This monthly report provides Grey Oaks market data directly from the Southwest Florida MLS for both single family homes and condominiums. GREY OAKS – SINGLE FAMILY PROPERTIES CLOSED SALES •

The number of closed sales for the Grey Oaks Community decreased 31% year-over-year (38 vs 55).

Property sales under two million decreased 44% over the same time period in 2018 (15 vs 27).

There were 23 sales over two million, a decrease of 18% over the same time period in 2018 (23 vs 28).

There were no closed sales, priced under two million, in the month of November 2019 compared to 4 in the month of November 2018.

NEW LISTINGS / INVENTORY •

A total of 85 new listings were added to the market, this remained unchanged vs the same time period in 2018.

Available inventory as of November 30, 2019 consisted of 55 units, an increase of 22% over the same time period in 2018.

Current inventory represents 15 months of supply based on current absorption rates; indicating a buyer’s market (6 months is considered a balanced market).

AVERAGE & MEDIAN SALES PRICE •

The year-over-year average sales price was $2,606,829 which increased by 7% compared to the same time period in 2018.

The median sales price increased 2% to $2,090,000 vs $2,050,000 in 2018.

GREY OAKS – CONDOMINIUMS CLOSED SALES •

The number of closed sales for the Grey Oaks Community decreased 25% year-over-year (12 vs 16).

Property sales in this category decreased 25% over the same time period in 2018 (12 vs 16).

There was 1 closed sale in the month of November 2019.

NEW LISTINGS / INVENTORY •

A total of 13 new listings were added to the market, a 41% decrease vs the same time period in 2018.

Available inventory as of November 30, 2019 consisted of 7 units, a decrease of 41% vs the same time period in 2018.

Current inventory represents 5 months of supply based on current absorption rate; indicating a slight seller’s market (6 months is considered a balanced market).

AVERAGE & MEDIAN SALES PRICE •

The year-over-year average sales price was $885,000, a decrease of 24% vs the same time period in 2018.

The median sales price increased 2% to $892,5000 vs 2018.
