2020 KANSAS CITY REAL ESTATE MARKET RECAP Low Interest Rates, Strong Buyer Demand and Increased Home Sales Despite Persistent Inventory Shortage, COVID-19 Pandemic

T

he residential housing market across the Greater Kansas City Region remained strong throughout 2020 according to year-end data from the Kansas City Regional Association of REALTORS® (KCRAR). Closed sales were up 6.3% for the year, indicating continued buyer demand. While there was no shortage of buyer demand in 2020, the lack of homes for sale created challenging market conditions. Inventory for 2020 was down 51.3% compared to 2019, with the year closing with just 3,696 homes for sale across the region. The average sale price increased by 10.4% to $272,623 in 2020. “We have a critical need for more inventory across our region, as is the case for most of the nation right now,” said Tony Conant, President of KCRAR. “Market conditions are highly favorable for homeowners who are considering selling in 2021. KCHBA to Auction Children’s Playhouses for Local Non-Profit The Parade of Playhouses returns for its third year in 2021 The Home Builders Association of Greater Kansas City (KCHBA) is pleased to announce that the Parade of Playhouses is scheduled for April 24-May 2, coinciding with the KCHBA’s Spring Parade of Homes, which runs April 24-May 9. KCHBA members and area schools are designing and building unique playhouses to be auctioned off to the highest bidder. The proceeds will benefit a local 501(c)(3) via the KCHBA’s Foundation. Consumers will also have the opportunity to vote for their favorite playhouse and the winner will be given the “Pick of the Parade” award. A panel of judges will also inspect the playhouses and an award will be presented to the most innovative playhouse. There will also be a prize for the home that raises the most money. Last year, 13 playhouses were auctioned with the proceeds benefitting Veterans Community Project. Playhouse themes included the Kansas City Chiefs, Whataburger, Dr. Seuss, a castle and more! KCHBA is currently in the process of determining its community partner for the 2021 Parade of Playhouses.
