CLOSED SALES

• The number of closed sales in the 12 months ending September 30th, 2024 for the Naples and Bonita Springs Area decreased 10% year-over-year (5,863 vs 6,526).

• There were 32 closed sales priced above two million in September 2024 compared to 44 in September 2023; a 27% decrease. During the 12 months ending September 30th, 2024, sales in this category decreased 10% over the same time period in 2023 (677 vs 756 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending September 30th, 2024, a total of 10,115 new listings were added to the market, this is a 12% increase vs the same time period 12 months ending September 30th, 2023.

• Available inventory as of September 30th, 2024 consisted of 3,428 units, an increase of 22% vs the same time period in 2023. Current inventory represents 7 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $1,190,771, a 2% increase vs the same time period in 2023.

• The median sales price for the area in September 2024 increased 1% to $710,000 vs September 2023.

• The number of closed sales in the 12 months ending September 30th, 2024 for the Naples and Bonita Springs Area decreased 12% year-over-year (4,302 vs 4,880).

• There were 15 closed sales priced above two million in September 2024 compared to 12 in September 2023; a 25% increase. During the 12 months ending September 30th, 2024, sales in this category increased 4% over the same time period in 2023 (463 vs 444 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending September 30th, 2024, a total of 7,944 new listings were added to the market, a 21% increase vs the same time period 12 months ending September 30th, 2023.

• Available inventory as of September 30th, 2024 consisted of 2,771 units, an increase of 36% vs the same time period in 2023. Current inventory represents 8 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $851,202, a 5% increase vs the same time period in 2023.

• The median sales price for the area in September 2024 decreased 115% to $403,750 vs September 2023.
