LOCATION The Holter Lake Fishing Cabin is nestled in the Rocky Mountains alongside Holter Lake, a stretch of the Missouri River affectionately referred to as “The Gates of the Mountains.” This stretch of dramatic rocklined riverfront first received the name from Meriwether Lewis during the Lewis and Clark Expedition when he noted in his journal, “from the singular appearance of this place I called it the gates of the rocky mountains.” One can imagine that much of the dramatic scenery surrounding Wolf Creek is much like the view received by Meriwether Lewis and William Clark during their famed expedition through the region over 200 years ago. A short drive from Holter Lake Fishing Cabin, Helena, Montana’s state capital, can be reached easily by interstate and combines the active beat of students, politics, and outdoor activities. Local events often occur and create an ambiance of community—theater and symphony, a jazz festival, concerts, rodeos, the Governor’s Cup Race, and the largest sled dog race in the lower 48 states. Helena was founded with the July 14, 1864 discovery of gold in Last Chance Gulch by four men, known as “The Four Georgians.” By 1888, about 50 millionaires lived in Helena, more per capita than any city in the world. The State Capital Building (with its distinctive gold rotunda), the Civic Center, and the Saint Helena Cathedral are among the many unique historic buildings in Helena. Today Helena serves as a robust home to over 31,000 full-time residents, features quality higher education opportunities at both Carroll College and Helena College, and is the county seat to Lewis and Clark County. AREA HISTORY

First discovered by Native Americans, on Friday July 19, 1805 the famed Lewis and Clark Expedition passed through the region naming the stretch of river close to the cabin the “Gates of the Rocky Mountains.” Such a spectacular site, formal boat tours through the canyon began in 1886 and continue today. In 1918 the dam creating Holter Lake was constructed raising the water level through the canyon by 14 feet, a minimal change for an area flanked by 1,200 foot cliffs. The region was later preserved as a formal Wilderness area by Congress in 1964 to ensure that that Gates of the Mountains will be viewed for generations into the future as it was first seen by the Native Americans and the Lewis and Clark Expedition many years ago.

IMPROVEMENTS Built in 1999, the beautiful and meticulously maintained log home was constructed with attention to the finest detail. FLY FISHING The region is known for its abundance and variety of fishing opportunities. The majestic and famed Missouri River, affectionately known as the “Mighty Mo,” flows through a stretch referred to as the Gates of the Mountains. Just to the north of Wolf Creek, the stretch of the Missouri River from Holter Dam through Craig and Cascade is world-renowned for providing some of the finest fly fishing and float fishing opportunities in the Western US. The quality of the fishing along the Missouri River should not discount other nearby fisheries, including the Blackfoot, Dearborn, and Little Blackfoot Rivers, all an hour or less from the ranch.

HUNTING & OTHER WILDLIFE The Holter Lake Fishing Cabin is positioned to enjoy the wide variety and abundant recreational opportunities within this region which include fishing and boating, hiking, hunting, biking, four wheeling, horseback riding and more. The region supports abundant wildlife populations including both white-tailed and mule deer, elk, bighorn sheep, and variety of raptors and other birds that all call the region home. WATER RIGHTS Water rights associated with the property will be transferred to the new owner at the time of sale. A water right is the right to use water, both surface and subsurface. In Montana, water rights are the rights to the use of water and not ownership of the water itself. All water rights filed with Montana DNRC will transfer upon sale. All water in Montana is property of the State of Montana for the use of the people of Montana. The actual ownership of water rights in Montana may not be known, as many water rights are still the subject of a statewide adjudication process. The transfer of water rights is recorded with the state’s Department of Natural Resources and Conservation and the transfer of any right may or may not warrant that right until the adjudication process has been completed.

RELATIONSHIPS IN REAL ESTATE As required by Montana law, a broker or salesperson shall disclose the existence and nature of relevant agency or other relationships to the parties to a real estate transaction. The various relationships and description of duties are as follows: 1. SELLER AGENT A “Seller Agent” is obligated to the Seller to:

Act solely in the best interests of the seller; Obey promptly and efficiently all lawful instructions of the seller; Disclose all relevant
