Ok! Enough already! Let's stop talking about how “crazy this market is” and instead, let's go out and benefit from it!
My name is Amber Boyd and I am the Broker Owner of Core One Real Estate. I have a couple of retail offices and I've built my business on renters. I know renters, what they want, and where to place them. My service is valuable and has afforded growth and loyal market share. The tides ARE turning, however, and with some advice from my friends, trusted partners, and a lot of prayer I have uncovered some really useful tactics and creative ways to capitalize on the unexpected, secure my base and grow in an inflated, uncertain and downright scary market - and I do it organically.
I have a couple of retail offices and I've built my business on renters. My service is valuable and has afforded growth and loyal market share. I pray that the information I am sharing gives you a glimpse of the opportunities that are arising in such a turbulent market. If you think that renters are simply not worth your time, I hope you will continue to read to discover opportunities that can help grow — and recession proof — your business. 23
Let’s talk about what renters are facing. Their lease is coming up for renewal and they’re hit with an increase. The leasing leadership has plans for remodeling to increase revenues - they’re taking full advantage of this hot market. However, the poor renter on a budget can't just magically find more money - so they have to look for a cheaper place to live. Whatever their reason for moving is, you need to know how to help renters. Sure, you can go find another rental but wouldn’t you want to make full commission by finding a rental?
Wouldn't you want to make full commission by finding a rental? So many clever companies have designed solutions to work with a gap in the market. The gap where people didn’t commit to buying a home yet, they didn’t have access to cash for costs and down payment, or they didn’t qualify for a mortgage. These companies are known as “lease-to-own” companies. I’m not talking about those handwritten signs on the street corners, but legitimate businesses that you’re starting to hear about in ads and word-of-mouth. They’ve actually been in our market for a while. Look into lease-to-own companies and discover how you will earn your full commission when you

find a home for buyers. The leaseto-own companies buy the home on behalf of the buyers and you get paid like a regular buy side transaction! Buyer gets the house they want. Purchase price is set at the time of lease execution and there is either an 18-month or 36-month buy-back option. Buyer puts down a 1% deposit and sometimes a maintenance fee. Lease-to-own company acts as landlord for a specified period of time and when the buyer has funds, or they qualify for a mortgage, or they decide they're ready — they buy the home. Their deposit is converted to earnest money. If they decide to walk away after their lease term, no harm no foul. Money is refunded and you’re off to the races for another transaction. I have a team of people who can answer questions for you if you’re interested in working for a brokerage that helps uncover special little niches and opportunities like this. We have more business than we know what to do with! From apartment locating, lease-to-own, or traditional real estate, there are so many opportunities that most never even consider. Where are you from?
I was born July 4th in Lufkin in the heart of the piney woods in east Texas - 102 miles northeast of Houston, where pick-up trucks with gun racks abound and a good part of the population knows how to fish and hunt! I worked in my folks’ electrical company, Vaughn Electric Company, from the age of eight, attended Schreiner Institute in Kerrville and the University of Texas, where I was a member of Sigma Chi fraternity. Like most of my college friends, I left college during the Korean conflict in the 50s. Fortunately, I was stationed in El Paso and served two years in the AG Corps department. Upon my discharge, I returned to Lufkin and attended Stephen F. Austin college, receiving a Business Admin degree.
Have you always been in real estate?
Almost! This past January I celebrated my 63rd year in the title business! Retirement is not my goal. In 1958 I got into the t itle business when an Army friend approached me about moving to Dallas and working for a title insurance company. I was hired by E. Gordon Smith, whose Uncle was among the five founders of Lawyers Title. At first I covered 9 states, then 19 states, then the entire United States! One year my patient wife, Barbara, picked me up at DFW Airport 108 times. Another year my days away totalled six months! Barbara, my faithful wife, will celebrate 69 years of marriage in December of this year! In 1975, I became a VP and moved to Richmond, the headquarters for Lawyers Title. In 1981, I became president of Lawyers Title. After that I worked as President of Dallas Title. I also worked for Ticor Title, Commonwealth Title and Fidelity Title. I joined Capital Title seven years ago. Billy is known around the country and throughout the state of Texas as a relationship builder.
Something most people don’t know about you?
My daughter and granddaughter are in the business! For the first time, I am working in the same office with my daughter, Lesa.
Other things that keep you busy...
I’ve served on the board of Texas Mortgage Bankers and in 1996 I received its Distinguished Service Award. I’m still involved with this fine organization. I was on the founding board of Stonebriar Country Club - 30 years ago when I first saw Stonebriar it was a sea of briars! I’ve served on the National Housing Roundtable and on the Hendricks Scholarship Foundation, which helps young people attend college. I still do talks on sales motivation and forecasting.
