ith 2010 just beginning, the real estate market is showing signs of improving. The remodelers in Atlanta have modified the business to better meet their customers’ needs. The state of Georgia, the Greater Atlanta Home Builders Association and the Atlanta Remodelers Council have risen to meet the needs of our members through education classes, programs to help with the changing economic market, design trends, and training to deal with weatherization and new federal regulations on working with lead-based paint removal. Our clients demand professional training and experience, cutting-edge products and excellent customer service. Additionally, the green movement is driving some of our clients in a new direction. There was a time not so long ago that the terms “green remodeling” and “sustainable building” conjured up thoughts of earth homes or solar panels on the roof. What exactly does it mean to build green, and how practical and/or expensive is it? Fortunately, we’ve come a long way, and we’ve been led along that path by building and remodeling professionals who have defined green remodeling as an all-encompassing approach to making a home healthy, comfortable and energy efficient. Energy-saving changes such as replacing old windows with newer, more efficient ones can have an immediate impact on your bottom line. In this issue of Remodel Atlanta, several home owners share their remodeling stories. Kitchens and baths are still one of the biggest investments in our homes, and they often bring the most return on investment. For most of us, our home is our most valuable asset, and improving it makes it more valuable over the long term. CERTIFIED EXPERTS PROFESSIONAL DESIGNATIONS SET PROFESSIONAL BUILDERS AND REMODELERS APART hen choosing a builder or remodeler, you want someone with the knowledge and expertise to do the job right the first time, but in a crowded marketplace, identifying a qualified professional can be difficult. That’s why the National Association of Home Builders (NAHB) and the Greater Atlanta Home Builders Association offer professional designations that help consumers identify builders and remodelers who have committed themselves to continually improving their skills and bettering their profession. When a home owner selects a builder or remodeler with a professional designation, he is getting a professional with superior training, practical experience and in-depth knowledge in their chosen field. Following are descriptions of designations specifically for builders and remodelers.

CERTIFIED AGING-IN-PLACE SPECIALIST (CAPS) Demographic data suggest that an increasing number of people are choosing to stay at home as they get older. While these older home owners’ addresses may not change, their needs certainly do. In response to these changing needs, NAHB joined forces with AARP and several experienced remodelers to develop the Certified Aging-in-Place Specialist (CAPS) certification. The designees are trained to understand and respond to the unique needs and concerns of older home owners. CERTIFIED GRADUATE REMODELER (CGR) The Certified Graduate Remodeler (CGR) designation is designed to emphasize business management skills as the key to a professional remodeling operation. The CGR designation requires that graduates meet prescribed standards of business practice; have a minimum of 5 years’ remodeling industry experience; have a proven track record of successful project management; complete a comprehensive education curriculum; and pledge to uphold the program's code of ethics. The CGR designation shows a high level of professional credibility, and those who earn it can be considered industry leaders. GRADUATE MASTER REMODELER (GMR) The Graduate Master Remodeler (GMR) designation allows Certified Graduate Remodelers (CGR) to attain further recognition for educational excellence and longevity in the remodeling industry. Qualifications include 15 years of remodeling experience; completion of 5 required courses; and having an active CGR for 9 years or an active Certified Remodeler (CR) designation from the National Association of the Remodeling Industry for 10 years.

CERTIFIED GREEN PROFESSIONAL (CGP) The Certified Green Professional designation recognizes builders, remodelers and other industry professionals who incorporate green building principles into homes without driving up the cost of construction. Class work leading to the designation provides a solid background in green building methods and techniques to enable the contractor to translate these principles into a variety of projects. CERTIFIED PROFESSIONAL HOME BUILDER (CPHB) The Certified Professional Home Builder program is the only voluntary builder certification program of its kind in Georgia. Administered by The Housing Institute, Inc., the CPHB program is a non-profit subsidiary of the Greater Atlanta Home Builders Association and is governed by a board of directors from such organizations as the Better Business Bureau, Georgia Association of Home Inspectors, local county building inspectors, real estate agents, builders and other industry-related fields. A Certified Professional Home Builder has met stringent requirements that include passing a written building codes exam; providing 14 written references; meeting insurance requirements; having their customers surveyed annually; completing 16 hours of continuing education annually; providing a written warranty; having a dispute resolution process in place; and more. EARTHCRAFT HOUSE (ECH) Created in 1999 by the Greater Atlanta Home Builders Association (HBA) and partner Southface Energy Institute, EarthCraft House is a voluntary building program that provides a model for healthy, comfortable homes that reduce utility bills and help protect the environment. The EarthCraft House certification process follows a checklist designed to verify that each home addresses specific guidelines and performance standards that include an energy-efficient building envelope and systems; high-performance windows; properly sized heating and cooling equipment; and energy-efficient lighting and appliances. Any size or style of home can be newly built and/or remodeled to meet EarthCraft standards. When a home meets the required standards, it achieves EarthCraft House and ENERGY STAR certification at the same time. ENERGY EFFICIENT f you are considering a remodeling project with an eye toward making your home more energy efficient, there has never been a better time. Right now, the purchase of many energy-efficient products or renewable energy systems may qualify for a federal tax credit. You’ll not only capture the longterm energy savings of these products, but there is an immediate tax benefit.

TAX CREDIT DETAILS Home owners may qualify for tax credits up to $1,500 (in most cases) for home improvements made between Jan. 1, 2009, and Dec. 31, 2010. Whether you are building a new home or remodeling an existing one, there are ways to take advantage of this tax credit. For existing homes, tax credits are available at 30 percent of the cost, up to

$1,500, in 2009 and 2010 for windows and doors, insulation, roofs, HVAC systems, water heater (non-solar) and biomass stoves. For existing and new homes, tax credits are available at 30 percent of the cost, with NO upper limit through 2016 for geothermal heat pumps, solar panels, solar water heaters, small wind energy systems and fuel cells. To qualify for the credit, the home improvements must be: • installed and in use some time between Jan.1, 2009 and Dec. 31, 2010 • in use in the taxpayer’s principal residence, except for geothermal heat pumps, solar water heaters, solar panels and small wind energy systems where second homes qualify • certified through a Manufacturer Certification Statement

Home owners should save all purchase receipts and Manufacturer Certification Statements, as well as record all installation dates. For more information on how to qualify for and apply for these tax credits, visit www.energystar.gov/taxcredits. WINDOWS AND DOORS Energy-efficient windows can greatly reduce your home’s energy costs. In addition, new windows provide comfort, style, and improved property value as well. To be eligible for the tax credit, windows must be rated, certified and labeled for both U-Factor and Solar Heat Gain Coefficient (SHGC) in accordance with the procedures of the National Fenestration Rating Council. Qualifying windows must have a U-factor less than 0.30 and a SHGC less than

Key to its offerings are a variety of energyefficient glass options, including a Low E II double metallic coating on the inside glass surface to reflect or absorb the sun's warmth and reduce damaging UV rays and a LoE3-366® Glass that features three metallic layers of silver on the glass, which rejects solar heat and features a lower Solar Heat Gain Coefficient than Low E II. This product is recommended for warm climates where cooling costs are high and for areas where intense sun exposure is an issue.

In addition, a wide variety of HVAC components and systems qualify for the existing tax credit. CENTRAL AIR CONDITIONERS AND AIR SOURCE HEAT PUMPS Central air conditioning, commonly referred to as “central air,” is an air conditioning system that uses ducts to distribute cooled and/or dehumidified air to more than one room. Heat pumps offer an energy-efficient alternative to furnaces and air conditioners in moderate climates. During the heating season, heat pumps move heat from the cool outdoors into your warm house; during the cooling season, heat pumps move heat from your cool house into the warm outdoors. Look for models that offer a high level of energy efficiency, denoted through their SEER (Seasonal Energy Efficiency Ratio) and EER (Energy Efficiency Ratio) numbers. The SEER and EER numbers necessary for a central air conditioner or heat pump to qualify for the current tax credits vary depending on whether the product is part of a split system or packaged system. The Infinity air conditioner by Carrier provides an extremely high level of energy efficiency. With up to 21 SEER (Seasonal Energy Efficiency Ratio) and up to 14.5 EER (Energy Efficiency

Ratio), the Infinity air conditioner is ENERGY STAR® certified. This product features the WeatherArmor Ultra™ protection system, enabling it to withstand the elements. And operating with the Silencer System II™ noise reduction system, the Infinity air conditioner is as quiet as it is efficient. A copper Microtube™ coil transfers heat outside to help maximize indoor cooling, and the Infinity electronic control board allows the homeowner precise control of the two-stage operation, working directly with the Infinity Control thermostat. The Infinity heat pump by Carrier is an ultra-efficient unit with up to 19 SEER, far above the industry minimum of 13 SEER. This high rating ensures consumers they are purchasing one of the most efficient heat pumps offered. The Infinity heat pump features two-stage operation and IdealHumidity™ technology. This innovative humidity management function enables homeowners to maintain ideal comfort in their home. The SEER and EER necessary for a central air conditioner or heat pump to qualify for the current tax credits vary depending on whether the product is part of a split system or packaged system. A split system central air conditioner has three components: an outdoor metal cabinet that contains the condenser and compressor; an indoor cabinet that conRemodel Atlanta 11

tains the evaporator coil; and an air handler that sends the cool air through the duct system. If your home already has a furnace but no air conditioner, a split system is the most economical central air conditioner to install. A packaged central air conditioner has the evaporator coil, condenser and compressor, located in one cabinet, which usually is placed on a roof or on a concrete slab next to the house's foundation. Packaged air conditioners often include electric heating coils or a natural gas furnace. This combination of air conditioner and central heater eliminates the need for a separate furnace indoors. NATURAL GAS AND PROPANE Natural gas or propane furnaces use the combustion of fuel and air to create heat. To qualify for the tax credit, a gas furnace must have an AFUE (Annual Fuel Utilization Efficiency) of 95 or more. The G71MPP variable capacity gas furnace from Lennox is among the most efficient furnaces available. It uses Lennox’s Precise Comfort technology to produce only the exact amount of airflow and heat to provide even temperatures without over conditioning and wasting energy. By constantly monitoring and automatically adjusting fan speed, heat and airflow, the G71MPP can modify output from 40 percent of rated capacity to 100 percent, in increments as small as one percent or more for precise comfort control.

Other HVAC products that qualify for the tax credit include: • advanced main air circulating fan • oil furnace • gas, propane or oil hot water heater • Again, products must meet specified energy efficiency requirements to be eligible for the tax credit, and the credit includes installation costs. INSULATION In existing homes where HVAC equipment and duct work are located in a vented attic space, the energy performance of the house can be improved by converting the vented attic into an unvented attic. “The temperature in a vented attic can be well over 100°F in the summer,” says Phil Brown, manufacturer’s representative for Icynene. “As a result, the HVAC equipment and duct work will be exposed to high temperature and humidity, which will reduce its operating efficiency, and any duct leakage will be to the outdoors. “In addition, it’s tougher to cool the inside of the home because it’s like having an oven on the roof,” he adds. An unvented attic space is a space between the ceiling joists of the top story and the roof rafters where an airimpermeable spray insulation like Icynene is applied directly to the underside of the structural roof deck and is tied into the insulation located in the walls. As a result, the roof system becomes part of the insulated

building enclosure. This attic space becomes indirectly conditioned space as a result of air leakage and heat transfer through the uninsulated attic floor. “By converting to an unvented attic as part of a remodeling project, the attic will become an indirectly conditioned space, which will place the HVAC equipment and duct work in lower humidity and temperature, typically within 5°F of the living space below. All duct leaking will now be into conditioned space,” Brown explains. “The end result is a more comfortable indoor environment and an HVAC system that doesn’t have to work as hard.” An insulation contractor, like Woodman Insulation, can apply Icynene spray foam. In a remodeling situation, insulating with Icynene will take a day or two. The newest Icynene product is LD-R-50, an HFC-free, low-density spray foam and air barrier that has been formulated using a high-yield castor oil. Icynene LD-R-50 contains more than 7 percent renewable content in the insulated foam. To qualify for the tax credit, insulation products must meet 2009 International Energy Conservation Code Standards, and the credit does not include installation costs. There are several reasons not to hold off on your next remodeling project. ometimes we allow forces outside us to dictate our decisions, plans and actions. This has never been as true as it has been in this current economic climate. Rather than lamenting the lemon that life or the economy has thrown at you, look at how you can make lemonade. include an upgrade to your landscape, a facelift to the exterior of your house, interior renovations that will add comfort and fun for you and your family or even a complete remodel. Keep in mind the project doesn’t have to be huge to create the effect you need and want. MAINTAINING YOUR HOME Maintenance and repair of any home should be addressed promptly. Unfortunately, an economic downturn prevents many people from repairing or replacing items such as roofing, siding, gutters and the like. Home owners should be careful to maintain and update their investment if they want to reap the benefits later. A neglected or outdated home is a much tougher sell in any economy and will always bring bottom dollar to the seller. Energy-efficient features, up-todate kitchens and bathrooms and lowor no-maintenance features will always attract buyers. Now is definitely the time to tackle these projects; there are many great new products on the market to fit any budget. According to Richard Hoffman, CR, CAPS of Specialty Builders Remodeling, now is an excellent time to remodel. “With today’s market, many contractors are not as busy as they would like to be and are offering more competitive pricing,” Hoffman says. “They may also have a shorter waiting list of projects to start. Building materials are lower than they have been in the past. With tax incentives, home owners can recoup up to $1,500 on energy-saving projects like insulated replacement windows.” Additionally, according to Melina Wilkinson of Oneida Builders, more and more people are choosing to stay in their current homes rather than moving in today’s current economic state. “We are seeing even in the tough times right now, clients are wanting to improve their homes instead of moving to a new home because they like their lots or school district so they are adding living space by doing an addition or finishing the basement or renovating to an open floor plan to increase the size of their kitchen,” Wilkinson said. “We are also finding that we have more time to give our clients better customer service, so they don’t mind paying for it.” SAVING ENERGY SAVES MONEY According to Pella Windows and Doors, replacing old windows can significantly decrease heat and energy

here are a lot of companies that offer so-called “bargains.” Remember, you get what you

pay for. It’s as simple as that. Consumers should get everything in writing, and the contractor should take his time to review all the details before the contract is signed and again before construction starts. Like any other business, remodelers and landscapers have to make money, especially if the customer wants them to be around after the project is completed in case any warranty issues arise.

Additionally, if you replace your home’s old windows and doors before Dec. 31, 2010, with select energy-efficient windows and doors, you may qualify for a tax credit of up to $1,500 on your 2009 and/or 2010 federal income tax return. The American Recovery and Reinvestment Act of 2009 allows for home owners to receive a tax credit of up to 30 percent of the cost for qualifying energy-efficient upgrades, to a maximum of $1,500. An energy-efficient home saves money every day. Replacing windows, doors, siding, insulation and mechanical systems will save the home owner in the long run. Examples of how this can save you money include: Old kitchens and bathrooms waste a tremendous amount of water every day. This costs the home owner money and adds undue stress on a resource that is quickly being depleted. Inefficient appliances and old wiring also drain a home owner’s pocket while increasing their carbon footprint. Installing solar and photovoltaic systems helps both the home owner’s pocket and the environment. Some building materials and appliance manufacturers are also offering rebates on purchases of their products for energy-efficient upgrades to homes.

BEYOND THE DOORS And don’t forget the space just outside your front and back doors. It is always a good time to begin a landscape project. Landscaping companies work with home owners year round to ensure they get the most from their property. Typically, plants respond to transplanting better in the Fall or Spring due to the cooler weather, rather than the hotter months of July and August. When companies are hired to do Summer planting, clients are advised to keep to a rigorous watering schedule, and a Fall or Spring planting can somewhat ease this. During the Fall and into the Winter months, crews begin to slow down. When warmer weather arrives, their calendars begin to fill up immediately. A landscaper’s busiest time is usually from Memorial Day to Labor Day. The Spring and Fall are a great time for home owners to make landscape improvements, as they know what worked for them in the past seasons and what didn't. Also, designers begin to have more availability, so starting a design in the Fall or Spring allows you to have more scheduling options for design and installation. Then you can get onto their calendar for early Spring or Fall the next year, getting a jump on your enjoyment of a well maintained yard. Additionally, in terms of masonry, as long as the ground is not frozen, crews typically work well into Winter.

REAPING THE BENEFITS Professionally landscaped homes traditionally receive about a 10 percent to 15 percent increase in their resale value. Given the tightening of belts by home buyers, a professionally landscaped home, with outdoor lighting and irrigation, can help you sell your home faster, attracting a more savvy buyer looking for these upscale amenities. Even if you are not selling your home, the beauty of a professionally landscaped yard cannot be understated. Master Suite Retreat hen Nancy Bour purchased her 1970s split level, three bedroom, two bath home back in 1983, she knew that eventually she’d want to remodel several areas of the home’s interior. “It just was outdated, and it needed quite a bit of renovation,” explains Bour. Several years ago, she began looking into area remodeling companies, and she received a referral—CSI Kitchen & Bath Studio in Norcross, GA—from one of her sister’s friends who had also just recently remodeled her kitchen. After first having her kitchen remodeled, Bour decided to tackle her home’s upstairs bathrooms, as well as the master bedroom.

ORIGINAL MASTER BATH RECONFIGURED Her original master bathroom had ugly wallpaper that was very dark. She also wanted more closet space, and she wanted to open things up a bit and bring more light into the area. “The original master suite wasn’t built like master suites are built today. I wanted to update it and make several changes,” Bour said. The original bathroom had a shower/bathtub combination. “I’m not really into taking baths, so I decided to get rid of the idea of having a tub in the master suite,” Bour explained. “There’s a bathtub in the other bathroom; I wanted a larger, more luxurious shower area in the master suite.” To accommodate her wishes, the wall between the bath and adjoining master bedroom was moved about 12 inches into the bedroom. By “bumping out” the room, this allowed space to lengthen the vanity by relocating the toilet. It also created a corner to make a large shower with an angled glass door by Matt Prewett of H2H Installed Solutions. The key to the design was using triple sliding opaque glass doors between the bedroom and bathroom, as well as the opposite bedroom wall, which houses the closet. The results create the illusion of a much larger space. The doors came from Germany and they are very easy to move back and forth. Contemporary frameless cabinetry was chosen in keeping with the elegant Remodel Atlanta 21

design, and they contain plenty of storage with two banks of drawers, a sink base and a narrow angled pullout with shelves next to the sink. This pullout echoes the angle of the shower door. The vanity surface is a travertine countertop with an under-mounted lavatory. A low-flow toilet with a self-closing lid was chosen for its simple, easy-to-clean-around shape. A frameless mirror behind the wall has contemporary sconces mounted to it, and a magnifying mirror is set on the wall for convenience. The focal point of the master bathroom is the tile. “After looking at many different tiles, I decided to go with a silver travertine. I really liked it and it turned out beautiful,” Bour said. The floor and shower is also completely covered with travertine tile chosen for its aesthetic appeal. The shower features a luxurious combination of shower options from the hand-held showerhead to the body massager to the rain shower in the ceiling. There is even a seat and a niche for toiletries tucked on the vanity side. Additionally, they used matching floating shelving in the master suite, and it makes the rooms flow nicely together, Bour said. FROM START TO FINISH The project took about 10 weeks to complete. Bour said that there were no real surprises, and they stayed on schedule. “I am very happy with the work CSI Kitchen & Bath Studio did. Historical Green in Buckhead One of Atlanta’s Largest EarthCraft Eco-Friendly Renovations. his charming Buckhead home built in the 1930s was completely renovated by Paces Construction, of Atlanta, to the latest energy and technology standards for today’s modern lifestyles. “This home had many great features and a real sense of place not found in new construction, but also some disadvantages of older homes”, said Paces Construction Partner John Beach. The location was perfect—a desirable street of quiet, tree shaded homes about two blocks from the Georgia governor’s mansion in Buckhead, but with little daily traffic. The public rooms—entry, living, and dining rooms—were oversized for entertaining with high ceilings and features like custom parquet flooring, a marble fireplace, and arched inset bookcases. These rooms even had hand “cast-inplace” plaster moldings as part of the fine period workmanship. The house also had

solid granite block foundations about 20" thick and heavy lumber framing from an earlier homebuilding era. HOUSE NEEDED UPDATING “What the home did not have was a generous kitchen/ family living space or needed bedrooms and baths,” said Atlanta Architect Norris Broyles. The three-bedroom house was in an area of large, million dollar homes especially desirable for the many great schools nearby. The house had no insulation in the old walls or windows, outdated mechanical systems, and a dinosaur of a commercial HVAC system. Because of these limitations and the location, it might have been considered ripe for a new McMansion. Paces Partners John Beach and Richard Everett both grew up in Buckhead, and hate to see these graceful, older homes torn down. “Demolishing a house like this

is the least sustainable thing builders can do—basically putting 30 or more large dumpsters into our landfills and then using more natural resources to rebuild something very similar. It doesn’t make good environmental sense,” says Beach. COMPANY IS AN EARTHCRAFT RENOVATOR Paces Construction is an EarthCraft renovator—a joint program of the Greater Atlanta Homebuilders Association and Southface Energy Institute. EarthCraft trains builders on eco-friendly construction practices, including energy efficiency, indoor air quality, durability, water conservation, and waste reduction. The EarthCraft technical advisors review construction plans and make recommendations using a renovation worksheet, test, and then certify green construction projects based on features and a points system.

A blower door was used to pressurize the house. The inability to create positive pressure in the home indicated leaks in the walls, floors and ceilings.

When Paces got ready to renovate this house, they called Southface to test the home and review plans for the remodel. Southface installed a computerized test device in the house, using a special temporary blower door to pressurize the house and test for air leakage. After sealing the HVAC vents and closing all doors and windows, their blowers could create no positive pressure in the house, meaning hot and cold air could move freely through numerous leaks in the walls, floors, and ceilings. Not good. Even more surprising were the same results when they tested the ductwork and furnace system and found they couldn’t pressurize these either. But they were still amazed when they climbed into the attic and saw an older industrial heat pump, something they’d never seen before in a home. Southface reviewed the plans architects Norris Broyles and Candace Carlson developed, recommended starting over with the HVAC systems, and made suggestions on how to build out the project while keeping it environmentally friendly. ADDING A SECOND FLOOR That solid granite foundation was one key to the renovation plans, since an engineer said they could support an additional story. “Rather than expand the home further on the ground, the most effective solution was to add a second floor overlaying the footprint of the first; this easily added three additional bedrooms and baths, with laundry and storage upstairs while also bringing more natural light into the dark core of the house via stairwell skylights, says Architect Broyles, who also grew up nearby. Paces added the second story (Beach calls this type of job a “poptop”) and reconfigured about half the ground floor space. In addition to remod-

eling the existing baths, they added a powder room, combined three rooms to create a new, larger kitchen, and updated family, den, and sunrooms. Now the house includes six bedrooms and six and one-half bathrooms, sunroom, study, and open family room with designer kitchen. Even with the addition of more than 2,000 square feet the house façade still comfortably fits the lot and retains its charm by using front dormer windows with a drop roof. New mahogany French doors, cedar shingles, and a lattice-work entry complete the sophisticated exterior look. But much of what makes this house so special is not readily visible. The plans called for modifying many of the exterior walls with new windows and doors, and Paces used insulated, low-e, argon gas filled windows to save energy and eliminate hot and cold interior areas. They also hired Woodman Insulation to spray coat exterior walls and the new upstairs roof with Icynene expanding foam insulation, encasing the home like a cooler to keep conditioned air inside. Icynene provides much better thermal insulation

within a wall than fiberglass, and seals all the air leaks: it also tightens up the house and makes it amazingly quiet. Because the roof is completely insulated, not the attic floor, there are no soffit or ridge ventilation openings, and standing in the attic in August or January is comfortable. HOUSE NOW USES HALF THE ENERGY Three extra high-performance HVAC units were carefully sized using ManualJ worksheets to make sure they run long enough to manage humidity, since so little heating and cooling time is needed. Along with its Energy Star appliances, the house uses less than half the energy of similar sized older houses nearby. Paces also installed a smart home advanced wiring distribution system to handle phone, video, and computer connections throughout the home. For water savings Dianna Prescher of European Sink (Atlanta) supplied new low-flow showerheads, fixtures and high-efficiency 1.2 gpf Toto toilets made here in Georgia. Historical Green in Buckhead ronment, since shipping building products across the country and world is an environmental factor through extra transportation energy usage and pollution. And while the home has a sprinkler system, it is needed less since the grass was removed and primarily native plants and ground covers were installed, also requiring less maintenance. Jeff Reed of Diversified Cabinet Distributors supplied cabinets from Shiloh, an ESP (Environmental Stewardship Program) member. Other eco-friendly but hard-tosee features include natural carpets, lower VOC latex paints, and water-based floor coatings that emit fewer air quality pollutants. Also not visible was Paces efforts to recycle jobsite materials, such as donating removed plumbing and light fixtures to Habitat’s ReStore, recycling appliances, and giving items like cabinets to subcontractors. They also saved and reused framing lumber where possible, cutting old beams for reuse as new wall supports, for example. Between 30 percent and 40 percent

of our landfill volume is now construction debris, so every bit recycled helps. Simple jobsite items like plastic water bottles and drinks cans were recycled, and several carpenters on the job carpooled together from their homes north of Atlanta. A REMARKABLE DIFFERENCE So how did the project rate? The final testing showed a remarkable difference, even with the large addition of another floor the house proved very tight. Paces Construction scored about twice as many points as needed to meet EarthCraft certification requirements. They did not count points for some extravagant features, such as the second Energy Star dishwasher in the kitchen or his and hers low-flow shower heads in the master bath double shower. Paces also didn’t use technologies without an obvious cost advantage in this remodel, shying away from high-profile solar panels and geothermal technologies. It’s a home for everyday living with high-end systems to provide a healthy,

comfortable environment, not just an exercise in sustainability. “This is an outstanding example of a quality, energy-efficient remodeling and addition project on an historic home,” said John Kane, EarthCraft House Technical Advisor. ICYNENE SPRAY FOAM HELPS AIR LEAKAGE AND INSULATION n Atlanta, one of the area’s top insulation contractors, Woodman Insulation, suggests looking into Icynene® spray foam. Icynene has been used to create unvented attics in such high profile renovation projects as the 2005 EarthCraft Remodeling showcase home, 2006 Southern Building Show Renew Showcase project, and the 2009 Southern Building Show EarthCraft renovation. Used in this project, John Beach said Icynene was chosen because it could solve the air leakage and insulation challenges of this job, using a single product. “Technically, this older house had really leaky diagonal 1x6 slat exterior sheathing (remember the blower door test referenced in article), and the labor and material costs to caulk every seam on the whole house would have been higher than tearing off the sheathing and replacing with OSB, also not very sustainable,” John said. “By spraying Icynene inside the existing exterior walls, we created a great air and vapor seal as part of the insulation process in a single pass that really tightened up the house, and provided higher R factors than traditional fiberglass insulation. For this project Icynene turned out to be one of the lower-cost solutions.” One of the company’s most recent product innovations is ICYNENE LD-R-50™, an HFC-free, low-density spray foam and air barrier product that has been formulated using a high-yield castor oil. Initially attracted to the house by the amazing view of the Chattahoochee River, the couple set about reclaiming the landscaping one section at a time after they purchased their home in 2004. Once that was accomplished, they recruited Atlanta-based MOSAIC Group Architects and Remodelers to fill in a space in the architecture that seemed open. Living in Buckhead, this family prized their unique, woodsy setting along the Chattahoochee River. With so many wonderful views, they wanted to create

an outdoor living room that was screened in from annoying mosquitoes but took advantage of the sweeping river views and tree-top setting. The new porch needed to blend with the home on all levels. Creating a design that blended with the structure’s contemporary architecture was key to maintaining the home's integrity. “What makes this project special is how the porch complements the house proportionally and from a materials perspective,” says Rick Goldstein, coowner of MOSAIC Group. “The home didn't take advantage of the lot before. The new porch overlooks the L-shape section of the lot that looks out toward the river.”

REFERRAL BUSINESS The home owners interviewed four companies as part of the design/build process. MOSAIC's Outdoor Living Division was referred to the Bushes by a local landscaping company that had previously done work for the couple. “Rick saw the same thing I did,” says Gary. “We wanted something that was set aside from the house that not only fit into the architecture but also fit in with the ‘tree house, back-to-nature’ look. We liked the first [design] so much, we didn't look at any other.” Adds Goldstein, “I understood what Gary was looking for and could interpret it for him. The design process flowed together really easy for me. Sometimes you're faced with something difficult, and you wrestle with it and never get it, or sometimes inspiration just happens. This is one of the times I saw it and it came together. Everybody loved it.”

KEEPING THE NATURAL VIEW The goal was to add a new screened-in porch to the back of the existing home. An important consideration was to incorporate the new porch into a similar style of the home and position it to take advantage of the tree-filled area and river views. The enclosed area is built off the main living level of the house. With the Chattahoochee River just steps away, the magnificent views needed to be captured. By positioning the new addition on the back side of the garage, an unused and dead space, the sweeping river views are framed by the new structure. The grade of the back side of the property was very steep and needed to be addressed. “It was difficult to access the area for transporting materials and constructing the porch because it was fairly high off the ground,” Goldstein explains. The existing home’s roof lines posed the most difficult challenge. Due to the contemporary style and the multiple 28 Remodel Atlanta

angles and levels, finding the right solution was key to creating a seamless and integrated screened porch. The final screened porch is approximately 20 square feet and features a Tigerwood (Brazilian hardwood) floor. The tongue and groove pine ceiling has a natural finish on it. The project also incorporated an enlarged open deck area, transitional staircases and a new cable railing system. The nearly invisible cable railing system lets the view be the star. “We had a really interesting Keuka railing custom fabricated for this project,” adds Goldstein. It’s a metal railing with stainless steel rails, and the custom balusters are designed to help make the railings disappear, allowing a transparent view from the house, deck and porch. The transitional staircases, which can often look bulky, are virtually hidden in a nook behind the new structure, making them nearly invisible and keeping the focus on the beautiful surroundings. The home is literally surrounded by woods and natural fauna, which the home owners loved and wanted to preserve. Two very important Bald Cypress trees were growing extremely close to the existing deck; the MOSAIC Group built the new extended deck right up to their trunks so that Gary and Diane didn't have to lose this rare species in Atlanta.
