Longest story short - I found out Emmie was so sick at 32 weeks pregnant. I couldn’t work, she was in ICU for 2 months. AFTER insurance, our bill was $256,000! We couldn’t keep our heads above water...we were on the verge of losing our house and having to file for bankruptcy.

Then fate stepped in... I was scrolling on Groupon and saw an ad for $150 real estate classes. I used what was in our savings and bought it. Six weeks later I was licensed, and 2 weeks later, I closed my first deal! I was 25 at the time - and I took those little girls to classes, showings, and closings. I did $4 million in sales that year and became Rookie of the Year. One of my passions is to help others who are struggling. I’ll do anything I can to help them grow out of that hopeless place.

The story behind Twenty-Two Realty! Both Robyn and Lanae claim the number 22 as their favorite number and that number has been symbolic in both of their lives as representing an open door to something good. On February 25th, FedEx delivered our brand new Matterport 3D camera to the office. I felt like a little kid on Christmas when we unpacked the box. This had been a long time coming and a subject of lengthy debate. It’s not a cheap endeavor with the initial outlay for just the camera costing thousands of dollars. But it’s always been important to us to provide our agents the best possible tools and technology to help their clients. It’s not just a fancy digital camera. In less than an hour, for most homes, our photographer scans each room with the camera which uses infrared light to take in every detail of the space simultaneously, from room height and surface areas to distances between objects. Digital images and floorplans are created from that data, spatially accurate to within 1 percent.

And the tour is not just a slideshow of pictures. The images are digitally and seamlessly stitched together to create the 3-dimensional feeling of walking through the home. You can look up at the ceilings or down at the floor or spin around in circles. There’s also the 3-dimensional floor plan called the “dollhouse” which shows a cross-section of the home and how the rooms relate to each other. This isn’t a new “toy”. This is a serious investment in the future of real estate and the future of our agents. It’s

a natural progression of listing technology like the shift we saw roughly 10 years ago as agents started to see the benefits of using professional photography. Online house-hunting had only just begun back then, and quality pictures became crucial. Today, there are more online house hunters than ever and they’re looking for more than just nice pictures. With the continual influx of relocation buyers into the Dallas Fort Worth area, we also needed to find a better way to help our clients with minimal in-person house-hunting time. The same was true for our relocation sellers with limited time to sell their homes, and we were excited to get started.
According to NAR, homes with 3D tours sell 20% faster for a 4.8% higher price.

We had only a couple of weeks to play with the camera and let our photographer become comfortable before real estate as we had known it changed overnight. Gone were in-person showings. Gone were open houses. Prospective sellers became nervous about putting their homes on the market with strangers touching doorknobs, cabinets, or countertops. Buyers became equally nervous about walking into a home that may have the virus lingering on those same surfaces. And that is where these Matterport 3D tours have really come into their own. It allows buyers to get a genuine feel for a home from the comfort and safety of their own couch. At the same time, it provides sellers with the peace of mind of knowing that if someone wants to see their home in person it’s essentially a second showing and they’re probably pretty serious about buying.

Combining Business with a Servant’s Heart

If we are lucky, we know someone in our circle of friends, acquaintances, or family who is described as having a “Servant’s Heart” or we may have one ourselves. A Servant’s Heart consists of intentionally demonstrating a genuine concern for others, giving without expectation of reciprocation. It is possible to combine your business and having a love of helping people.

Do you know someone who is giving, nurturing, empathetic, considerate, and genuine in everything that they do? Use this person as a role model for your own actions and apply it to your everyday life. Observe their actions; take notes of words, phrases, body language, as well as physical acts of giving. Think about the ways that you can incorporate positive characteristics or actions to serve your clients’ needs. Do you know vendors or agents who lost sales due to the pandemic, causing them financial hardship? Try to anticipate what that person may need to avoid further financial struggle. If you offer a service or product that could help another agent or vendor in this time of need, offer it! If you notice social media posts for someone looking for a roofer, painter, or even a real estate agent, then refer your contact(s) to that person. Call the

businesses that you referred and let them know that they may receive a referral from you. While you have that vendor on the phone, ask them how they are doing. Listen with your heart — do not use your listening time to formulate a response. Express a genuine interest in how you could further assist them, then act swiftly, where possible. Do the same thing with your past clients and sphere of influence. The most important part of having a Servant’s Heart is to help whenever possible without expecting something in return…and to carry on these actions by habit and with intention. My personal motto is:
“Give to live and live to give”. Giving to someone is wonderful - the feeling you get from doing so is like no other. Be the reason why a person’s faith in humanity is restored. Instead of a sales call, make time for a checkup call — and seek to understand what they are experiencing. If you develop a Servant’s Heart, the business will naturally follow.

Do you ever stop to think about defining moments in your life? The ones where you might not understand the lesson, but it’s one that will serve you your entire life? This was one of those moments! I remember watching The Lone Ranger on Saturday afternoons with my family. I was fascinated with Tonto. I’m not sure why, but it probably had more to do with that he did not wear a mask than anything. When I was 4 years old, we had Western Day at school - complete with a horse. I did not wear a cowgirl getup like the rest of the girls at school. I showed up wearing this costume with so much pride - until I was told I couldn’t get on the horse because “Indians don’t ride horses with a saddle”. I’m not sure what I said to convince them that they could, but I am reminded of this lesson all these years later — love people for who they are and where they are on the journey. I’m positive those day care workers meant no harm because, despite my very Irish looks, I am actually partial Cherokee. Instead of shutting someone down for not showing up as you expect them to be, why not allow them to be who they are? For the record, I’m fully aware Indian is not the acceptable term anymore. It was at the time, and then shortly after this photo I went on to be part of Indian Princess program, now known as Adventure Guides/Princess Program.
History of the Indian Guides Program The program has its roots dating back to the 1920s when Harold Keltner, a YMCA executive in St. Louis, Missouri, and Joe Friday, an Ojibway Indian hunting guide, founded a program called the Indian Guides. As Joe Friday commented to his friend: “The Indian father raises his son. He teaches his son to hunt, to track, to fish, to walk softly and silently in the forest, to know the meaning and purpose of life and all that he must know, while the white man allows the mother to raise his son.” The idea arose to provide a program where the father (or guardian) would have the opportunity to “guide” their son in exploring the outdoors and teaching them the ways of the land. This program was based on dignity, patience, endurance, spirituality, feeling for the earth, and concern for the family. In the 1950s the program was expanded to include fathers and daughters (Indian Princesses) as well as mothers/sons and mothers/daughters. The program underwent changes and has now officially become The YMCA Adventure Guides Program.
