A SUNNY 2011 omen in the business, technical advancements and the turnaround in the industry are reasons why remodeling has a sunny forecast for 2011. Spending on remodeling is expected to pick up substantially in the year ahead after a three-year decline, according to the Remodeling Futures Program at the Joint Center for Housing Studies at Harvard University. Contractors feel more positive about the outlook for home improvement projects. Low financing costs and a wave of previously foreclosed homes coming back on the market are expected to generate healthy remodeling growth over the next several years. People are spending more time at home and are investing in renovations that create a place for entertaining whether it be an open floor plan with a gourmet kitchen or basement that looks like the ESPN ZONE . Remodeling has changed for the better in the last couple of years. The downturn forced a lot of companies to stop and re-evaluate the way they do business. We have had to restructure our companies. People have been forced to wear multiple hats and found that it works well. Many companies are now being run by women. They have stepped up to the plate and are handling every aspect of the business. Their duties often include project management, accounting, marketing and interior design. Women are the ultimate multi-taskers and take pride in getting it done right and on time. Technology has also taken over the remodeling industry as well. Technology and social media courses are being taught to Council members to help them better understand the new media, so they use it to educate clients about future projects. I would not be surprised if the contractor you are interviewing shows up at your door with an iPad and a Laptop. iPads are being used for presentations. Finishing selections like tile, cabinets and granite choices come to life on the screen. Laptops are used for onsite estimates, so the client can have a realistic range on the project cost even before the contractor leaves the house. The Greater Atlanta Home Builders association and its Atlanta Remodelers Council are diligent on educating Remodelers on all aspects of the industry. I’m truly honored to be chairwoman for 2011 and promise to bring a positive and productive impact to the council. IT PAYS TO GO GREEN f you are lucky enough to live in or near Atlanta, now is a great time to renovate and “go green” as there are many financial incentives for doing so. Not only will you save on your utility bills, but you may qualify for rebates and tax credits as well. In fact, if you are looking to fix up your home, there are many rebates and credits available to help you. If you live in the City of Atlanta, you can take advantage of up to $3500 for making your home more energy efficient through the SHINE program. Clients of Georgia Power can enjoy up to $2200 in rebates for making these types of improvements as well. And with federal tax credits of $500 for windows, doors, insulation and HVAC upgrades, that total can be as high as $6200. Bottom line, if you are considering an extensive renovation, there are many state and federal tax credits for adding renewable energy to your home or business. Many homeowners in Georgia are upgrading their standard HVAC system to a ground source heat pump. These systems are typically 70% more efficient than existing installed systems. If you have sunshine hitting your house, why not use it to heat water? The sun can heat up to 90% of the water in your home if you install a qualified solar water heater. In addition, there are panels and shingles that can create power for your home that you can sell back to the utility. All of the renewable energy projects mentioned here qualify for a 30% tax credit without a cap from the federal government and a 35% credit from the State of Georgia. The State does have a cap, however, with the federal tax credit and local rebates, up to half of your improvement costs can often be refunded back to you. Importantly, while the availability of these tax credits is great, most of these improvements make financial sense when remodeling your home. Because we have a new energy code in Georgia, you may be required to upgrade some of these components already, so these incentives are an added bonus. he Sales and Marketing Council, in conjunction with the Greater Atlanta Home Builders Association, presents the 30th Annual OBIE Awards. The OBIE Awards,

which began in 1980, has grown throughout the years to now feature more than 100 building, remodeling, marketing and personal achievement categories in which to enter. Each year, the categories change to reflect new and growing aspects of this industry. This year, the OBIE Committee was excited to implement new Green Remodeling and Best Media Center Awards. WHOLE-HOUSE RENOVATION $250K-$500K

he goal of this classic remodel was to convert a small two bedroom, one bath home into a four bedroom, three bath home with a master suite while maintaining the scale and classic lines of the original house. The homeowner’s objectives were accomplished with the addition of a second 3/4-story that allowed for the creation of the master suite and additional bedrooms. The remodel included an expanded living room with fireplace and a screened-in porch to take advantage of the home’s lot. Interior finishes included wood cabinets, granite countertops, stainless steel appliances, hardwood floors and Travertine and tumbled stone bathroom floors and surrounds. A detached garage was expanded to accommodate two cars. And the entire renovation was done while preserving the home’s original front architecture. A combination of cement plank siding, cedar and stone accents around the foundation maintained the home’s character.

he homeowners loved their location and lot but wanted a home that was far less formal and more casual while retaining a sense of elegance. They also wanted to incorporate unique features to make their home “one-of-a-kind.” The remodeler met the client’s need to have the home feel less formal by restructuring the front entryway for better curb appeal. The addition of cedar siding, dormers, removal of round columns, addition of cedar overhangs and custom faux finish on the existing brick give the home an inviting charm. This project also won a gold award for Best Green Remodel 2500+ SF. The whole-house renovation includes energy savings and a reduction of homeowner maintenance items. The hardwood floors and the majority of cabinets were made from reclaimed wood. In addition, the entire structure was sealed, vastly improving energy efficiency.

THE STRAIGHT STORY: GREEN REMODELING verybody wants a great home. We remodel our homes to improve our kitchens, our bathrooms, our living spaces, and our quality of life. We spend a significant amount of energy planning and selecting just the right materials or design elements for our homes. Many of us have families whom we care about deeply and we work hard to provide for them and keep them happy, healthy, and safe. When most of us were in school we worked hard to get good grades. It was not always easy, but bringing home a report card with straight “Ds” was not rewarded. And with good reason. Barely passing, below average, was hardly an accomplishment, and definitely not something to be proud of. In some areas, our building codes are designed to be just good enough to keep us from getting hurt. They are essentially the equivalent of a “D.” However, in some cases, building codes, while still the minimum standard, may be a bit better, but it depends where you live. When we talk about what a great home is, we should be talking about

something that is a better than a “D.” This is where green remodeling comes into the picture. Green remodeling and building are all about going well beyond the bare minimum to create something of quality that is healthy and safe for you and does less damage to our environment and our community. Green remodeling is really about making great spaces for your family while being responsible. However, keep in mind that different people view green in different ways. Not all green building approaches are also healthier and all healthier building practices are not green. We all know that Green remodeling is the right thing to do, and it’s probably safe to say that there aren’t any builders or remodelers who do not want to build green. So why isn’t everyone remodeling green? It is a bit of a “Catch 22.” The problem is that construction professionals don’t think that homeowners want green, and most homeowners think construction professionals don’t want to or know how to build green. And both parties think it costs more. Well, let’s set this story straight.

MYTH #1 Homeowners are not interested in Green. This is obviously not true. Organic food sales are through the roof. Target is selling bamboo shirts (which incidentally are not very green), and Ford is producing efficient hybrid vehicles. In a less than stellar economy, the growth in the sustainable and green market continues to be steady. Why? Because when we have the opportunity to have healthier, happier lives, we choose them. What you, as a homeowner, need to do is let your remodeler or designer know that you want something better than a “D” and ask to have your remodel certified. According to Michael Lyman, president of The Renovation Company, there is significant interest in green remodeling in the Atlanta market. “If a person is planning on staying in their home for a longer period of time, green remodeling is very appealing. Whether it means adding foam insulation, better windows or a new HVAC system, a focus on green remodeling products and techniques is popular.” MYTH #2 Green is expensive. This is also not true. Data from around the country shows that to build a certified new home adds 2 percent to 3 percent to the cost of a home! Experienced green builders actually show a reduction in cost overall as they become better at building. With remodeling you can often see a reduction in project cost! “In my opinion, green building starts with the home’s envelope and making sure it’s sealed properly,” says David F. Radlmann, CGC, LEED AP and CEO of Urban Eco Group and Heirloom Design Build. “Properly installed insulation and air sealing costs nothing more, but can save energy. And they are just good building practices.” A green home typically needs a smaller heating system, which is less expensive, and often no air conditioning is needed, which also saves money. Watersaving shower heads cost the same as regular shower heads and offer the same pleasurable experience. Dual flush toilets use a fraction of the water and cost the same to purchase and install, saving money on water bills. Today, ultra-Low VOC paints are the same price as regular paint but are much healthier for your family, as are

by Michael Anschel No-Added-Urea-Formaldehyde-plywoods. Your biggest expense comes from the third-party inspections that green remodeling requires, but the value of having an independent audit of the performance and the project seems worth the minimal cost. According to Matthew Johnson, president of Artisans of Atlanta, there are levels of green. “On one end of the spectrum you have caulking around the windows and insulation in the attic; on the other you have tankless water heaters and solar grids on the roof,” he says. “So you can begin going green without spending a lot of money.” MYTH #3 Green is too hard. For you, the homeowner, going green in remodeling is easy. Just tell your remodeler and designer you want your project to be as green as possible. That is all you have to do. For the remodeler or design professional, there is some work involved. Just like school, this requires some training and some practice. Because the secret to green remodeling is in the process and NOT the product, the planning and design stage is very important and takes additional effort to think things through and consider the impact of an action. “We use many of the construction methods people consider green on every project we do because they are simply better processes,” says Radlmann. “We do everything we can to provide a better house product.” “In fact, the 2011 Georgia Energy Code will soon make many tests for energy efficiency part of the normal building code,” he comments. “Items will include duct leakage testing and blower door testing.” MYTH #4 Green building is for big projects and new homes. Totally untrue! While LEED requires that you practically re-build your home, green remodeling projects of all sizes are happening all of the time; bathroom remodels, kitchen remodels, window and siding replacement, attic or basement finishing, and, of course, additions. “Obviously, the larger the remodel the more green options you can employ,” says

Johnson, “but you can start in one room with something like low-VOC paint.” “We just completed a remodeling project that focused on upgrading the home’s energy efficiency, rather than increasing its size,” comments Lyman. “The homeowner added a new, highly efficient HVAC system; foam insulated the roof line, a crawl space and the foundation; and added more energy-efficient windows.” MYTH #5 Green is all about energy. This may be the most commonly misunderstood part of green remodeling. The beauty of green is that it is a whole systems way of thinking. It gives equal weight to each key concept and asks us to consider the interconnected nature of the world we live in. A systems approach means understanding that insulating the house reduces air infiltration, which means less fresh air to the occupant. We understand the link and the danger in insulating without considering occupant health. A systems approach has us ask the question about how much energy it took to make the insulation, what were the environmental impacts, and what were the impacts on the installer and the occupant when handling this material? In fact, green remodeling really starts with community and the impact on the health and well being of the people manufacturing the products, then those installing the products, and then those living with the products. Community impact and indoor environmental quality are the top concerns. Next is water, then resource efficiency (which includes durability, recycling, and embodied energy), and then finally energy efficiency.

“Saving energy is usually top of mind when discussing green, but there is so much more,” comments Johnson. “For instance, we recycle all of our construction debris.” The straight story on green remodeling is that it is easier than you might think. It can save you money, it conserves resources, it is healthier for you and your family, and, most importantly, it is the right thing to do. You have the power with your next remodel to be a force for good in the world and your community. Think about how hard you worked to save for that remodeling project, do you really want to buy a “D” grade project when you can have a “B” or an “A” home with little to no additional expense? CHOOSING THE RIGHT FLOORING O ften referred to as the “fifth wall,” your floor and how you cover it can have a big impact on any remodeling project. Floor covering can affect your project’s character, durability and budget. “Choosing flooring for your home doesn’t have to be complicated, but you do need to do your homework,” says Dean Howell, owner of Moda Floors & Interiors. The entire square footage of your home needs to be covered with some type of flooring. You need to think

about how you want the room to look, how you are going to use the space, and how much you want to spend.

BUILDING CHARACTER Floor covering has a major impact on the look and feel of a room. The type of flooring you select can help you instill a certain character in your space. For instance, if you desire a clean, modern look, the right tile might help you achieve it. A rustic or “north woods” motif can be brought to life with a wood floor. The right carpeting might suggest warmth and comfort. “Often, people judge the success or failure of a remodel based on the finishes, materials and colors used,” Howell stresses. “So, flooring can make or break a project.”

TRAFFIC PATTERN Nothing in your home gets more use than your flooring. So, when selecting any type of flooring, it is critical that you consider the amount of wear and tear it is going to get. Consider floor traffic, as well as room usage. For instance, a kitchen or main bathroom that gets heavy use and foot traffic needs a harder wearing floor covering than the master or guest bedrooms. Other questions to ask yourself include: Do you have children? Do you have pets? Do you plan on doing a lot of entertaining? And while the durability of your floor covering is certainly a matter of the type of material you select, the amount you invest in a particular material can also have an impact. COST/BENEFIT CONSIDERATIONS Whether you are building a home or remodeling a particular space, you will need to cover the floors. And that means budget appropriately for the type of flooring you want to install. “Homeowners need to do some research to set their flooring budget,” says Riley Gazzaway, vice president of the Atlanta Flooring Design Centers. “Consider what you are trying to achieve,” he advises. “Are you putting in new flooring so you can sell your 16 Remodel Atlanta

home or so you can enjoy it for another 15 or 20 years? Answers to these questions become part of economic and performance decisions.” FLOORING TRENDS Flooring for your home can basically be divided into two different categories: soft-surface and hard-surface. There are many different brands and options to choose from, but basically your choices include: hardwood, laminate, vinyl, tile, cork, bamboo, carpet and linoleum. Whatever you choose, each type has unique characteristics and advantages. Hard surfaces—more specifically, hardwood floors—are currently the top choice of most newly built or remodeled homes. Hardwood flooring is becoming more popular in many rooms that have otherwise been carpeted in the past, and then area rugs are placed on top. Hardwood floors typically have a lower life cycle cost than carpet and add more value when selling the home. Other choices for hard surfaces include ceramic tiles and laminate, which are also dominating the residential flooring market, and in contrast, the carpeting trends continue to move toward softer, textured, and more luxurious styles. Area rugs not only add charm, warmth, and comfort to a space, but rugs are leading the way as the hottest decorating feature. When choosing flooring options, here are some options to choose from: HARDWOOD FLOORS Hardwood floors can add old-world elegance with modern twists, moving more toward distressed planks, wider widths, and exotic woods. Depending on how you want the room to look, hardwood flooring can be elegant or rustic. Keep in mind when you choose the kind of wood, you want it to be beautiful as well as durable. Explore the variety of finishes, colors, and wood types available. You are sure to find a look you’ll like. The most popular hardwoods include oak, then maple, and ash. Specialty woods tend to be more expensive, however, they are often quite beautiful. Depending on your budget, you may

want the luxurious look of specialty woods. Walnut, teak, and cherry are popular choices. You can also customize your wood floor, arranging it in a unique design, or using different stains. Unexpected shades of stain can make your floor stand out like no other. FLOOR TILE Ceramic floor tiles offer timeless beauty and durability. Travertine tile is also another flooring option becoming more and more popular. The most durable of all tiling materials include ceramic tile and natural stone materials, which, when properly installed, can last the lifetime of a house. This durability, combined with the natural beauty of stone and the fantastic options of tile types, colors, patterns, and textures makes tile and stone the materials of choice where quality and character are important. CERAMIC TILE VS. STONE Ceramic tile and stone are very different. Stone flooring can include quarried slate, limestone, flagstone, granite, or marble. Natural stone tile is a relatively affordable alternative to stone and is made from real stone aggregate suspended in a polymer binder.

Choosing the right stone tile is usually a combination of personal preference and budget considerations. Marble and granite, for example, offer a more formal appearance. The more expensive of stone flooring, marble is an elegant, ornamental stone that takes a high polish. Both sandstone and limestone are more brittle but less costly. “The biggest trend we’re seeing in the use of tile is a move to larger rectangular tiles,” says Jessica Sander, director of marketing and communications for Traditions in Tile and Stone. “Instead of the traditional 12” x 12” tiles, homeowners are looking for larger sizes like 12” x 24”. Contemporary, cleaner looks are in and gray seems to be coming back around as a very popular color choice.” Ceramic tile is made from slabs of clay that are known for hardness. Ceramic tile may be either glazed or unglazed. Glazed tiles have very hard, smooth surfaces that reject water and stains. Again, this is yet another time to consider the traffic in the room. VINYL FLOORING This flooring offers so much to choose from. You can choose the look of stone, ceramic, and hardwood, and sheet vinyl and vinyl tiles are an easy solution for

today’s homeowner looking for quality and design. Vinyl tiles are also easy to install and popular for many do-it-yourself projects. Like vinyl sheet, vinyl tile is durable, affordable, and easy to maintain. Vinyl sheet flooring comes in a variety of styles from wood looks to natural stone, to patterned designs. Vinyl sheet is also durable and is an easy-to-clean floor type that can be installed anywhere in the home. It is also known for its resistance to scuffs, stains, and spills. CARPETING Once known as the most practical home flooring, carpet can bring color and warmth into every room. Your options are endless when it comes to patterns, colors, textures, and is still one of the top-selling floor coverings today. You may be overwhelmed by the many choices when it comes to carpet. Don't choose carpeting only for its color. Consider the carpet's fibers and construction, as well as your lifestyle and how you use the room it will be in. Patterned carpets are increasingly popular. The patterns are made of cut & loop pile. Plush or cut-pile carpet has loops trimmed off so that yarn ends poke up. While a popular choice, plush carpet doesn't tend to wear as well as Remodel Atlanta 17


CHOOSING THE RIGHT FLOORING berber carpeting. Berber carpet creates a nubby texture with complete yarn loops that stand upright. Wool is a popular carpeting fiber. It tends to cost more than synthetics, but it's comfortable, durable, and natural looking. Be aware that direct sunlight will fade wool fiber over time. Synthetic fibers are made from several artificial materials. Nylon is the most popular because of its durability, although it can be damaged by prolonged exposure to sunlight. CORK FLOORING Known for its comfort to walk on, cork flooring is also very warm, and is gaining popularity among older people who are remodeling their homes while keeping “aging-in-place” a priority.

BAMBOO FLOORS An extremely environmentally friendly hardwood, bamboo is becoming one of the most popular flooring trends. Although it is currently more popular on the west coast, it is also gaining popularity throughout the United States. BASEMENT REMODELS on Cowart and his family have been building homes in the Atlanta area for three generations. So it is not surprising that, at some point, Cowart Homes would build homes next door to each other. Impressively, Cowart Homes was asked back by each homeowner when it came time to remodel their basements. Located in northeast Atlanta, the homes have a brick and stone design with a craftsman flare. The first home, owned by Theresa and Michael Simonetto, had a finished basement the owners wanted to renovate; the second was a spec home purchased by Clare Williams and her children, who wanted to finish the space later.

BASEMENT 1 The Simonetto home featured a 2,000square-foot finished basement when they purchased it from the original owner. Cowart originally designed it to be part of the home’s living space with

10-foot ceilings and a fireplace. When the Simonettos moved in, so did their competition-sized pool table. The couple quickly decided to design the living area around it. Theresa, who works in the interior design business, called on her friend Tim Stearns of Stearns Company to help her come up with the right plan for their remodel. “Tim is one of those people who can look at a blueprint and see a great design,” Theresa says. “We took his ideas and turned them into a great space.” The basement remodel includes a large billiard/family room with a tray ceiling and the fireplace. A second large room serves as a media room and there is a connecting wet bar between the two. The wet bar features a refrigerator, sink, ice maker and cooling drawers. There is also a full bedroom suite with a walk-in closet and exercise room. “We are very happy with the results of the remodel,” Theresa says. “We like to entertain a lot. In fact, we had 250 peo-

ple over for a Christmas party and that would not have been possible without the new space.” “We selected Ron as our contractor because he and his family have built so many homes in the area,” she says. “His firm has a great reputation. In fact, Ron and Tim are going to work together on our next project—the addition of a pool with a pavilion and an outdoor fire pit.” Theresa also has advice for other homeowners who are considering remodeling. “Consider how you want your room to function and come up with a detailed plan,” she advises. “Then, find a reputable contractor and monitor your budget.” BASEMENT 2 When Clare Williams’ friends built her a massage room in her basement two years ago as a surprise birthday gift, she decided to have a professional review their work. At the same time, she had built a pool in the backyard for her chil-

dren, so having a place for them to come in and out made finishing her basement a priority. Because Cowart Homes built her house, she saw Ron and his team as a logical choice for the project. “I wanted a tile floor because my children run in and out when they are wet,” she says, “but other than that, I really counted on Ron for the design.” The 2,100-square-foot design features a room for a pool table, a media room designed for a home theater system and a wet bar with cherry cabinets, a microwave, sink and ice maker. There is also a large bedroom and bath. “We’re really just finishing the space,” she comments. “We plan on getting a lot of use out of it this summer.” “I have built two homes from the ground up and remodeled three other basements and those projects were all stressful and overwhelming,” Clare comments. “This project was incredibly easy. HOMEOWNER DESIGNED PROJECT GOALS Many of the older homes in the area were built in the 1930s and the Balks wanted the house to fit into the neighborhood. “We wanted the home’s façade to match our neighbors’ homes,” Michael says, “which meant we didn’t need a ‘McMansion.’ We did, however, want plenty of space inside the house to meet our needs.” “Our second goal was to instill the interior with a higher level of trim than the average built home,” he says. So, the Balks brought back some of the 1920s and 1930s in the trim used in the home, including large windows, big wide baseboards, mahogany panels and a lot of built-in cabinets.

amie and Michael Balk originally purchased a home built in 1957 with the idea of renovating it and adding a second floor. After a structural engineering examination, however, it was determined that the house had been built without a sill plate, and was built on fill with insufficient soil preparation and piers. The southeast corner of the foundation had settled significantly and was structurally unsound and cracked.

“It quickly became apparent that the structure had too many problems to allow us to renovate it cost effectively,” says Roy Aeschlimann, a partner in Owings and Aeschlimann in Atlanta, the general contractor for the project. “So we recommended it be demolished and a new house be built on the property using the same plans that would have been used for the renovation.”

HOMEOWNER DESIGNED In fact, Michael designed much of the home himself and its character reflects his ideas. “I am kind of a builder person,” he says. “I restore cars and I like to build things, it’s just my nature. The concept of starting a home from scratch, building it, finishing it and having it completed is the kind of thing that makes me happy,” Michael comments. “If I wasn’t a cardiologist, I’d be a builder or an architect. And I got a few ideas from This Old House,” he chuckles. A DAZZLING NEW HOME The outside of the new home features a Tudor style with a little bit of French and English touches. It touts brick and stone with cypress siding as an accent. It is the inside of the home, however, that sets the project apart from others. A foyer with a black walnut and oak flooring greets visitors upon entering the front door. To the right is a parlor library with a cove ceiling and a solid masonry fireplace. Then you walk through to another foyer where the stairwell goes to the second floor. This area has space for the family’s baby grand piano. From there you move into the den with built-in cabinets, large windows overlooking the backyard, pool and spa, and a second fireplace. Moving across the back of the home from the den is a wide open kitchen featuring a center island and an eating area that has built-in seating. White custom cabinets, granite countertops and stain-


SIGNATURE ROOMS According to Michael, his favorite room is the parlor library. The fireplace and cove ceiling combine with the mahogany trim to create a warm and cozy feel to the space. “This is one of the most beautiful rooms I’ve ever been in,” Michael comments. “You are surrounded by this dark beautiful wood paneling and dark glazing. With the fireplace, it is very inviting.” The outdoor porch is a family favorite. The screened in space is a cedar trimmed brick porch with a blue stone patio and an outdoor fireplace with a raised hearth. “In Atlanta you can sit out there most of the year,” Michael says. “We have a kitchen table out there adjacent to the grill so we can grill out or sit and relax overlooking the backyard with a roaring fire. It’s really wonderful.” SELECTING YOUR CONTRACTOR Owings and Aeschlimann first worked with the Balks on a previous home renovation. So when it came time for this project, Michael asked them to work with him again. “When you select a contractor, you want honest trustworthy people who will do a high-quality job and respect variables like cost and quality and find

the right balance,” he stresses. “Having worked with them on a previous home remodel, I knew they were the right people and I did not need to bid out the job.” According to Roy Aeschlimann, the feeling is mutual. “Working with the Balks is a pleasure and a privilege,” he says. “Michael knows where he is going and what he is doing. He usually knows the answer to his question before he asks it, but he wants your ideas.” Thanks to his preparation, the eightmonth project went off smoothly. ADVICE TO OTHER HOMEOWNERS Now a veteran of two major home renovations, Michael has advice for others considering remodeling. “Rule number one, do what you want, not what your architect tells you to do,” Michael emphasizes. “You know what your needs are, so think carefully about recommendations from other people. If it is not something you want, do not waste your money. You will walk away later saying ‘why did I do that?’” he says. Rule number two is to make sure you choose a builder with whom you can communicate. “Discuss ahead of time how you will communicate during the job,” Michael advises. “Whether you stay in contact using e-mail, in writing or face-to-face, you need to meet frequently so you both stay on top of the project and any issues that might crop up.”

less steel appliances create a beautiful yet functional workspace. The kitchen leads into a screened in porch with a concrete and stone floor and the home’s third fireplace. The first floor also includes one of the home’s five bedrooms. At the top of the stairs, the home’s second floor has four bedrooms and an upstairs laundry. Highlights include the master bedroom, master bathroom and a large bedroom for the Balk’s 10-yearold daughter. The biggest room in the house, this bedroom features a vaulted ceiling, a built-in desk and a reading area with a window seat. It also houses a walk-in closet and a really vivid glass tile floor. A stained glass window that has diamond-shaped glass looks out over the front of the house. “When you are outside looking up and my daughter has her lights on, the stained glass window is just beautiful,” Michael says. “It really helps set off the house.”

CERTIFIED EXPERTS PROFESSIONAL DESIGNATIONS SET PROFESSIONAL BUILDERS AND REMODELERS APART hen choosing a builder or remodeler, you want someone with the knowledge and expertise to do the job right. That’s why the National Association of Home Builders (NAHB) and the Greater Atlanta Home Builders Association offer professional designations that help consumers identify builders and remodelers who have committed themselves to continually improving their skills and bettering their profession.

CERTIFIED AGING-IN-PLACE SPECIALIST (CAPS) The NAHB has joined forces with AARP and several experienced remodelers to develop the Certified Aging-in-Place Specialist (CAPS) certification. Designees are trained to understand and respond to the unique needs of older home owners. CERTIFIED GRADUATE REMODELER (CGR) The Certified Graduate Remodeler (CGR) designation recognizes remodeling professionals who have a proven track record of success. You can count on remodelers who have the CGR designation to show a high level of professionalism and credibility, and those who earn it can be considered industry leaders. GRADUATE MASTER REMODELER (GMR) The Graduate Master Remodeler (GMR) designation allows Certified Graduate Remodelers (CGR) to attain further recognition for educational excellence and longevity in the remodeling industry. Qualifications include 15 years of remodeling experience.

CERTIFIED GREEN PROFESSIONAL (CGP) The Certified Green Professional designation recognizes builders, remodelers and other industry professionals who incorporate green building principles into homes without driving up the cost of construction. CERTIFIED PROFESSIONAL HOME BUILDER (CPHB) The Certified Professional Home Builder program is the only voluntary builder certification program of its kind in Georgia. CPHBs have met stringent requirements including passing a building codes exam; meeting insurance requirements; having their customers surveyed annually; providing a written warranty; and having a dispute resolution process in place. EARTHCRAFT HOUSE (ECH) EarthCraft House is a voluntary building program that provides a model for healthy, comfortable homes that reduce utility bills and help protect the environment. The EarthCraft House certification process follows a checklist designed to verify that each home features an energy-efficient building envelope and systems; high-performance windows; properly sized heating and cooling equipment; and energy-efficient lighting and appliances.

CODE OF ETHICS Members of the Greater Atlanta HBA are committed to an established Code of Ethics. It reads: Greater Atlanta Home Builders Association members believe and affirm that: home ownership can and should be within the reach of every American family; American homes should be well designed, well constructed and well located in attractive communities with educational, recreational, religious and shopping facilities accessible to all; and American homes should be built under the free enterprise system.
