fall. It’s the exhale season. It’s the kids going back to school and routine returning to our lives. It’s slipping on a new sweater with a favorite pair of jeans. It’s relaxing around the fire pit in the evening and noticing the morning fog li as sunrise peeks through the trees. It means fewer bugs. Yes, my favorite season is here. That essence is infused in this issue’s selected projects. In the spirit of slowing down and simplifying daily life, we bring you the story of one couple who downsized their home to enhance their lifestyle and cherish their favorite belongings (page 98). Another couple built a new home using the principles of feng shui, guided by practitioner and designer Will Brown (page 184).

On that note, we think you’ll be impressed by a pair of local artists in the woodworking tradition who are making waves nationally—their visions for transforming wood inspired us on page 89. With his design ethos grounded in natural materials and clean—but not stark—lines, Jason dipped a toe in the Kansas City waters with a popup shop a few years ago. “I used it as a test to see if beautiful objects from Scandinavia and Japan would resonate here—and they did,” he says. That temporary shop has since grown in business—but not necessarily in square footage. Kanso—The Japanese Zen principle of simplicity or elimination of clutter—embodies his ethos (literally and figuratively) in a few hundred square feet of KANSO space in the Crossroads, purveying beautiful and sustainable items ranging from nail clippers to sofas. This tiny storefront has only enough room for a few favorites, while a huge online retailership supports brisk business. Kanso ships thousands of items each month from a local warehouse.

“We’re finding that many people are renting the space for special occasions, such as weddings,” Robbin says.

“It is an urban, modern oasis that’s centrally located and close to everything, with nature at your fingertips,” Mary says.

The two-and-a-half-bath home accommodates up to seven guests. There’s a two-story, entertainmentrich living room and a lo workspace, too. A grassy quarter-acre backyard flanks lush, jungle-like surroundings where comfortable Adirondack chairs and a wood-burning firepit invite relaxation.

The couple purchased the property from its previous owners in early 2019, and restoration work began. They removed all external louvered wood shading planks and repainted the home’s flaking and rusting frame, then repaired the interior drywall seams and repainted the entire home. They still use the existing solar and wind turbine equipment, as well as the chimney circulation system.

Set back in relative seclusion near the University of Kansas Medical Center, the house’s low, operable windows on the south side function as a solar chimney, allowing heat to rise and vent out operable skylights on the second floor. The project was the first LEED Platinum house in KC and also the first building in Wyandotte County to use net metering.Oneoftwo bedrooms, this lo ed space overlooks the living room below.

The women painstakingly refinished the wood floors and kitchen island, hung wallpaper and refreshed the bathroom tile. They also replaced the boiler system for the radiant heated floors and reepoxied the main level’s floors to their original highgloss black finish.

T he Blue River is a natural treasure in Kansas City’s southern reaches. However, all was not lost for Madison Flitch. In addition to launching its sister business during the pandemic, John also developed a product strategy for Flitch and hired an “apprentice” to help build out a furniture catalog. It’s an understatement to say that he got more than he bargained for with Megan Pace, a second-generation tradesperson, artist and fabricator. In just a year and a half, she would inspire a shi in their business identity from custom furniture makers to an artist collective who does “all things 3D.” In addition to being a woodworker, ceramicist and metalsmith, Megan also has a passion for leather handbags, which has become the foundation of the Madison Stitch product line now that face masks are no longer a hot commodity.Meganhas been named creative director of both Stitch and Flitch, while John drives the marketing, operations and business development. And, of course, both spend @madisonflitch ample time making in the studio, John cra ing sculptural wood furniture and Megan creating abstract fine art. Madison Flitch’s east Crossroads studio doubles as a gallery for John and Megan’s work, as well as for other local artists whom they curate and showcase.Similarly inclusive and collaborative, Madison Stitch has a farm-to-table approach to fashion accessories. They source local leather from a regional tannery, Hermann Oak Leather in St. Louis, and enlist local designers for both design and fabrication of their products. John’s goal for Madison Stitch? To become a national brand in the next five years. And for Flitch? John wants the gallery to become a beacon for designers looking for unique sculptures and furniture to highlight in their clients’ homes, workplaces, restaurants and hotels.

Matt, then an apprentice, took over the woodworking shop of his mentor, David Polivka, in 2014— and consequently and casually launched his own business and career.

A er fabricating custom furniture orders with a solo operation for several years, he decided to take another chance and invested much time and money into producing work to exhibit at the industry-exclusive International Contemporary Furniture Fair (ICFF) in New York in 2017. It was exciting and inspiring to present his work to the world, which the design community enthusiastically received.

Matt is currently dreaming of representation in New York—which seems imminent and obvious—and of international partnerships, which could provide access to new materials and generations-old cra smen. It’s this type of large-scale thinking that energizes both Matt and the business, accelerating their growth and preventing stagnation.

T hree years a er downsizing their home, this retired couple is still pleased with how little clutter they see when opening a drawer. That well-organized storage was part of a fairly massive lifestyle change—and they want to hang on to it.

“I said, ‘If you ever hear of one coming on the market, let me know.’” The call came the very next day.

The couple was excited, but moving meant making a lot of decisions that went well beyond decluttering drawers. Decisions about what to do with the art, furniture and sentimental items collected over a 47-year marriage, a collection that certainly wouldn’t fit in a smaller space. They hired an estate sale organizer who had them tag only what they wished to keep. That in itself was a bit of a puzzle. The 2,200-square-foot space they’d purchased needed a “complete redo,” the homeowner says, so the house was still a work in progress when they began to plot their move. And facing a completely full three-story house with six bedrooms, a full basement and a detached three-car garage was overwhelming. For several years, she had her own interior design business. While she was no stranger to this type of task, weeding out so many possessions really took some planning.

“I did my furniture layout first, before I did anything else. I knew that I could take my existing upholstered pieces,” she says, gesturing to two white armchairs. “These were in a guest room.” She points out a couple of other white chairs, explaining that they’d been in her old living room and were once covered in multicolored striped upholstery. A pair of black, lacquered chairs she’d had for 40 years also made the move. She replaced anything that wouldn’t work in the new house with pieces more aesthetically appropriate. The

For about 13 years, the two lived in a 5,000-square-foot historic home not too far from the smaller space they decided suited them better at this stage of life. They’d begun toying with the idea of relocating around the time their son moved out. But they’d barely said the word “downsize” aloud before they found themselves doing exactly that—and in a hurry.In2019, she chaired the Rockhill neighborhood welcome committee and went to visit someone moving into one of four zero-lot-line houses in a row. She’d seen the early-1960s structures but hadn’t been inside, and now she was charmed.

The entry hall retains the home’s original metal handrails. Its gallery-white walls and picture hanging system are ideal for displaying their son’s artwork. The couple purchased the Asian chest when they were first married. “It lived in closets for many years when it didn’t work with the decor, and now it’s a focal point for our entry. I guess our taste has come full circle!” the homeowner says.

The homeowners were delighted to find a two-tiered brick patio beneath the overgrowth they saw when they purchased the property. They’ve since added a fountain and a great deal of landscaping.

The homeowners’ son is a New York–based artist. Most of the art on the walls—and much of the art they sold when they downsized—was created by him.

Now that she’s on the other side of the tough calls, she recommends not hanging on to very many of those accumulated items—particularly those hidden in closets, attics and high on garage shelving. Keep only what will be displayed.

old house had been filled with fairly traditional colonial furniture, but she wanted to cultivate an “East meets West” vibe in their new home—mid-century modern with an Eastern twist. What didn’t translate exactly right—or what they simply had no room for—was a great deal of art, much of it created by their son, a professional artist who lives in New York. They sold furniture, too. Family heirlooms. And then there were the boxes of things that had been in Thestorage.new house had next to no storage at all. At the time of the move, she’d been listening to a lot of minimalist podcasts. “You accumulate, accumulate, accumulate,” she says, “and then it’s just, ‘no, let’s start fresh.’”

• Expect to feel overwhelmed by the task of selecting which items you’ll keep and which you’ll sell. For small items, keep only what you know you’ll display and enjoy seeing every day. Objects that have been hidden in boxes for years should not move with you. For large items, measure your new space and keep furniture you know will fit well and match your design goals.

• Though the process can be draining, the end result is freedom from years’ worth of seldomused items and a newly decluttered space. into their new digs only months before COVID-19 was declared a pandemic. Not only is the interior exactly as she wanted it, and filled with only items she loves, but the backyard is perfect for relaxing and entertaining a small number of guests. Even her socializing was pared down, though that’s been appropriate given the current circumstances.“Sittinghere during COVID, I loved all the open windows and I was so thankful,” she says. “What a wonderful space to be in during lockdown.”

• It’s best to be out of the house on the day of the sale, and most companies will insist that you are. Watching people shop through your possessions is di icult.

The homeowner warns that downsizing is not for the faint of heart. In particular, seeing decades’ worth of hand-selected items laid out for sale—for much less than the original purchase price—can be heartbreaking. She o ers a few tips to make the process easier:

“I have little stu ed things that my husband gave me. I’ve got a painting that my mom loved that was in her home.”

• Shop around for an estate sale company. Most o er consultations so that you can get a feel for the employees while they’re learning what your needs are.

The tour evokes the word artisanal for a reason. Each home features the cra of talented subcontractors, the creativity of gi ed designers, and top quality from builders. Tour-goers traveled from Lake Winnebago and Loch Lloyd up to Shoal Creek. When asked which house they favored, there was no consensus. Some chose their favorite for livability or location; some for the wow-factor, but all of them referenced unique spaces and details they hadn’t seen before—“detail and character that you don’t find just anywhere,” notes tour committee chairman Scott Bickford, who reviewed the architectural plans for each home. We were tour-goers, too, and couldn’t pinpoint just one favorite, so here are the rooms we loved most.

At this century-old Colonial, much of the charm remains, including the original built-ins, doors and doorknobs—even creaking wood floors. The original floors, made of Douglas fir, have been refinished.

“It was really the black-and-white house,” he says of the color scheme. “My cabinets are black. Two bathrooms are full black and white. I also used a lot of that art deco tile throughout, which is the black-and-white marble.”

With the company’s primary focus on luxury single-family homes, James brought the rest of the interiors up to date with modern amenities during the 14-month renovation.

Now, a custom chef’s kitchen leads to a new patio and a new detached two-car garage.

“It was the hardest project I’ve ever done in my life,” James says, “the most extensive remodel I’ve ever done.”

For example, the kitchen was “tiny, tiny, tiny.” “There were just so many walls everywhere, which is pretty common in Brookside,” he adds.

a makeup area, and a zero-entry shower, as well as a free-standing tub with an accented chandelier overhead.“Eachroom has a di erent vibe,” James says. “I don’t like doing too much of the same thing throughout.”

Despite the modern changes, James says he aimed to “mix and match the old with the new,” keeping the character of the house.

efore Pam and Joe Meyer bought their charming Brookside home in 2009, a house flipper had renovated the kitchen.

“Pam is like our local Martha Stewart,” says Sue’s associate, Heidi Harrison, AKBD. “Not all clients have the good taste she has,” Sue adds.

Pam had already experimented with swapping furniture from a large living room to a smaller dining room located just on the other side of the kitchen’s dividing wall. “It makes more sense for how we live,” Pam says. “We only use the dining room for holidays.”

“All the drawers are so easy to use that I don’t mind unpacking the dishwasher,” Pam says.

Her favorite appliance, however, is the EuropeanA dividing wall was removed to create one open space for cooking, dining and living. “We eat all our meals here; we sit in here 24/7,” Pam says. “The kitchen and hearth room is truly the heart of our home.”

Cooking oils, spices and utensils are all stored out of sight but are easily accessible in sliding cabinet drawers.Onemust-have was a co ee bar, where Pam and Joe could each use their own preferred extraction method (she loves espresso; he’s into drip co ee). The cabinet front li s up and a drawer with the small appliances slides out, always plugged in yet always concealed.

Sue’s design removed that dividing wall, as well as a walk-in pantry along the exterior wall, where the fridge now resides. She added a fireplace to the adjacent sittingWithroom.thenew open floor plan, the kitchen is visible from the front door. “Because you can see everything, we wanted it to look and feel like a part of the hearth room,” Pam says. “Everything is hidden—the TV, the toaster, the microwave.”

“You can shut down all the cabinets and you don’t see a kitchen,” Sue explains. When the cabinets are open, beautiful walnut interiors are visible—and interior drawers slide out so there are no hard-toreach spaces.

The space is notably airy from the counters up. “Because we drilled in functionality, we didn’t have to line the wall with cabinets,” Sue says. Indeed, every inch of cabinet space was designed for ultimate usability with helpful dividers and mats.

Heidi went so far as to measure clear containers for dry goods at Pam’s baking station.

style electric oven and gas cooktop with French plaque. “That was a focal point; we ordered it right away,” Pam says. With all the focus on functionality, some readers may marvel at the countertop material choice—marble.

“I was super afraid of it at first,” Pam says. “Baking soda is your friend.” Visually, it enhances the pure beauty of the space. The Meyers wanted a classic kitchen with an old English vibe. “They did a beautiful job with that,” Pam says. An Italian plaster vent hood blends in with the traditionally rectangular Moroccan zellige tiles, which are stacked rather nontraditionally. Floating shelves flanking the hood o er space for Pam to display favorite books, art and collectibles. All the “taps” were ordered from England. Pam would have liked an apron-front sink but opted for something more functional—a customizable workstation with fitted cutting board, bowl and colander. Sue then mimicked the look of an apron front with a slab of marble.

Accessible from three entry points—the den, kitchen and butlery—the manicured wonderland is a haven for the family without requiring intense weeding or mowing. Pam spends about an hour a day watering and weeding.

She adores the trimmed and tidied look of English gardens that highlight a single color— white. And maybe a few hints of lavender tucked into baskets.

European hornbeams and boxwoods form the foundation of the planted spaces, while less expensive concrete pavers with chippy edges mimic the look of cobblestone. A wood privacy fence enclosing the space is painted Urbane Bronze—the same color used on the base cabinets in the kitchen—and seems to disappear into the background.“Iwantedto carry the look outside so it’s all one cohesive space when the door is open,” she says.

The parterre garden’s classic good looks belie its functionality. Artificial turf stays vibrant no matter how o en pup Reggie visits the same corner.

“Now I want everything in neutrals,” she says.

As a bunch, gardeners are known to constantly change their landscape, and Pam has certainly edited over the years.

“I grew up on a farm and have always loved working outside,” Pam says—so much so that she attended the Master Gardeners of Greater Kansas City program and opened her garden to tour-goers in Back2015.then, the garden was just beginning to take shape, with baby European hornbeams that hadn’t had a chance to grow into the massive hedges they are today. At the center of it all was a glimmering pool in light blue—a foundational color that Pam used to splash elsewhere, such as on throw pillows and shutters. She even went through a paintedfurniture phase until her tastes changed.

“The space has evolved,” Pam says. “It’s familiar but di erent.”

Turquoise remnants remain on the front exterior—charming as ever—but all the iron furniture was replaced with wicker.

The most noticeable change is the highlight of the space—an open-air pool house. A pergola formerly stood in its spot, its wooden slats open to the sky. Paint chipped easily from the blistering heat, and getting airflow below wasn’t a breeze. Climbing roses had grown in beautifully and o ered some protection from the elements, but their season was disappointingly short.

A more substantial cabana—with a high-pitched roofline—was designed to replace the openslatted pergola. Fans keep it cool so the couple can enjoy their morning co ee outside. Their fur baby, Reggie, is always at their feet, but he gets his own prized spot: a parterre garden. Classical in style, it’s got a hidden secret: artificial turf.

There was another big reason for the upgrade. The couple discovered that a renter in the carriage house next door had a full view of what they thought was private space.

“The grass was always dead there, where he did his business,” Pam says. Now the grass is always greener on the other side. Actually, with Pam’s touch, there is no other side. Everything—indoors and out—looks perfectly in place, is low maintenance and always ready for“Weuse.spend so much time outside in the pool house, especially on weekends,” Pam says. “It’s where we drink co ee in the morning, and in the a ernoon, we have a pre-dinner cocktail.”

“They were pretty, but they only bloomed from the end of May to the beginning of June,” Pam says. “It was a maintenance nightmare to crawl up there to trim them.”

A Mission Hills couple revive a beloved family home.

The cozy hearth room is a frequent gathering spot for the family. The original stone fireplace was converted to gas, and the vaulted ceiling lends airiness to the room.

hen Sarah Cha ee was invited to tour a home that her clients were considering buying, the designer quickly visualized an ambitious renovation to accommodate the couple’s energetic lifestyle fueled by their young children. But it wasn’t just any home the couple found online or through a real estate agent. Built by iconic Kansas City architect and Country Club Plaza visionary Edward W. Tanner in the 1950s, the twostory, 5,200-square-foot Mission Hills residence on a spacious lot had been in the husband’s family for generations. It was a tenderly familiar place where his father grew up and where he visited his paternal grandparents, celebrated holidays and created treasured memories. During her inaugural visit, Sarah, owner of Weltner Interiors, channeled a priceless opportunity for the continuation of the home’s story by imbuing it with fresh design and retaining ample nods to its familial past.“Iwas captivated by the entryway and family room’s wood paneling and the home’s fantastic architectural details,” Sarah recalls of her initial impressions of the property in November 2017. “Taking cues from the existing home and incorporating new design elements, expanding and reimagining spaces was key.”

Two years later, when they moved into the magnificently overhauled home, the family was surrounded by cherished heirloom art, furniture from their previous home blended with newly collected pieces, and bespoke design features defining a modern—but understated—vitality.

Thanks in part to a collaborative spirit, Sarah and her clients have e ortlessly written a new chapter in the generational home’s saga, carefully cra ing a settled ambience for its new occupants.

“The furniture in the dining room feels like we purchased it for this house,” says the owner. “And we painted the walls the exterior house color—we love it.”

Ceiling beams—which extend to the kitchen—were added to o er textural detail and rhythm. Open to the family room, the kitchen was completely redesigned (except for the range hood, which was salvaged and then modernized by Metal One metal fabricators) to reflect how a young family functions.

A family crest, a ixed to a new custom cast stone fireplace, echoes one that was in the original room when the homeowner’s father grew up in the house. Cleverly hidden behind the custom cabinet doors to the le of the fireplace is a television for family movie night and the occasional Netflix binge.

Accentuating clean lines and integrating modern touches were priorities for Sarah and the homeowners. The foyer brilliantly leans into that concept, featuring stunning paneling and a sleek custom railing on the stairs leading to the second level—as well as a vibrant painting by the husband’s sister, a Dallas artist, that hangs above a playful table. Throughout the home, Sarah and her clients de ly merge vintage art with vintage accessories, like the large-scale Ethiopian painting found rolled up in a crawl space during the renovation. It had been purchased by the husband’s great-grandparents on a trip many decades ago to the Horn of Africa and is now preserved in a smart, modern frame. It anchors the dining room, seamlessly coexisting with the owners’ dining set from their former home.

Gracefully arched doorways lead into the paneled family room, commanded by a handsome fireplace a ixed with the husband’s family crest. Vital links to the past are intermingled with new treasures in the family room. A stunning oversized co ee table that the wife stresses is “indestructible— necessary when you have three children” shares the space with richly embroidered draperies that frame verdant views of the landscaping, patio and pergola.

Located o the main kitchen is a smaller support kitchen, equipped to handle entertaining overflow with a second dishwasher and refrigerator. A door leading to the outside grill also o ers a quick path to the carriage house and its mother-in-law suite, an addition during the renovation.

Quartzite, with its durability, beauty and warmth, was chosen for the countertops, the island—where the kids gravitate for meals—and a separate bar with three fixed green leather barstools. Vintage

“This room was dark and dreary in the old house and had a door, which cut it o from the family room, and a small window,” Sarah says. “We removed the door to open it up and added a large window to usher in natural light.”

Audubon magnolia prints passed to the wife from her grandmother hold court on the walls. “They hung in the primary bedroom at our old house but found an unexpected home in our new kitchen,” she says.

A scalloped bowl by Swiss neo-functionalist designer Willy Guhl, scooped up at Prize Antiques, brims with Spanish moss and serves as the dining table’s statement centerpiece.

Also flowing o the main kitchen is a cheery hearth room, a casual gathering spot for the family to eat dinner, do puzzles and play games. The long table has a vinyl leather bench on one side and chairs covered with kid-friendly sheepskin on the other.

“Design enhances a home and reveals a story,” says the wife. “Not designing just to design—but designing with a purpose.”

“One a ernoon I was visiting,” Sarah says, “and about an hour before sunset, the lights came on—setting just the right mood for the golden hour.”

Lighting indeed plays an integral part in the home’s design. Sconces, pendants, lamps and well-placed ambient lighting were discreetly automated to create the appropriate atmosphere for time of day.

The kitchen was redesigned for high-functioning family use, including durable quartzite surfaces. The hood is a remnant of the past, salvaged and modernized for the new clean-lined space.

Drawn to the area’s gently rolling topography and sense of solitude 12 years ago, Kelly Krehbiel and her husband, Scott, purchased a spacious home custom built in 2000. Despite the overall ambience of living in an oasis, she had grown weary of the home’s clunky layout, especially a main level that no longer served the couple’s lifestyle.

“When this home was built, it was trendy to have a formal dining room and other spaces that were typically underutilized, squandering valuable square footage,” Kelly says. “Over the years I did a few minor cosmetic faceli s in the house, just so I could live with some of the quirkiness and lack of function. It was okay for a long time—and then one day, something needed to change.”

Singular Statement

Kelly considered moving, listed the family’s home and embarked on an arduous and monotonous selfdirected tour of homes. These were mostly new builds where she continually encountered design features intended for the masses—features that didn’t align with her vision and distinct style.

“It was repetitive, seeing the same ideas over and over just in di erent floor plans,” she admits.

Kelly finally realized that she, Scott and their two sons didn’t need to move but that their current home needed redefining. “Also, I grew up in the country and appreciated the serenity and beauty we are fortunate enough to experience in our neighborhood. I wasn’t sure I could find that again.”

Kelly, an avid collector of objects, accessories and art discovered from scouring estate sales, followed Overland Park–based Brasstacks Design + Build’s Instagram account and liked the firm’s design approach. “It was something I’d never seen before, rule number one for me.” She appreciated Brasstacks’ juxtaposition of warm style and modern living, prompting her to contact founders Molly and Kevin Jarvis to inquire about transforming her kitchen, hearth room and living room. Two of Kelly’s treasured estate sale finds hang side-by-side in the hallway. Kansas City artist Joan Danneberg’s oil on canvas pieces appeal to Kelly’s love of abstract art and bold use of color. “Having tall ceilings, scale is so important,” she says. “The size of these paintings helps balance that height.”

The modern Tudor home features a creamy white all-stucco façade complemented by wood-stained shutters and front door and black windows. The home’s asymmetry and lush, mature landscaping become dramatic at night with custom lighting in front of the house and on the path by Natural Accents Lighting Design.

Kelly e ortlessly mixes old and new in the dining room, adding a French element with the mirror. Her penchant for theatrical lighting plays out above an RH reclaimed wood table. “The Moooi mesh chandelier, translucent during the day, lights up and glows at night, casting a wonderful web on the ceiling.” Flanking the mirror are found works of art: on the le , a piece titled Cattle and Carnivore by Stephen Ainsworth, and on the right, a painting by Kansas City artist Frederic James. Kelly not only scours estate sales for unique pieces, but also scores intriguing objects, furnishings and art online, including a Gino Hollander abstract from eBay. “I have one of his paintings in the kitchen that I discovered in the West Bottoms,” she says, “and was intrigued by his simultaneous use of acrylic and oil.”

A view into the dining room showcases a pair of American of Martinsville mid-century modern armchairs. An oversize globe pendant by Kara Mann for CB2 sets the stage for the lounge. A custom olive-green velvet banquette accommodates humans and the family’s dog and two cats. An orb-shaped suede ottoman and a concrete form table are the perfect accoutrements to round out the space’s edgy aesthetic.

“I knew they would need to vet the project because I wanted anything but the typical pretty white kitchen with stainless steel appliances that’s common on Pinterest,” Kelly says. Her existing kitchen was white, but she knew there was enough natural light in the room to pull o a moodier color palette.

Brasstacks Design + Build senior designer Regan Romero and designer Madison Armbruster were tasked with reimagining the main level public spaces in the Krehbiel residence—and achieving the homeowner’s aspiration of “relevant design, incorporating old and new.”

“When the Brasstacks team visited, saw the existing space and listened to more of my must-haves, Kevin immediately hit upon what would become the centerpiece of my new kitchen: a long, asymmetrical island.”

Le : Eight-inch decorative crown molding— “more nuanced than traditional molding,” Kelly says—was added to scale down the 14-foot-tall ceiling.

Brian’s meticulous attention to detail and the final results to be extraordinary. Right: The jumping-o point for reconfiguring the kitchen was replacing an outdated island and bringing in master carpenter and cabinetmaker Brian Halverson to create a piece of furniture in its place. The only visible appliance is the range; the dishwasher, fridge, freezer and pantry are cleverly hidden behind built-ins, which includes a pantry. “Take the stove out of this room and it looks like you’re in a well-designed bar,” Kelly says.

“Things had to be moved, walls taken down,” she says. “I can decorate anything, but I couldn’t envision the floor plan that would ultimately make sense. Brasstacks presented me with three di erent renderings, and we ended up meshing two of them. It was a highly collaborative exercise and inspiring to work with Regan, who pushed me in directions I wouldn’t have necessarily gone.”

Kelly knew the project was complicated from a design-construction perspective.

For Regan, the process started with the hip black leather jacket that Kelly wore to their first meeting.

“Kelly’s aura oozes creativity, beginning with how she dresses,” Regan says. “That stand-apartfrom-the-crowd attitude inspires and motivates me as a designer—I’m fueled by highly innovative individuals. Her vibe is ‘let’s mash up modern with vintage, but keep it sophisticated, elegant and timeless.’ With Kelly, I felt empowered to think out of the box and was eager to do the next big thing to accomplish her goals.”

The living room’s focus was to balance the height of the soaring ceiling and to create warmth. One solution was to add stunning ripple-fold draperies, which Regan says add “drama, fluidity and a so ness” to the room. Kelly’s collected furniture— including a pillowy, deliciously tu ed sofa, a pair of swivel chairs and one-of-a-kind art—adds a brilliant stroke of modern elegance. Portola Paints’ Lime Wash in Kingdom was used on the walls in the kitchen, lounge and living room, creating a subtle patina that adds movement and interest throughout the space. But the living room’s pièce de résistance is a breathtaking custom fireplace wall with a large

“If you hire a good design-build company like Brasstacks, you know the tradesmen they work with are on their level of excellence, too,” she says. “I wanted the feel of built-in furniture, not only in the kitchen but also in the hearth room, to give that space a more loungy feel with the custom banquette. It took a long time, but that was expected. Everyone wants things quick today— instant gratification. This was slow design.”

ith Stephanie Agne’s impeccable eye for color, texture and unique pieces, her house in Prairie Village is just as stunning as you might expect from the founder of the home and lifestyle boutique Golden & Pine.

Stephanie moved into this home in 2018—shortly a er moving her storefront from its original location in Brookside to an expanded space in the Shops of Prairie Village— with her husband, Danny Agne, and their two young sons. The transition o ered them another remodel and design adventure, having already worked on two previous homes together. But this Prairie Village classic, which hadn’t been updated in about 40 years, was the most extensive redesign yet.

Stephanie’s choice of Black Panther by Benjamin Moore for the home’s exterior ties the Cape Cod classic style of the original home to its 1980s addition on the east side. In the Agnes’ 2018 remodel, the home also received new windows throughout—which is “really dreamy” for Stephanie, who’s used to stubborn old windows in homes in Brookside and Roeland Park.

But the walnut’s richness here is balanced by the cool limestone from RockTops, which flows from counter to backsplash to open shelving above the range. Stephanie and Danny, both Kansas City-area natives, married in 2008. With a couple of moves for Danny’s job, the couple ventured from the wooded scapes of Maine to sunny California before settling back in their shared hometown. The geographical journey mirrored a professional journey for Stephanie. She’d graduated college with a degree in nutrition and spent many years working in public health and in hospitals. But her lifelong passion for design kept calling to her.

To create the home’s current airy feel, they opened a segmented first floor by taking down walls along the main stairwell at the entry and between the living, dining and kitchen areas. With Stephanie’s keen choices on display throughout, the furnishings and accessories in the home are a blend of vintage—sometimes quirky—finds and high-end, ethically sourced pieces from Golden & Pine. The result is an Insta-worthy design delight, grounded by an earthy color palette and kid-friendly textiles.

The walls came down on either side of the stairway and a modern handrail was added to create room to breathe as you enter. The freestanding cabinet serves as a bar area and is a fun find from Urban Outfitters. Stephanie mostly sources from her own shop but also mixes in a few quality pieces, like the cabinet, from other retailers and from local vintage shops.

The openings on either side of the fireplace were widened as much as possible. And Stephanie chose this thin Farmhouse brick tile from Clé to run to the edges of the wall, giving it the illusion of a freestanding fireplace. The Samsung Frame TV is a favorite, especially of Stephanie’s young sons, who like to surprise her (or make her cringe) with their art choices. Muted earth tones and organic lines sweep throughout the house, including space at the top of the stairs and a shared bath for the boys.

A white-washed poplar ceiling adds dimension and textural interest to the dining area and pulls through to the front entry just beyond. The curation of dining table from Golden & Pine, rattan chairs from Safaviah and head chairs from the famed Brimfield Antique Flea Market is a perfect example of Stephanie’s artful mixing of new and vintage, high and low.

“I do get really excited when a client hires us to do something bright. It’s really fun to work with those In the primary bedroom, the large windows and vaulted ceiling from the home’s addition are two of Stephanie’s favorite things about the room, and they add to its treehouse feel. “I like to wake up with the sun! Everyone thinks I’m crazy,” Stephanie laughs. “But I’m an early riser. And I feel like if we had shades or blinds, we would keep them closed and we’d never see the sunrise.”

Her mission for the shop stemmed from a need she saw for greater transparency within the homegoods industry and to make ethically sourced, artisan goods more accessible in Kansas City. Rooted in its mission, Golden & Pine flourished.

Soon a er she moved back home and had her first son, Stephanie made the move to her new career as well. Following her heart, Stephanie founded and opened Golden & Pine in 2016 (paying homage to their journey across the country with the name, with “Golden” for California and “Pine” for Maine).

A er just two years, the time came to expand its brick-and-mortar space—and a search led Stephanie to a larger storefront and, by chance, a new home in Prairie Village.

The contractor leading the new shop’s remodel tipped Stephanie to his neighbors. They wanted to sell their home but hoped to do so without putting it on the market. It was an undeniable setup of the right time and place, so Stephanie and Danny went for it. A pool was the selling point for her, plenty of space for a garden for him. Approaching from the outside, the home’s edgy dark exterior emphasizes its classic, dormered shape nestled among the trees. The woodsy silhouette harkens to the couple’s time in Maine. The former owners added on to the east side of the house in the 1970s, making room for the vaulted ceiling and spacious windows on the second floor. These two distinct styles mingled together and set the stage for what Stephanie playfully calls a “Cape Cod modern” aesthetic throughout the home. Open the front door, and you are swept inside in a wash of sunlight and nature-inspired hues. The artful contrast from dark exterior to light interior makes each more interesting and pleasingly unexpected. So white walls and trim serve as a backdrop throughout the main floor and in the primary bedroom suite. The muted earth tones Stephanie chose for furniture, artwork and accessories provide the energy of color—but in a livable way that says “come for cocktails and bring your kids to play, too.”

With a nod to the home’s black exterior, the sink wall in the powder bath features wood planks charred in the traditional shou sugi ban method from Japan. The copper fixture is the perfect pop to play o the wall and tie to the elegance of the quartz vanity.

Stephanie said designing the primary bath was a challenge to fit everything in, but they wanted to make sure they could include a soaker tub: “It was a bit of a squish.” The back wall showcases handmade zellige tile from Riad. Its natural texture adds movement, while the subtle shine adds reflected light to a smaller space.

“We le that room empty for a long time trying to figure out what to do with it because we didn’t need a third eating spot,” Stephanie says. “The chairs are vintage; I’d already bought them from Chairish and finally had them recovered in the green leather. It’s turned out to be a perfect place where we can sit if the kids are watching TV, or when we have people over—they can drink a cocktail there while we’re in the kitchen.”

“We actually like smaller homes,” Stephanie says. “Like with living in the apartment now, my kids think that it’s really fun.”

And we’ll be delighted to see that, too.

The Prairie Village house was about 2,800 square feet—and they’d like less than that the next go around. “But I’m looking without too many expectations, especially in this current housing market,” she says. “I’d like to do something more fully modern, but I’m also open to being surprised.”

While loving the calm she’s created in this home, Stephanie, like all good visionaries, has her sights set on a new family adventure. The Agnes have sold this home and begun enjoying cozy apartment life while patiently waiting for the next right-place-atthe-right-time. Stephanie looks back at this Prairie Village home with fondness but also an excitement of the good things to come.

e might have an idea of the principles of feng shui—face the bed toward the door, clear the clutter. But as with many ancient philosophies that Americans try to adopt, that barely scratches the surface.

Horizontal lines, wide bands of wood and stone, and a roof that extends beyond the walls of the home all add to its sheltered, protective feeling. From an environmental perspective, the Zachariahs didn’t want to tear down an existing home. But the old house on this lot couldn’t be salvaged, so their rebuild makes the most of the pre-existing house’s footprint. A large-scale piece by Hunt Slonem, sourced from Weinberger Fine Art, paired with the minimalistic Avenue Lighting fixture from Rensen House of Lights illuminates the stairwell beautifully at night.

“We have a view of the creek from basically every room,” David adds. “Recently, we were having dinner on the patio and there were five deer right by us, munching away. They didn’t even move.”

You can feel that di erence as you enter the Fairway home of David and Linda Zachariah. A hushed peace, earthy hues and a river of cool black tile lead you from the front door into the open-concept living, kitchen and dining area. It feels soulfully spacious but not oversized.

“I’m always overwhelmed by the beauty of it and love coming home,” Linda says. “I don’t care if I have a million chores to do; I just love being here.”

It’s a quiet internal landscape of just-right proportions and a balance of textures, from the stone wall separating the entry from the stairwell to the sleek walnut slatted wall in the dining area—and the generous leafy view between. The homeowners say they experience awe every time they return home.

“It’s like we were having dinner together,” Linda laughs. “We felt like we were a part of nature.”

With nature as the focal point, the Prairie Modern architecture reflects an intuitive conversation that flowed between the home and designer Will Brown of Sunlight pours in through the Mondrianinspired windows and streams across the black tile at the entry. In feng shui, the water element is associated with the color black; it represents the ideas of stillness, wisdom and quiet contemplation. To add a touch of practicality, Will chose this mid-century modern credenza from local contemporary furnishings store My Home. A rich horizontal wood element on the fireplace balances the vertical slatted feature wall opposite it in the dining room.

Perched among the treetops at the back of the house, the kitchen is a balance of clean lines and subtle sheen in the pearlessence of the backsplash and the brass of the pendants. Uncluttered simple elements in the primary bedroom are essential for allowing the mind to relax and feel clutter-free itself. The co ered wall behind the bed is painted in a matte mocha color, a handsome accent that also absorbs a bit of the natural light to aid the room’s calming feeling.

There is, of course, a perfect synergy of Prairie Modern style and feng shui principles, since the earliest pioneers of Prairie Modern (like Frank Lloyd Wright) were inspired by the Japanese Zen aesthetic and principles of kanso, the Japanese equivalent of Chinese feng shui.

While it seems the house may have grown up from the ground here, the Zachariahs moved into their new home in January 2022. They found this special spot, which had a house that couldn’t be salvaged, a er looking for more

“Part of what I learned about feng shui is that you don’t impose it. You don’t just throw it onto a house,” Will explains. “It’s about listening to a space, for when and how it’s asked for. And feng shui can be overwhelming, so with the Zachariahs’ home, I used some of the easierto-apply principles. The end result is a focus on the five feng shui elements: wood, water, metal, earth and fire.”

These elements became the motivation behind Will’s design, and the ideas energetically flowed from there.

The primary bathroom feels like a luxurious treehouse, with the soaking tub next to a generous picture window. The healing calm felt here and throughout the home may be the mindful application of feng shui, but also a deliberate choice to keep it right-sized. “This isn’t a grand bathroom in a big house,” David says. “We wanted a comfortable house for two people and space for guests, not a McMansion that’s disproportionate to its environment.”

That balance of di erent strengths and perspectives also energized Linda during the process. “I think it sort of spilled into the rest of my life, in a positive way,” Linda says. “Just working through issues together with the creative minds, I loved that process. But I don’t want to do it again—because I love this house.”

As the plans for David and Linda’s rebuild took shape, Will joined their team. He and Linda had been friends for years, and this project came just as he was branching out to include new-build design in his firm’s repertoire.

It’s elemental to our human experience.page 196. than a year. They then partnered with architect Scott Bickford of Bickford & Company to rebuild. Scott had also designed David’s previous home in south Overland Park, which had a floorplan that he and Linda loved. But location, location, location: they wished the house were closer to the city. They enjoyed the atmosphere of the neighborhoods near the Plaza—like Westwood, where Linda herself had previously owned a home.

“It’s been a dream, really, to work on a new build with someone I already knew and was friends with,” Will says. “This project has really broadened and strengthened my level of confidence in what I could do as a designer, my role within the whole team—and how to lean on people’s expertise.”

The walnut wall behind the TV was a bit of a risk, potentially making the space too dark, but the rich color is o set by light furnishings, mirrored tile and a Dean Kube portrait.

So Bickford & Company reworked the design of David’s Overland Park home to fit T-shaped within the available footprint of the Fairway lot, being careful to leave as much of the creekside woods undisturbed as possible.
