ho wouldn’t want the best quality in terms of workmanship and materials when it comes to improving their most valuable asset? When it comes to selecting a remodeler, however, too many buyers conveniently forget the time-proven adage that “you get what you pay for.” The dilemma that confronts many homeowners is their desire for a top-notch job at the lowest possible price. With price as their primary focus, they ignore other criteria that may carry more weight in producing a successfully completed project. It’s understandable that, in these economic times, price is a major consideration when it comes to remodeling. Homeowners do need to understand, however, that Remodeling is a service, not just labor and materials. The right remodeling firm will have someone on their staff to guide you through the entire process from the design through completion. This ensures that you are not overwhelmed with all of the decisions involved in a remodeling project and that your project will run smoothly and get finished on time. Remember, depending on the scale of your project, you may be sharing your home with the contractor for a significant amount of time. Rather than selecting a remodeler or contractor based on the lowest bid, shift your focus to finding a reputable contractor. If their bid is higher than what you budgeted, work with them to decide where you can cut back or what items can be postponed to keep the project on budget. Here are a few Key things you should look for when searching for a Remodeler : Experience – Longevity suggest financial stability and a track record of success. Subcontractors – Ask about the subcontractors that they use in their firm and how long they have used them. Trade Association Affiliation – A good place to start your search for a remodeler is your Local Home Builders Association and Remodelers Council. License and Insurance – Ask for a copy of their State Contractor license and current Insurance certificates References – Obtain the names and phone numbers of previous customers you can call to get their impressions of the company’s work. E

ven though we are out of the “recession,” Atlanta residents are still feeling the effects of high unemployment and low housing prices. In most cases, you can cut back on spending for non-essentials, however the mortgage, insurance and utility costs are items that you still have to pay even if cash is tight. Even if you live in an affluent neighborhood, high utility costs are still something that many of our clients are worried about. This has prompted us to put more effort into our comfort and energy division since our clients want to save whereever possible. I am hearing this from other contractors as well. The good news is that there are some low cost ways of saving immediately and some energy infrastructure investments that have fast paybacks. So how can you save money now on your utility costs? Turn things off! We do 2-3 energy audits a week and have noticed that lifestyle changes can help save up to 30% in energy usage. One of our clients adjusted his thermostat on their second story of their house and noticed a difference of $400 on their next utility bill. Another example are pumps for water features that were running 24/7 that were put on timers and saved up to $100 per month on their power bill. The “free” measures are all around us and with a simple energy assessment; you can have a list of things that you can do yourself without having to hire a contractor. If you have exhausted all of the “lifestyle” improvements in your home, then consider upgrading some of your mechanical systems to higher efficient systems and upgrading your insulation. In most cases, the payback is less than 5 years with the rebates and tax credits. This is a 20% ROI, which is much better than can be expected in the stock market right now. Going green can be free if you look at finding the energy hogs in your house and upgrading your home’s efficiency can pay back quickly if designed correctly. The economic conditions of the past few years have thrown a monkey-wrench into plans and dreams for so many homeowners. Unfortunately, many of us have had to adjust our goals and re-plan our futures.

W

ith the real estate market in an unknown state, people are really nervous about selling their houses to buy newer, bigger homes. Many of us are making due with what we have and are “waiting out” the economy. However, many more of us are doing remodeling projects to upgrade our current homes until things get better. If you have not already done so, it may be time to re-focus and possibly re-plan. Fortunately, there are options that may actually be better than our original plans. For those who need more space and thought the answer was to sell and buy a larger home, perhaps the solution to the space crunch is an addition or extension. This solution also works well for accommodating merging families. Just as there are many considerations in the decision to relocate or remodel, there are many factors to consider in choosing to remodel your home in order to accommodate grown children or aging parents. Perhaps the biggest issue in opting for extended family living is that of privacy. With the proper remodel, good communication and firm agreements, this option can have many significant financial advantages. Although the costs of running a larger household will be more than those of a single family unit, the costs will be less than those of two separate households. Perhaps you want to downsize or prepare for a scaled-back lifestyle or retirement of sorts. In that case you may want to prepare your home for the next phase of your life. Just because you may be retiring from your business activities certainly doesn’t mean you will be retiring from life. This may be the perfect time to make those changes in your home to suit your new life-

style. This could include setting up a home office, hobby rooms or even private guest quarters for visiting family and friends. Although guests won’t demand it, they will really appreciate a bedroom suite. If you are retiring and want to remain in your house, be sure to look into the many remodeling options for “aging in place.” As you contemplate the advantages and disadvantages of moving vs. remodeling, there are definite location factors to consider. These factors will depend on a number of things including your age and the age of your children, proximity to activities that you and your family enjoy, and the neighborhood itself. If you have children in school, you may want to avoid disrupting them. This is a strong incentive for remodeling instead of moving. There may be other advantages to staying in your current home. These could range from the actual block you live on, the tranquility or busyness of the area, the proximity to transportation or even your immediate neighbors. We tend to notice those things that we don’t like, but it is equally important to not overlook the advantages to staying where we are. In making a decision, it is usually best to write down all the pluses and minuses to your current location and have your family do the same. You may find that there are significant advantages to staying in your current home. In that case, remodeling will be a better choice for you and your family. Here are a few questions to consider when deciding whether or not to remodel:

Relocate or Remodel without that kitchen, bathroom, laundry room, etc., while remodeling takes place? Or, can you move out for the duration? (In some cases moving may be a requirement.) Answering these questions will help you decide whether or not to remodel. If a careful analysis of your living situation indicates that it is time to sell, I urge you to find a home stager to assist in the process. A good home stager will give you an honest assessment of your home, coordinate any needed repairs, assist with the re-arrangement of furniture and will help in the decoration of your home for a fast sale at the best possible price. And make sure you factor the costs of relocating into your decision, i. e. realtor fees, mortgage fees and the cost of moving. According to Cowart, the Atlanta market is a difficult one right now. “It’s difficult to get real value for an existing home right now and the new home inventory is actually down. Remodeling might be the easiest way to get the home you want.” In addition, people often find they still need to remodel even after purchasing a new home. How much do you love your home and your neighborhood? There is something to be said for a great location. So do not forget to factor great neighbors, good schools, convenience in terms of location, traffic patterns, etc., into any decision you make. There does seem to be a move back toward the city right now, which often requires older homes to be renovated. If you decide to remodel, will you get a return on your investment? “You need to decide what you want your remodel to accomplish and whether or not it will add value to your home,” says Ron Cowart of Cowart Homes. “While the economy is soft right now, a well-done renovation will improve your investment, so when the time does come to sell, you home will be worth significantly more.” “In the current market, most of our clients are focusing on kitchens and bathrooms—rooms with a good return on investment—rather than additions or whole house projects,” says DuVall Brumby of Homes by Brumby. Do you want to go through the remodeling process? “You also need to decide if you and your family want to live through a significant remodel,” Brumby adds. Can you live with four to six months of company who arrive at 7:30 in the morning and stay until 4:00 or later in the afternoon? Can you live

Tuscany Comes To Atlanta

Along the banks of the Chattahoochee River nestled among thick forest and natural wetlands sits the Country Club of the South. This 900-acre residential community, situated in Atlanta’s growing northern corridor, offers residents many amenities including an 18-hole championship golf course designed by Jack Nicklaus.

verlooking the golf course and one of the community’s lakes sits the 11,000 square foot home of Julie and Mike McCracken. In love with their home and their location, the couple recently undertook a major remodel. “We wanted to create a more open and airy design,” says Mike, “and we wanted to change the interior style to a Tuscany. And, obviously, we wanted to use the most modern materials and construction techniques in the renovation.”

The scope of the project included remodeling the house’s family room, outdoor living area and master bathroom. A wine cellar was added in the basement, which also received a style update. Additionally, many of the home’s floors were redone. A GATHERING SPOT The home’s family room underwent a significant renovation. French doors with brick arches were added on both sides of the home’s stunning fireplace, leading out to a new steel and concrete deck with an outdoor living area below. A beautiful new wood ceiling was installed to add warmth to the living area and the wood floors were


redone to match. The result is nothing short of spectacular as the room radiates comfort and style. “Our home’s family room has always been the hub of our home,” Mike says. “Now, after the remodel, we use it even more.” OLD WORLD CHARM Elegance, class and charm best describe the home’s new master bath. Fully renovated it touts dual furniture-style vanities with granite countertops, marble tile on the floors and walls and an old world soaking tub. Beautifully done with stylish windows, large mirrors, a tray ceiling and high-end fixtures—including a chandelier over the tub—the elongated layout is quite dramatic.

TUSCANY IN ATLANTA The deep, dark colored woods, long archways, wrought iron fixtures and tile floors common to Tuscany design are prevalent in the McCracken’s renovated basement. Highlighted by a new wine cellar, the basement also offers a theatre room. The remodel added new wooden entry doors to the theatre, new floors, arched openings and new wall surfaces reminiscent of the Mediterranean. The wine cellar is artfully designed with rich wood racks and a glass wall for viewing. Importantly, it can hold a sizable wine collection for the connoisseur. Finally, all of the stair railings in the home were changed out for a custom metal design that enhanced the home’s new design.

TAKING AN ACTIVE ROLL A veteran of several remodeling projects, Mike believes it is critical that a homeowner take an active roll in his or her remodel. “No matter how good your contractor is, it is incumbent upon you to keep up with the project,” he says. “You need to monitor it and help manage the process to make sure you and your contractor are alike in your thinking; that you have the same vision.” According to Mike, communication is key. “People think differently, so you need to be granular in your detail when describing what you expect,” he comments. “You cannot hire someone for a project, go away until it is done and expect to be happy with the project.” Be patient… work with your contractor and make sure you have a contractor that will work with you. There will be some variations of thought.

PUT IT IN WRITING A contract between you and your contractor is critical. It spells out expectations and requirements for both of you. Mike advises being proactive during its creation. “I would not accept a contract written by one party,” he emphasizes. “I recommend you design your own terms so you are in control of your project.” “For instance, every construction contract in the state of Georgia is required to have minimal warranty provisions,” Mike says. “But that does not mean you need to settle for them. I went out on the internet and looked at what other states required and incorporated some of their ideas. And because I had a great contractor who was confident in his work, he was okay with adding them.” A GREAT CONTRACTOR After taking five bids for his project, Mike selected Braymar Design Build. “Robert Hames and his team did a fantastic job,” Mike emphasizes. “They were friendly, flexible when they needed to be and really committed to the success of the project.” “The Braymar people were absolute professionals and some of the sub-contractors they used were really artists,” he says. “We’re very pleased with the results.” ■

A Historic Neighborhood Epic Development first acquired this 2400-square-foot three bedroom home in Atlanta’s Inman Park after it went into foreclosure. While the basic structure was sound, the home was dated and had suffered from years of neglect by the former owner.

espite its shortcomings, the basic structure of the home was sound and the team at Epic found it appealing due to the strong demand for homes in what is a historic, well-located neighborhood. So they planned a total renovation that included the roof, new siding, paint, remodeling the kitchen and baths, installing new lighting, refinishing the hard wood floors, and replacing interior doors that were not architecturally consistent with the home’s style. “The main goal of the renovation was to upgrade the kitchen and baths yet keep the home architecturally consistent with the historic homes in the neighborhood,” says Epic’s Jim LaVallee. “Because the smaller kitchen needed an entire make-over, we gutted everything. The plan was to make the kitchen feel larger, bright and airy,” he says. To achieve this goal and remain architecturally consistent, a simple white shaker door cabinet was selected. The cabinets offer simple lines and help reflect the natural light that comes from existing skylights in the adjacent breakfast area. To add some finesse to the kitchen, a high-end granite, White Piracema, was selected and matched with a subway tile backsplash that was architecturally appropriate. As the kitchen is on smaller scale, the Epic team chose not to install an overly large appliance package that could have overwhelmed the space. Jenn-Air and Bosch brand stainless steel appliances were chosen and provide a great balance between performance and scale. Like the kitchen, the baths needed a complete renovation. The general theme was to keep everything simple yet elegant. The master bathroom features an espresso shaker cabinet for the vanity. Carrara marble was used for the vanity top and in the master shower white subway tile was used. To add some detail to the overall theme, a Carrara marble basket weave floor was installed in the master bath portraying the craftsmanship of yesteryear. In the secondary bath, the same vanity with a Crema Marfil marble counter was used. For the floor and shower surround travertine was selected. The living and dining room had some existing architectural elements that were preserved and restored as needed. These included the butler’s pantry, the built-in window seat and the wood mantle and mirror.

ocated two miles east of downtown, Historic Inman Park is Atlanta’s first planned community and one of the nation’s first garden suburbs. A Historic Neighborhood “The butlers pantry is a classic element,” says LaVallee, “although it was missing some of the original door hardware and we had to track down a supplier that carried the appropriate parts which are not widely used today.” The wood mantle and existing antique mirror over the fireplace were classic in design,but required some refurbishing. To enhance the look of the fireplace,a honed slate surround was added replacing out dated marble that had been installed in the 1980s. Likewise, at some point in the home's past, the interior doors had been replaced with six-panel hollow doors. These were removed and two-panel doors with oil-rubbed door hardware now take their place. The original hardwoods were refinished and appropriate lighting selected from MasterPiece lighting in Atlanta, bringing the interior of the main living areas back in-line architecturally.

LOCATION IS KEY Often homes can sell in this neighborhood without being formally listed as word of mouth among current owners and their friends often locates the buyer. Such was the case with this beautifully remodeled property. Tonie and Randy Howard were drawn to the Inman Park location because they wanted to live closer to their friends. In addition, the home is two miles from Tonie’s workplace. “I have two very close friends who live in the neighborhood,” Tonie says. “The main reason for moving from our previous home in Smyrna was to be closer to them. I was always driving if we wanted to get together or go for a run, and now we are just doors apart.” After working out the purchase with Epic, the Howards were able to add some finishing touches to the home, including a tankless water heater that provides both fuel efficiency and space savings. Typical of renovating older homes, unknown problems were encounter during the renovation process including the identification of the LP siding, but the contractor was able to work through the process with the Howards and ultimately all LP siding was replaced. A Grand Remodel Sharlene and Bob Kaney first met Phyllis and Rob Myers of Colonnade two years ago at an open house for a new home Colonnade had built.

e were riding around looking at both new and existing homes on the market and asking ‘what if,’” says Bob. “We were considering moving or building and felt that, with the market down, it might be a good opportunity if we found something we liked.” While nothing materialized at that time, the Kaneys kept looking. “We had been looking all over town and couldn’t find the right mix between a home we liked and a lot we liked,” Bob says. “Then, on a lark, we found this home a half mile from where we were living. “It was marked down a bit and fit our price range, so we made an appointment to tour the home. We fell in love with it immediately,” he says. “We liked its size, its structure and the lot it was on. It really was a case of being in the right place at the right time.” Before making an offer on the home, Bob and Sharlene asked the Myers to walk through the

home with them. Rob inspected the home, identifying problems such as mold, roof leaks, energy efficiency issues and a significant structural issue. And they discussed the home’s potential. From there, Rob presented ideas to improve the home’s function, performance and style, and the scope of work required to get it to that point. Based on the consultation, the Kaneys started negotiations and subsequently purchased the home and hired Colonnade to complete the extensive renovation. The Kaneys loved the Brookhaven location and the gardens. They did not, however, like its small, outdated master bath or the outdated kitchen. In addition, although the home had soaring ceilings in the family room, they felt the thirty-year-old home was lacking pizzazz. SCOPE OF THE RENOVATION The kitchen, laundry room and back hall were gutted. Rearrangement of a couple of walls resulted in a new large pantry, laundry and spectacular kitchen. Working with a custom cabinet shop and the Kaneys’ designer, Amy Ferrer, a beautiful custom hood was designed to draw attention to the vaulted ceilings in the kitchen. It provides a dynamic focal point for the room. New custom wood cabinets, granite countertops, appliances and backsplash updated the kitchen’s design as well as function. A massive 5' x 7' granite island centers the room.

Dining room and den built-ins were transformed from boring white by applying faux finish techniques. Beams were installed in the family room ceiling giving the room a comfortable, elegant feel. The master bathroom was enlarged using a previous niche from the living room. Luxurious natural stone, new bathtub, cabinets, countertops, and fixtures turned the boring bathroom into a relaxing oasis.

THE HOMEOWNER/CONTRACTOR RELATIONSHIP “Getting Rob in on the ‘ground floor’ beginning with our first walkthrough was really key to the success of this project,” Bob comments. “We were able to ‘pick his brain’ in terms of ‘Can we do this? We like this idea?’ and it really helped us envision what was possible.” Bob credits brainstorming sessions with Phyllis and Rob for adding the special touches and features that make this remodel spectacular.

Georgia Power’s Programs EarthCents is Georgia Power’s portfolio of energy efficiency programs created to help our customers save money, use energy efficiently, and help the environment. “Energy efficiency is a top priority for Georgia Power and we see great value in offering our residential and commercial customers programs that can help them save money and energy,” says Angela Strickland, Georgia Power’s Energy Efficiency director. “Grouping all our energy efficiency programs under a common name makes it easier for our customers to identify the programs we offer that can help them save.” EarthCents® Programs Home Energy Improvement Program Homeowners who want to improve the comfort and energy efficiency of their existing home can choose from two program approaches – “individual improvements” or “whole-house.” The “individual improvements” approach offers rebates up to $700 a year to make individual improvements, some of which may be do-it-yourself projects. The “whole-house” approach, with up to $2,200 in rebates, is for homeowners who want to reduce their home’s total energy use up to 30 percent. New Home Program New homebuyers benefit from energy efficient construction and will enjoy saving money on their energy bills. A qualified home is at least 15 percent more efficient than a typical home with annual energy savings of up to $400. Home Energy Audit Program Customers can take a free online home energy check-up and learn how to save on their annual energy bill. Lighting & Appliance Program Georgia Power customers are eligible to receive rebates following the purchase of select ENERGY STAR®-qualified appliances$30 on refrigerators and $75 on clothes washers. Refrigerator Recycling Program Customers can get rid of their old inefficient, secondary refrigerator or freezer through responsible recycling and receive a $35 rebate, plus free removal of their old refrigerator or freezer. Water Heating Program Take steps to reduce your water heating costs. Ask about low-flow water devices, thermostat set points and the installation of free water heater jackets and pipe wrap on qualifying equipment. Stylishly Green The team at SawHorse, Inc., provides turnkey design/build services to their clients with professionally designed and crafted renovations and additions. So when their Sandy Springs clients first asked to help them reduce their energy bills by adding renewable energy to their house, they were up to the challenge.

“W

e did a solar evaluation and decided that we would need to look at other solutions since there were too many trees blocking the sun,” says Matt Hoots, president of SawHorse. “We came up with a plan to upgrade their regular HVAC to a WaterFurnace geothermal system that is highly efficient,”he says. Additionally, all of the home’s existing windows were changed out to high performance Marvin windows and the roof line was insulated with Icynene spray foam insulation. “While we worked to upgrade the systems on the house, the homeowners presented us with a set of plans to make their existing home functional,” Hoots comments. While the house was on a great street in a great neighborhood, it did not fit all of the client’s needs. So SawHorse did a complete tune up of the houses design on the main level and the upstairs.

The cladding is a great alternative to all wood windows since aluminum will not rot and will not need replacing for many years to come. Another area that SawHorse focused on was the library. It started with a simple enhancement to the existing cabinets and, when finished, was transformed into a complete new custom library with built-in storage. SawHorse also installed new windows and new custom mahogany doors. The floors were refinished and we installed all new stain grade crown molding to match the cabinets.
