Our Objectives are the Following: 

To assist in getting as many qualified buyers as possible into your home until it is sold.



To communicate with you on a weekly basis the results of our activities.



To assist you in negotiating the highest dollar value… between you and the buyer.

Steps I take to get a Home Sold… the “Pro-Active Approach”: 1.

Submit your home to the Richmond and Charlottesville Multiple Listing Services and all real estate websites most visited by purchasers. Carefully and skillfully present your home on these services and websites to ensure great purchaser response.

2.

Price your home competitively… to open the market vs. narrowing the market.

3.

Submit high quality exterior and interior pictures of your home to the Multiple Listing Services, as well as all real estate websites to present the best visual image of your home.

4.

Develop a features list of your home for brokers to use with potential buyers.

5.

Develop high quality marketing materials designed to promote your home in a professional and effective manner.

6.

Ensure all required forms and disclosures are completed properly and in a manner that promotes your home.

7.

Fax a features sheet to the top 50 Realtors® in the marketplace for potential buyers.

8.

Suggest and advise as to any changes to your property in order to make it more competitive in the current market.

9.

Update you as to any changes in the marketplace

10.

Prospect 3 hours a day and talk to a minimum of 50 people a day looking for potential buyers for your home.

Contact over the next seven days… our buyer leads and past clients for their referrals and prospective buyers.

Add additional exposure through a professional sign.

Whenever possible pre-qualify prospective buyers.

Inform you of the various methods of financing that a buyer may want to use.

Follow-up with Realtors® who have shown your home for their response and feedback.

Show your home to all appropriate buyers contacting our office directly.

Advertise in appropriate publications when necessary.

18.

Represent you when offers are presented to assist you in negotiating the best possible price and terms.

When a contract is accepted, manage all mortgage, title, inspections and other closing procedures throughout the post-contract/pre-settlement phase.

If necessary, assist you in arranging interim financing.

Deliver your check at closing.
