Building in your garden can give you the extra space you crave with minimum of fuss
ello and welcome to our April issue of Northside. This month we’re looking at all things home related, from calming pastel colours for your interior to local businesses who can help you do any work you require (and give you inspiration too). Home offices have become more of a necessity rather than an indulgence but if you really want to make a statement we have some garden buildings that are not only practical but stylish too. Closer to home we speak to Meera Shah who has created a virtual art gallery where you can browse, buy or just experience fantastic local artwork. Elsewhere we’ve got your usual mix of fashion, beauty and more.

IN BRIEF
MiNT move
Spring is in the air... …And there is light at the end of the tunnel - we hope! As we write this, the sun is shining on a quiet Harome, the ducks are swimming serenely on the village pond and signs of spring are everywhere… and we hope it won’t be long until we can return to the Pheasant. If all goes well with the PM’s roadmap, the Pheasant at Harome will be offering alfresco dining on the terrace and garden from 12 April to 16 May. A brand new Pheasant Terrace menu will be available from 12noon to 6pm and Sunday lunches will also be available. Customers are reminded that the rule of six or two households will apply at this time. From 17 May it is hoped that the hotel will be fully open again. The Pheasant are currently taking room reservations and the newly-decorated restaurant will also re-open. Larger groups (of up to 30) will be able to gather outdoors but the rule of six or two households will apply indoors. Weddings, anniversary celebrations and birthday parties (up to 30 people) will also be able to resume. Booking is essential. Call 01439 771241 or email reservations@thepheasanthotel.com
MiNT Festival, now in its tenth year, has finally come home to roost in their new 136-acre location, at Newsam Green Farm, bought by the team itself in a £5million pound investment. The stunning farm is situated just outside Leeds city centre and offers a naturalistic setting with barns, forests and orchards all set to provide the backdrop to a world class line up that will be announced soon. With over 20 year’s experience, the team behind the iconic MiNT brand, including The MiNT Club and MiNT Warehouse, have hosted some of the UK’s high-profile parties and festivals. MiNT Festival is one of the UKs most reputable electronic music festivals and over the years they’ve attracted an enviable line-up to Leeds that spans across the genres. Previous events have historically been staged at a range of venues including Wetherby Racecourse, Tetley Brewery, Stockeld Park and more recently The RAF base andLeeds East Airport in Church Fenton. However, the new site, established at Newsam Green Farm, will now offer a permanent base becoming Yorkshire first ever dedicated festival sites. After a year off due to COVID-19, MiNT Festival will return on 25 September 2021, promising to take things to an even higher level with its biggest and best line-up to date. Festival-goers can expect an all-day party with the usual toptier acts followed by the festivals legendary after parties. Tickets are on sale now and can be purchased from www.Mintfestival.co.uk

WHAT’S GOING ON LEEDS?
JORDAN ODU’S IS DREAMING OF POST-LOCKDOWN – AND HIS DIARY IS ALREADY STARTING TO FILL UP.
lease tell me I’m not the only one who has been keeping sane by writing lists of ‘things to do post lockdown’? With the impressive vaccine rollout well underway, I’ve been edging closer to cloud nine these past few weeks and my social calendar is filling up. Never again will I complain about being too busy. Before I even get to the bar for that first cocktail or a restaurant for the meals I’ve been dreaming of, I need to tame my fro.Yes, it’s been a long time
P
since my precious locks were chopped, so the first stop is XS Hair before I hit the shops for some much needed retail therapy. I can’t wait to dive into Victoria Quarter, which is home to many of my favourite stores. Online shopping is all good and well, but you can’t beat checking out the new season collections at Harvey Nichols, swinging by Reiss for a new shirt because we can finally go out and of course, I’ll be heading to trailblazing independents such as Accent Clothing in Queens Arcade. No retail excursion is complete without some light refreshments and there’s going to be plenty of terraces and beer gardens to go at this spring. I’ve already got my table at Issho reserved and looking forward to discovering their latest culinary delights whilst sipping cocktails alfresco. 12 Northside | www.northsidemagazine.co.uk
Later this summer, we also have The Green Room to enjoy; a rooftop bar and vegan restaurant set to add some spice to Wellington Street. Located just a stone’s throw away from the muchhyped Channel 4 offices, their soon-tobe sun-kissed terrace is showing signs of being a major hotspot in 2021. Another area set to up its game in the
coming weeks is the already popular Chapel Allerton. Foodie favourite Black Market have already unveiled their rather outdoor terrace, which nicely complements the Mustard Pot beer garden across the road. Sports fans are also in luck, as The Pit is currently undergoing a makeover that will see it transform into The Box.
Jordan’s first stop will be a trip to the hairdresser but he’s also looking forward to visiting Chophaus’s new heated terrace (left)
013 NSide Apr21 26/03/2021 15:55 Page 1
Hot on the heels of the mammoth success of their central Leeds sports mecca, the Chapel Allerton version promises to deliver the goods, with no less than 13 giant screens showing all the major games. Last, but by no means least, my go-to steakhouse is making a big comeback on 12 April.Yes, Oakwood’s mighty Chophaus returns with an amazing new heated terrace that can comfortably seat 80 diners. They will also be showcasing their all-new menus, created in collaboration with award-winning chef Lee Murdoch, who’s taken inspiration from Asia, Europe and beyond. Trust me it’s good. Locals can expect the same prime cuts of locally sourced steak, alongside dishes such as Highland Wagyu Ribeye, Grilled Native Lobster and Korean Chicken Sliders. Trust me it’s good. So, that’s it from me this month. Be safe, take care and I hope to see you dining alfresco across Yorkshire.

INTERVIEW
Expand your mind IN THE ABSENCE OF BEING ABLE TO VISIT ART EXHIBITIONS, LEEDS ENTREPRENEUR MEERA SHAH IS BRINGING THE GALLERY TO YOU. An virtual interior of Galleria Meera
here’s been a culture-shaped hole in our lives over the last 12 months but, thankfully, there does seem to be light at the end of the tunnel. The date of 17 May looks to be the time when galleries, museums and theatres can throw open their doors to the public once again, which will be most welcome to many of us. With only limited opening allowed or complete closure, the last year has been an extremely difficult time for many cultural businesses and venues and many have had to adapt and change, not just to survive but to find ways of keeping arts and culture in the public domain and at the forefront of people’s minds. Leeds-based Meera Shah set up Galleria Meera, a virtual art gallery that specialises in curating art for virtual reality exhibitions, fairs and museums. Using the latest virtual reality software

and platforms, she provides immersive and innovative experiences for people to consume, purchase, and interact with art. “Our current operations are entirely digital which means we can bring to life the work of artists across the globe, allowing viewers to enjoy and purchase art wherever they are, despite worldwide travel restrictions due to the COVID19 lockdown,” she said. “Attendees to our virtual exhibitions and fairs can experience virtual guided tours, immersion in digital art installations, and engage in discussions and networking with the art community across the world. “Galleria Meera specialises in the work of contemporary emerging artists that provide social commentary and explore challenging or unconventional themes. The gallery has a strong focus on curating abstract, abstract expressionism, and
abstract photography styles of fine art.” Meera has worked in the art industry for over ten years after studying a BA at art school at the University of Leeds, and a few years later a BSc in Marketing at the University of Bradford’s School of Management. It proved to be the inspiration for her setting up her own gallery. “In the last ten years I’ve had three corporate jobs and worked on projects with some of the largest and most demanding Fortune 500 and S&P 500 companies,” she said. “I just can’t believe how quickly the last ten years now seem to have blitzed by, and how I now finally have my own art gallery – my dream job! So, here’s to another ten exciting years ahead!” We spoke to Meera about her virtual gallery, the artists she represents and her plans going forward.

INTERVIEW
Where did the idea for a virtual gallery come from?
I had seen many of the larger galleries and platforms like Artsy using Online Viewing Rooms (OVRs). However, once I’d experienced the OVRs I felt a genuine dissatisfaction. I felt that there must be a more immersive and innovative way to view art online. OVRs are more or less a website with static images. I couldn’t help but think that this is art we are talking about, so why not get creative? At the same time, early on I saw a trend in digital art growing in popularity and I thought it was the perfect time to find new ways to consume art digitally. Through my research, I found art being created and consumed using augmented reality, 3D technology, as well as virtual reality art. I think that the galleries of the future will need a way to showcase both digital and physical art. Having a strong digital presence also makes art more accessible and enables us to reach wider audiences. I don’t know why it’s taken us so long to get here, but the digital art world is
Meera demonstrates putting on a VR headset 16 Northside | www.northsidemagazine.co.uk
something that I feel is definitely here to stay. How does it work?
The virtual 360 gallery space can be operated using your computer keyboard. All you need to do is log onto my website – www.galleriameera.com – navigate to the gallery section and enter the exhibition. To experience the gallery in virtual reality (VR), you need a VR headset, however, a headset is not necessary to still be a part of the experience and attend our exhibitions and fairs. If you don’t have a VR headset, you can still join us through your laptop or mobile device. Which artists do you work with?
I work with mostly emerging artists from around the globe. In my most recent exhibition, I worked with eight diverse artists from Barcelona to Hong Kong to the US. My favourite artist that I am working with right now is Roshan, a BritishIndian artist focusing on sociological and
spiritual themes. His most recent series of three pieces titled ‘Elephant in the Tomb’ presents his personal perspective on racism in the past, present and future. His previous series titled ‘Growth’ explores the human potential to explore passion and passivity. His work really challenges my own thinking and forces me to view my existence from perspectives I have not thought about in that much depth before. For me, his art forces us to push our own boundaries as individuals and as a society. You recently spoke at a New York show - how did that come about? How did it go?
It was an amazing experience! I was approached by a US-based virtual reality art show who wanted me to speak about what virtual reality has to offer the art world and the merging of art and tech. I frequently discuss these topics on my social media and will be launching an Art Journal on my website to share my experience on these topics. During the show I had an avatar that

INTERVIEW
One of Meera’s favourite pieces ‘Potential’ by Roshan, from the Growth series
could interact with other users and speak to them in real time. We had the ability to walk around a huge virtual reality convention centre and view a large collection of art. There were virtual booths for each artist just like the ones you see at a physical art fair. I even attended a virtual reality after-party – which was great! What are your future plans?
For the future, I will be working with many more artists from around the globe. I will continue to establish Galleria Meera in the digital art space, but also I want to collaborate with people in the physical art world too. I am working towards my goal of bridging the gap between the two worlds. I am launching the GMAF – the Galleria Meera Art Fair – in September, with artist submissions open from April. I want people to experience immersion in art – it’s an exciting time to be involved with art as we’re in what will be known in history as a transitionary phase. I would like for Local artists can submit
their via the website. More information on our fair will be available on the online as well. Is there anyone you’d really like to work with?
Yes, I would love to work with David Hockney. He is from my hometown of Bradford and one of the first artists I learnt about at high school and later, at art school. Also, recently a digital artwork by artist Beeple sold for $69million. The art world went into a frenzy and I saw this polarity of opinion emerge in relation to the sale. Some were incredibly supportive and others outraged. Some reduced his achievements to ‘selling a JPEG for $69million’. However, looking back at his journey, he created an artwork every single day for 13 years in the lead up to his recent sale at Christie’s. To be so dedicated to create artwork every single day for 13 years of your life, without being paid huge amounts of money, in addition to digital art being considered a very niche area, is a huge testament to
his passion for creating art. I really admire what he has done. What’s your take on the northern art scene?
I think the online art scene is brilliant but equally, I think the northern art scene is fresh, vibrant and exciting. During the lockdown, I’ve seen the art scene come to life in Leeds and the energy and passion that exists here really shines through. I predict that Leeds will be a powerhouse for arts and culture over the next ten years. The Channel 4 headquarters building in Leeds city centre, a hub for talent, innovation and creativity, being completed over the lockdown is just one tell-tale sign of the great things we can expect from the northern art scene in the upcoming years. DEAR DOCTOR
DR OLIVER HULSON IS A CONSULTANT INTERVENTIONAL RADIOLOGIST WORKING AT LEEDS TEACHING HOSPITAL TRUST AND AT SPIRE LEEDS HOSPITAL. QUESTION: I have been told I need to have a prostate biopsy to check my prostate. I have heard about a new biopsy technique called “TP” biopsy procedure, what does this involve?
ANSWER: Prostate cancer is now the commonest cancer to be diagnosed in the UK. Most men will have an MRI scan of their prostate if they have been tested and found to have a raised PSA test from their GP or urologist or have concerns about prostate cancer. An MRI scan can highlight areas within the prostate gland which may need to be tested using a biopsy procedure to find out if there is any prostate cancer present. Traditionally, a prostate biopsy, called a TRUS biopsy, was
20 Northside | www.northsidemagazine.co.uk
undertaken which involved inserting a needle through the wall of the rectum in order to get a tissue sample of the prostate which could then be analysed. This type of biopsy was safe for most men but carried with it a risk of infection in up to five per cent of patients and this could lead to sepsis, a very serious infection. A new biopsy technique has now been introduced in Leeds called Transperineal or TP biopsy. The procedure can be undertaken by a consultant interventional radiologist or a consultant urologist. During this procedure, the needle is inserted through the skin overlying the prostate rather than through the rectum. By taking this approach, the risk of infection is significantly reduced. In addition, a TP biopsy allows the doctors to target areas of the prostate which can be difficult to reach using the TRUS technique. TP biopsy procedures can also be performed under local anaesthetic in an outpatient department which means the patient can come into hospital and go home after a short period. Spire Leeds Hospital in Roundhay is the only private hospital in the region offering the new TP biopsy procedure under local anaesthetic in an out-patient setting. Fresh new look PLASMABLAST SKIN TIGHTENING IS A 100 PER CENT NATURAL NONSURGICAL AESTHETIC TREATMENT DESIGNED TO IMPROVE SKIN TONE AND TEXTURE. et’s be honest, everyday life can be tough on the skin, making people look older than they really are. But while we can’t prevent the inevitability of ageing, we can treat and slow the process to some extent. Skin ageing is expressed in a number of main ways, each of which affects the appearance of the face differently. Wrinkles are often the first visible signs of changes. The skin structure changes over time and creates a loss of volume which in turn leads facial skin to fall in areas where the skin is saggy. Density loss is often accompanied by a lifeless appearance of the skin that becomes thinner. Clare Carroll has recently joined the team at Haus of XS in Chapel Allerton and specialises in Plasmablast Skin Tightening treatments. Plasmablast is a 100 per cent natural non-surgical aesthetic treatment designed to improve skin tone and texture, giving it a brighter, more contoured and more youthful appearance. The treatment works by tightening sagging skin and reducing the appearance of loose skin around the jaw. Fine lines and deeper wrinkles are reduced. Plasmablast allows Clare to remove excess skin in a non-surgical, minimally invasive manor.

Over the last few years, Clare has refined her approach to treating clients that want to look younger without the obvious, frozen, stretched or exaggerated outcomes often seen in the media. The majority of clients that undergo Clare’s signature Plasmablast facelift report that they look and feel refreshed and more importantly they can finally reflect their true personality through their face. Clare’s approach focuses on the following key areas: • Tired and dark eyes • Cheek enhancement • Jawline improvement • Mouth and lips rejuvenation • Nose • Skin texture improvement • Lines and wrinkle reduction The treatment works by using a specialised device is used to deliver nitrogen-based pulses of plasma which charges the air just above the skin. This process damages existing skin cells and causes them to contract, meaning the skins natural healing process goes into overdrive, thus encouraging fresh new cells to be produced. These include collagen and
elastin, which we all know is perfect in minimising the appearance of wrinkles. Plasma Blast can last from ten minutes to two hours depending on the size of the area and condition being treated. To begin with, local anaesthetic cream is applied to numb the skin. The handpiece is then held close to the skin, and lots of zaps are delivered all over the treatment area. You may feel some heat and tiny amount of discomfort, but not for long. After treatment, your skin may be slightly swollen and sensitive. You will also develop small dry spots that will crust over and flake off within a week.
These can be easily covered with makeup. You will be able to see results immediately after treatment. The results will continue to improve as the skin cells regenerate in the following weeks. Dependent on your age and area being treated, you’ll need between 1-3 treatments with minimum six-week break between them. Side effects are extremely minimal with Plasmablast but can include skin discolouration, shedding, flaking, scaling, crusting and peeling. These side effects would typically resolve within 7-10 days. Clare will be giving free consultations, a skin analysis, assessing the shape of your face and what she can do for you at Haus of XS on Wednesdays. Hurry and book your consultation as there is only a limited number available. Call Clare on 07976 971501.Clare also visits salons in Bingley, Brighouse,York and Selby. Are you looking for a 100% Non-Surgical Aesthetic Treatment? Then look no further than Plasma Blast Skin Tightening.
Clare Carroll - Plasmablast Skin Tightening Clare has worked in the beauty industry for 25 years and always strives to be the best at what she does and do the best she can for her clients. Over the years she has studied thousands of faces whilst working in the beauty industry, doing facials, microneedling, microdermabrasion, micropigmentation, brows, lashes etc. As Clare herself grew older, gravity started to inevitably take its course and wrinkles started appearing, the skin started to sag, she had to stretch her skin to the sides to apply eyeshadow etc. Clare decided she needed to do more for her skin but did not want to go down the fake route of Botox and Fillers. It was at this time in her life that clare saw a course for skin tightening and asked the training school if it worked from their experience, they said it did and that she could try it
before she spent thousands on the training. Six weeks later and without realising, she could all of a sudden apply eyeshadow without stretching the skin. That day she booked the course and has been practicing Plasmablast Skin tightening ever since. With Plasmablast / Fibroblast being very new to the industry only three years ago her clients were at first very wary. But after seeing fantastic results for themselves, they all rebooked for further treatments. Clare practiced on herself and a few of her friends and family so that she could monitor the results of her own experiments and in this she found that she didn’t need to do just the wrinkles but that she could shorten loose skin and wrinkles wherever they may be. During your consultation or appointment with Clare she will take photographs of you and talk through with you your problem areas. She will then feel your skin and talk you through what can be done to achieve a smoother, fresher and healthier complexion. Clare can be contacted on: 07976 971501

Sports pitches at Queen Ethelburga’s Collegiate
‘Sport for all’ QUEEN ETHELBURGA’S A SPORTING FINALIST IN ISA AWARDS 2020. ueen Ethelburga’s Collegiate is proud to have been the only independent school in the North of England and one of only three finalists for the ISA Award 2020 for Outstanding Sport (*Large School). The Independent Schools Association (ISA) Awards is an annual event that celebrates success in Member schools from across the UK, and recognises the breadth of quality and provision in independent education across the country. In addition to offering its students professional standard, state-ofthe-art sporting facilities in its on campus dedicated Sports Village, the Queen Ethelburga’s Collegiate TEAM QE mantra is ‘sport for all’. The Collegiate offers a supportive environment where all students can try their hand at a whole host of sports and activities, to encourage them to grow up to lead healthy, active lifestyles. Jeff Smith, Principal of the Collegiate, said: “We’re thrilled to have been a finalist in this category in recognition of our outstanding sports offering here at QE. We’re proud of our tailored and inclusive approach to sports and wellbeing, which we offer from Nursery to Year 13, as part of a wide and varied curriculum. “We encourage and support our students to be active and healthy. Students are given opportunities to try

new sports and progress to whatever level they are able; some students take part in a more intense and focused Performance Sports Pathway in their chosen field. “The Collegiate Performance Sports Pathway gives students the opportunity to see what competitive sport really looks like, in an environment where students can push themselves to achieve their full potential, both mentally and physically. The performance pathway is designed to accelerate the student’s development, focusing on areas such as skill acquisition, tactical, technical and mental skills that are all needed to become better sports men and women. “Contributing to its finalist status and evidence of the outstanding sports offer in action, lies in the success beyond QE, with many former TEAM QE students having gone on to university scholarships and professional opportunities in the UK and internationally. They all credit the
work completed at QE as a crucial part of their success. “For example, in 2020 QE saw three football students who moved on to the next chapter of their educational journey in the USA, to complete football scholarships at Eckerd College in Florida, Barry University in Florida and NYACK. One of the students has also signed a professional football contract with Coventry City Football Club. “Within rugby we have had four students sign professional contracts, and in basketball we have seen five further students gain scholarships to Findlay University in Ohio and Ave Maria University in Florida.” Rob Rawlinson, Head of Sport at QE, said: “Our students know that being part of TEAM QE means having ambition and determination, team spirit, and demonstrating positive leadership, both on and off the pitch or court. Our aim is not only to develop our students physically and build them for success in their sporting ventures, but also holistically. “The TEAM QE approach supports students to become better decision makers, something that helps them in every facet of their lives.” Get more information on Queen Ethelburga’s sporting offer at https://www.qe.org/home/academic/team-qe.

Enjoy your conservatory all year round SAGARS’ REVOLUTIONARY 365 CONSERVATORY ROOF INSULATION SYSTEM KEEPS CONSERVATORIES WARM IN WINTER AND COOL IN SUMMER. onservatories have long been a desirable addition to the home but too often become neglected parts of the house if they’re too cold in winter and too hot in summer. But what if that could change? Sagars’ 365 conservatory roof insulation system can transform your conservatory and make it into a room you can use all year round . At this time of year it’s all about keeping warm and Sagars’ insulation system, originally believed to have been inspired by NASA, can do just that, as well as keeping you super cool in summer. The insulation is built up of complex layers of aluminium foil and insulation that is perfect for insulating conservatory roofs, reducing heat loss by about 95 per cent and keeping the heat out in summer. It’s finished with brilliant white tongue and groove insulated pvc panels to give a maintenance-free bright appearance. Using the 365 insulation system, Sagars, a family-based Yorkshire company, have been turning hundreds of draughty unused conservatories into rooms that can be used for any purpose, all year round. VAT is charged at five per cent as this type of insulation comes under the government’s energy savings rate. The cost of a 365 system is far less than you might think, with a 3m x 3m conservatory typically costing around £1,699 including VAT (interest free credit available over ten months). Fitting and comes with a ten-year guarantee. All work is completed in the day, following government social distancing guidelines to keep customers and fitters safe.

TRUSTPILOT FIVE-STAR REVIEWS: “What can I say apart from excellent. They arrived on time, did an excellent job, when finished left it as clean and tidy as it was when they arrived. It looks really good, very pleased and impressed with the quality of the work. Can’t believe how warm it is already. If you are thinking about it like I was, just get it done, you won’t regret it. Will definitely recommend.” Dawn, 5 January 2021 “Great company to do business with. Had my conservatory clad and now it’s a cosy functioning space. The two guys who attended were really nice and just got on with it and cleaned up after themselves. Great price too. Would definitely recommend.” Elaine, 8 January 2021 For more reviews, please search Trustpilot.

A garden building can have multiple uses
ur gardens have become oases of calm over the last 12 months, particularly during those balmy summer months when we were grateful for being able to spend the time outdoors and escape the realities of the ongoing pandemic. Now spring is in the air and there’s hope for an end to all restrictions - thoughts are already turning to our outdoor spaces and how we can make best use of them over the coming months. Last year may have laid the foundations for what you would like to do with your garden but now’s the time to put those plans into action. Whether you want a better space for entertaining, room for the kids, a gym or a dedicated garden office, there are a host of ways to make your dreams a reality. Garden buildings rarely need planning permission (although there are exceptions which we have outlined later in this article) and can be fitted with water, electrics, heating and – most importantly – wifi, making them a real home from home. With many people working from home over the last year, a garden office has become a viable and practical alternative to using a cramped corner in the kitchen, giving you peace, quiet and great views over your outdoor space. Garden buildings aren’t limited to offices though and can be used for all manner of things including a gym, a playroom, cinema room or a bar/entertaining space - the only limit is your imagination. Perhaps not quite as grand but equally effective at enhancing your outdoor space is adding something like an outdoor kitchen, bar or pizza oven which, when combined with a decked or paved area and comfortable seating, can create a truly impressive space to entertain your guests – which will become a reality when restrictions hopefully lift on 21 June. However big or small your ambitions, over the next few pages we look at garden buildings and additions and how they can improve your outdoor space and speak to some local companies who are in a prime position to help your achieve your garden goals.

PLANNING: hat you’re wanting to build in your garden is a key aspect in determining whether or not you’ll need planning permission. However, the size of whatever you’re planning to build will have the biggest impact. According to the UK government, a building or enclosure that is being built within the boundaries of a house that is ‘incidental to the enjoyment of the dwellinghouse’ is designated as a Class E building. A Class E building does not require planning permission if it, and other existing buildings, do not cover more than 50 per cent of the total area of the house. They also cannot be built in front of the principal elevation of the house — so no building out on your front garden! You’ll need planning permission if: • Your garden building is going to be more than one storey or have eaves higher than 2.5 metres. • The overall height is going to be more than 4 metres for a dualpitched roof. • The overall height is going to be more than 3 metres for other roof types. • The overall height is going to be more than 2.5 metres if the building is within 2 metres of the boundary of the curtilage (borders or fences) of your home. • The building will take up more than 50 per cent of all land outside the house. This includes your current garden buildings — if your shed takes up 20 per cent of the land outside your house and you want to build a log cabin that will take up 35 per
W
cent of the land, you’d need planning permission as combined, they take up 55 per cent of the land. • You want a veranda, balcony, or raised platform as part of the building. • If your residence is a listed building, you’ll need planning permission regardless. If you’re building a shed or summer house that doesn’t extend further than the dimensions above, you should be good to go without planning permission in terms of dimensions and space requirements and regulations. The vast majority of log cabins, garden sheds, and summer houses will class as Class E buildings and not need planning permission in this case. If you’re planning to make your outdoor building a place to work from or simply socialise in, you won’t usually need planning permission (unless the dimensions extend as above). However, the use of your garden building can impact the need for planning permission. You’ll need planning permission if: • You’re planning to use your outdoor building for sleeping accommodation — such as a summerhouse in the garden for adult children or elderly relatives to live in to retain their privacy while living at home. • The building could, in any way, impact your neighbours’ right to privacy. Think tree houses — your kids will love them, but your neighbour might not be best pleased.

GARDEN OFFICE he desire for a dedicated space to work comfortably and quietly at home has probably increased tenfold over the last 12 months. While our homes often meet all our needs for family life, not everyone has the space for a dedicated work area. Too often, home workers have found themselves in cramped corners of the home trying to juggle office responsibilities, phone calls and Zoom meetings, all to the background of homeschooling, housework and the distraction of Home Under the Hammer. Building a fully-equipped garden office can give you everything you crave and more, as well as adding value to your home. And it’s easier than you think.

The ‘Toby’ is an instant workspace that comes fully fitted and equipped
Case Study 1: Dore Garden Offices Former sculptor Adam Reynolds launched Dore Garden Offices in 2011 with a focus on creating beautiful spaces to complement any garden. Their bespoke rooms are built off-site and once will installed will leave you with a high spec, fully insulated and plastered space, ready for you to move in to. The company are launching an ‘off the peg’ building called the ‘Toby’, which comes in three sizes and can be installed in seven days. These instant workspaces, with prices starting from £6,900, come fully plastered with internal light and sockets as standard and includes electrical connection to your house. Do you think there’s been an increase in demand for garden buildings over the last 12 months? As you can imagine the demand for garden offices and rooms in general has grown incredibly since the first lockdown. Our enquiries have gone from two a week to two a day and are already booking into Autumn 2021. Currently we have so many calls from people desperate to move their work place from the kitchen table or bedroom to a purpose-built space! How easy is it to put a building in your garden? It could not be simpler - we deal with all the groundworks (or can organise it) and
don’t need a concrete base or patio to install on to. We sort the electrical and internet connection and they are left ready to move in to. Is it just offices or do your rooms have other functions? The list of garden room uses really is endless. We have built yoga studios, TV rooms, teenage dens, libraries, offices, Split use rooms with storage areas, gyms, workshops, paint studios, have built a room for a taxidermist, a model train set and a miniature railway station. What have you been working on recently? Our teams have already installed half a dozen rooms this year – a gym, an office with a bathroom, a huge furniture workshop, a dedicated garden room and a couple of our Toby offices. What’s been your favourite project? We built an off grid room on an allotment for Sage, a Sheffield charity who promote the mental and physical well-being of adults in our community. Their existing meeting room was a leaking shed and it felt fantastic to provide them with an up-grade. To find our more, call Adam on 0114 4000 108 or visit www.doregardenoffices.co.uk

OUTDOOR ENTERTAINING nviting family and friends around for a barbecue or for a few drinks has seemed like a pipe dream for so long but is now close to becoming a reality. But does your outdoor space give you what you need? You could need better or more seating, an outdoor cooking area to include a barbecue or pizza oven, or a dedicated bar area, which would really impress your guests.

Case Study 2: oakwood garden rooms akwood Garden Rooms provide a bespoke solution to your garden room needs. All garden rooms are individually designed and built around a client's exact needs by a team of qualified craftsmen. They don't build from kits or factory-made panels, which allows them to provide a high-end product of any size or shape, all to building industry standards. We spoke to managing director William Griffin.
How much does a garden building cost? Garden rooms built to a high standard generally start at around £12K for a 3m x 3m and can exceed £60K depending on size and final specification.
Where's the best place to start? The best place to start is to decide what you will be using the room for. Once this is determined you can then decide on what size will work best for you. After that its simply down to design and location in your garden.

How easy is it to put a building in your garden? Having a room in your garden couldn’t be easier. Permitted development rules allow most builds to be constructed without the need to inform the council. And these can be built in under two weeks Is it just offices or do your rooms have other functions? Garden rooms are very versatile and can be used for any function at all. From a home gym, bar, studio, home cinema room, kids room, hair salon, beauty salon, child minding room the list is endless. 50 Northside | www.northsidemagazine.co.uk
What's been your favorite project? I’ve been asked this many time, the answer is difficult as I love them all. But I do prefer the big ones as when they are built they are such a statement.
Case Study 3: kelham island concrete Our gardens and outdoor spaces can be a great place to entertain. From permanent seating and eating areas to outdoor bars, gardens and outdoor spaces have become an extension to our homes, more an extra room rather than something completely separate. If you’re thinking of making some improvements to your outdoor space in 2021, Kelham Island Concrete are perfectly placed to make your dreams a reality. Concrete is not only cool and cutting edge, it is an ideal all-weather material. Oliver Miller is the man behind Kelham Island Concrete, a Sheffield company leading the way in giving a new, high-end appeal to a material that was previously regarded as strictly functional. The company can supply and install barbecues, benches and seating areas, islands and worktops, dining tables and work with The Braai Man to fit South African-style cooking areas. “Once we had discovered what you can do with concrete inside homes, we started to realise the potential that concrete has outdoors too,” said Oliver. “It is really hard-wearing and weather proof, which makes it the perfect material to use outside. “With the global pandemic encouraging more outdoor entertaining, we have seen that customers are now starting to think about how to create an outdoor space that allows for socially distanced entertainment. We are open to any new and bespoke ideas to make your concrete outdoor space come alive.”

These cost-effective solutions are a step up from a shed and can offer many comforts that can meet your needs in a myriad of ways. From summer houses and cosy log cabins to luxury pods and playhouses, there's something for the whole family.
