The Principals of Pricing
The majority of prospect activity on a new listing occurs in the early period of marketing. This happens because agents maintain an inventory of active prospects that have been cultivated over time. When a home is newly listed, agents arrange for them to see it. Once this active group has seen the property, showing activity decreased to only those new to the market. For this reason it is important that sellers have their home in the best condition and at the best price at first exposure to the market.
COST
The amount actually paid for a property plus any capital improvements made since the home was purchased
VALUE
The amount a buyer is willing to pay given a certain set of circumstances. Usually based on the following: Homes currently for sale - these are asking prices only. They have not been attained in the market. Examine the number of days on the market and if it has been a long time, the homes are priced to high. Recent solds - these are the actual sale prices and are your best evidence on which to base your pricing decision. Assuming the homes are similar to yours, you should be able to attain similar prices. Make adjustments for lack of amenities
MARKET VALUE
The amount that will bring a sale between a willing buyer and a willing seller with neither party being under undo pressure
SUBSTITUTION
Substitution refers to the actual value of an amenity. Value is determined not by the cost invested in a property, but by the value derived from it, ie., extra bathroom, new kitchen, new windows, main floor family room, finished basement, larger lot, etc.
TIME
Prices in the real estate market rise and fall over time. A rising market many catch the home and it will sell. However, in a flat or declining market, pricing is far more critical since the market won’t catch the price within a reasonable amount of time and you could actually lose more in value the longer the home is price

Many sellers believe that if they price their home high initially, they can always lower it later.
Often, however, when a home is priced too high, it experiences little activity. Gradually the price comes down to market value, but by that time, it’s been for sale too long and buyers are wary. On occasion, the price is dropped below market value because the seller runs out of time and the property sells for less than it’s worth.
THE IMPORTANCE OF EARLY ACTIVITY
As soon as a home comes on the market, there is a flurry of activity surrounding it. This is the crucial time when Sales Representatives and potential buyers sit up and take notice.
If the home is over priced, it doesn’t take long for interested parties to lose interest. By the time the price drops, a majority of buyers are lost.
