ith 2009 coming to an end, the real estate market is showing signs of improving. The remodelers in central Alabama have modified the business to better meet their customer’s needs. Our state and the Greater Birmingham Association of Home Builders and Remodelers (GBAHB Remodelers) have risen to the needs of our members with training classes, programs to help with our changing markets, design competition, weatherization training, and funding information on EPA regulations dealing with the new lead paint legislation. Our clients demand good customer service and cutting-edge products. Additionally, the green movement is driving some of our clients in a new direction. There was a time not so long ago that the terms “green remodeling” or “sustainable building” conjured up thoughts of earth homes or solar panels on the roof. What exactly did it mean to build green—and how practical and/or expensive would it be? Fortunately, we’ve come a long way. And we’ve been led along that path by building and remodeling professionals who have defined green remodeling as an all-encompassing approach to making a home healthy, comfortable, and energy efficient. Energy-saving renovation, like replacing old windows with newer energy efficient ones can have an immediate impact on your bottom line. In this issue of Remodel Birmingham, several homeowners will share their remodeling stories. In a crowded marketplace, however, identifying a qualified professional can be difficult. That’s why the National Association of Home Builders (NAHB) created professional designations that help consumers identify builders and remodelers who have committed themselves to continually improving their skills and being committed to their profession. When a homeowner selects a builder or remodeler with a NAHB professional designation, they are getting a professional with superior training, practical experience, and in-depth knowledge in their chosen specialty.

The CGB designation means your builder has met prescribed standards of practice, possess at least two years building industry experience, has a proven track record of successful project management, has completed a comprehensive education curriculum, and pledges to uphold the program’s Code of Ethics. The CGB course is designed to emphasize business and project management skills as the key to a professional building operation.

CERTIFIED GRADUATE REMODELER (CGR) The CGR course emphasizes the development of business management skills as the key to a professional remodeling operation. Remodelers holding the CGR designation meet prescribed standards of business practice, possess a minimum of five years remodeling industry experience, have a proven track record of successful remodeling projects, complete a comprehensive education curriculum, and pledge to uphold the program’s Code of Ethics.

CERTIFIED AGING-IN-PLACE SPECIALIST (CAPS)

MASTER BUILDER (MB) / MASTER REMODELER (MR)

The CAPS designation program teaches the technical, business management and customer service skills essential for remodelers doing home modifications for the aging-in-place. The NAHB Remodelers Council, in collaboration with the AARP, developed this program to provide comprehensive, practical, market specific information about working with older and maturing adults to remodel their homes for aging-in-place.

The purpose of the Master Builder / Master Remodeler Program certification of the Greater Birmingham Association of Home Builders is to further enhance the professionalism of participating members and to provide the consumer with contractors of the highest professional standards. Members of the program must pass a rigorous entry process in order to receive the designation as Master Builder or Master Remodeler. They are screened by a committee of their peers who review customer, supplier and sub-contractor references; check for any current or pending litigation; verify full liability and workman’s compensation insurance coverage; and validate financial stability. Membership is reviewed on a yearly basis and failure to meet the program’s requirements can warrant disqualification from the program.

CERTIFIED GRADUATE ASSOCIATE (CGA) The CGA certificate program offers associate members an opportunity to enhance their knowledge of the fundamentals of the home building industry. Modeled after the CGB curriculum, this designation is attained by completing three required and three elective courses which focus on improved management skills and business performance. The CGA designation is maintained by completing one course annually.

CERTIFIED GREEN PROFESSIONAL (CGP) The National Association of Home Builders’ Certified Green Professional™ designation recognizes builders, remodelers and other industry professionals who incorporate green building principles into homes – without driving up the cost of construction. Classwork leading to the designation provides a solid background in green building methods, as well as the tools to reach customers, from the organization leading the charge to provide market-driven green building solutions to the home building industry.

GRADUATE MASTER BUILDER (GMB) The ultimate designation for the building professional, the Graduate Master Builder (GMB) designation is for experienced veterans only. Before beginning the GMB designation process, candidates must have the CGB designation, the CGR designation, the CGA designation with five years of building experience, or ten years of building experience and have completed three CGB/CGR/CGA courses. GMB course topics include risk management and insurance, negotiating, financial management and quality construction, to name a few. They are more advanced with in-depth instruction geared for experienced building professionals.

WHY NOW?

There are several reasons not to hold off on your next remodeling project. ometimes we allow forces outside of us to dictate our decisions, plans, and actions. This has never been as true as it has been in this current economic climate. Unfortunately, some of our decisions, especially those based on fear, hurt us more than they help us. Waiting to put our plans into action because we’re afraid of the economy may be the worst thing we could do. Rather than lamenting that lemon that life or the economy has thrown at you, let’s look at how you can make lemonade. Fortunately there are a lot of reasons to do that project now, especially if you choose a Greater Birmingham Association of Home Builders (GBAHBR Remodelers) member as your contractor. Now that the economy is slower and there are less people doing work, it may be easier to schedule your dream project. And remember prices will go up— so do it now before the costs increase. According to Sandra Kelley of Counter Dimensions in Pelham, AL, in today’s economy many area remodeling firms and contractors aren’t as busy as they normally would be. “It is a great time to remodel and take advantage of a large number of highly qualified remodeling contractors ready to start work immediately,” Sandra said.

tougher sell in any economy and will always bring bottom dollar to the seller. According to Kelly Watson, of Bluestone Building, LLC, in Birmingham, AL, energy efficient features, up-to-date kitchens and bathrooms, and low- or nomaintenance features will always attract buyers. “Now is definitely the time to tackle these projects; there are many great new products on the market to fit any budget,” Kelly said. Additionally, more and more people are choosing to stay in their current homes rather than moving in today’s current economic state. “Whether you want to upgrade your kitchen, or add on a media room, it allows you to enjoy your home now—and it will increase the value of your home,” Kelly said. YOU GET WHAT YOU PAY FOR Speaking of budget, there are a lot of companies that try to put a spin on socalled ‘bargains.’ Keep in mind that you get what you pay for. Consumers should get everything in writing and the contractor should take their time to review all the details not only before the contract but also after the contract is signed and before the construction starts. Like any other business, remodeling companies have to make money especially if the customer wants them to be around in case of any warranty issues that can arise after the project is completed. SAVING ENERGY SAVES MONEY An energy efficient home saves money every day. Replacing windows, doors, siding, insulation, and mechanical systems will save the homeowner in the long run. Examples of how this can save you money include: • Old kitchens and bathrooms waste a tremendous amount of water every day. This costs the homeowner money and adds undue stress on a resource that is quickly being depleted. • Inefficient appliances and old wiring also drain a homeowners pocket while increasing their carbon footprint. • Installing solar & photovoltaic systems helps both the homeowner’s pocket book as well as the environment. • Two-family homes are a wonderful answer to the affordable housing issue for young families as well as their parents, saving both families money. Many companies are seeing this trend continue today. • Rebates are also being offered for energy efficient upgrades to homes.

YOUR HOME OUTDOORS Additionally, don’t forget home’s space just outside your front and back doors. It's always the right time to add beauty and enjoyment to your home. Most landscaping companies work with homeowners year round to ensure they get the most from their property. WHY NOW? It is always a good time to begin a landscape project. Typically, plants respond to transplanting better in the fall or spring due to the cooler weather, rather than the hotter months of July and August. When companies are hired to do summer planting, clients are advised to keep to a rigorous watering schedule and a fall or spring planting can ease this some what. Also, during the fall into the winter months crews begin to slow down. Typically, landscapers busiest time is from Memorial Day to Labor Day. When the weather becomes nice and a hint of summer arrives, their calendars begin to fill-up immediately. Additionally, the spring and fall are a great time for homeowners to make landscape improvements, as they know exactly what worked for them this past summer in terms of their property and what didn't. Also, the designers begin to have more availability, so starting a design in the fall or spring allows you to have more schedule options. Then, because your design is finished, they can put you onto the calendar for early spring or fall the next year, getting a jump on your enjoyment of a well-landscaped yard.

Additionally, in terms of masonry, as long as the ground is not frozen, crews typically work well into the winter. REAPING THE BENEFITS Professionally landscaped homes traditionally receive about a 10 percent to 15 percent increase in their resale value. Given the tightening of belts by home buyers, a professionally landscaped home, with night light and irrigation, can help you sell your home faster, attracting a more savvy buyer looking for these upscale amenities. This Oak Mountain, AL, home’s kitchen recently went through an entire remodel, updating its entire layout to better fit this family’s needs.

Before

hen this Oak Mountain, AL, family bought this 3,200-square-foot, four-bedroom, three full, and twoand one-half bathroom home, about 12 years ago, it perfectly suited their families’ needs. But now, Stony and Janet Jackson, the parents of three children, are almost empty nesters and they thought that it was time that they make some changes for their new lifestyle with their children nearly moved out. The house, when they bought it, was only about seven months old at the time; it was built in 1997. The kitchen, almost brand new, served them fairly well over the years. However, now that they plan on entertaining more often, they decided that the kitchen desperately needed some major changes. “We loved the kitchen when we first bought the house, but it quickly outdated itself over the years,” Janet said.

Over time, the existing white painted spec cabinets changed color, and turned into an almost cream color. “They really needed to be replaced,” Janet said. “I also wanted much more counter space, and I needed a lot more storage room.” Overall, the couple knew that they wanted to replace the cabinets with custom-made cabinetry and include a pantry, island, dry bar, desk, overhead, and base cabinets. FINDING THE RIGHT REMODELER When Janet and Stony decided to move forward with the project, it was time to find an area remodeler. They did some research and got a referral from a member that belongs to their church—the owner of NJT Construction in Birmingham. “We knew the owner Roger Self from church, so we talked about the project with him and felt

comfortable, so we ultimately decided to go with him and his company,” Janet said. “We weren’t really close friends or anything, but it was nice that we knew about him and as far as we knew, his company had a good reputation.” With Janet owning her own business—FlowerBuds—and having a lot of experience planning weddings and decoration, and Stony being an engineer, it was important that they both be part of the design and they had certain ideas that they wanted to implement within their new kitchen. “Roger worked very well with us,” she said. “We wanted to incorporate certain artistic elements into the design, such as the molding throughout, and they really listened to us and let us help design the project.” An important request that the homeowners had was that the project be done in about six weeks’ time. They began


COMING UP WITH IDEAS When they first decided to remodel their kitchen, Janet knew exactly what she wanted for her dream kitchen. Janet picked out granite countertops in a bamboo green color, and decided to put an island in with a green subway tile backsplash to match. “My favorite colors are different colors of greens; it turned out beautiful,” Janet said. Another important aspect of designing a new kitchen, the couple wanted to get the ‘most bang for their buck.’ They paid close attention to measuring out the space so they could utilize every inch of space available to them. The first thing they did was pick out their appliances. “The appliances were very important to me,” Janet said. “I wanted very high-end appliances and we got a really good deal on them. We picked them out first and decided where we wanted them located in the new space, and basically had the new custom-built cabinets built around them.” Her oversized refrigerator and dishwasher doors were made to match the cabinets. The new appliances include a cabinet-front GE Mongram series refrigera-

tor, a GE dishwasher, a Meile gas cooktop range, a Thermador convection oven, warming drawer, and microwave. CUSTOM CABINETRY THROUGHOUT The custom cabinetry built by Randall’s Woodworks includes several pull-out drawers. A pull-out cabinet drawer was installed for garbage, and above the stovetop the cabinetry includes all platter space with an extra 48 inches of all extra shelving space. “Overall, our kitchen became much more efficient and it makes much more practical use of space,” Janet said. The cabinetry also includes a convenient three-level Lazy Susan, which Janet stores her spices and other kitchen necessities. Another request that Janet had was to widen the door to the entrance of the kitchen and boost the height by several inches. “This gives it much more open space and allows for a much more open feel to the entire room.” The remodeled kitchen also includes a desk niche with a combination computer/TV area. NJT Construction also paid close attention to match up the new hardwood flooring in the den and master bedroom with existing hardwood flooring in the living room, dining room, and kitchen. “They did an excellent job.”

The laundry room includes a stackable washer and dryer, and NJT Construction built in a broom closet for extra storage. “I also love the dry bar area and the ice maker that they installed.” New light fixtures and recessed lighting complete the kitchen with an elegant look. HAPPY WITH THE RESULTS One thing that Janet said that made the project go so smoothly was that she and Stony were able to make quick decisions about what they wanted and NTJ Construction was very accommodating to their needs. “Roger was very easy to work with and he really listened to what we wanted,” she said. NJT Construction did a fantastic job,” Janet said. “They exceeded our expectations and we highly recommend them. They did a phenomenal job on our new kitchen; they were great to work with. A KITCHEN TRANSFORMED This kitchen was recently gutted and remodeled in this 1950s-built home, as part of a whole-house remodel. Granite countertops and hardwood floors are used throughout. hen Sandy Miller and her husband John inherited her late aunt’s 1950s home in Vestavia Hills, AL, they decided to remodel the home and make it their primary residence. At that time, they lived in an area townhome, which provided them the perfect opportunity to remodel the house before moving. “The house was pretty much stripped and redone,” Sandy said. The existing three-bedroom, oneand one-half bathroom house needed to be updated and enlarged with the addition of a master suite. A complete kitchen renovation was also a high priority for Sandy.

FINDING THE RIGHT REMODELER Sandy started looking around for an area remodeling company to take on the project. Precision Homecrafters, in Birmingham, AL, is a client of her employer. Several of her co-workers knew of the company’s work for remodeling projects and the various awards that they had won. “We looked into Precision Homecrafters, their reputation, and past projects—so we decided to use them for our remodeling project,” Sandy said. Sandy met with George Williams, Owner of Precision Homecrafters, and their architect to begin the design-build process. They listened to what she wanted in a kitchen. Sandy said that the primary objectives for the kitchen area were to provide space for family gatherings during holidays and to serve

as a focal point for daily living. “The architect put together some preliminary sketches, and I just loved them. Everything just kind of evolved from there,” she said. GETTING STARTED According to George Williams, the original kitchen was small and housed the washer and dryer. In the existing layout, an adjacent small bedroom was used as a den. “The first thing we did was enlarge the footprint of the kitchen with a small corner addition, removing the wall between the kitchen and original bedroom and removing part of the wall between the kitchen and living room. This wall served as structural support, which received kitchen cabinets on one side and bookshelves on the living room side,” George said. “This helped them enlarge the area and provided for much more space.” STAYING WITHIN BUDGET Careful consideration was made when selecting cabinets. The Millers had a budget for the project, and Sandy said it was important to them to stay within budget. “I knew what color cabinets I wanted, and it was also important to me that pull-out drawers were included,” Sandy said. They looked at different door styles and stain color. They ultimately decided on custom-made cabinets. Some wall cabinets included glass, which Sandy uses to display her collectible dishes.

Granite countertops are used throughout the kitchen. Sandy picked out stainless steel Kenmore appliances and a KitchenAid refrigerator. Lighting includes recessed lights throughout the room, pendant lights above the island and under-cabinet lights. “It turned out great; it’s so pretty with the lights on at night.” The existing linoleum flooring was replaced with hardwood floors. “The floors are beautiful; they did an excellent job at matching up the new stain with the rest of the flooring throughout the house, which was all refinished. They flow nicely from room to room,” Sandy said.

CREATIVE SOLUTIONS USED THROUGHOUT According to George, in order to make

the plan work, a small addition to an existing bump out was required. A center support wall serves as a back for bookshelves in the living room and jut-out cabinets in the kitchen. A large passageway on each end of the wall from the kitchen to the living room creates an open feeling and allows traffic to flow from one area to the other. HAPPY WITH THE RESULTS The finished project transformed the small dated kitchen/laundry room combination with built-in plywood cabinets into a spacious kitchen that accommodates a large dining table, a large island, and plenty of cabinet space. Precision Homecrafters also added a French Door leading from the kitchen

to the rear patio. Hardwood floors flow throughout the house. Stainless steel appliances complement the cabinets and granite countertops. This beautiful kitchen truly is “the heart of the home” and a wonderful place to gather with family. Sandy and John now live in the remodeled home. avid and Terri DeSantis have lived in their 1996-built, 7,200-squarefoot, five-bedroom, five- and onehalf bathroom home for the past seven years with their two young daughters. Several years ago they built a beautiful in-ground pool in their backyard with access from the lower level. After using the new outdoor area for a couple of years, they began to notice some changes that they wanted to make throughout the indoor and outdoor areas of their home. “We loved using the pool, but there wasn’t easy access to it—and by adding an additional kitchen area right outside of the pool area, it would be much easier to entertain,” Terri said. “And, I always wanted a Butler’s pantry. Additionally, I was sick and tired of carrying the wet towels from the pool up to the main level to the laundry room and the existing laundry room was a bit small."

FINDING THE RIGHT REMODELER After talking about their desires, they decided it was time to find a local remodeler to start coming up with the plans. They began talking with area remodelers and received a referral for design/build firm Oak Alley, Inc. from a former neighbor, Kale Frames, owner of Cabinet Trends in Birmingham. Kale and

Oak Alley Inc. recently remodeled this home to include a beautiful indoor/outdoor kitchen area, with additional poolside access. A new butler’s pantry and new laundry room also add to the home’s efficiency.

Lynne McWhorter, cabinet designer, having worked together with Oak Alley as trade partners on this and several other jobs over the years, had nothing but nice things to say about the company. “We made an appointment with Oak Alley and also looked into other companies as well,” Terri said. “We interviewed Oak Alley; we really liked them and decided to move forward with the remodeling project.” Ultimately, they decided to add a kitchen area to the lower level, move their existing mainfloor laundry room to the lower level, convert the existing laundry area into a butler’s pantry, add a pergola over the upper-level terrace, and a spiral staircase to have better access to their pool area. RECONFIGURING THE PANTRY AREA Oak Alley employees met with the DeSantis’ and started to go over plans with them. According to the DeSantis’, the pantry, though centrally located, was way too small. Additionally, the existing laundry area took too much valuable space away from the kitchen. Oak Alley’s Owner Mike McKay came up with an elegant solution, which moved the laundry out of the way to create a large walk-in pantry. “We first decided to move the laundry room to a

more convenient place on the lower level,” Mike said. “Then we had a space for the new pantry. We removed the old laundry sink and cabinets and installed new, more attractive shelving, giving the DeSantis’ plenty of room to store all their needed supplies.” The small space left vacant by the previous pantry was turned into a convenient new Butler’s pantry. Oak Alley outfitted the area with decorative cabinetry, granite countertops, a unique vessel bar sink, and a new under-the counter beverage refrigerator. CREATIVE SOLUTIONS INCORPORATED THROUGHOUT According to Terri, the small, vacated pantry space needed more light and a little more elbow room for it to function as a Butler’s pantry. So Oak Alley added a pass through with a serving shelf, solving both the lighting and space issues. “It turned out very well,” Mike said. “This handy pass through with a serving ledge brings light and convenience to this little gem of a spot.” POOL ACCESS MADE MUCH EASIER The homeowners had a nice pool area in the backyard, but there was not enough room to add a pool house. And, access to the backyard was through the lowerlevel walk-out basement. The homeown-

ers felt that the pool was too far from the living area. “We wanted much better access to the pool area,” Terri said. “We could see the kids in the pool from the main level, but we had to go through the lower level to get out there. And, we were constantly bringing the wet towels and swim wear through the house up to the main floor laundry.” Oak Alley’s creative solution took the living area to the pool. The home had a wonderful terrace on the main level but there was no way to access the lower level pool without going through the house. After careful consideration and many rendered images, circular wrought iron stairs were chosen as the right look and space-saving solution for this area. “We added a pergola and spiral stairs to the main floor terrace overlooking the pool for shade and more convenient access as well,” Mike said. Arbor Dreams, a product division of Oak Alley, was instrumental in making the perfect pergola and the end result turned out well. bedroom and bath and use the space to create a summer kitchen, complete with laundry facilities for towels and wet suits, plus indoor and outdoor cooking and eating spaces. New French doors replaced the old double windows. New cabinets by Cabinet Trends, granite countertops, appliances, tile floor, and lighting transformed the space into a new focal point for living. They also replaced the tub in the nearby bathroom with a rain shower and installed a furniture vanity. A large

LIVING THROUGH A REMODEL According to Terri, living through the remodel wasn’t bad at all. “They did the work in shifts, which really made it much easier for our family,” she said. For example, Oak Alley kept the old laundry room functional until the new one was ready to be used, she said. They kept space for pantry items until the new Butler’s pantry was completed too. “In addition, they put plastic barriers up and did their best to keep the dust out of the rest of the house. We were very happy working with them. Everything turned out great.” RECOMMENDS REMODELER According to Mike, when the pool and backyard are great, but the only access is through the basement, this is what to do! “Terri had great ideas, and we enjoyed working with her to bring them to life. In summary, we took a spare bedroom and bath and used the space to create a summer kitchen, complete with laundry facilities, plus indoor and outdoor cooking and eating spaces. We added a handsomely designed fiberglass pergola with square columns to enhance the appearance and comfort of the above terrace, and a spiral stair to connect these stunning outdoor spaces. Outdoor living takes on a new depth of meaning for the family with these handy facilities.” “We were extremely happy with the results and I recommend Oak Alley for anyone doing remodeling work,” Terri said. “It’s now much easier for us to entertain and we love it.
