LOCATION The ranch is at an elevation of 5,100 feet, located 12 miles north of Preston, ID (pop. 6,000), one hour from Logan, UT, and two hours from Salt Lake City. ACREAGE The High Desert Ranch consists of 4,068± deeded acres and an additional 1,500± acres of BLM leased land adjacent to the ranch. The Bear River and the Oneida Narrows Reservoir borders the ranch to the east and acts as a very good border from the general public. The ranch has extensive water improvements consisting of 13 reservoirs and many improved and protected springs along with large tire trough waterers. The ranch has a diversity of foliage and vegetation combined with multiple maple‐ wooded draws and canyons, which help to create its world-class habitat and hunting environment. The property features over 13.5 miles perimeter fence of first-class, state of the art, fencing along with cross fencing that makes this an ideal grazing ranch and gives one the ability to keep the forage in top shape. There are approximately 16 miles of private ranch roads, which access most areas of the ranch. There are 579± acres of tillable ground, and currently, 415.53± acres are contracted to the CRP program with the United States Dept. of Agriculture. IMPROVEMENTS The ranch has a hunting cabin located on the edge of the timber overlooking a large pond. The rustic cabin can sleep 6 to 12 people comfortably with a full kitchen, bathroom, contained with a water supply and propane to keep it warm and lite. The bottom floor is a full game cleaning room with a “cool” room along with more storage. The cabin is a two-story/ground access into the game cleaning room. Located at the main cattle working facility is a hay barn with a feed bunker built to store about 250 tons of hay and feed about 50 heads if needed. The structure also incorporates a stall area to hold cattle or a horse. • Hunting cabin, which sleeps 6 to 12 comfortably. C attle H andling F acilities The High Desert Ranch, first and foremost, is a working cattle ranch with lots of upsides. The stateof-the-art working facilities were developed and designed to last into the long term, along with the thought of having a cattle operation conducted in the most productive, professional manner possible. The infrastructure includes working corrals and cattle handling facilities with quality fences, gates, and easy highway and interior ranch road access. There are fully developed water systems and ponds with all the proper water rights in place. The corrals and handling facilities are superior to any in the surrounding vicinity. Two separate facilities are strategically located off the highway with easy access. Each has been fabricated from a pipe and sucker rod construction method with heavy-duty gates, keeping maintenance to a minimum. The main facility is located adjacent to Idaho State Highway North 34 at the ranch’s north end. This facility contains a fenced 5-acre holding field, two large holding pens, four separating alleys, four interior holding pens, a working alley with a chute, and a shipping and loading ramp. This facility will hold about 1,200 head of cattle. A water well system is contained within the facility, able to keep the cattle watered and calm. Located on the west side of the ranch adjacent to Idaho State Highway North 34 is an unloading or loading facility. It includes a portable loading chute, alley, and pen. It is accommodated by a small fenced pen and a fenced 20-acre holding field to pair or hold cattle. F ences & G ates Recently about 16 miles of new exterior perimeter and interior fences were constructed. The fencing includes cast-in-place pipe and sucker rod corner braces, line braces, gate braces, and stress braces. The barbed wire is 14-gauge, 4 pt., high tensile, powder-coated wire that is American-made and 30% stronger than other barbed wires. Other wire fences built to Idaho State Code were constructed throughout, with lay-down fencing installed where required. All CRP fields are fenced off from pasture ground, and the wire gates are easy to open and close but utilize compression latches for a tight fit.

S tate H ighway & I nterior R oad A ccess Whether it be ATV or a 4-wheel drive vehicle, the ranch has quality access to all areas. The ranch intersects Idaho State Highway North 34 at the north and west side for easy ingress and egress. Additionally, there are over 16 miles of graded interior roads that allow access throughout the ranch.

F ully D eveloped W ater S ystems Water is the necessity of all life. The water systems of the ranch are fully developed. A well furnishes water for cattle and culinary purposes at the main shipping facility. Thirteen reservoirs store water for cattle and wildlife that are strategically located throughout the ranch. Numerous springs have been developed that supply water troughs. Culinary water is supplied to the ranch house and hunting cabin by developed springs with underground storage tanks. The entire east boundary to the ranch is the Bear River and Oneida Reservoir. This access to water is also a recreational and functional asset to the ranch.

AGRICULTURE The High Desert Ranch is a working ranch that incorporates a combination of diversified income producing enterprises. Historically, the annual business operations of the ranch include: the seasonal pasture of cattle, participating in the USDA Crop Reserve Program (CRP) and Direct and Counter Cyclical Program in addition to the operation of outfitting and guide services.

S eason P asture C attle The seasonal pasture cattle is a mainstay in the business operations of the ranch. Up to 400 pairs or 700 heifers/steers are pastured annually during the pasture season, which extends from approximately May 1 through October 31 of each year, depending upon the goals of the operation.

RECREATION H unting The High Desert Ranch occupies a part of southeastern Idaho that is widely regarded as some of the best territory for exceptional trophy mule deer, elk, and moose hunting. With elevations at the ranch between 5,100 to 6,300 feet, the terrain varies from rolling hills to steep, rugged mountains for those looking for a more challenging hunt. The mule deer in this region come from a strong gene pool with young bucks averaging a 16” to 24” spread with mature bucks in the 25” to 30” range. The mineral-rich soil aids in the horn growth of the trophy mules found on the ranch and in the area. Horns grow heavy and wide with a high ratio of non-typical bucks in the region. Southeast Idaho is home to what Eastman’s Hunting Journal describes as “powerhouse” units for elk hunting. This region produces some great bulls, with 51.3 % of the bulls being harvested, were 6 point of better in 2108. That has been consistent in the past years. Elk numbers have been looking good, with an estimated 120,000 animals counted last year in the state. The ranch is in unit #77 of the Bear River Zone that allows for over-the-counter tags. With the A tag, archery season kicks off August 30 and runs through September, and if you do not harvest at that time, you can go after antlerless elk on October 25 through November 15. The B tag will get you part of the month to hunt Archery and then any weapon for bull elk on October 15 through October 24. This is a first-come, first-serve tag. B ig G ame M anagement Prior to the purchase of the High Desert Ranch, the principal investors and managers realized the value of recreation, specifically the values created by quality big game hunting. It was a known determinant that southeastern Idaho contained a genetic pool that consistently produced “Trophy Quality Mule Deer.” Additionally, research was conducted, and data was analyzed to conclude that the ranch offered a quality opportunity to hunt “Trophy Quality Mule Deer”, especially those of “Record Book” caliber. Specifically, the Southeast Idaho Counties of Franklin, Caribou, Bear Lake, and Oneida have produced numerous “Typical and Non-Typical Mule Deer” entries in the “Boone & Crocket,” “Pope & Young” and “Longhunter” record books. Additionally, many others have been harvested and entered into the “Safari Club International (SCI) Record Book. This was one of the primary reasons that High Desert Enterprises purchased this property. The ability to create an income stream from this resource was abundantly important to investors’ overall capacity to debt service the initial investment. Thus, “High Desert Enterprises Outfitting and Guide Service” was originated in 1993. In order to ensure and safeguard this quality experience, various ranch management practices and conservation policies were introduced and infused by the managers. These practices and policies were specifically enacted to preserve and maintain the gene pool and the quality hunting experience. Some of the management practices and policies that were engaged include: • The limitation of pasture cattle numbers to safeguard against and prohibit overgrazing. • The developments of water resources in order to geographically distribute the available water resources and create a storage capacity. • Creation of By-Laws and rules governing the number of hunters and harvest quotas on an annual basis. • Participation in the State of Idaho “Mule Deer Initiative” Program to improve habitat by planting Browse and Forbes’s feed plots. • Participation in the Crop Reserve Program (CRP) with Franklin County Farm Services and the USDA.

B ig G ame M anagement - C rop R eserve P rogram Participation in the Crop Reserve Program (CRP) with Franklin County Farm Services and the USDA. Additionally, High Desert Enterprises annually participates in various programs with the National Resource Conservation Service (NRCS) and Franklin County Farm Service (FSA) to promote better ranch management practices and conservation. Over the years, these and other management practices and policies have greatly benefited the quality hunting experience and ability to harvest Mule Deer of a superior caliber. Many bucks in the 170 - 195 Point “Boone & Crocket” Typical Class have been harvested, and there have been numerous opportunities to harvest bucks that would score well over 200 points typical. Additionally, Non-typical Mule deer bucks also habitat the ranch, and on occasion, bucks of this type are harvested. Non-typical bucks scoring well above 250 have been photographed, and in some cases, harvest opportunities have been muffed. The elk populations are ever-expanding. The ranch has annually enjoyed an increase in elk numbers. In conjunction with this increase, the number of “Trophy Quality” bull elk has also expanded. Elk are annually harvested in the 300 - 350 “Boone & Crocket” Typical Class. Bull elk have been seen on numerous occasions and harvested locally that exceed 380 Points. All in all, the “Trophy Quality” opportunities that exist on the Oneida Narrows Ranch for each of these species individually or combined can be compared and rated with the best in the state. F ishing The ranch borders Oneida Narrows Reservoir which is part of the Bear River. The reservoir is one of a few in Idaho with a good fishery for walleye and smallmouth bass, perch, brown trout, and rainbow trout. Below the dam on the Bear River, you can find good fly fishing for rainbow and Bonneville cutthroat trout.
