She was incredibly thoughtful, down to earth, and so funny. My most treasured memory that I am forever thankful for is the time we had together before our move to Austin. She took me out for champagne before a surprise going-away party our DFW Champions planned – this was part of the entire plan. We laughed, we cried and laughed some more. I am so thankful that we had that special time together but heartbroken not knowing it would be the last time I would see our beautiful Kelly. Social distancing and going virtual terms that we are suddenly hearing, but what does it mean, and how do we keep ‘doing’ real estate?
Give tips and tricks for better quality videos and suggestions on video length - no one is going to sit through a 30 minute video!
Listings With Virtual Showings and Open Houses
To maintain stability during their video, advise your sellers to hold the phone as one normally would - in one hand, use their second hand to cup the bottom of the phone in their palm grasping it to maintain stability.
We all are adapting on-the-fly during this Covid crises, so keep in mind it’s a lot of firsts involved by many to keep the wheels of business turning. For sellers, they may be asked to create a video ‘listing tour’ since we can’t get out to tour homes. For starters, ask sellers to open all windows, turn off all fans, have all pets out of view — basically, prepare the home as you would for a normal showing. Have your sellers film as they walk through their home, offering guidance on the best place to start, and where to go next so the video is a good overview of the home’s layout.
Suggest They Create 3 Videos 1) Film one video strictly following the layout of the home with zero commentary. 2) Film another video with zero commentary showing the layout plus the opening of closets and storage spaces. 3) Finally, film one video with commentary pointing out key features, upgrades, and the flow of the home. Send these videos to agents requesting showings, reach out to any agents that have previously shown the home, and ask if their clients would be interested in a second tour, and post the videos to social media platforms. Notate this with a link in your MLS listings so that it will generate to other website outlets such as Zillow. Post videos throughout the set event time, go live talking about the home, offer information about the area, and tips on how easy it would be to make an offer during the event. Working with Buyers

If your buyer is interested in a house that does not have a virtual ‘listing tour’ available, kindly suggest the listing agent ask their sellers for a video as a win/win offer that helps everyone. If there is a virtual ‘listing tour’ video, you should watch it, then record your own video for your buyer offering any commentary you would have provided during a traditional showing. Be actively combing through MLS to find homes for your buyers to ‘tour’. Be ready to prepare comps, explain the offer process, and reassure your buyers that safety protocols are in place to facilitate every aspect of buying a home under the social distancing restrictions - FedEx labels can be given for option and earnest money delivery, inspectors and appraisers are still working with caution, and closing can be done at a remote location from their car! Lead Generation Use this time to send $5 Amazon cards instead of pop-bys to check in with your sphere, work on your social media, update your marketing materials, record videos, work with your coming-soon listings over FaceTime to help sellers declutter and stage, have a virtual ‘coffee meeting’ with new vendors.

ABOUT AZLE, TEXAS Eagle Mountain Lake is the defining natural feature of Azle. It is one of the most beautiful lakes in north Texas spanning 8,694 acres - great for fishing, skiing, wakeboarding, relaxing, and recreational boating. Azle is home to Shady Grove Park, 1 24-acre ecreational park on the southwest side of Eagle Mountain Lake. It has a heavily treed playground area with walking trails, picnic tables, a pavilion, softball fields (available to rent) and a tennis court. There is also a beach area with public swimming. In the spring of 2018, I received a call from a young colleague, sharing an opportunity for a leadership position in a new organization forming within Keller Williams Realty in the Dallas area. My heart skipped a beat.
I had finally found ‘my people’ I had finally found “my people.” That summer, a small group of young professionals, from all over our sprawling Dallas metroplex, worked feverishly preparing and planning how we’d launch our ‘Under 40’ chapter for Keller Williams Realtors young professionals in our area. While Covid-19 has brought uncertainty, it has created positive opportunities to gather close in our homes with loved ones. Most of us have had no choice but to stay home to protect ourselves, or carefully monitor how far we are from strangers. I don’t recommend slacking on the deodorant, but we have been given a license to “chill”. Some of us have been able to work from home.
It’s as though the world has been given a large “reboot”, requiring us to change the way we handle our business and personal lives. As a result, we’ve been coming together to assist each other with groceries, supplies, and errands. More neighborhood events have taken place (from a safe distance) as we no longer have entertainment venues/options to keep us busy. Children are getting a break from school and are learning to find other things to do, as they are no longer consumed with busy schedules of soccer practices, dance lessons, or other social activities. We have found more ways to communicate by video chat, eliminate travel time to and from our places of employment, and to increase our productivity with less distractions. In the meantime, we have a wonderful opportunity to further connect with our clients and vendors by having more time to make personal phone calls or sending messages; effectively nurturing our relationships without putting other people (or ourselves) in danger of becoming ill. We can eat meals together with our families and have real conversations with each other in person as our busy schedules slow down to allow more face-to-face contact. Let’s maximize the positive effects of this “reboot” and discover new or forgotten ways to recapture our time with family, friends, clients, and coworkers while staying safely inside our homes where possible. Stay strong, resilient, and healthy! v
