LOCATION Mule Deer Ranch is located in eastern Oregon, just west of Unity off of Highway 26. The 640± acres is 5 miles south of Unity, on Forest Service Road #1680, and lies at the edge of the Whitman National Forest, approximately 3 miles west of Unity, Oregon, off Highway 26, and about 50± miles from Baker City, Oregon.

The nearest commercial airport is located approximately 2.5 hours to the east in Boise, Idaho. Daily flights are served by United, Alaska, Southwest, Delta, and American Airlines. John Day, Oregon, approximately 45± miles to the west, has a small airfield with a 4,500 ft. asphalt runway.

AGRICULTURE The ranch has traditionally been used as grazing land in the past. The 15.5± acre home place has 10± acres of irrigated pasture that could be planted into alfalfa. The separate 640± acres is perimeter fenced and cross-fenced and can support approximately 50 pair from May through October.

CLIMATE The Mule Deer Ranch, at an elevation of 4,200 ft, has a four-season climate with lots of sunshine throughout the summer and winter conditions can see snow accumulations of 3 feet on the 640± acres and much more in the high country to the south. The main ranch can be reached year-round as the road is well maintained. The home ranch will see accumulations of a foot of snow in the winter. The average precipitation is 15 inches a year.

IMPROVEMENTS The 15.5± acres has a 1,470 sq. ft. modular home along with outbuildings and corals. With a little work, this could be an ideal horse ranch.

RECREATION H unting The property is surrounded by National Forest and consists of a wonderful habitat for mule deer, elk, bear, mountain lion, and many other birds and small game species. The property is located in hunting unit #65 in the Beulah Zone. Access from the property gets you into thousands of acres of public land to the south. The property has the possibility to get two elk and two deer landowner tags.

F ishing Unity Reservoir, located 5± miles to the north of the property, is a 962± acre lake with rainbow trout, smallmouth bass, and crappie fishing. Long Creek Reservoir is located in a beautiful setting and is just a mile east of the property. There can be decent trout fishing at certain times of the year on the reservoir or just a good place to cool off on a warm summer day.

Whiskey Creek and the South Fork of Camp Creek may have small fish, but neither are known for fishing.
