a tributary of the Clark Fork River and is home to cutthroat, crown, rainbow, and bull trout. Boasting over 2,000 fish per mile, Rock Creek is famous for its salmonfly hatch in June. The river’s headwaters are in Lolo National Forest near Phillipsburg, Montana.

About an hour southeast is Georgetown Lake, nestled below the “Pintlers” between Anaconda and Philipsburg, Montana. These waters are known for some of the best brook and rainbow trout fishing around. If you have fished the flats for bonefish before, you get the picture.

To the east in the contiguous Beaverhead-Deerlodge National Forest, the Boulder River, a 77-mile tributary of the Jefferson River, features brook and rainbow trout fishing and mountain whitefish fishing.

Other Montana rivers include the Gallatin, Madison, Jefferson, Missouri, Yellowstone, Ruby, Big Hole, and Beaverhead. These legendary rivers are arguably the most famous fly fishing rivers in the world due to their scenic beauty and incredible numbers and size of wild trout. The Madison, Yellowstone, Missouri, and Gallatin Rivers are known for their dry fly fishing. Yellowstone National Park, about three hours from the ranch, is the birthplace of many of the finest trout rivers in the West. LOCATION

Peaceful, private, quiet, and surrounded by magnificent Montana scenery, Burnt Hollow Ranch is a world away at the end of a highly discreet road, yet the small town of Deer Lodge is only 10± minutes away. Deer Lodge, Montana (population 3,030±), is the county seat of Powell County and has always been an agricultural center. About 40 minutes south, Butte (population 36,200±) was established as a mining camp in the 1860s and quickly became the nation’s biggest supplier of copper. Today, Butte boasts one of the nation’s largest National Historic Landmark Districts.

About an hour north, the state capital, Helena (population 35,500±), is situated between Glacier and Yellowstone National Parks. Helena was founded as a mining camp during the Montana gold rush and quickly blossomed into a trading hub for gold, and both millionaires and hopefuls made their homes along the gulch. Today, Helena’s historic streets connect a thriving downtown.

WATER RIGHTS

Montana waters, in all their varied forms and locations, belong to the State for the benefit of its people. A water right is the right to use the water within state-established guidelines, and not any ownership of the water itself. Since water rights in Montana are guided by the prior appropriation doctrine, a person’s right to use a specific quantity of water depends on when the use of water began, establishing the relative priority date of use on the water source. The first person to use water from a source established the first right, the second person could establish a right to the water that was left, and so on. Additionally, water users are limited to the amount of water that can be beneficially used. Beneficial use includes, but is not limited to, agricultural, recreational, fish, wildlife and domestic purposes.

Montana is currently conducting a statewide adjudication of all water rights with priority dates prior to July 1, 1973. The statewide adjudication is a court process that prioritizes and quantifies all existing water rights in each Montana drainage basin. With 85 basins in Montana, and over 219,000 water right claims, the statewide adjudication is a massive undertaking that is expected to stretch well into the future. Until the adjudication process is complete, the status of any particular water right claim cannot be guaranteed.
