From the house, it’s a short walk to the finished well house with the property’s domestic water system. The well has a five-horsepower pump, which allows for strong water pressure and the ability to irrigate a small horse paddock without irrigation water rights.

The home has two additional bedrooms with a full bathroom to share. Each of the secondary bedrooms has east-facing views. The spacious garage easily fits two vehicles with plenty of storage space and a workbench. Above the garage is a finished space, currently used as an exercise room with elevated views of the Cascades. Adjacent to the exercise room is an additional drywalled room for storage and an unfinished room that can be utilized for additional storage with access to the attic.

IMPROVEMENTS

Below the home is the 3-stall horse barn, with a large tack room and wash rack. The wash rack is equipped with hot water (water heater in tack room) and has proper drainage. The stalls all open to runs which then flow into a larger dry paddock. A gate to the paddocks opens to a lane leading down to one of the irrigated pastures of the property. Hay is easily stored and delivered with a covered area and roll-up door to offload. Just a few feet from the north entrance of the barn sits a 70-foot solid wall round pen to take the edge off a young horse. This barn is very convenient and would make days with the ponies enjoyable.

Adjacent to the barn is a 3-bay storage shed tall enough for most RVs, horse trailers, boats, pullers, or other equipment/toys you want to keep dry.

Under Oregon law, all water is publicly owned. With some exceptions, cities, farmers, factory owners, and other users must obtain a permit or water right from the Water Resources Department to use water from any source, whether underground or from lakes and streams. Landowners with water flowing past, through, or under their property do not automatically have the right to use that water without a permit from the Department. The waters of Oregon are administered by the State of Oregon under a “priorappropriation” doctrine, “first in time, first in right.”

Included with the Terrebonne Equestrian Estate is 18.2± acres of COID (Central Oregon Irrigation District), delivered once a week starting mid-April and continuing through October. Currently, there are 4.66± acres of irrigation that needs to be put to beneficial use to keep the rights in good standing.
