Visit a home expo A fun and educational way to spend a weekend is to visit a home-and-garden expo. Here, you will learn valuable information about the latest products and services to enhance your home.
BBIA Home & Ranch Expo, January 30, 2019 - Page 7
Aside from gaining advice from other DIYers, you will also meet with reputable contractors who can execute the more difficult jobs if you lack experience. Go into the expo with an open mind and you may be surprised with the information you learn and connections you make. LOOK FOR UPCOMING EVENTS Keeping an eye on social media. Subscribe to local service sites where vendors, exhibitors and the venue will advertise upcoming events. If you have enough notice, start a savings fund specifically for the expo and dedicate the entire day or weekend to attending. MAKE A LIST OF QUESTIONS Most expos will feature keynote speakers who offer a Q&A and one-on-one contact with vendors who are pitching their products.
Prepare a list of questions about your home improvement ideas. Here are a few questions for you to consider. • What is the average price for a roof replacement and how long does it take? • How much money can you save by upgrading to an energy-smart appliance? • When is the best time to switch out your heating or air units? Take advantage of experts who are willing to give their advice during an expo. BECOME AN EXHIBITOR If you have a product or service for homeowners, don’t be afraid to showcase it at an expo. Check with the venue or event organizer for their requirements regarding how to become an exhibitor.

However, if you do have the time and resources to update problem areas, many buyers will consider the repairs as upgrades, making the home more appealing. COSMETIC REPAIRS Sellers who are listing a property requiring minimal updating have a great advantage when listing their home. If the structure has good integrity and expensive appliances are in good working order, a cosmetic touch-up may be all it takes to spruce up a space. Take the time to analyze your property before rushing to market. Consider making these upgrades to impact your asking price without hurting the wallet. • The condition of carpet: The flooring in your home can be a dead giveaway to buyers

as to how the home was treated. If carpet shows signs of pets or deep stains, hiring a professional cleaning service can make it look new. If the carpet is beyond cleaning, consider replacing the flooring with an attractive vinyl or hardwood covering. • Touching up walls: The most inexpensive way to give your home a fresh breath of life is a new coat of paint. Don’t forget to touch up trim while you’re at it. Be sure to choose a neutral color that will appeal to a wide audience. CONSIDER THE MARKET Timing is everything when selling your home. Enlist the help of a professional realestate agent to discover the state of your local market. If they urge you that the time to sell is now, consider which repairs or upgrades would be most effective and can be completed in the shortest timeframe.

Focus on windows Cold weather is notorious for exposing cracks or drafts near windows and their frames. This winter, keep your home comfortable by replacing or repairing any defects. The investment can save you money on your heating bill. Frame rot, a common cause of winter drafts, occurs when moisture and cold weather harm a window’s housing through condensation. This can cause warping and expansion and invite pest infestations. REPAIR OR REPLACE Sometimes, damage to windows can be repaired, while more serious defects will require a complete replacement. Do you know how to determine when which action to take? Here are some tips from Consumer Reports to consider when deciding which route to take. • House Built Before 1960: If your home was built during a time when lead paint was commonly used in homes, and it still has the original windows, a replacement is necessary for the health of your family. • Windows are Rotted or Jammed: When you notice decay or jammed sashes, it’s best to call in an expert. They may be able to fix
the problem if it hasn’t gone too far. Follow their advice when determining if replacing the window is the best option. • They Aren’t Energy Efficient: If you notice a draft coming through the frame of your windows, you should take the steps to block all entrances. Sometimes, it can be as easy as applying a new coat of caulk to compromised seams. ENERGY-EFFICIENT OPTIONS If you or a professional has deemed a total replacement the way to go, consider installing Energy Star approved options. The Department of Energy states these certified windows can result in lower energy bills. You can stay comfortable this winter by taking advantage of these specially designed windows which prevent heat from escaping from your home. REDECORATE Once you have solved your window problem, give your room a facelift by buying new blinds or curtains. An interior designer can add a touch of elegance and class to a room with affordable accessories

Bathroom facelift T here are many benefits homeowners receive by performing indoor renovations during the colder weather. Not only can you find great deals on appliances and flooring, but you will also have an easier time finding a qualified contractor since their busy season is over.
BBIA Home & Ranch Expo, January 30, 2019 - Page 13
CHECK FOR WATER DAMAGE Leaks are common in bathrooms and, unless they are resolved quickly, the problems they cause can be immense. One of the easiest ways to tell you have a water leak is to look for water on the floor near the shower, sink or toilet. Sometimes, the problem is beneath the floor and may not reveal itself until you notice the surface begin to sag or become weak under your feet. Water won’t just damage your home. It can also hurt your family’s health. According to the Centers for Disease Control and Prevention, exposure to damp and moldy environments can cause effects including skin irritation, nasal stuffiness and coughing. UPGRADE A VANITY You probably spend time in front of your bathroom vanity getting ready for the day.
If you feel it doesn’t offer enough space for the people in your home, consider an upgrade. It’s a good idea to enlist an expert for renovations including relocating or using additional plumbing for a new bathroom centerpiece. UPGRADE THE SHOWER Another area that may benefit from an update is the shower. The entire feel of a room can be changed by including an attractive backsplash or new tiles and fixtures. Whether you want a traditional model or one of today’s high-tech options, the perfect shower is available at a local home store.
SPRING HOME & GARDEN | NATIVE PLANTS
Page 14 - BBIA Home & Ranch Expo, January 30, 2019
Plant local Native planting means choosing blooms and bushes that grow in your area on their own. The U.S. Department of Agriculture says native plantings are already adapted to your climate and soil conditions and provide important nectar, pollen and seeds to native fauna.
They do not require fertilizers, need fewer pesticides, are less thirsty and can prevent erosion, may not require mowing, and promote biodiversity. KNOW YOUR ZONE The first step to native planting is to know your planting zone. The USDA maintains
BBIA Home & Ranch Expo, January 30, 2019 - Page 15
the map, which is available online. Before you leave for your local nursery or garden store, look up your address on the map and determine your plant hardiness zone. LOCATION, LOCATION, LOCATION Look around your yard. Observe the places where you want to plant and how many hours of sun and shade those spots get. Does water pool there? Is it dry? What’s the soil like? Is it close to your house or driveway? What native plants are around you? What’s your budget? These are all questions the plant experts at your local garden store will ask. BE PATIENT Remember, this is a marathon. Native plants may take a year or so to get established and grow into their new habitat, the USDA warns. When you plant, you’ll also need to leave room for the plants to grow and propagate. If the gaps in your garden are killing you, ask your garden center about potted plants or small garden sculptures you can easily move to fill in. CONTROLLING WEEDS AND INVASIVE SPECIES While you’re at the nursery center, talk to the experts there about weed control and invasive species to look for. Especially if you’re reusing beds that were planted with invasive species before, you may have your hands full for a couple of years. Weed control techniques to consider are pulling them by hand, using environmentally friendly mulches to suppress weeds among young plants, and the careful use of herbicides.

SET UP A MEETING Ask friends, family and the local paint store for recommendations, then set up a meeting time with each contractor. He or she will want to walk around your home and take a close look at all the surfaces to provide a detailed estimate. Be wary of short visits. Ask how big the contractor’s crew is and how much experience they have. GET IT IN WRITING Each contractor should provide you with a written estimate that includes a complete breakdown of costs, including labor and supplies. Look for the brand of paint they plan to use, number of coats and surface prep work that must be done, like replacing rotten wood. Once you pick a contractor, they also should provide you with a written contract.
The contract should include everything in the estimate, plus a clear outline of what is and is not included in the work. You also can ask for a guarantee of the work; your paint may offer a warranty, but it probably doesn’t include labor. CHECK REFERENCES AND CREDENTIALS Talk to past clients and, if you can, look at their work from several years ago to see how well it holds up. Also check more recent projects to see the skills of the current crew. Make sure each contractor is up to date with any local or state licenses and that they have their own insurance.

According to SafeWise, an independent review site, buyers are more willing to pay more for a house that makes them feel secure, and a home security system can go along way toward creating that feeling. Home security systems can also reduce the cost of home insurance for you and your potential buyers; according to SafeWise,
many insurance companies offer discounts of up to 20 percent with the addition of a security system. SafeWise suggests the factors you should consider as you’re considering a purchase or shopping for different systems. you the ability to electronically check in on children, what do you want to get out of the system? What will potential buyers want? If you live in a neighborhood with low crime rates, the focus may be different. Think about what would encourage you to buy the house. LOOK AT THE AVAILABLE FEATURES Security systems offer different levels of features. Some systems can connect smoke and carbon monoxide alarms to the system, which will contact emergency services in the event the alarms go off. You can also install wired and wireless surveillance cameras inside and outside your home. Depending on the system, it can do more than deter burglars; many systems now allow you to keep watch on your house via smartphone apps or alert you to someone trying to access gun or liquor cabinets or other sensitive areas. DETERMINE WHAT YOU CAN AFFORD Security systems can be expensive. The installation can cost anywhere from $250 to $1,000, according to SafeWise. More cameras and monitoring options will cost more to install. Additionally, you have a monthly payment to the security company, which varies depending on the plan and levels of monitoring. Plans can be as inexpensive as $20 to $30 a month up to several hundred dollars a month for round-theclock monitoring or regular security patrols. Changing your drapery for linens in lighter colors, raising your curtain rods, and giving existing windows a good scrub will make a dramatic difference in a room’s lighting. KEEP IT WARM Many people think of modern as being “cold,” but in its mid-century conception, it was anything but. This period utilized different types of wood for depth and warmth and paid close attention to the shape of furniture. When you pair these pieces with a comfy modern sofa and soft drapery, your space will be ultrainviting.
consider adding them to your space. Mid-century architecture often designed spaces so many useful features were built in to a room, which is very useful when you’re after more cohesive storage solutions. MAKE IT YOUR OWN Adopting a mid-century design successfully is all about making it your own. You don’t need to arrange a complete replica. It is important to add your own flair to a design for it to feel authentic rather than staged. Insert color to create focal points and added warmth. Don’t automatically dismiss Grandma’s shaker china hutch; see how you can incorporate it into your design or repurpose it for better use.
