CEO/Founder The Reliance team began its emergence out of COVID-19 lockdown with a strong shift in perception for the ever-changing property environment. Buyers; sellers and renters were all required to rebound and enter recovery mode as Victoria entered into the Christmas and New Year period.

The largest increases have been recorded in Victoria with demand reaching 71.8%. A large number of active buyers in the market is being driven by the lowest borrowing costs on record as both units and houses have experienced record increases in demand of up to 54.4% and 51.2% and respectively. The market is expected to be strong for 2021. It is expected that Melbourne will see the most auctions this year, with the property market playing catch up after lockdown.

As of the end of December, we had 1147 Properties Listed with 855 properties at a worth of $457m Sold with $1.5 million highest sold residential properties and $8.5 million highest sold acreage properties.

Demand for rental houses is 18.1% higher and for units it is 39.7% higher. By the end of December, we had 596 Leased Listings with 1862 Properties under management. As we head into the New Year, we are truly overwhelmed at the achievements of 2020 despite very trying circumstances. Teams have shown incredible resilience, adaptability and initiative. We are looking ahead to very promising 2021 conditions, and a much anticipated rise in market demand, with hope and eagerness to provide the community with an excellent service.

First home buyer’s grant: Homebuilder scheme the Australian government has issued a new program is known as the home builder grant this allows eligible owner-occupiers including the first home buyers to get a grant of $25,000 in which they can either use that to build a house or to substantially renovate an existing home. The aim of the scheme is to encourage the growth of the residential construction market. In this article, we are going to tackle some of the key points for accessing home builder program. Qualifications • You must be a natural person this means you cannot be a trust or a company. • You must be over the age of 18. • You must be an Australian citizen. • There are income caps to this grant. - If you’re an individual earning less than $125,000 and you can prove this in your previous tax return from 2018 2019 or later then you will meet one of the legibility criteria. - For couples, if you are earning below $200,000 and you can prove this in your previous tax return or later than you meet this income criterion you can also enter a building contract to either build a principal place of residence where the property value does not exceed $750,000 or substantially renovate your property. • construction must commence within three months of the contract day. Renovations The renovation must be between $150,000 and $750,000 and the property value must not exceed 1.5 million dollars. Owner-builders who are seeking to use this program in the hopes of building an investment property or renovating a home which will be used for business purposes are not eligible for this grant. Renovations must improve the accessibility, livability, and the safety of the property. This excludes tennis courts, pools or sheds if you are indeed trying to build them you will not be legible for this program. Renovations or any building work must be taken by a registered or licensed contractor depending on your state and named as the builder on the building license or building permit the home builder grant will be non-taxable this is the same as any other previous program the government has laid out. And it’s important to know that each state has its own sort of rules and regulations regarding the home builder grant. Extension The home builder is extended until March 2021. Contracts signed between 4 June and 31 December 2020 will receive $25,000. Contracts signed between 1 January 202021 and 31 March will receive $15,000. Sunil Kumar’s favourite books of 2020 Reading is a part of my daily life. It helps me find clarity on the vision for myself, my team and my life as a whole. It guides me in my work and in my family. I love to learn from the best thinkers of all time; in a book I can discover the thoughts of our greatest leaders and challenge my perception for the price of a meal. The privilege of reading is magic and cannot compare to anything else. I read when I am sad, bad, happy, confused, angry/ and write (of course), even doing fasting or drinking red wine (really enjoy this one). I often read in morning (for 15 mins), reading in night (15min) sometimes I just hide in my house and read. Here is a list of my Top 5 books from year 2020 depending on your circumstances and mood you can pick any of these for great reading. I hope to have my own book to my favourite list next year. My top 5 books for 2020 5. The Ride of a Lifetime, Lessons learned from 15 years as CEO of the Walt Disney Company, by Robert Iger I love this book! It’s about everything I believe and aim for in business. It’s about leadership and success, and how to inspire the people who bring magic to life. It’s a short but powerful and very wise memoir that I would recommend to anyone who wants a great read, regardless of whether you’re interested in business or just want special insights into one of the most beloved companies in the world. 4. Don’t Sweat the Small Stuff, and It’s ALL Small Stuff, by Richard Carlson I was so grateful to find this transformational book from an expert in happiness and stress reduction and a teacher of how not taking things too seriously. It’s small, you can take it anywhere; it’s light hearted and for me, it gave me a new way of looking at things with a clear message on how to live a better life. It’s a guide to make daily changes and to guide you through achieving your goals. 3. The Sun Does Shine, by Anthony Ray Hinton

Wow, wow, wow! What a powerful and inspiring story of love and hope. Anthony Ray Hinton spent thirty years on death row for a crime he didn’t commit! In a case of mistaken identity, Anthony was charged with two counts of murder; with no money and no justice for a poor black southern man, he was sentenced to death by electrocution. The story is an emotional testimony of transformation from despair and anger, acceptance, determination, imagination, joy and freedom. This book will change you forever. 2. Legacy, What the All Blacks Can Teach Us About The Business of Life, by James Kerr This is one of my favourite books of all my readings in 2020. The All Blacks are the world’s most successful sporting team, undefeated by over 75% of their international matches over the last 100 years. I loved the 15 lessons of leadership, and they are so inspiring and indeed have helped me clarify many goals and behaviours in my own teams; guiding some of my thoughts on how to sustain success; how to handle pressure; how to train to win; how to turn vision into action and how to leave a legacy. I have gifted this brilliant book to many of those I consider leaders within the business this year, that’s how much I love this book. 1. Think Like A Monk, Train your mind for PEACE and PURPOSE EVERY DAY, by Jay Shetty This amazing book must be read by anyone and everyone. It’s a gift of incredible chapters on how to overcome negative thoughts and habits. It gives a different perspective about life. I cannot say how much I appreciate and love this book for all its empowering messages of harmony in modern times, and how to calm the soul and find peace and purpose. It shows you how to build your power, look past your self-image to find self esteem, and it helps free you from social chains to create your own beautiful and balanced life. Read this book to open your mind and find a new purpose for your life. Through reading you will reflect; grow, create a clear vision, redefine your thinking and elevate your daily lives.

The History of Truganina

Photo Credit: 320 Leakes Road, Truganina VIC – https://cadenceproperty.com.au/project/the-crossing/ Truganina is a suburb 22km west of Melbourne, Victoria and is located within the City of Wyndham. Truganina is home to many distribution centres such as Woolworths Limited, Kmart and Coles Supermarket. Truganina first cemetery was first built in 1865 as pictured above. It is a site for where many of the early settlers now have been laid to rest. The cemetery is also recognised for its for many endangered plant species that now only exist in few locations around Australia. Truganina is believed to have been named after a Tasmanian Aboriginal woman by the name of Truganini. After Truganini’s death in 1876 she was later put on display in a Tasmanian Museum until 1951. The growth within the suburb of Truganina has tremendously grown over the years with only have a population of 58 according to the census in 1911. By 2016 the population has grown to 20,687 and is projected to be 39,951 in 2031 according to the census. There are plans for a Truganina Railway station to eventually be added to the train line. Until then though the closest railway to the arear is Williams Landing being only 3.5km away. Fun Facts: • In 1969 bushfires tore through the area and claimed about 60 homes • The first Post Office to open in Truganina was opened on the 12th June 1878 • Wesleyan Chapel was opened in 1852 • First Baptist church opened in 1862

The History of Werribee

Werribee is a suburb located in the South-West of Melbourne, Victoria which goes along the edge of Port Phillip Bay to just past Werribee. Werribee is a suburb located within the City of Wyndham and has the largest population to date. Originally Werribee was inhabited by the Wathaurong people until 1824 where the first European exploration being Hamilton Hume and William Howell. It wasn’t until the 1840’s a gentleman by the name of Thomas Chirnside started taking up land in the Werribee area. Thomas’ brother Andrew by his side, ended up owning 93,000 acres in and around Werribee. Werribee hasn’t always been named Werribee initially it was called Wyndham. It was first called Wyndham on the 7th March 1864 and renamed Werribee on 15th December 1909. Wondering where the name came from all those years ago, well we have the answer and that is that it originated from the Victorian Aboriginal name for the Werribee River after the aboriginal word which means backbone or spine.

Werribee is very well known for its tourist attractions which are appreciated by not only people who come sightseeing but by so many who live within Victoria. These places include The Werribee Open Range Zoo and the Werribee Park Mansion which is also home to the National Equestrian Centre and Victoria State Rose Garden and also home to the Cheetham Wetlands.
