You can never get a cup of tea large enough or a book long enough to suit me.
A REAL ESTATE PROFESSIONAL
VIEWPOINT
~ C. S. Lewis
Reach us where we are with your information Don’t believe for a second that we don’t enjoy reading a magazine (This one especially!)
Like many, I’ve come to enjoy the convenience of e-books and the efficiency of instant communication that digital forms offer. Yet digital books or magazines just don’t deliver the same sort of visual and tactile satisfaction I get from reading a physical book or magazine.
Turning the pages of a paper book or magazine is like leaving one footprint after another on a trail of where we’ve been. When we read an old fashioned paper book or magazine, we create our own rhythm as we read.
I understand companies vying for the attention of REALTORS® are trying to reach us wherever we are present, but the latest technology doesn’t necessarily mean you should kick ‘traditional media’ to the curb. I can’t describe the JOY I feel when I get to sit down, relax, UNPLUG from everything electronic, and actually turn the pages of a book or magazine vs reading it electronically.
I enjoy a break from electronics!
Go ahead - unplug EVERYTHING you are tethered to begging for instant replies. Pour yourself a glass of wine or make a cup of tea. Sit down somewhere comfy and begin to leisurely turn those pages. Notice how your eyes relax - we all need a break from technology! Considering that many jobs require you to stare at a computer screen all day, it’s
What does this have to do with the real estate profession? As a DFW REALTOR®, I am constantly bombarded with electronic updates from email blasts, texts, social media posts and more. Sure, that serves a great purpose, but because in my profession as REALTOR®, I am ‘always on’ and expected to be always available, it means I am always tethered to something electronic (phone, tablet, desktop).
Don’t knock it until you’ve tried it.
wise to give your eyes a break whenever you can.
Electronic books can cause screen fatigue, which may lead to blurred vision, redness, dryness, and irritation. With print books, you don’t have to worry about any of that.
Does anyone else ‘dog ear’ a page for future reference? There is a physicality in reading a paper book or magazine, and a visible record of our page turning favorites.
Enhance the medicinal effects of reading a good old fashioned paper book or magazine - read one at night before going to bed. Turning those pages is like a super sleeping aid! You will thank me in the morning! v
Using technology to read does not preclude me from understanding or valuing another way of reading. My wise counsel to young professionals who were told that ‘traditional print is dead’ in college. Don’t believe it for a second. Perhaps newspapers are dying on the vine, but niche magazines (like this great one) are alive and thriving. Just scan the magazine section at your grocery store. Niche or specialty magazines are as strong as ever - for a reason.

Social media does not change your culture, it reveals it.
SOCIAL MEDIA in REAL ESTATE TODAY
~ Sandy Carter
Leverage Social Media in Your Real Estate Business Real estate agents, know this fact: YOU are the brand. Establish your brand through highly public social media profiles and not only will you be using your social media accounts to interact with your real and digital community, but others will turn to social media to find out more information about you as their potential real estate agent. No matter what kind of real estate agent you are, your consumers are active on social media platforms like Facebook, LinkedIn, Twitter, etc. Having a social
media presence will gain you credibility by individuals being able to connect a real person to your business. Gain traction through content marketing on multiple platforms.
A handful of social media tips for real estate digital marketing: • Educate clients through quality blog articles • Chat directly with your followers to listen to their thoughts • Promote your community, not just yourself • Share videos. People are much more
likely to view videos if presented through social media. Live video is even better. • Augmented reality and virtual reality are two of the latest technologies that you can use. Augmented reality projects digital images and turns them into a real-life like environment. Virtual reality gives the users a 360 degree view. Both of these give prospects a quick view and virtual tour, increasing the chances of them being converted. Having active social media accounts boosts your online presence which does wonders for your website’s SEO. v

Speaking of Social Media...
Staying up with constantly changing social media is exhausting! It’s a hot topic in many real estate related posts. There are plenty of classes to teach you the latest/hottest social media ‘thing’ that you MUST do, but the big question most people have after those classes is...
HOW? Being social is a time drain! How do you fit all that is needed to appear active and engaged on social media into already busy days IS the real education needed! We asked a few real estate pros who have offered up ideas, including using a ‘virtual’ social media manager or sharing a full time social media manager with another small business. How do you manage your social media workload? We’d love to hear your ideas.
Are you a social media
guru?

“If you believe business is built on relationships, make building them your business.
EXPERT | KNOWLEDGE From A Real Estate Professional and Contributing Author
~ Scott Stratten@unmarketing
The VALUE of Vendor RELATIONSHIPS by Jlyne Hanback, Keller Williams REALTOR®
W
e’ve all been there... a client asks for a recommendation for a roofer, painter, inspector, or other vendors, and we just don’t know who’s reputable to refer to them. Many agents dread dealing with vendors because of the time investment it takes to cultivate and maintain relationships with them. You may be thinking, “Why is it so important to know of great vendors anyway when my client can simply Google their own info?” You may even wonder if you will get client referrals in return from these vendors.
Change your mindset and you will build a network of connections that will benefit both you and the vendors! If you are approaching vendors with a “What’s in it for me?” attitude, you are going about it the wrong way. Try a fresh approach and ask potential vendors what YOU can do to help improve THEIR business. This might seem a bit backward, but Zig Ziglar knew what he was talking about when he said that you can have everything you want in life if you help enough people get what they want. I assure you that their referrals will automatically follow.
“
The most effective and genuine approach to initiating a vendor relationship is to visit them in person. People prefer to do business with those they trust, and by meeting in person, you are building a more memorable relationship. Before your visit, research them online and check for negative reviews. After your visit, make a follow-up phone call and… (gasp!) send a letter or postcard via snail mail! Keep in touch with them regularly and ask how you can help. Offer to place your vendors’ marketing materials in your homeowner packets or open house displays. Have them help sponsor your open houses by bringing snacks or door-knocking with you. Engage with them on social media; “Like” their posts or repost/retweet them. Offer to interview them in a short, casual video and get their permission to share it on your own social media accounts, creating more exposure for their business as well as yours. Drop by periodically with an item of value. Before you know it, you will have a reliable network of trustworthy vendors that will yield mutually positive results, increasing profitability as a result.v
You can have everything you want in life if you help enough people get what they want.” -Zig Zigler

Real Estate Agent must meet all other requirements for earning a commission on each sale (per Commission Protection Agreement and applicable Texas law), and must be listed as the Real Estate Agent on the agreement at the time of the first write up. Any home purchased by a Real Estate Agent for any purpose other than owner occupancy will not be counted toward a Reward or Bonus. Extra commission applies to closing order regardless of the contract sale date. The company has sole discretion in determining whether the eligibility requirement is met for each sale. Real Estate Agent is responsible for any income taxes on the prize, bonus or commissions, and any other costs incurred in connection with same. A front door design has the potential to change the entire appeal of a home’s exterior A front door is the focal point of a home, providing the critical first impression Good front door design has the potential to change the entire appeal of a home’s exterior. When looking to upgrade your home’s exterior, your front door should always be your starting point. That’s usually where you’ll get the biggest bang for your buck. Real estate studies show that an appealing front door, especially if it’s painted one of a few particular colors, can add thousands of dollars to a home’s value. A front door makeover has a great return on investment primarily because you can add so much curb appeal with a relatively small up-front cost. Often, you can a do an impressive DIY front door makeover on an existing door with just a quart of paint. Even if you need to upgrade to a new front door, the investment can easily pay off over time in energy savings or resale value. There are some gorgeous front door ‘before and afters’ on Pinterest for inspiration. Excerpted from: https://apopofpretty.com/front-door-design-a-complete-guide-to-creatingfront-door-curb-appeal/

ActiveKEY News!
We’re getting an upgraded key! CCAR to announce details soon
H
ello real estate friends! This is Marissa Benat, Secretary Treasurer for CCAR (Collin County Association of Realtors) and I’ve got some news for you! ActiveKEY users…get ready…we are getting NEW keys! I’ve been using the ActiveKEY and, to be frank, it leaves a LOT to be desired. The ActiveKEY battery life is terrible and many of them would not hold a charge. They also haven’t been connecting to all nearby satellite towers, causing a lag in communicating to iBoxes. The key that we are upgrading to is called the XpressKEY. For the sake of clarity in this article, I shall refer to the new key as “The New Hottness”. However, please don’t go to CCAR Member Services asking to get your piece of “The New Hottness” — they wont get it. The New Hottness was demo-ed for me in December. This is what I like about it:
Marissa Benat The Benat Team Marissa is a Keller Williams real estate agent based in DFW Direct: 214-454-1728 Marissa@benatrealestate.com
• Backlit digital screen • Long lasting battery life • Uses infrared communication • Real time end-of-showing notifications • Helps you find your key if you misplace it (which we all do) If you currently use the phone app, disregard everything you just read. The switch from ActiveKey to The New Hottness will not affect you. However, THIS might —
during the ActiveKey exchange, CCAR will also be exchanging the older model short blue iBoxes. WHAT!? You read that right! If you have one of the 700 lingering iBoxes, then you, lucky duck, will be notified by CCAR to bring that outdated piece of ‘tech’ in for a FREE upgrade to the current iBox. CCAR will announce the specific details on the key exchange soon, but it is scheduled for the last week of February! That’s all for now! Stay safe out there and, please, don’t forget, if you show one of my listings please leave feedback! v
Marissa Benat is the spunky co-owner of The Benat Team Family of Realtors. She contracted and built her first home at the age of 18 after a brief struggle with cancer in 2000. She quickly learned the importance of having an experienced advocate guiding a transaction and became obsessed with learning. Since then she has sold thousands of homes by fiercely chasing her passion and staying on purpose. She is recognized by D Magazine as a Top Realtor and serves on the Collin County Association of Realtors Board of directors. Page 33 | February 2020 | Real Estate and Friends Magazine

I adopted my wife’s daughter, Hope. Since the day I met her in 2016, I considered her my daughter, and when my wife and I married in 2018, we knew we needed to make her an official Paris, too. On January 22, 2020, we made it legitimate - I was officially a Dad - it was a monumental day for our entire family! This industry can be so demanding of our time and we sacrifice so much to build our businesses, but all the hard work is for nothing if we don’t take time to actually exist - in person- in each other's lives. For me, it’s not about getting famous or being a social media influencer, it’s about positively impacting others and being a good teacher to my daughter. Our focus is on new homes and new communities and all the hard working vendors that support the sale - including REALTOR®s, title, mortgage, insurance, warranty, photographers, real estate schools, and more. If you’re involved in any of those - we would be a great fit! An ad by a real estate brokerage can help RETAIN | REWARD | RECRUIT and it can reveal your office culture - so you stand out in the crowd. For title and mortgage companies, an ad can introduce team members and keep their names/photos in front of your prospects for top-of-mind awareness. You can promote the classes you host. WHERE DOES THE MAGAZINE GET DELIVERED? We distribute the printed magazine all over DFW, to real estate, title, mortgage offices, real estate associations, home builders and more. One ad will be seen from Dallas to Fort Worth, from DeSoto to Prosper, from Garland to Rockwall, from Highland Park to Lakewood and many stops in between. WE BLANKET THE METROPLEX with our magazine. HOW CAN YOU GET YOUR PHOTO(S) IN THE MAGAZINE? Text/Email/Dropbox us some pictures! You see the types of photos we publish - just everyday real estate pros out getting the job done! The photos could be from office meetings, luncheons with peers, awards ceremonies, happy hours, golf tournaments, etc. Take a magazine on vacation and send us some photos with you on your trip and the magazine and you will for SURE get your photo(s) in the magazine! The better quality the photos are (large size file, high resolution, bright, clear, up close vs far away), the more likely they are to be used. Please ID those in the photo, if possible. HOW DO WE FIND THE REAL ESTATE PROS WE FEATURE IN THE STORIES WE PUBLISH? The magazine has been around 17 years! We have been featuring stories about our real estate friends for years. We love getting to know our friends a little bit better. We have lots of real estate friends to feature, but if you know someone with a great story or someone who deserves recognition, please let us know!
