Do your Homework As a Realtor it’s important for you to be familiar with the different builders in the surrounding areas where your client is looking, as well as having a general idea of what sets them apart. I like to tour possible matches for my clients, on my own, in advance, if possible, (this goes for pre-existing homes too). I stop and tour new construction even when I don’t have clients, simply because I want to see available inventory. If I happen to catch a sales pro, I inquire more on their product, incentives, and anything I think my clients might ask. Out of professional courtesy, if I don't have a client, I'm not wasting the on-site sales pro’s time as an “up," especially if there are partners. Over the years I have noticed that spotting the true on-site sales pros is easy because no matter how busy they are, they always take the time to acknowledge you and treat you with respect. If I see a new home that will be a potential fit for my client, this is when I ask the on-site person to pencil us in and register my client, while also getting as much information as I can about the community.

Be Part of the Process Let your buyer and the new home sales counselor interact and build a rapport. Let them demonstrate their new home product - they should know it inside and out. I am fine letting my clients speak freely with the builder rep while I'm there. I don't feel the need to play interference. If you've done your homework, and set expectations for your clients, it’s time to allow a good salesperson to do their thing! Keep in mind that if this home goes under contract --you're going to be working together for a long time, so you should develop a professional relationship with the builder as well!

New Construction: REALTOR Dos and Don'ts

Always show up for your client

The Good. The Bad. The Ugly.

Show up, but don't get in the way. You need to be a part of the transaction and be there for your clients, but allow the on-site salesperson and the builder to do their job. As a Realtor, you can only do so much as far as guiding and suggesting. For example, I'm a fan of getting an inspection even on a new construction home. I’d say about half of my clients get them up front. To those who are reluctant, I very strongly advise that they do, and if they still decline, they will sign a document with me stating that they chose to not get one. Another thing to keep an eye out for is that most builders have lending incentives tied to using their lender and title. This is very attractive to buyers and some deals truly cannot be beat. However, make sure you're guiding your client into checking in with other lenders as well to verify by a lending expert that the incentive they're receiving truly is beneficial. Builders have different internal structures, so some incentives are a true deal while others are somehow still more expensive than using an outside lender. The decision is completely up to your client, but you're doing your job by presenting them with their options.

There are bad salespeople just as there are bad Realtors; likewise there are also amazing ones. Sit back, listen, and you may find a salesperson who teaches you a thing or two about the new home business you didn’t know before. Years ago, my best friend and I were looking for a home for her fiancé and herself. I found this beautiful neighborhood in Forney in her price point. The problem was that neither one of us had heard of Forney before. She decided Forney was too far - without seeing it. So I stuck her in the car one day and drove out to Forney. We both fell in love right away. A week or so later she came to me with a million real estate based questions, so I started calling salespeople. There was one salesperson who took the time to talk to me, didn't rush me, didn't speak poorly of other communities, and offered to meet with me prior to our appointment. I made appointments with the other builders in the price point we were looking at as well, but nothing compared to the positive vibe I got from that rep.

Build Quality Working Relationships I hadn’t met Frank Carrillo with Beazer Homes before. After we chatted on the phone, we grabbed lunch and I told him this was going to be for my best friend, so no hustle. I knew if he took care of her, I would naturally bring anyone else who was a fit for there too. I asked, "Can you tell me about Forney?" And he did! The day came for my clients to meet the builders in their price point. Frank was our first appointment. He was still with clients, but acknowledged us and I took the signal to check out the builder next door until he was free to help us. I had spoken with this salesperson too, but he didn't recall the conversation at all. He was focused on trying to write a contract without showing us anything. He seemed annoyed that I was getting in the way of his deal. I asked if we could look at some specs. He said yes, threw the keys at me, and didn't even offer a map. He did make sure to tell me to bring the keys back, though. I stayed calm and professional and off we went to look at his specs. My buyers didn't like the specs and we headed back to see Frank.

Treat People Well & Sales Happen Back at the Beazer model, Frank not only remembered my name, but my clients’ names too! He warmly greeted them, while I excused myself to return the keys to the other builder. Frank started telling them about the area. At the other model, I ran in, chunked the keys with matching gusto at the salesperson from earlier and said a polite "Thank you!" Over the years, I tried to bring him business, but his method didn't really change, and he never won any of my clients over. I went back to meet my clients, and Frank had narrowed down a few floor plans for them that would meet their price point and what they were wanting in a home. He was reviewing everything with them in detail. The plan was to build. I asked if there were any inventory homes for us to view to get an idea of what they'd look like finished out. He said there were, and, remembering the last salesperson, I prepared to duck from the keys about to come flying at me. Frank is former military, so I anticipated a toss with intensity. But instead, Frank got up, like a professional who wanted to show a product he was proud of, and walked with us to the homes. He demonstrated each, listened to my clients, asked and answered questions, and it was just easy. My friends were falling in love with the layouts and neighborhood, while I was comparing what the oth-

er builders had that this one didn’t, and I couldn't come up with a thing. This product, while more expensive at the base price, came standard with what were considered upgrades with the other builders. We were all super impressed with the product and with Frank. His method wasn’t pushy at all, but he had a response for each objection and the responses not only made sense, but put my clients at ease. My friend adored a larger floor that was a spec at an incredible price. The only thing she didn’t like that the cabinets were dark. And that was a deal-breaker for her. As my best friend, I could be a little more blunt with her, and I said "Seriously?! It's a steal! Wait a year and paint the cabinets when your warranty is up! This home is gorgeous and you'll be saving so much!" They bought it that day and their home and neighborhood is more beautiful each year. After our experience with Frank, I kept coming back to sell more homes with him over the years. Those dark cabinets eventually got painted - and my friends lived happily ever after!

End Game As a Realtor, you’re not technically playing for the same side as a new homes sales representative, however, you both have the same goal, and some people are just better at getting a deal done. This speaks volumes of the company from management on down. Don't get me wrong, there are lots of builders who sell lots of homes, but it's not always a walk in the park. There are tons of builders who are just as wonderful, and I have many favorites, but there are some builders that make me bite my lip and dig my fingernails into the palms of my hands when I hear clients say they want to contract with them. I will professionally do as they ask, however, when I get to do a deal with someone who I know will take care of my clients, it’s a whole different experience. Nothing’s perfect, but when both sides do their part, and yes, go above and beyond, even tough deals can be a joy to work.

My family’s story may ring a bell to some of y’all. During the housing crash, we were living in a small town in Michigan and the economy there wasn’t doing so hot. We chose to relocate to Texas—sound familiar? I think a lot of us found our way to Texas through a similar path. When moving, there were a lot of emotions and fear of the unknown. I worried I would never find that same peace or place that would feel like home again. Then we found Fort Worth and everything changed! Before long, I realized the sense of community I was lacking in my old small town back in Michigan. The culture shock of moving to the “city” was gone the instant I realized I was where I was meant to be all along! Fort Worth embraces you. There’s something for everyone here. Looking for country living with acreage and farm animals? Check! Condo in downtown or an apartment off West 7th? Check! There are so many unique areas here that it’s impossible to name them all, but trust me, there’s something to fit everyone’s lifestyle. It didn’t take long for me to see that I had found someplace incredibly special, and I wanted to help others feel at home here too! So I dove into what I love most—helping people find their happy place! It doesn’t hurt that the housing market is booming in Fort Worth. There are original homes in untouched neighborhoods that are beautifully maintained with so much pride of ownership. We also have many new build communities all with their own unique character. I appreciate how the developers are working to create tight-knit communities within them. The Walsh community is doing some amazing things with community gardens and events. Walsh is an extraordinary, 7,200-acre neighborhood located in West Fort Worth. I mean they have their own gas station, market and beach right in their community! Who would have thought you can find that in Fort Worth!? With so many of us working from home these days, the appeal to live in the “country” is even greater. I can’t wait to see Bella Crossing on 377 explode into the amazing community it’s bound to be! We’ve waited two years for that to come to fruition right? Bella Crossing is a planned residential community just 20 minutes from Downtown Fort Worth, and 6 miles to I-20. It’s part of 1000-acre master planned development with 1-acre minimum lot sizes — hello country living! Once I became a mother, I developed an even greater appreciation for my Fort Worth. There’s always something to do, a fun event, incredible businesses and friendly faces. I have learned so much by just becoming part of my community and the closer I get to it, the more I fall in love. My hubby and I spend many weekends frequenting the shops and restaurant’s downtown, but our absolute favorite “best kept secret” is a family-owned Italian Place on Hulen street - Prima’s Pasta and Pizza. The owners are the sweetest and can often be found working the counter themselves. Customer service is amazing and the food is second to none! My girls are obsessed with the Fort Worth Zoo (voted 1 by USA Today!) and Frank Kent’s Dream Park on University - an all-inclusive, fully accessible playground; a place where able bodied children and children with disabilities, could play side-by-side. We’ve found solace during the pandemic on the Trinity Trails. Fort Worth has so many beautiful pocket parks and natural water features that keep it fresh, new and exciting. If you have kiddo’s, you know what how important outside play activities are. There’s nothing I love more than introducing people to this diverse city and having the opportunity to show them how they can integrate any lifestyle with it. I love serving all areas, but will always have a soft spot for Fort Worth and can’t wait to see it continue to expand and grow, while keeping the charm that hooked our family.

munity made up of all kinds of people. Putting their differences aside, they only saw the humanity of each person. If the stories are true, Native Americans and Pilgrims sat together in kindness and harmony. This year with social distancing and fear of a virus, the holidays may not be the same for many. It’s possible fewer families will gather, smaller, if any turkeys will be roasted and loneliness and divided communities will be a bigger dilemma than ever before. Coming together, being there for people will be more needed than in years past. In a year of chaos and job losses, the real estate industry is part of the blessed few who have benefitted from a better than expected year. As entrepreneurs, there were no furloughs. Our businesses, for the most part, kept going and

making money was up to us. Even in the darkest hours, our industry made the best of an extraordinarily difficult situation. Masked and sanitized, houses were still shown, listings still sold, families still moved, and agents prospered. It is easy to forget in the hustle and bustle of real estate how blessed we are. As real estate professionals, including mortgage, title industry, builders, and all affiliate services, we have an opportunity more than ever this year to be a light in our communities. As a young sales agent, over 35 years ago, I did not always understand how significant the business of real estate could be. When times were tough and sales did not happen, the negativity of the coffee pot crowd fit more for me than one of appreciation. It took years of building a business and becom-


ing a leader to begin to see the enormous positive influence real estate professionals can have. What I know for sure now is we are a massive industry with a strong ability to bring good to this world. It all starts with the ‘attitude of gratitude’ and the desire to be a force for good, starting with the people and communities we serve.

It all starts with the ‘attitude of gratitude’ and the desire to be a force for good For several years, as a real estate trainer and coach, the month of November was the month that my agent clients would do an exercise of “30 Days of Gratitude” calling their clients and others they knew to just say ‘Thank you’ or ‘I appreciate you.’ No script, no hard sells pitch was allowed. These calls were strictly to make the person called feel good and, in some cases, check on them. It was amazing what that did for everyone’s attitude and business.

Spreading kindness is never out of style. Nothing feels better than being seen, heard, and appreciated. The list does not just stop with clients and neighbors. It includes anyone that crosses your path, including other professionals like you. Imagine doing business in a world where showing gratitude and kindness on a consistent basis is done? It might just change the world and right now, that would be a good thing. This year, more than any other, we have an opportunity to spread kindness and appreciation. So, what will you do? How about making some gratitude calls today? The result may be that you get the best of the ‘Thanksgiving’.

FEAR IN THE WAY OF YOU BEING RICH?

Why do I ask?

As a real estate broker since 1995, I have worked with, and for, middle class working people, a large percentage of which are Latinos - one of the hardest working groups in our country. My mom is white and my father a Mexican American, so I speak from personal experience. I can also say that hard work alone won’t make you rich. Hard work and a good education helps. Getting past FEAR is probably the most important thing to obtaining wealth!

When I talk about a good education, I don’t only mean a college degree. Many things can make you wealthy with no degree. Taking some risks is EXTREMELY IMPORTANT towards gaining wealth. One of the main reasons many of us don’t become wealthy is that WE ARE AFRAID TO TAKE RISKS! Recognizing your fear is the first step. Let me give you some ideas on how you can put yourself in a better financial situation; probably better than many with a college degree.

Now is the perfect time to change your way of thinking and to change your way of life. When there is a downturn in the economy, even a temporary one, when interest rates are historically low, is the perfect time to start your financial plan. Using low rates and a weaker economy to invest in real estate will make your life better. I’m not talking about get rich overnight gimmicks. I am talking about an intelligent, well thought out plan to use real estate as a tool that will, if not make you rich, will make your life more comfortable. Let me tell you the story of two of my clients, Victor and Roberto (real clients, not real names). I helped both of them purchase their first home within eleven months of each other.


Both Victor and Roberto were both hard working blue collar guys who bought properties with a low down payment, using the FHA program. Interest rates at the time were about 9%; very high compared to today’s rates. Victor’s friends and family warned him “Don’t buy a house, it’s not the right time”. Roberto heard the same caution from his family and friends.Víctor was so afraid he almost backed out of buying a home. Roberto couldn’t wait to get started. Five years after they purchased their respective homes, interest rates dropped and the value of their real estate had increased greatly. I recommended that they refinance. I also advised, that they now had a great option. Since their property had increased so much in value, they could get a lower interest rate, and take out some of their equity tax free! Or, they could take out equity and use it to invest in more real estate. Victor liked the idea of refinancing to lower his interest rate and house payment, but didn’t like the idea of taking out money to invest. Roberto, loved the reinvesting idea 100%! I helped both refinance their mortgage at year five and year ten. Victor: [The Fearful One]

The first 10 years

Year one: $150,000 purchase price. Down payment $5,250 with FHA financing. Loan amount $144,750. Fixed rate, 30-year term at 9%. Monthly payment of $1,472 (assume for this and future examples that the monthly payment includes taxes and insurance)

Year five: The first refinance - property value $191,442. Loan balance dropped to $126, 243. Refinanced FHA loan to conventional loan eliminating the mortgage insurance. New loan was a 30-year fixed rate loan at 6%. Victor chose to not cash out to invest elsewhere, so his new payment is $943 per month. A big drop from his original $1,472 payments.

Year ten: The second refinance – because of fear still holding him back, Victor opted not to cash out equity to reinvest, and chose to simply reduce his rate and payment again. His new rate was 4.5% and new monthly payment was $723. The property value was $244,334 and his loan balance was $105,989. Still a solid investment even without taking out equity.

Conclusion to Victor’s Story: Victor’s loan will be paid off in 30 years. He is comfortable with the monthly payment and his equity of $138,334.

Let’s look a Roberto’s 10 years of ownership. Roberto: [The Fearless One]

The first 10 years Year one: $160,000 purchase price. Down payment $5,600 with FHA financing. Loan amount $154,400. Fixed rate, 30-year term at 9%. Monthly payment $1,570 (with taxes, insurance included.)

Year five: The first refinance. Roberto refinanced to do several things: to reduce his interest rate, to eliminate the mortgage insurance associated with FHA financing, and most importantly, to cash out some of his equity and purchase a 4 unit rental property - continuing with the strategy I laid out for him. After refinancing, his payment dropped to $1,117 and he cashed out $17,726 to use as a down payment on 4 rental units with a $350,000 purchase price. Since he was purchasing these with FHA financing, and FHA only finances owner occupied property, Roberto had to move into one of the 4 rental units and occupy it for

a year. Though he was comfortable in his home, Roberto was willing to move into the rental while renting his primary home to continue his objective of being financially independent.

Roberto’s Financial Picture: Monthly payment of $2,703 for the 4 rental units. Rent from 3 units (since lived in one unit) $2,850. His former residence house payment $1,117. Rent received from his former residence $1,250. Cash flow after paying both mortgages - $280. He was basically living FOR FREE! And this is not counting the depreciation expense he will be able to write off on his income taxes.

Year ten: Roberto cashed out equity in both his 4 rental units and his first home to purchase another 4 unit rental property valued at $430,000. After two years living in one of the first rental units, Roberto moved back into his first home. His goal was to cash out as much as possible to purchase the next 4 unit rental. FHA allowed cash out refinances up to 85%, conventional loans less, so he opted for the

FHA. Roberto was able to cash out $104,333. He had to add just $3,167 out of pocket to close the transaction on the new 4 unit property.

Here is what the financial aspect of Roberto’s transaction looked like: Primary residence house payment at 4.5% interest - $1,457 (this is a lower payment than when he first purchased it). Existing 4 unit rental mortgage payment - $2,098. Total rents - $4,100. New 4 unit rental mortgage payment - $2,197. Total rents from new 4 unit property $4,100. NET MONTHLY CASH FLOW from rentals - $3,905! After paying for his personal residence, Roberto lives basically rent free with $2,448 in monthly passive income. That’s $29,376 yearly! But that’s not all. Because of the IRS depreciation expense, assuming he was in a 24% tax bracket, he saved approximately $5,500 per year in taxes.

Roberto continued to purchase several other properties this way. He no longer works and makes a great income! If you followed Victor’s path, you may never be rich. If you conquer your FEAR as Roberto did, you may have a nice 6 figure income like he does. Conquer your FEAR.
