These guidelines describe the visual and verbal elements that represent RTM’s corporate identity. The following brand book was created to help bring consistency to the way we all portray RTM as a company. We share a responsibility to present our brand correctly in any form of communication, whether it occurs in print, online, or in presentations. We need to ensure that our brand maintains a consistent look and feel no matter where in the world it’s seen. This brand book will provide you with the necessary tools and standards to accomplish our collective goals. The elements in these guidelines take effect in every visual aspect of our company.

C L E A R S PA C E The clear space provides breathing room so our logo doesn’t get squished, cut off, or lost on a page with other information. It also ensures that it is presented consistently with other information. The amount of clear space needed is derivative from the width of the first curve shape on the logo. This is the minimum amount of space needed around the logo.

COLORS RTM Engineering Consultants has four official colors: dark red, dark teal, light teal and grey. These colors have become a recognizable identifier for the company. Use them as the dominant color palette for all internal and external visual presentations and marketing materials.

TYPOGRAPHY AND HIERARCHY Typography hierarchy presents lettering so that the most important words are displayed with the most impact so users can scan text for key information. Typography hierarchy creates contrast between elements. Take the following into consideration: 1. Font Sizes. Each level shall have its own specific size; this helps to create contrast between the different typographic elements in your design. 2. Contrasting Typefaces. The official RTM font is Avenir LT, this font family has different style and weight options. 3. Color. This will definitely make your design stand out. Use the RTM primary color palette when adding colors to your headlines and subheads. 4. Spacing. The spacing between typographic elements: letter-spacing and line-spacing will make all the difference for a balanced and easily readable document. To create an effective hierarchy in our design, we have three levels of typography:
Level One | Headlines The typography used for Headlines should be the most immediate visible typographic element in our documents.

Level Two | Subheads The typography used here will help organize the document into sections. The subheads shouldn’t stand out as much as our headlines, but should definitely stand out from our general body copy text.

Project Description This project involved a design of a new 3-story state of the art Police Headquarters building for the Orlando Police Department. This project was performed with as a design/build contract as a LEED Silver Facility. Consultant Role Milan/RTM was responsible for full Mechanical, Electrical and Plumbing, Fire Protection Engineering Design associated with the project. Along with the design phase (complete in June 2015), Milan/RTM will assist in the construction administration phase for the respective disciplines. Project Relevance This project involved the design of a City Municipal facility. The design/build team worked with Public Works, Facilities and the Police Department to ensure all design work was within the construction budget. Design Highlights The mechanical systems for this project included a complete VRF (Variable Refrigerant Flow) system with above ceiling fan coils and exterior ground mounted central condensing units. Rooftop DOAS (Dedicated Outside Air) systems which use Energy Recovery Technology provide conditioned outside air to all VRF fan coils. The Energy Recovery portion of the system exchanges energy from precooled exhaust air from restrooms and other areas to the humid outside air. All systems were designed as Variable Speed controlling the amount of outside air delivered to the building based on occupancy/ carbon dioxide levels. The plumbing systems include water conservation fixtures throughout the building. Rain water collected from the roof is connected directly into the local retention ponds designed with fountain features. The original electrical design included natural gas powered Micro Turbines which produce electricity on site while capturing waste heat to heat building domestic water. The design was performed as a “second utility service” which was required for the critical facility and since the bringing a second power circuit to the site was not feasible. UPS systems were utilized for emergency lighting along with data center/ computer power outlets.

Project Conflicts and Resolutions During the latter part of the design, the power utility company had finally confirmed a way they could bring utility power to the site at a feasible cost. With this information, MilanRTM worked with the utility company to update the payback analysis on the project and determined the second utility circuit seemed to be the best method of “backup” utility power with the new installation cost provided. MilanRTM modified the design and resubmitted the project removing the Micro Turbine design.

space and resources. In Chicago alone, the number of active high-rise construction sites more than doubled (from 14 to 34) from October 2014 to January 2016. Designing multi-story buildings requires architectural teams to carefully plan elevator systems that meet current safety standards, as well as address the unique needs of the space. This whitepaper will discuss mechanical, electrical, plumbing, and fire protection considerations for designing a safe and efficient elevator system.
TYPES OF ELEVATORS HYDRAULIC VS. TRACTION ELEVATORS

When designing for an elevator system, it is important to first determine which type of elevator suits the project’s

needs. Hydraulic and traction elevators have different requirements and specifications, and building height is a major factor in which one is appropriate for a project.
HYDRAULIC ELEVATORS Pumps that are generally 30-40 horsepower move hydraulic fluid under a piston to raise this type of elevator – then return fluid back into the tank to lower the elevator. Hydraulic elevators are advisable for shorter buildings, up to five stories. They also contain flammable liquid and must feature appropriate fire alarm and protection devices.
TRACTION Traction elevators, on the other hand, are suspended by tensile cable and balanced by counterweights equal in weight to a half-loaded elevator. They are raised and lowered by moving the cable. Traction elevators are more common for buildings that have more than five stories. Motors are usually 15-20 horsepower. Traction elevator machinery has traditionally been located in penthouse spaces above the elevator shaft; however, “machine roomless” elevators are now available for buildings up to 150 feet tall. This centralizes all machinery within the shaft, saving the client the cost of building a dedicated penthouse space.

TEXT BOX SMOKE CONTROL Modern buildings are designed to contain a fire to the location where it starts, and floor plates generally are rated to prevent movement of smoke and growth of a fire. For this reason, care must be taken with shafts that penetrate multiple floor levels since they are susceptible to collecting smoke from a fire, or transferring smoke from floor to floor. Smoke control normally is operated automatically by the fire alarm system, but firefighters need the ability to override the system. Because of this,

HOISTWAY VENTILATION In the past, hoistway ventilation was the main approach to smoke control. When smoke was detected in an elevator shaft or lobby, vents in the top of the shaft would open to discharge smoke. Hoistway ventilation is becoming less preferable because it can exacerbate problems through stack effect, drawing smoky air from the fire floor through the shaft.
HOISTWAY PRESSURIZATION Pressurization is an alternative smoke control solution, which begins when a building’s fire alarm system is activated. It works by positively pressurizing the hoistway and pushing air outward through any opening, avoiding smoke infiltration.
EMERGENCY POWER Emergency power is a primary concern in new building design, especially since high-rise buildings are becoming more commonplace, and they are simply not accessible without elevators.
ELECTRICAL POWER REQUIREMENTS In most jurisdictions, a high-rise is defined as a building with an occupied floor set more than 75 feet above the lowest level of access from a fire department vehicle. Backup power systems are required for high-rise buildings, and are usually powered by generators. Emergency lighting, including elevator cab lighting, is considered an emergency load, while elevator motors are backed up by generators as standby loads. All high-rise buildings must have standby power for elevators, but not all elevators have to be capable of running at once during an outage. Generators should therefore be large enough to operate only one elevator in a group. Elevator controllers should also be programmed to operate just one elevator at a time while on backup power.

IF YOU ARE USING GOOGLE: • Copy template signature below for your specific office location • Click on Settings in the upper right hand corner • Scroll down until you see the Signature section • Paste the template signature • Update your name, title, e-mail address and direct line (adding cell is optional) • Click on the e-mail address, then select “change” to keep the hyperlink.
