Uffizzi at the start of a new journey Additions to the team bring a new focus on her range of furniture for Stephanie and a bright future for a firm with a passion for design.

U

ffizzi 2015 has been all about renaissance and the excitement is palpable. The blossoming of architectural interiors projects from both the commercial and residential markets demanded a new dawn; a new structure. When Stephanie Hill relocated to her new showroom on the affluent outskirts of Leeds in 2013, she did so with the intention of concentrating on developing her own furniture range. Stephanie’s long-term ambition had been to design a range of elegant contemporary furniture, but her popularity as an interior designer continued to pull her away from her goal. Liaising with clients and members of her team over the day-to-day logistics of business forced Stephanie to look long and hard for a solution that would enable her to drive both her furniture brand – U Liberty – and Uffizzi Interiors forward. That solution came in the shape of multiaward-winning interior designer Lia Martinucci. Lia’s long-established reputation went before her and her catalogue of work is impressive. “I’m heading up my own interiors projects here at Uffizzi and bringing my team on board too,” Lia explains. “This will enable Stephanie to concentrate her energies on U Liberty and she is showcasing her new

range of furniture this year. The great thing is that we overlap and we come together on both parts of the distinct businesses. I, for one, am looking forward to that journey.” Lia’s knowledge in the history of furniture and architecture – coupled with an innate sense of the aesthetic and the ability to understand and interpret her clients’ thoughts – makes her an invaluable asset at any level of the industry. International projects have afforded her an insight into many different areas including boat refits, rustic property restoration, and bar and hotel design projects. Her Italian style shines through her work and she has a vigorous passion for design and life. Lia attacks both head-on and believes that life is precious, so she intends to get as much out of it as she can whilst she has it. “I’m so terribly excited to be part of Uffizzi Interiors,” she continues. “Fundamental

to the quality of my work is the quality of my clients. Those who demand great work inspire us to achieve great work. I look for clients who demand exceptional levels of performance and I know that Uffizzi is just the place to find them.” Stephanie says: “We needed to restructure in order to become more efficient and to grow the business in the right direction. I know where I want to be in three years’ time and serious steps have to be made to get us there. “I have always admired Lia’s work but I had never previously met her. When I did, I immediately realised that she was made for Uffizzi! Our future is very bright – the chemistry is right, the skill level superb and the enthusiasm of the combined team is palpable. “We have also added Elkie Jimenez-Peters to our team. role. A graduate in Television Production Professional Practise, she will be brandbuilding U Liberty and Uffizzi Interiors whilst playing an active role in our design process. Elkie is Lia’s daughter and, as such, understands the intricacies of the industry and the issues that are thrown up to us in our daily quest, and she has a keen eye and passion for interior design.” Stephanie is also excited about working on her ‘baby’ U Liberty. This is a beautiful range of interchangeable bespoke pieces of furniture, encompassing tables, mirrors, and upholstery.

The collection, which is aimed at international boutique hotels and top-end residentials, will be available through selected stockists. Dementia can put families at war Paula Myers of Irwin Mitchell looks at the growing problem of disputes over the financial affairs of those suffering from mental incapacity.

s we live longer, we unfortunately become susceptible to illness in later life. One illness which is increasing is dementia. Currently dementia affects 830,000 people in the UK, including one in six people over the age of 80. The statistics predict that by 2020 more than a million of us will be suffering from the condition. One of the reasons the illness is on the increase is because people are living longer. The growing number of people living with dementia needs to be considered when dealing with mental capacity issues, which are becoming more common where wills and Lasting Powers of Attorney are concerned. There has been a 700 per cent increase in will disputes in the last five years and it is estimated that one in four people in the UK have been involved in a will dispute. The increase in claims regarding wills has been dramatic as relatives seek to argue that their parent or other relatives do not have capacity to make decisions regarding the will and their estate. At Irwin Mitchell, we have also seen an increase in financial abuse claims where trusted family members are left in control of the purse strings but then start to abuse their position and use the funds for personal

use. This can sometimes be caused by a lack of understanding as to what the person can do with the funds and how it can be spent. On other occasions it is simply described as nothing less than abuse. Before long a few pounds or additional shopping costs can become thousands of pounds and often lead to other members of the family becoming suspicious about the lack of funds left on death or the sudden improved lifestyle of the Attorney who is meant to be protecting the relative and acting in their best interests. Some of these cases result in a police investigation and can lead to prosecution. In addition there is often a legal dispute with family members who want to be repaid the money and normality restored. he last couple of weeks have felt like spring has sprung already, and with that comes dreams of the longer, warmer and drier days to come. One thing that good weather makes easier is cycling, and with cycling being hailed as ‘the new golf’, surely there’s no better time to think about getting out on two wheels. There are many different types of cyclist though, let’s not pretend that we all want to be Mark Cavendish, some of us just want to enjoy some sunny rides along the towpath to a country pub. Here’s our guide to the various types of bike on offer, with all types of budgets, and users in mind.

Hybrids

Until recently these bikes with their dropped handlebars were often known as ‘racers’. They still are sometimes, which is appropriate, because a big percentage of the pro tour wins, like last year’s Tour de France, were won on Specialized road bikes. Bikes like a Specialized ‘Tarmac’, which has a full carbon monocoque frame, start from £1,500 up to £8,000 for the same model Specialized Tarmac as ridden by the SpecializedSponsored Astana Team, or Mark Cavendish’s Etixx-Quickstep team. These bikes are the do-it-all of the cycling world, they’re what you might use day-to-day, they’re great for a five-mile cycle to work, perfect for a Sunday ride along a disused railway, and can cope well with a dry track through a forest. The position is fairly upright, and therefore comfortable. A good hybrid like the Specialized ‘Sirrus’ offers a lightweight alloy frame, 24 gears (which should get you up any hill), space for mudguards and, the best part is that it’s only £400.

Mountain Bikes These bikes are designed to be ridden off road, through the mud, up and down steep single tracks, some of them can be jumped and, they’re all capable of providing a massive grin. They’ll have at least front suspension to soak up the many trail bumps you’ll be hitting at speed, and disc brakes which work in the

Kids Bikes Passing on the skill and joy of riding a bike is a great gift to your child, it’s something they’ll hopefully never leave, and, as the old adage goes: “You never forget how to ride a bike”.

Getting them there is another story though, there are going to be some tantrums, some tears and some cut knees. Actually even at 33 years old, the cut knees never end. There are a few schools of thought on the subject of teaching your child to ride a bike: The big movement right now dispenses with the idea of stabilisers, and opts for a balance bike like the Specialized ‘Hotwalk’. The idea is that a child learns to balance before they attempt to use the pedals, and they don’t become overly reliant on the artificial stability that training wheels bring. After all, those wheels (hopefully) won’t be there forever. Using this method, children can start younger, and after a while they can be promoted to a pedal bike. There is still of-course the old school option of using stabilisers, like with the Specialized ‘Hotrock Coaster’, and what’s more, the stabilisers can be removed when needed without tools. Using this method, the child should be versed in using brakes from the start. The child should be supported by holding their shoulders/upper back. A slight uphill can be chosen to control the speed safely while a grassy/open area is best for obvious reasons. egacy was a hot topic in the run up to the Tour de France Yorkshire Grand Depart last summer. Determined not to waste a golden opportunity to promote the many benefits of God’s own county once the millions-strong crowds had dispersed, organisers began planning for life post-tour well before the cyclists tore up our streets. And so it was with great enthusiasm that plans for a Tour de Yorkshire were first announced in September last year. This threeday international cycling event – run by Welcome to Yorkshire and Amaury Sport Organisation (which operates the Tour de France) and backed by British Cycling – will once again challenge the world’s best riders to tackle what is arguably some of the world’s best cycling terrain. Taking place in three stages from 1 to 3

May and designed by the Tour de France’s sports director Thierry Gouvenou, it will touch upon some Grand Depart routes as well as breaking new ground elsewhere. Day one covers 174km and travels from Bridlington to Scarborough via Pickering, Whitby and Robin Hoods Bay. It picks up in York the next day for another 174km of riding through Malton, Wet Wang and Beverley before making its way to the finish line in Selby. The third and final day – a 167km route – begins in Wakefield, drops down to Barnsley and then comes up through Holmfirth, Hebden Bridge, and Otley, finally sprinting into Leeds. Of course, the broadcast on national television and throughout Europe will also allow you to follow the full race as it happens so, wherever you are, you needn’t miss the opportunity to witness another showcase of our beautiful county in high-def.

The website (www.letouryorkshire.com) received more than 300,000 hits on the official launch day in January – that’s more than double the number that visited after the Tour de France launch. “The response has been phenomenal,” says Welcome to Yorkshire’s marketing director Peter Dodd. “People are starting to paint their bikes blue and yellow again, and the bunting’s going to come out as soon as the weather gets warmer. Twitter and Facebook have also been going crazy and the international riders are saying they can’t wait to be back in Yorkshire.” Clearly, enticing the international cycling elite back to Yorkshire wasn’t too arduous a task. The difficulty, however, was ensuring the course was once again tough enough to test even the most experienced riders. “Yorkshire is a cycling paradise but the challenge was in terms of the topography, the landscape, the climbs and the sprints,” Peter continues. “But Photographs: Mike Shapland, Charlotte Mitchell, it’s been a fabulous challenge to have Philip and Linda Woodhouse

thousands for the charity after riding the Grand Depart route in September 2013 and completing the 55-mile Tour de Strines, which takes places again on 20 September this year – and they’re planning to raise even more in the future. Marc Etches, Sheffrec’s club secretary, has noticed a remarkable difference in the number of cyclists out on the road since the Grand Depart and believes events such as the Tour de Yorkshire will enhance the sport’s popularity even further. “I ride to work on a morning and there are now hordes of other people riding too. They say it’s the new golf and apparently there is a lot of business networking done while cycling now. There are also more youngsters getting involved in the sport after being inspired by the Grand Depart, so we’ve got some really good riders in Yorkshire now.” And the youngsters aren’t the only ones getting excited as Yorkshire’s veteran cycling heroes are also incredibly proud to welcome the race to their home turf. “We have everything in Yorkshire,” says Brian Robinson, the first Brit to complete the Tour de France in 1955 and then win a stage three years later and who, at the age of 84, can still be found cycling around Wharfedale. “We’ve got the hills, the flat, the coast, and the riders. Nothing like the Tour de Yorkshire ever happened in England but I’m pleased that it’s come this far since my day; it’s absolutely fabulous. And since the Grand Depart more and more people are out on their bikes, which is tremendous.” It seems organisers have achieved their quest for the public to embrace the sport. And, as Peter Dodd confirms, the Tour de Yorkshire will undoubtedly be one of their most enduring legacies. “The Tour de Yorkshire is here for many, many years. We’ve been offered a golden ticket by UCI, the world governing body for cycling, on the back of the work we did with the Grand Depart – so this race is firmly in the calendar now and it’s up to us to ensure it grows.” For more information visit www.letouryorkshire.com

or many, the idea of renovating a squirrel-infested stately home with a leaking roof is utter madness. But that’s exactly what Mark and Clare Oglesby did when they fell in love with, and subsequently bought, Goldsborough Hall in 2005. The 400-year-old property was a nursing home in a state of disrepair when the Oglesbys set eyes on it, but its rich history and beautiful gardens meant they saw past

its flaws and were besotted. Clare studied history at university and has spent a lot of time researching Goldsborough Hall’s past. It turns out that Byerley Turk – one of the three ancestors of all thoroughbred racehorses – is buried here, and the hall was once home to a royal princess. In the 1920s, Goldsborough village became famous when Princess Mary, the Queen's aunt, came to live at Goldsborough

Hall, after her marriage to Viscount Lascelles. His family had owned the estate since the 1750s. This remarkable piece of history was one of the key reasons Clare and Mark couldn’t let the estate fall prey to the hands of developers. And so Mark sold his telecoms company and one of the most private and beautiful places in Yorkshire – along with 12 acres of landscaped grounds – became the place they call home. Work on the ground floor began immediately and they soon realised houses like this are built for entertaining. “We knew we had to give the hall a reason to exist and wanted to create a unique way in which people could come and enjoy this historic house and setting, while still maintaining it as our family home,” Clare says. They started hosting weddings the following year and it’s easy to see why the hall is now in such demand. The stunning grounds somehow manage to provide both grandeur and ad intimacy and few venues come with such a fascinating past. They also continued to renovate other rooms in the house. Inviting strangers into your home might seem like an odd concept, but the family – which includes Clare and Mark, their daughter Charlotte, Mark’s daughter Lucy and his mum, Grace – live totally separate to guests on the first floor. “Opening the hall up to the public has been a gradual thing, but we are totally self-contained – a bit like living in a flat above a shop – but much bigger,” Clare laughs. As you would expect with such an enormous project, the renovation is a work in progress. “There’s maintenance constantly ongoing and we are always on with something, but our floor is slowly coming together.” Currently, they are working on the building next door and, when it’s completed this summer, there will be an extra six guest rooms, making a total of 12. But while Goldsborough Hall isn’t classed a hotel, a stay here is far from a typical B&B experience. Take the Lascelles Suite for example; a room with fantastic views across open parkland, its own 150in surround-sound cinema screen and – most impressively – a sunken whirlpool bath in the bay overlooking the gardens. If food is your forte, Goldsborough Hall offers a number of opportunities to dine in style, including an a la carte menu and a seven-course gourmet dinner. Those looking for something a little more relaxed can choose from a selection of lighter bites from the garden menu. And then, of course, there are the delights of afternoon tea. There is something very special about taking tea in a stately home like Goldsborough Hall, especially with a tour of the spectacular

gardens, or while drinking in the beautiful view form the terrace. The gardens are Clare’s pride and joy and she is honoured to open them to the public twice a year for the National Garden Scheme. After all, Clare says, the whole point of opening the hall is so others have the opportunity to enjoy a unique stately home experience. “By us living onsite we can make sure everything is how it needs to be – it’s more of an intimate family feel.” Despite their dedication to the hall, the family do still manage to get away every now again, thanks to their fantastic staff. But with a home as glorious as Goldsborough Hall, it’s hardly surprising that they rarely stay away too long.

Mr Oliver Kayes, is a consultant urologist at Spire Leeds Hospital and Leeds Teaching Hospital Trust. He is also an Honorary Senior Lecturer. Question: I have been diagnosed with an enlarged prostate and have been advised that there is now an alternative treatment to long term drug therapy and the more invasive surgical options. What is involved and what are the benefits and advantages over the current treatment options for me? Answer: It is not uncommon for men to have problems with their ‘waterworks’ which may be a symptom of an enlarging prostate gland. This particular condition is known as benign prostatic hypertrophy (BPH) and is increasingly more common in men over the age of 50. It should be defined separately from other conditions such as prostate cancer, prostatitis, bladder problems and urethral strictures. Traditional treatments would usually focus on conservative measures (e.g. avoiding alcohol and caffeine, bladder training etc) to improve mild symptoms. As symptoms increase it may be necessary to consider medical treatments to relax the prostate muscle or shrink the prostate. These medicines are very successful particularly in men with potential for longer term prostate growth and worsening symptoms. Side effects can be limiting, particularly sexual dysfunction in some men. If the symptoms get worse or men stop passing urine altogether then surgery is indicated. Transurethral resection of the prostate (TURP) is the best known operation for men with persistent symptoms, or for men who fail on medical therapy. The technique involves removing prostate tissue More recently, a new technique called Urolift has been developed to treat men with moderate to severe symptoms, without the need for invasive surgery such as TURP. Urolift involves the insertion of surgical staples into the prostate. The staples hold the prostate channel open (like tying back a pair of curtains) and allow men to pass urine more easily. The major advantages are that the procedure can be performed as a day case operation, a urinary catheter is often not required and a speedy recovery whilst preserving sexual function is achievable. Urolift also offers a new treatment option for men who wish to discontinue their medical therapy entirely. Problematic prostates can affect men at any age and a full assessment to diagnose the underlying problem is essential. Men suffering from BPH should speak to their GP and, if necessary, seek an opinion from a consultant urologist who can then inform them about appropriate, bespoke treatment.

Leeds set to celebrate its rich culinary delights… and the organisers want you to try out something different, writes Hannah Pearson.

he city of Leeds has long been a first-class destination for fine food and drink, boasting some of the best restaurants in the region. To celebrate this gastronomic success, the Leeds Food and Drink Festival was launched ten years ago to champion all that the city has to offer and entice hordes of people to its food stands and culinary demonstrations. The streets of Leeds will soon be alive with the sound of chopping, munching and sizzling once more as – from 22 May until 7 June – the Leeds Food and Drink Festival will return for its tenth year. Culinary discovery is the focus of this year’s festival, which closes a month-long celebration of the city’s food and drink scene. The annual festival, which last year helped to attract more than three million people to the city centre, is will be bigger than ever with a two-week programme designed to delight and inspire the taste buds. This year’s theme is discovery with

The celebration is calling on local businesses to sign up for free to take part in the festival, which culminates with the Yorkshire Post Food and Drink Show in Millennium Square on 5-7 June. The festival, which is organised by Leeds City Council in partnership with the Yorkshire Post, aims to build on the fantastic level of involvement of over 200 local businesses in 2014 and establish itself as the biggest and best urban food and drink festival in the UK. Councillor Gerry Harper said: “Leeds Food and Drink Festival offers a fantastic opportunity to attract visitors to the city and for them to engage with the strong foodie community that has formed here. “From independent coffee shops to wellknown restaurant chains, there is something

We use a lot of estate produce from our garden, including birds and deer shot on the estate and herbs and plants foraged from the land. At Haley & Clifford we sell a range of salads, savouries, sandwiches, soups and fabulous cakes. My signature dish is a spinach, tapenade, tomato and goat’s cheese pie. My day starts at 8am with our lovely local fruit-and-veg man. This is followed by ten hours of hectic cake baking, salad spinning, corporate catering and recipe development. There’s a huge satisfaction in designing recipes and seeing them go from the drawing board to a customer’s plate. Chefs must be prepared for hard work and never lose their passion.

From humble beginnings to a multi-million-pound empire, Carlo Distefano’s ‘magic touch’ shows no signs of fading.

L

ike a good pizza dough, septuagenarian Italian restaurateur Carlo Distefano has had an impressive rise in fortunes. From sweeping café floors in his native Sicily – and arriving in the UK with just £12 in his pocket – he has singlehandedly built one of the UK’s greatest independent restaurant chains, San Carlo, serving authentic Italian cuisine to a loyal band of old and new customers. Returning to his roots in Leeds after 35 years in the restaurant business in 2011 – bringing his magic touch to his favourite family haunt The Flying Pizza restaurant in Roundhay – good food and hard work have always been central to the restaurant supremo’s ethos. From his early childhood spent selecting fresh fish with his grandmother from the

Ragusa markets in Sicily, to his first forays into the industry sweeping floors and delivering espressos from local cafes, Distefano turned £12, tucked into his jacket pocket as he arrived in Leeds in the 1960s – and a stint as a barber at a Leeds’ hairdresser – into a multimillion pound restaurant business, employing more than 900 staff and running 18 venues across the world, including two in Leeds. Despite being in his seventies, he continues to work seven days a week alongside his two sons Marcello, 36, now managing director, and Alessandro, 26, and daughters Sacha and Marissa. And, although he professes to “get bored easily”

by holidays, he travels to his native Italy with the family on a regular basis soaking up his favourite foods and training San Carlo chefs in the fine art of proper Italian cuisine. Despite 22 prestigious food and drink awards under his belt, a 30-year friendship with top chef Aldo Zilli (now chef concierge for San Carlo) and catering to stars such as Liam Gallagher, David Beckham, Russell Crowe and the Manchester United football team, Carlo remains level-headed – eating lunch at his Leeds restaurants every Saturday, and declaring: “you just have to imagine how you would like to eat yourself”. Chips off the old block An old Headingley friend has been given a fresh new lease of life – but one thing never changes at Charlie Brett’s and that’s the quality of the food.

N

ew owners, a complete makeover and a fresh start – these are heady times for Brett’s, the fish restaurant and takeaway that has been part of the Headingley scenery since 1919. Being positioned just a firm cover drive from the home of Yorkshire cricket and Leeds Rhinos has made it a firm favourite with generations of sports lovers – back in the 1970s BBC cricket commentator John Arlott declared Brett’s haddock and chips to be the best in Britain. Father and daughter Richard and Fiona Simpson – the new owners – have maintained the sporting links but any old customers about to make their first return visit since the recent relaunch are in for a big surprise. The old style ‘sit-down chippy’ with takeaway attached has been remodelled for the 21st century and within the traditional Yorkshire stone cottage, which still has ivy on the walls and the familiar white signage above the front door, there is a decidedly contemporary look with light oak floors and tables, cream leather seating, white walls, a modern mural in yellow and blue Rhinos colours and a huge chalkboard menu. Fish and chips remains at the heart of the operation, but dishes like wasabi prawns, duck gyozas and crab cakes with chilli and coriander suggest something rather more ambitious. As for kangaroo steak, well that’s just downright eccentric, although I dare say it will make the odd passing Aussie cricket lover feel at home. The modern feel was firmly

established when we began our meal by sharing a small loaf of warmed crusty bread, served with warm salted butter, olive oil and balsamic vinegar. So far, so contemporary. We shared a starter platter containing a couple of battered haddock fish fingers, wasabi prawns, mussels mariniere, whitebait and crab cakes. It was all beautifully presented and sparklingly fresh; those prawns have a proper spicy kick too. For mains, the Brett’s signature dish of haddock and chips held with the old traditions and was as good as ever. Of course it also came with a modern touch – the fish was presented on a wooden board, with chips in a small bucket and dishes of homemade tartar sauce and mushy peas on the side. What would old Arlott have said? I think he’d have taken it in his stride; he’d certainly have approved of the well-chosen wine list, and the clean sharp taste of the house sauvignon blanc. Our other main course was the blackboard special catch of the day – an immaculately grilled whole plaice with brown shrimps, served swimming in a sea of lemon

and caper butter sauce. This was a fabulous dish worthy of the grandest seafood restaurant, and a portion of incredibly smooth mashed potato soaked up the rich-yet-sharp sauce perfectly. When it comes to something sweet to finish, traditional rib-sticking puds like bread and butter pudding and classic sherry trifle rub shoulders with hot chocolate fondants and waffles with cassis berries and lemon curd ice cream. I opted for the French classic dessert Café Gourmand – a trio of taster-sized sweet treats served with good, strong coffee. With a fresh, vibrant look and a creative menu that breaks new ground while paying full respect to its history, an iconic Leeds restaurant that will be celebrating its centenary in a few years’ time looks good for another 100 at least.

How did you begin your design career? I had an eye for creativity from a young age and went on to study interior and exhibition design at Bradford College. I’ve worked in many areas of kitchen design since 1989, including surveying and product design, which taught me all about kitchen trends and means I easily pick up on what’s current. What do you enjoy about working for the company? I like the fact that the customers can really stretch your design abilities. People generally know what they want and – rightly so – won’t just accept anything. My job is a lot about listening to the needs of customers and we go above and beyond to create dream kitchens. What does a typical day involve? My days can include visiting sites and project managing to make sure things are going to look like they should. As well as dealing with orders, pre-

dominately I come up with design ideas and make sure these are exactly what the customer wants Hand sketches are a great way of showing customers how we solve issues, like lack of storage or space. Stuart goes out to take measurements of the kitchen and then a technical drawing is put together on the computer, which we then present to the customer. Where do you get inspiration from? All over! Colours trends develop from all kinds of different industries, but a lot of the time customers have an idea of where they want a scheme to go, so they’ll direct us. Off-whites were very much on trend, but at the moment there are a lot of greys, which are being combined with lighter colours. What about those who don’t know what kitchen they want? Come and talk to us. We have a lot of patience with people that need our help and advice. We want to achieve their dream kitchen and sometimes that takes a bit of time and fine tuning, but we never rush people. Whatever your ideas or problems, we can come up with the solution. Sometimes there has to be a bit of compromise, but eventually, everything is possible.

The lady of the lamps Rachel Ludlam tells Hannah Pearson how she has turned a flash of inspiration into a novel business idea.

I

nspiration can be found in the unlikeliest of places and, with hard work and a spark of creativity, the smallest idea can grow into something great. That is certainly the case for Rachel Ludlam who, in just six months, has turned a quirky idea into an innovative business. It all started last year when Rachel was decorating the family home. Struggling to find any unusual table lamps that really caught her eye, she thought she might as well try making her own. “I found a glass bottle of mine and my husband’s favourite French rosé, which was a good size and an unusual shape,” she says. “I filled it with corks that I had collected from the bottles we drank at special occasions, such as family holidays, birthdays and christenings.” Sensing that she may have stumbled across an exciting idea, she made a further two lamps. Having struggled to find a lamp that complemented the guest bedroom, Rachel laboriously hand painted hundreds of marbles to fill the lamps. The result was so stunning it prompted the idea that her newfound hobby could be a potential business idea. And so Ardan Designs was born. The journey from Rachel’s initial idea to the creation of Ardan Designs, however, is a true example of trial and error – that includes many smashed bottles along the way! “Ardan Designs was never a conscious business decision. It was just a spark of interest that spiraled very quickly and I figured it out as I went along,” says Rachel. “The bottles must be drilled underwater as otherwise they get so hot that they can shatter. I learnt that the hard way and ended up with a kitchen covered in glass,” she laughs.

“It was an interesting but messy process.” Rachel then fills the bottles with corks, shells, marbles, recycled glass or even shotgun cartridges. Each design is handmade and it can take weeks to hand wash the materials and allow them enough time to dry. The lamp is then wired and PAT-tested for safety. Keen to find out what other people thought of her designs, Rachel set up a stall at Hassop Hall Hotel’s annual Christmas shopping event last year. The lamps proved to be very popular and even caught the attention of some industry experts. As a result, two of Rachel’s designs – Nassa Noir and Star Limpets – are now in stock at Sheffield’s prestigious interiors store, Ponsford, on London Road. With 12 lamps already available, the next development for Ardan Designs is to use some exciting new materials. Rachel will soon be receiving a delivery of mother of pearl, which should make for some beautiful new designs. Her Cristal Jeroboam lamp already features such a rare shell that she has only been able to make four lamps due to a lack of supply. “It is a lot of fun sourcing such unusual materials and I like to use natural substances and neutral colours as I think they suit most homes. “I also supply the lamp shades and light bulbs to make it as simple for the customer as possible, although I can commission bespoke shades if they wish. “Ardan Designs has been a real adventure and I’m excited to see where it will go next.” To find out more about Ardan Designs, phone Rachel on 07977 993906 or email rachel@ardandesigns.co.uk. CUT THROUGH THE RED TAPE

Avoid any hold-ups when purchasing a new property by making sure you’re well prepared.

S

o you’ve spied your dream home, found a potential buyer for your current house and everything is ticking along nicely. Sound familiar? Probably not. As many of us are painfully aware, before you pack boxes and hire removal vans there can often be a range of obstacles to overcome. You can’t always prevent an unreliable buyer from pulling out at the last minute or an estate agent from dragging their feet but there are a few things you can do to avoid delays and make sure your move goes as smoothly as possible.

Do the sums and know your costs Calculate how much you need to borrow on your next home, how much equity you have in your current house and how much you can use as a down-payment. Approach your existing lender to see what they can offer you and then compare this deal with others on offer. Ensure you have your estate agent’s final fee agreed in writing and ask your solicitor to fully explain all costs associated with

selling. Know how much you’ll need to pay in stamp duty, solicitor’s fees, survey and mortgage, and fees for the buying and selling process before deciding on your budget. If in doubt, seek advice from an independent market-wide financial advisor.

Instruct your solicitors early Preparation is key, so it’s a good idea to instruct a solicitor to do your conveyancing early. Ask them to prepare a draft contract and apply for the title deeds, while you pull together all the paperwork on the property. You will need to produce documents such as building certificates for any structural work carried out and planning and building regulation approval for applicable work. Don’t let a sale fall through because of delays you’ve caused.

Choose the right buyer The person who offers the highest price is not always the best choice. Listen to your estate agent’s advice on buyers and push them to find out as much about their circumstances as possible. How are they financing the purchase?

Cash buyers are best, but if they are raising a mortgage ask to see a mortgage ‘in principle’ letter from their lender. Are they part of a chain? If they have something to sell, then it should be under offer before you take your property off the market. If you know your buyer and how their finances are in place, then there should be fewer potential hurdles.

Hold the deal together Be prepared to compromise on your price range and request offers be made in writing. Decide early on whether you want to keep all your furniture, curtains and white goods as many of these items may not suit your next home and can be used as effective bargaining tools. Keep in weekly contact with your solicitor and estate agent so you know where the conveyancing is at and how your buyer feels about the progress of the transaction. The longer it takes to reach exchange of contracts, the higher the chances of the deal falling through or of the buyer dropping their price, so stay in the know.

n object of passion, beauty, love, exclusivity and speed all rolled into one – some may even say a Maserati is poetry in motion. While many people around the world aspire to own one at some point in their lives, the high price often renders this impossible. But now they’ve tackled the premium saloon market and with it comes an affordable price tag – now that sounds like a dream come true. The Ghibli brings a sense of occasion and a certain ‘specialness’ that envelopes the driver and which its rivals simply cannot match. Maybe it’s the illustrious heritage of the company you’re buying into when you see that famous trident badge on the grill, or that it’s just insanely beautiful, or that you sense there’s a hint of Ferrari DNA flowing through its veins. As well as pledging funds to support the important event, Grid Thirteen was involved with judging the work to identify outstanding pieces that were considered immediately viable in the commercial market. Owner and design director Natalie Fry said: “The artwork was outstanding, of exceptional quality, and it was difficult to choose the prize winners. The winners were standout pieces and I would happily give them house room.” Student Naomi Pickersgill's work has now been selected to be displayed in the design studio on Street Lane.

Richard Grafton Interiors unveils new showroom Rapidly expanding Richard Grafton Interiors has opened its third Harrogate showroom, showcasing the services of its joint venture interior architecture company Grafton Freestone. The new 1,000 sq ft showroom, located on the corner of Montpellier Street and The Ginnel, displays Grafton Freestone’s design services. It undertakes design and installation of bathrooms and wet rooms, kitchens, dressing rooms and studies, as well as cabinetry for a variety of rooms, and also partners with technology providers to install tailored audio visual systems and cinema rooms as part of the build.

CFL open day at Crag House Farm The whole family will enjoy the Caring for Life (CFL) open day at Crag House Farm on Saturday 13 June, 12.30-5.30pm. BBC Leeds’ gardening presenter Joe Maiden will be there 2.30-3.30pm and there will be farm safari rides, lamb racing, equestrian riding, driving demos, chainsaw wood carving, a free children’s area and much more. Tickets are £5 for adults and £2.50 for under-16s, students and over-60s. Children under three are admitted for free. The last admission is 4pm. All funds raised will be donated to CFL, helping them to continue providing housing, long-term support, friendship and daytime activities to some of Leeds’ most vulnerable people.
