YOUR RENOVATION or builders and designers in today’s housing market, there is a fine balance when approaching historical renovations and additions. This balance must incorporate both aesthetic and sustainable design. A good design-build team will know how to achieve this balance, by incorporating reused materials and high-performance features with beautiful design. Their goal is to preserve the sense of the era in which the house was originally built while introducing functional components, such as better insulation and air sealing, that make the home more comfortable and more energy efficient. This can be achieved by using recycled materials and sustainable practices, keeping track of materials such as outside surface components (i.e. brick, stone, and textural treatments), and preserving the home’s specific historical design and interior features (i.e. antique mantelpieces and staircases). At the same time, with the economy as it is, we must try to accomplish all of these things on a tight budget. Reusing materials can be a helpful way to cut costs, but it can be expensive to repurpose these materials if they need to be changed to serve a new function. Work with your design-build team to make wise choices on which elements should be candidates for reuse. It’s also important to select a licensed contractor who is familiar with the New Georgia Energy Codes, which were updated in 2011 and now outlaw the reuse of certain items such as older, non-conforming windows. One strategy to ensure that your home will be in compliance is to register your home in a green building program, such as EarthCraft, Energy Star, or LEED for Homes. To find out more about these opportunities, check them out online or speak with your contractor about any programs he might already be certified in. Luckily, there are financial rewards for being green, and it often becomes the contractor’s responsibility to educate homeowners about government incentives that provide tax rebates and grants for making sustainable choices when renovating a home. One great opportunity for Georgia Power customers comes from the Georgia Power Home Energy Improvement Program, which offers homeowners up to $2,200 in government rebates simply for making energy-saving home improvements that will boost indoor air quality and create a more comfortable and healthy home. In this way, homeowners are essentially getting paid to save money on their monthly energy and water bills. The key here is finding a contractor in your area that has been approved by the program, in order to take advantage of the rebates. Buyer Beware Who You Listen To Matters BY LORRAINE HART Over the years, I have heard about many remodeling projects that went wrong because the homeowners took advice from unqualified people. Although family, friends and neighbors usually mean well, they usually don’t have all the facts, knowledge and expertise required to make decisions about home remodeling and/or construction.

t is vitally important for homeowners to seek out qualified professionals when thinking about making renovations to their homes. Your home is your biggest investment and projects done correctly will help it last a lifetime, add value and look beautiful. We have all heard about the armchair attorney, accountant or doctor, but too many of us ignore the importance of seeking professional advice for the many improvements possible for our homes. The various professionals who can and will assist us in improving our homes include architects, designers, builders, remodelers and landscape professionals. To ensure that the systems in our homes are kept safe and in good condition, there are many service professionals including plumbing and heating specialists, electricians, and those who service our appliances and any other systems we have in our homes. Whether we need the services of an architect for structural analysis or for the design of a new or remodeled home, a builder, a remodeler or a service contractor, we are safer to use the expertise of a professional rather than that of a well-meaning, but uninformed, source. When it comes to getting professional advice, it is critical that you let your adviser know all the facts of the situation; otherwise even a professional might lead you astray. Of course, anyone who is a real professional should strive to get all the relevant data before giving their opinion. There are just too many instances of unprofessional or unlicensed contractors giving low-ball pricing and then cutting corners to make up the difference. When hiring a contractor for your project, make sure you perform your due diligence. Check for proper licenses and insurance coverages. And it is vitally important for homeowners to ask a contractor they are considering hiring for references. A good and reputable contractor should supply a list of 10 to 15 references for prospects to contact. Importantly, ask for references from clients who had a project similar to yours done. If you are

remodeling your kitchen, ask to speak to former clients who had their kitchens done. Recently a client told me about a prospect deciding not to use his services because the prospect’s financial advisor said to go with the “low bidder.” As we all know, that is a recipe for disaster and a prime example of not looking at all the facts. An unusually low bid needs to be scrutinized. Make sure that contractor is providing the same job using the same materials as the other bidders. Find out about provisions for change orders. Too often, customers select the low bidder and end up paying more because change orders are excessive. Although it is important that we ultimately make our own decisions, we all recognize that there will be times that we may want to seek outside help. In doing so, there will often be conflicting opinions, so it will be important that you make sure all the data is available to anyone you consult and that you ultimately make your own decisions. When it comes to prospective clients seeking advice, the best you can do for them is to ensure that their advisers are also fully informed. A Buckhead Backyard Oasis This Atlanta family wanted to better utilize their backyard with a casual outdoor living area that everyone could enjoy. They were especially interested in creating a unique, popular destination where their teenage children could gather with friends in a fun, secure environment.
W
orking with Paces Construction partners Richard Everett and John Beach, along with architect Keith Summerour, they developed plans for a dramatic pool, pool deck and cabana. Designed to complement the existing Georgian brick home, the casually elegant design includes a beautiful salt-water pool, a stunning 2,500 square foot white limestone pool deck and a well-appointed cabana. The resulting fun backyard oasis puts relaxation, exercise, and entertainment just a few steps outside this family’s home near the Governor’s mansion.

DESIGN HIGHLIGHTS The pool cabana provides a great anchor and focalpoint for the yard, and yields relief from hot, mid-day sun with its 60" ceiling fan and Bahamian-style plantation shutter sidewalls that promote ample airflow. These over-sized shutter walls, custom designed and built by Paces Construction, are made of AZEK dimensional PVC “lumber” that will never rot like more traditional wooden shutters most often used in exterior applications. The load-bearing Doric columns are made of fiberglass to withstand chemical reactions, a special concern with proximity to saltwater pools. The dramatic, high-vaulted ceiling fea-

tures an interesting exposed rafter design with tongue and groove, V-joint paneling above the rafters. Shiplap paneling, repurposed Cyprus siding, along with marine-grade, formaldehyde-free plywood were used to assure a long, low-maintenance building life. All these unique materials were sourced from Atlanta Specialty Millworks. All fasteners and other supplies used in the construction are stainless or galvanized steel to prevent corrosion and structural failure. The cabana is equipped with a refrigerator and all the appropriate items one might need for entertaining, including ample storage provided by Diversified Cabinet Distributors. This GreenQuest line of Crystal
Cabinets features healthy, green-core box materials and soy-based sealers for eco-friendly, lasting use. Nine-foot tall closets accommodate pool related toys, floats and extra folding bamboo chairs for larger crowds. One base cabinet is devoted to A/V equipment and boasts all the bells and whistles that would make any technophile proud. A big screen television over the fireplace provides a focal point and can be enjoyed even while lounging in the pool. The Isokern wood burning fireplace, currently set-up with a remotecontrolled, split-oak gas log set, projects a relaxing atmosphere with its warm glow, and really helps take the chill out of the evenings. The exterior-grade gas log set components and rack were upgraded to rustproof stainless steel, as was the custom-designed fireplace screen fabricated at a local foundry. The lighting, from Masterpiece Lighting, provides flexibility with dimmer controls for both mood up-lighting of the ceiling, and for down-lighting to enjoy reading by the pool. The pool features a Pebble Tec® brand surface. Small bits of differently colored polished pebbles are blended with a unique, custom tinted cement to help create a luxurious, durable pool that provides inspiration and relaxation. This finish delivers an elegant and long-lasting beauty combined with resilience and durability so it lasts longer than traditional plaster pool surfaces. Natural Indiana limestone, sourced from Fieldstone Center Inc.’s Indiana Division, was precision cut and installed in an Ashlar pattern. CONSTRUCTION CHALLENGES To bring their dream to life, the homeowners selected Paces Construction Company, which had done other remodeling work for them, to handle everything from design to landscaping. Like any major project, this one had its share of challenges. “The project timetable was designed for completion so the homeowner’s family could begin enjoying their new project in early spring,” says Richard Everett, the Paces Construction partner in charge of this job. “That meant working backwards from the start date and considering a lot of variables.”

A BACKYARD OASIS Then there was Atlanta’s historically wet season that slows many exterior construction projects…
“There were special issues to consider, such as the required ambient temperature and three months’ time needed for the limestone to fully cure after installation and before sealing,” he comments. “There were oak and various other species of leaves that would fall and cause severe staining on this extremely porous stone requiring time-consuming stain-prevention tactics to be employed. Then there was Atlanta’s historically wet season (December and January) that slows many exterior construction projects and can generate Georgia red clay everywhere if not carefully managed.” It fell to Richard to manage not only the project timetable, but to also coordinate the different trade disciplines necessary for the successful completion of the project. From excavation to concrete and stonework, cabana construction, electrical and gas line work, pool construction, and landscaping (both hardscape and softscape), an enormous number of craftspeople needed to be scheduled and supervised for the project to be successful. The major phases of the project included: • Working with the city arborists to permit tree removal, and approve building and erosion plans. • Removing 60 tons of dirt and original home construction debris from the backyard. Bringing in 45 tons of gravel and 1.5 tons of steel rebar; installing more than 50 cubic yards of pumped-in concrete and mortar, and laying 33 tons of 2-1/4" thick limestone for the pool deck, walkway and steps. • Building a complex drainage system, pool, cabana, and hardscaping, and then installing tons of topsoil, sod and plant material. • Protecting against the potential stain issues of falling leaves and an environment of brilliant red clay everywhere during and post construction. These yielded a caustic recipe for the white limestone since it soaks up everything like a sponge - until properly cured and sealed. Washbasins for boots, endless bales of wheat straw, thousands of square-feet of heavy-grade, clear plastic sheeting, blue tarp ground covers, and manning a blower almost full-time were tactics used to protect the stone as it was installed through job-end.

Additionally, the homeowners are committed to green-building techniques, and especially interested in healthy building tactics and materials. Paces has been an EarthCraft certified builder for 6 years, is a charter member of the Green Building Council, and Richard’s partner John is a Certified Green Professional. Richard used extra dust capture and abatement procedures while cutting limestone, PVC materials and all lumbers on-site, and did off-site fabrication wherever possible. All materials and finishes were evaluated for healthy contents and environmental friendliness, as well as efficacy. And the jobsite was kept exceptionally clean to minimize construction dust and debris from entering the home. “We were impressed with the fact that Richard worked hard to ensure the integrity of our project for the long-haul,” the homeowners say. “Although a saltwater pool certainly has its aesthetic and cost benefits, he pointed out that the water could etch the natural stones we wanted to use if they were not sealed properly. His expertise and attention to detail was invaluable.” THE RESULTS Today, the homeowners’ teenagers and their friends gather, listen to music, watch TV, snack by the fireplace and swim. And the adults are starting to use the new space for relaxing and entertaining their friends, too. They can view football or baseball games, golf and movies. The TV screen was designed to work well for multiple viewing situations: in the pool, lounging on the deck, or sitting in the pool house. The New Basement
“W
e have three teenage children and we’re a very active family,” Vince says. “We viewed the basement as somewhere the kids could bring friends, where we could have parties and where we could build an ‘in-law suite’ separate from the living area that would offer guests some privacy.” Ultimately, they decided on a full-scale basement renovation that included a wine room, a home theatre, an exercise room, a kitchenette and eating area with built-in seating, a bedroom and a bath.
When Cinda and Vince Riggio and their family moved back to the Atlanta area, they found the ideal home for their growing family. The three-level, 8600-square foot home featured a terrace basement that walked out to the home’s backyard. Cinda and Vince immediately saw its potential.

A MODERN, FUNCTIONAL SPACE Highlights of the space start from the bottom up… literally. The Riggios chose to go with an acid stained concrete floor, which not only gives the project a modern feel, but is highly durable as well. “I develop retail shopping centers for a living and the trend is concrete floors, even for specialty retail, so I took a page out of their book,” Vince says. “You just cannot damage it. The kids can run in and out and you don’t have to worry about it. You can hose it down if you have to,” he chuckles. An interior designer, Cinda also had several design ideas that were incorporated into the space. The kitchenette features dark flat panel modern cabinets by Ikea and the eating area features a circular reverse tray ceiling with partial circular built-in seating.
SELECTING THEIR REMODELER Cinda found Direct Build Home Improvement in a local magazine. After contacting the firm, Andre Hames came over and they hit it off. “Being in the business, I wanted to be sure we were hiring a dedicated professional,” Vince says. “For instance, the way change orders are handled in residential construction can often be
a problem. I wanted to be assured of a minimum of change orders unless we caused them.” “Andre was very professional in the way he presented his company and how he would do his job,” Vince comments. “He had a custom approach which is the way I wanted the job done and he was very clear about his job process and the project budget.” EXCEPTIONAL RESULTS And the results speak for themselves. “If I were to pick a floor in our home, this is my favorite,” he says. “I use the workout room every morning and Cinda uses it a lot too. And we love to go down into the home theatre, sit in our weathered leather furniture and watch a movie or read. It’s always cool down there, it’s a fun space to be in and we really enjoy it.” ■

“We travel frequently and got a lot of ideas from places we’ve visited,” Vince says. “Cabinets are a big ticket item in a lot of homes and we saw the Ikea systems in both the kitchens and closets of some very expensive homes in St. Barts. On one hand, it’s being frugal, but Ikea has a great system—it looks good, it’s hardy and it’s very functional.” “We also spend a lot of time out west and they’ve got some pretty interesting trends out there,” Vince says. “It is sort of a mountain modern…very clean lines with a lot of concrete and stainless steel.” A full scale exercise room off the newly added bedroom and bath make the finished area a complete, comfortable living environment for a visiting guest or longer term live in. The home theatre and wine room round out everything you need to host any family activity or social event. The furniture style and soft pastel colors give the space an air of sophistication with a modern twist.

Decking The backyard deck has been our home’s focal point for outdoor living for many years. Many of us fondly remember having a family cookout, a friendly gathering or just sitting and sipping a cool drink on the deck.
B
ecause it is the transition area between the comfort of our homes and the beauty of our yards, we often spend a significant amount of time and money on the design and construction of our decks. Regardless of whether you opt for a modest 10' x 10' platform or a more elaborate multi-level structure, however, the first decision you need to make is the material from which you will build it.

The original and still most common decking choice, wood is natural, strong, and easy to install. Because it can splinter, warp and rot, it needs to be cleaned annually and re-stained every few years to keep it looking its best. The most affordable wood option is pressure treated wood. Typically made from Southern yellow pine grown on forest plantations, one of the most popular brands is YellaWood®. YellaWood® brand products are treated with a wood preservative process that has been certified by Scientific Certification Systems as an Environmentally Preferable Product based on Life-Cycle Assessment when compared to alkaline copper quaternary or chromated copper arsenate (cca). In fact, builders can earn up to 19 points toward National Green Building Certification through National Association of Home Builders (NAHB) Research Center simply by building with YellaWood® brand products. Redwood and cedar have natural defenses against rot and insects, but are softer woods and can be damaged by heavy traffic. Like all woods, the sun will fade their natural color to gray unless sunblocking finishes are regularly applied. When cared for, they will last up to 20 years, but are much more expensive than pressure treated wood in the greater Atlanta market. Tropical hardwoods like mahogany and Brazilian red wood are quite durable and quite expensive. They can last up to 25 years, but they are difficult to work with because they are so hard. They are also resistant to insects and decay. COMPOSITE DECKING
Composite decking products are building materials manufactured using a mixture of plastic and wood fiber. Composite decking materials are

popular because they require less maintenance than wood and often use recycled materials. Brands like Trex and TimberTech composite decking can be molded with a wood grain and come in a variety of colors. Easy to install, composite decking is virtually maintenance free. It won’t rot or split and it resists sun, water and insect damage. Most products feature limited warranties of 10 to 25 years. PVC DECKING
Vinyl decking made from cellular PVC is the ultralow maintenance choice as a decking material. Products from Azek, Trex, TimberTech and others are resistant to stains, mold, insects and fading. Typically less expensive then composite decking, many products in this category have a limited lifetime warranty.

“There continues to be a steady market for wood decking,” says Steve Nolte, sales manager for BrandVaughan Lumber Company. “From a price perspective, wood is the most affordable decking option. It is significantly less expensive than composites, but wood does need to be regularly maintained.” According to Nolte, customers renovating wood decks, who have experienced the splintering, cracking and graying that can occur, will often keep the original deck structure in place, but replace the wood boards with composite deck boards and railing.

RESIDENTIAL REMODELING WHOLE HOUSE RENOVATION OVER $500K A Home Transformed he goal of this 12 month remodeling project was to transform a previously non-descript two-story stucco house into a larger contemporary home. Built in the early 1980s, the original design lacked the space the homeowner wanted for family meals and gatherings. The architect’s vision for the first floor was to create a larger open floor plan encompassing the living/dining/kitchen area and integrate it with the outdoor recreation space. The living room would open onto a large covered deck with an outdoor kitchen, all looking over the home’s swimming pool. Because the home abutted a public golf course, a new landscape and hardscape, complete with waterfall and berm, were added for privacy. The upstairs master suite was enlarged to include a luxurious bathroom and a workout room with a covered balcony overlooking the pool area. The home’s existing basement was completely modernized, and includes a game room and guest suite. The stunning renovation was handled by B & Z Construction Services of Atlanta. Importantly, the results speak for themselves. The homeowners say, “We are delighted and love everything.”
