Selling property isn’t always as simple as putting a house on the market for the highest price possible and waiting for the buyers to come. Most of the time, you need to be clever and utilise all the skills that an estate agent has at their disposal to achieve your desired price within a reasonable time frame. Despite popular opinion, successful sales can be achieved without having to put properties on the market too cheaply, and reducing the initial price isn’t the only way to increase interest. Guide pricing (for example, when properties are offered for sale at £260,000-£270,000) is proving to be very effective at the moment. It encourages people to offer more than a standard asking price and promotes competition if there are several buyers interested, resulting in a better price for the vendor. This is also helping the property market – and the industry as a whole – to grow. There are several ways to increase a property’s exposure, including premium listings and featured property options on Rightmove, substantial newspaper advertising, and plenty of social media activity. You should also never underestimate the benefits of professional photography, as this can significantly increase the number of viewings. If you’re not completely sure that it’s the right time for you to sell, why not trial the market to see what interest is generated? A brochure will be made for your property, it will be marketed on Rightmove, and you can even book an open day – all before you commit to fully marketing your house. If you’re happy with any offers made, you can proceed with a sale. If you’ve not got the right offer but there is sufficient interest, you can keep it on the market. Or you can simply choose to do nothing. With a no sale, no fee estate agent, you’ve got nothing to lose.

Haybrook in the community Haybrook has been selling property in the local area for the last 25 years – but their success isn’t just the result of a top-notch service. Having built strong links with the local community, they’re also renowned for being the estate agent with a heart. The latest competition has fuelled this reputation even further. They have teamed up with the Sheffield Steelers, the ice hockey team sponsored by Haybrook, to design mascot Steeler Dan a new home. Enlisting the help of the region’s children, Haybrook and Steeler Dan invited schools in the area to submit their bright and beautiful designs. Together they visited Kiveton Park Primary School, Halfway Junior School, Mosborough Primary School, Brook House Junior School and Renishaw Primary School. To thank the kids for taking part, more than 2,000 children and staff at the schools were given free tickets to the Steelers match against the Fife Flyers. The children with the winning designs also won VIP experiences for them and their family. “We ran this competition to help children gain an understanding of the property market, and have some fun with the Steelers,” explained Haybrook Crystal Peaks’ branch manager Sam Reaney. “We take any opportunity to reach out to local children and strengthen our ties to the local community.”

s summer fast approaches, all music lovers will be gearing up for the festival season. Grab your wellies and face paint, and get down to Sheffield’s local music festival this June. Originally starting from humble beginnings, Mosborough Music Festival began in 2011. The inspiration behind the event came after the sudden death of talented local musician Mark Thorley. He played a big part in the rise of Mosborough Football Club and, after his death, a day of charity football games and bands playing at Mosborough Miners Club was organised to raise funds for his then five-year-old son. The event was so well attended that organisers decided to make it an annual event. This year the festival is Friday 3 and Saturday 4 June, on the old Westfield School site in Mosborough and is set to see its biggest crowds yet as it celebrates its sixth anniversary. The festival has grown year on year and last year’s event was a sell-out. With big name acts now taking to their stages - in previous years the festival has seen the likes of Reverend and the Makers, Paul Heaton, The Selecter, Doctor and the Medics and Lucy Spraggan play to the crowds – this year promises to be bigger than ever. Mosborough Festival will raise money for two charities this year including Help For Heroes, a charity that supports thousands of men and women and their families from the armed forces, along with the local Mosborough Community Sports Group, which provides sports facilities for the young and old. After playing an explosive set at the festival in 2013, on the back of their epic album, Mirrors, Sheffield’s Reverend and the Makers are back to headline this year due to popular demand. After playing at the festival last year they said: “What makes Mosborough special is you get the best of both worlds, in the sense that it’s a very friendly and relaxed event but at the same time the standard of bands is really, really high.” Highly acclaimed Liverpool band, The Jackobins, with their new hit single One More Chance, will also play, along with Midlands-based The Shanklins, who are set to play a number of indie-rock tunes to get the crowd going wild. Also in the Mosborough mix this year are some upand-coming local Sheffield bands, including Redfaces, Bang Bang Romeo, Velcro Teddy Bears, Malarky Affair and The SSS.

Luckily, there are loads of activities, museums and centres right on our doorstep. From spectacular stately homes, to adrenaline fuelled outdoor activities, there is something for little ones and big kids alike. If the sun is shining, Rother Valley Country Park is always a great place to start. Adventure Valley (formerly Playdales) was relaunched last year and is kitted out with everything young children need in a playground. Looking out across a glistening lake, watching wakeboards cut through the water, surrounded by children scoffing ice cream – it is a picture that you could easily imagine on holiday. In fact, this little suntrap for both adrenaline-junkies and families alike can be found in Sheffield and just goes to show that you don’t need to go abroad to have some fun in the sun. Sheffield Cable Waterski is the north’s biggest cable wake park, where you can enjoy exhilarating sports such as knee boarding, waterskiing and wakeboarding. The wake park caters for everyone from beginner to advanced level and plays host to professional wake boarders, a kid’s club and everyone in-between. Hop on the miniature train, hire bikes for all the family to cycle, or simply blow off the cobwebs with a brisk walk. Those serious about sports will be pleased to find

Elements Laundry & Dry Cleaners was created nearly six years ago and has two self-service laundrettes in Sharrow and Foxhill, in addition to the new Handsworth shop. As managing director Jonathan Collins explains, the business was established after they noticed a gap in the market. “We could see the standard in the industry wasn’t as good as some other service industries and we wanted to create a business where the customer came first. If a customer has a problem with a stain on a garment, they just need to bring it to us. We will do our utmost to remove the stain, clean the garment and hand finish it.” Elements’ friendly staff have over 40 years’ experience in the laundry and dry cleaning sector. Having grown year-on-year since opening, their customers know they will always receive a first-class service. And the interiors are pretty special, too. The Handsworth site, by pure coincidence, was a launderette many years ago but Jonathan was determined to shed the stereotypes. As a result, he has based the new shop’s design on a boutique hotel reception. “I come from an interior design background and you can see my unique designs in all three of our shops,” he said. “I thought, ‘why do dry cleaners have to have the same generic design?’ It’s boring and people expect and deserve more.” In addition to standard items, Elements has become very popular for cleaning wedding dresses. As the dresses are cleaned in-house, the turnaround is much quicker. “We clean and hand-finish dresses to the highest standard,” said Jonathan. “Sometimes a new bride might need her dress cleaned quickly as she got married abroad and needs to wear it for her reception back in Sheffield.” The Handsworth branch also has its own in-house seamstress. So, if a customer needs a zip replacing, a fitting for a dress, or a complete outfit making, Sharon is on hand to help.
