MORE IMPROVEMENTS As if the Main Home was not enough, the Tumalo Family Farm has more. A second legal dwelling, the original 1927 Farmhouse, which is a 3,045± square foot home, is recently remodeled and updated. It includes five bedrooms (with two primary bedrooms), three bathrooms, granite countertops in the kitchen, tile showers, new flooring on the first floor, new wood-framed window, new siding, and recently painted. The Main home has a detached three-car garage with a workshop that is fully capable of any project or tool storage a “tinkerer” might need. The entire interior is drywalled and painted, and the shop has a workbench with a peg board wall for tool storage.

A large, 60± ton hay barn was built in 2015 and has lean-to wings for equipment storage. The barn can take either a full-size bale wagon or two block stacks high. A five-stall horse barn awaits you and your horses and has yet to be used! These all-wood stalls have sliding doors and would be a treat for any equine athlete. Keep your tack and saddles dry and safe in the fully enclosed tack room with pine tongue and groove walls. This would be a great barn for the young or old horse lover and their horses. With a pump house, the irrigation pond is estimated to be triple or more the size needed for the amount of irrigated acres it serves. This allows the geothermal heating system to use the pond’s water as a heat source or heat sink, depending on the time of the year.

INCOME | RETURN OPPORTUNITY The 25± acres of grass hay and pasture have some value as leasable farm ground. The area is known for top-notch hay exported around the world due to a favorable growing climate. Expectations of returns from the lease should be conservative to economies of scale. Many property owners in the area have found farming and selling their hay from the properties as a beneficial hobby that makes a little cash and connects with the community. Deschutes County has a strong demand for vacation/short-term rentals. The city of Bend has limited vacation rentals within city limits. Outlying rural areas (like Tumalo) have benefited from the strong demand, and many properties and ADUs are rented through rental companies such as VBRO and AirBnB. An owner could short-term rent both or one of the homes on the Tumalo Family Farm. Buyer and Buyer’s agent do own due diligence regarding short-term feasibility.

WATER SOURCES | WATER RIGHTS The 25± acres of irrigation rights are serviced by Tumalo Irrigation District (TUID). The annual dues for the water rights in 2022 are $1,309.56. This includes all canal/ditch maintenance to the property and projects to conserve water. The irrigation season starts in mid-April during a usual water year and ends early October. Under Oregon law, all water is publicly owned. With some exceptions, cities, farmers, factory owners, and other users must obtain a permit or water right from the Water Resources Department to use water from any sources, whether it is underground or from lakes and streams. Landowners with water flowing past, thru, or under their property do not automatically have the right to use that water without a permit from the Department.
