DEAR FRIENDS, FROM DAVID ESTREICHER, GBAHB REMODELERS CHAIRMAN e have all experienced contractors who have performed well above our expectations, and others who have fallen short of their promises. While it can seem less costly in the short run to accept the lowest bidder regardless of the selected contractor’s credentials, you do so at your own peril. Your home is one of your most precious and valuable investments, so taking the time to select the right contractor upfront is the most important decision you’ll make during the remodeling process. We have heard the horror stories that arise from poorly managed jobs. Whether it’s a small alteration or a major renovation, hiring an unqualified contractor can result in an inferior project that costs you time, money and/or satisfaction. So, how do you protect your family and home from the trauma that can be associated with a poor quality job? When considering a remodel, alteration, or addition to your home, it is always a best practice to hire a licensed remodeling contractor, whom has proof of insurance, and can supply references on request. It is important to remember that you are purchasing a service and not a product. It helps if that person has gone the extra mile to participate in their professional association like the Greater Birmingham Association of Home Builders and GBAHBR Remodelers. I have had the pleasure of being an active member in these organizations for more than 16 years and can say with confidence that the GBAHBR Remodelers is a group comprised of dedicated professionals whom work tirelessly to continue to educate themselves to the best products, services, and business practices in our industry as it relates to home remodeling for the greater Birmingham metro market. In a crowded marketplace, however, identifying a qualified professional can be difficult. That’s why the National Association of Home Builders (NAHB) created professional designations that help consumers identify builders and remodelers who have committed themselves to continually improving their skills and being committed to their profession. When a homeowner selects a builder or remodeler with a NAHB professional designation, they are getting a professional with superior training, practical experience, and in-depth knowledge in their chosen specialty. CERTIFIED GRADUATE BUILDER (CGB) The CGB designation means your builder has met prescribed standards of practice, possess at least two years building industry experience, has a proven track record of successful project management, has completed a comprehensive education curriculum, and pledges to uphold the program’s Code of Ethics. The CGB course is designed to emphasize business and project management skills as the key to a professional building operation.

CERTIFIED GRADUATE REMODELER (CGR) The CGR course emphasizes the development of business management skills as the key to a professional remodeling operation. Remodelers holding the CGR designation meet prescribed standards of business practice, possess a minimum of five years remodeling industry experience, have a proven track record of successful remodeling projects, complete a comprehensive education curriculum, and pledge to uphold the program’s Code of Ethics.

CERTIFIED AGING-IN-PLACE SPECIALIST (CAPS)

MASTER BUILDER (MB) / MASTER REMODELER (MR)

The CAPS designation program teaches the technical, business management and customer service skills essential for remodelers doing home modifications for the aging-in-place. The NAHB Remodelers Council, in collaboration with the AARP, developed this program to provide comprehensive, practical, market specific information about working with older and maturing adults to remodel their homes for aging-in-place.

The purpose of the Master Builder / Master Remodeler Program certification of the Greater Birmingham Association of Home Builders is to further enhance the professionalism of participating members and to provide the consumer with contractors of the highest professional standards. Members of the program must pass a rigorous entry process in order to receive the designation as Master Builder or Master Remodeler. They are screened by a committee of their peers who review customer, supplier and sub-contractor references; check for any current or pending litigation; verify full liability and workman’s compensation insurance coverage; and validate financial stability. Membership is reviewed on a yearly basis and failure to meet the program’s requirements can warrant disqualification from the program.

CERTIFIED GRADUATE ASSOCIATE (CGA) The CGA certificate program offers associate members an opportunity to enhance their knowledge of the fundamentals of the home building industry. Modeled after the CGB curriculum, this designation is attained by completing three required and three elective courses which focus on improved management skills and business performance. The CGA designation is maintained by completing one course annually.

CERTIFIED GREEN PROFESSIONAL (CGP) The National Association of Home Builders’ Certified Green Professional™ designation recognizes builders, remodelers and other industry professionals who incorporate green building principles into homes – without driving up the cost of construction. Classwork leading to the designation provides a solid background in green building methods, as well as the tools to reach customers, from the organization leading the charge to provide market-driven green building solutions to the home building industry.

GRADUATE MASTER BUILDER (GMB) The ultimate designation for the building professional, the Graduate Master Builder (GMB) designation is for experienced veterans only. Before beginning the GMB designation process, candidates must have the CGB designation, the CGR designation, the CGA designation with five years of building experience, or ten years of building experience and have completed three CGB/CGR/CGA courses. GMB course topics include risk management and insurance, negotiating, financial management and quality construction, to name a few. They are more advanced with in-depth instruction geared for experienced building professionals.

EPA ADVISES HOMEOWNERS OF NEW LEAD RULE f you live in a home built before 1978, chances are you may be exposed to lead. Common renovation activities like sanding, drilling, and demolition can distribute harmful lead dust and chips, creating a hazardous environment for homeowners. To protect against this risk, the U.S. Environmental Protection Agency (EPA) has issued a rule requiring the use of more stringent lead-safe practices aimed at preventing lead poisoning. Under the new rule, which began in April 2010, contractors performing renovation, repair, and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead contamination. Lead is a toxic metal that was used for many years in products found in and around our homes. Lead may cause a range of health effects, from behavioral problems and learning disabilities, to seizures and death. Children six years old and under are most at risk. The EPA has encouraged lead-safe practices for many years, but the new regulations give remodelers and homeowners a higher standard to refer to. According to the new rules, contractors working on homes built before 1978 will have to have a certified lead remodeler on staff. Remodelers will get certified by

the EPA by participating and passing a concentrated eight-hour training course about the dangers of lead paint, how to set up work areas that will not expose residents, minimize dust, and leave the work area clean. Contractors will use a number of protective measures, including: wearing appropriate eyewear, clothing, and respiratory protection on the job. Inside the work areas remodelers will remove furniture and belongings during the project or cover them with heavy plastic sheeting, close and seal vents, and turn off forced air heat and air conditioning systems if necessary. In addition, remodelers will be required to give each homeowner a pamphlet called, “Renovate Right: Important Lead Hazard Information for Families, Child Care Providers, and Schools,” which includes a sheet in it for the homeowner to sign that acknowledges that they have read it. LEAD PAINT RULE COMMENT PERIOD EXTENDED The comment period for the EPA's proposal to add clearance testing to the lead rule was recently extended to Aug. 6. Remodelers and other affected industry professionals were urged to take this extra time to submit comments against adding lead dust testing and meeting lead clearance for specific remodeling activities. The National Association of Home Builders (NAHB) has called on the U.S. Environmental Protection Agency (EPA) to drop its plan to require remodelers to perform clearance testing after completing jobs in homes where they either replaced or worked around lead-painted surfaces. It’s the latest move in NAHB’s ongoing attempts to bring common sense and cost-effectiveness to the Lead: Renovation, Repair and Painting Rule, which became effective April 22. Ironically, NAHB filed its comments on clearance testing just hours before EPA announced it would extend the deadline to submit letters and petitions regarding the new rule, which NAHB had asked the agency to do to allow for more study on the impact of clearance testing. “While NAHB supports the use of the rule’s work practices and its training and certification requirements, it makes little sense to further burden the American public with the high price of the proposal’s dust wipe testing and clearance requirements,” the NAHB comments said. Under the current rule, remodelers must use a white paper cloth to clean the areas where they have been working and then compare the color of the residue on the cloth to an EPA-supplied card to determine whether the lead paint dust has been removed from any painted surfaces. Under the clearance testing rule proposed by EPA, the remodeler would be required to send samples of surfaces both in the work area and immediately outside it to testing labs or hire a certified testing specialist to examine the home. The new rule adds significant liability to the remodeling firm as it makes the remodeler responsible for lead exposure


issues existing in the home before any work is performed, as well as outside the area in which the renovation work has taken place. The added expenses of testing—and accompanying liability insurance—will be passed on to the homeowner, making the certified remodeler’s work more expensive. That’s not just a problem for remodelers’ bottom lines, but for consumer safety, NAHB said. “NAHB has consistently recognized that having remodeling activities performed by a professional remodeler makes homes safer, yet this proposal will further incentivize consumers to do the work themselves, hire uncertified contractors, or worse—do nothing at all.” NAHB also questioned EPA’s legal authority to codify the proposed requirements. “The proposal is another 180degree shift from the agency’s 2008 Final Renovation, Repair and Painting rule, [yet] EPA has not provided any additional data or evidence to justify dust wipe testing or clearance, and its Dust Study reaffirms the reliability of the cleaning verification work practice as sufficient for reducing lead dust levels below the current lead hazard standard,” the comments said. The comments also questioned the impact of the proposed rule on the energy-efficiency tax credit and other incentive programs, pointing out that the money consumers receive for insulating their homes or buying more efficient heating and cooling equipment will be eaten up in the additional costs required by clearance testing. “NAHB is equally concerned that requiring dust wipe testing and clearance will further stifle any recovery in the already suffering remodeling industry, compromise Presidential and Congressional initiatives to retrofit homes through programs like Home Star and the energy-efficiency tax credits and put more Americans out of work,” the comments said. “NAHB supports EPA’s efforts to reduce the incidence of lead exposure, but is troubled that the proposed rule does little to meet this goal,” the comment letter said. EXTERIOR REMODEL 2ND PLACE The homeowners wanted to remove the EIFS from their home’s exterior and change its overall appearance. They were also committed to increasing the energy efficiency of their home, thereby reducing the monthly operating cost. An energy audit prior to the renovation revealed leaking ductwork, leaking weather stripping on exterior doors and thermal bridging in several areas of the house. They chose to use a combination of stucco-finished Hardie-siding and Alluriam stone. Open cell spray foam was sprayed into the walls exposed by the EIFS removal, and siding was installed in a Tudor style. Stone now surrounds the front entrance and steps, and exterior brick was painted. The exterior of the home has been completely transformed from the 1990s to the 21st century. The homeowners couldn’t be happier.

SPACE RENOVATION 1ST PLACE A small, inefficient 70s kitchen was expanded and opened into an expanded den/keeping area. An existing carport was utilized for the new space. All new cabinets, granite countertops, and glass tile backsplash gave the kitchen an updated look. A new laundry area was created that contains additional storage space for cleaning materials and seldom used large items. The entire area is now open so entertainment is now facilitated. The new island accommodates seating as well as space for cookbooks, creating a space for working as well as eating. The family now has more opportunity for “togetherness.”

GBAHB REMODELERS COUNCIL

RENOVATES AREA HOME “tired” older home in the Grand View Estates subdivision in Alabaster, AL, has a new owner today thanks to the GBAHB Remodelers Council. The 12-year-old, single-story brick home was used as the model for the subdivision out of which the realtors selling the homes originally worked. In recent years it fell into disrepair and needed a facelift in order to be sold. But the project needed a champion, and that is where the Remodelers Council entered the picture.

PROMOTING REMODELING IN BIRMINGHAM The project was taken on as an outside fund raiser for the Remodelers Council, as well as a vehicle to promote the professional remodeling industry in the Birmingham metro area. “We were looking for a project that would let us raise some funds for the organization, help us increase the pub-

lic’s awareness of remodeling and reenergize our members,” says Mike Kelley, president of Counter Dimensions and committee chairman for the project. THE RENOVATION According to Kelley, the four-bedroom, 3,200-square-foot home was not in terrible shape, but it had been sitting for a few years and needed some tender loving care. “The paint and floor colors were out of style,” he comments, “so we replaced all the floors and repainted. We also replaced all of the cabinets and countertops. We did need to fix a small leak in the roof and we added new landscaping, including a pergola in the backyard,” he says. Structurally, the team installed a wood beam between the foyer and den to open up the floor plan and moved a couple of walls. The newly remodeled kitchen features a large counter with an integrated island

for seating. Dark wood cabinets provide plenty of storage and blend perfectly with new wood flooring. The look is finished off with crown molding that is also used in the dining room and foyer, and a ceramic tile backsplash. A new gas range and dishwasher were also installed. Both the master and guest bathrooms also got a makeover complete with new cabinets and countertops. New lighting, framed mirrors and dual sinks and rebuilt toilets were included in the designs. And the master bath features natural stone tile work. A QUICK SALE The entire project took approximately two months from start to finish and culminated in the Remodelers Council entering the remodel in the 2010 Birmingham Parade of Homes this past April. “We felt Parade of Homes would be a good venue for generating some publicity for remodeling in the area,” Kelley comments. “And everyone who went through the home was very complimentary.” In addition, the local realtors’ weekly caravan luncheon was held at the newly remodeled home. In fact, it was one of the realtors in attendance who eventually sold the home.

REDEFINING A HOME’S FIRST LEVEL fter living in their one-story, 1,800square-foot, Birmingham, AL, home for the last 27 years, Randy and Claudia Beech decided that they wanted to redefine the first level and open everything up to make it easier to entertain. Thankfully the lower level was finished, so they had a place to stay while walls were being reconfigured on the main level. “We wanted to make the first level much more open and make it easier to entertain and congregate,” Claudia said. “In the existing home, all of the rooms were blocked off and, when we had guests over, I didn’t like how I’d be in the kitchen and I couldn’t interact with people in the den or living room.”

RESEARCHING AREA REMODELERS The couple had never really remodeled their home before and Claudia said they “blindly went into the process. We didn’t know what to expect.” They began to research area remodelers and paid attention to ads for local remodeling companies. “We saw an ad in a newspaper that a free remodeling seminar was taking place so we decided to go and check it out.” Case Design/Remodeling, of Birmingham, AL, was the company hosting the seminar. The Case presenters explained to homeowners what to expect when they embark on a home remodeling project and illustrated key points with some of their recent projects.

Claudia and Randy were so impressed by the seminar that they invited Tom Coan, Owner of Case, over to check out their house and suggest what they could do to open up their home. “We really liked him and we were impressed with other projects they had done. They came up with some unique plans so we decided to go with them for the remodeling project,” Claudia said. OPENING THINGS UP According to Tom, the design goals were to redefine the cut up den, kitchen, dining and laundry areas to create a beautiful and open entertainment and living space. That meant removing two walls and relocating the

laundry and dining room. “The kitchen now overlooks the den and isn’t blocked off. “It makes it so much easier and pleasant to entertain,” Claudia said. The kitchen now boasts cream-colored cabinets and a large island. All the countertops are granite and there are new hardwood floors throughout. “They [Case Design/Remodeling] were so great with helping me pick out the products,” Claudia said. “I kind of knew what I wanted, but they would show me examples to try to find out what my tastes were. Sometimes it was easier to find out what I absolutely didn’t like in finding the perfect fit for us.” Stainless steel appliances were chosen throughout, which include a GE sixburner gas cooktop, a double oven, a microwave drawer, and a Kenmore dishwasher. In the den, Case rebuilt the fireplace by replacing the original brick with beautiful stone and building a new mantle. The laundry room has a nice pantry with a convenient folding table and includes an office area, which Claudia loves. “I love how convenient the new area is,” she said. “It’s so spacious and it turned out wonderful.”

MORE FUNCTIONALITY Thoughtful planning dramatically improved the functionality of the existing floor space. The new lighting and flooring created a much-needed cohesion among the formerly separate rooms. Excellent teamwork between the homeowners and Case employees allowed the client to fully express their taste and personality with cabinetry, tile, and stonework. HAPPY WITH THE RESULTS The project took about ten weeks to be completed. Claudia couldn’t be happier with her newly remodeled home. The home flows much better and is now easy to entertain in. “We recently had 26 people over and it didn’t feel crowded at all,” she said. “It’s so easy to entertain and it’s exactly what we wanted. A FOCUS ON UNDERSTANDING Case Remodeling Consultant Jennifer Blach sees her role as building a productive relationship with her clients by fostering open communication. “A project has to work on several levels to be a real success,” says Jennifer. “Lifestyle goals, design preferences, structural requirements, and budget realities all have to come together. You need to collaborate with clients to achieve it and I think it’s something that we women do really well.” Case’s Project Designer, Randolph Hite, says that women sometimes have more patience along with a creative approach to problem solving that makes a difference. “When you get to a challenge like a difficult cost vs. design issue, guys get fidgety and want to ‘get it resolved.’ We have the ability to listen and explore options to get to something that looks good and feels right.”

Case Brings a Unique Perspective to Remodeling: The Female Advantage


A BREATHTAKING DESIGN hen Elizabeth Smith and her husband wanted to add more outdoor living space to their 6,000-square-foot, traditional Georgian home in Riverchase, they called on an old friend, George Williams of Precision Homecrafters. “This project started because we had a deck off the back of our home that we really didn’t use too much except for

grilling,” says Elizabeth. “We had lots of windows and it drove me crazy to see the grill from our living room,” she chuckles. “I basically wanted someplace else to locate the grill where it would be hidden.” Williams had done work on the Smith’s previous home, so they invited him over to talk about adding outdoor living space, possibly a screened-in porch.

“We put some ideas together for a porch and shared them with the Smiths,” says Williams, president of Precision. “However, the more we talked about their lifestyle and how they wanted to use the space, the more it became clear they wanted a space that would bring the outdoors in, but be climate controlled year-round.” Williams then got together with his architect and they came up with a new plan. The new renovation would include replacing the existing deck with a twostory sunroom addition with a patio beneath it; adding a smaller covered deck for the grill; and merging a hip and gable roof line to make it all flow. The finished product also needed to have great curb appeal since it would be seen from a golf course. DESIGN CHALLENGES When entering the Smith’s home, visitors are standing in a foyer that opens into the living room. Both have ceilings more than 20 feet high, so the new 17' x 22' sunroom would need to follow the roof line with ceiling heights over 20 feet as well. Floor-to-ceiling windows would make up the two exterior walls.

night. And, Elizabeth reports, there is even a covered area for the grill off the sunroom. ENHANCING THE HOME “The rear elevation with ‘crystal walls’, massive columns and symmetrical roof lines is in keeping with the home’s original architecture and the remodel really finishes off the home,” Williams says. Importantly, the flow inside the home is also ideal. While the addition is off the living room, it’s also connected to the kitchen, eating area and a morning room. Interior French doors can be shut to create privacy or be opened to significantly increase the main level living area for entertaining.

backyard meeting the homeowner’s requirement of bringing the outside in. “I’m a big gardener, so I love looking outside at the trees and flowers and plantings,” Elizabeth comments. “I’ve added a big screen television and a comfortable reading and conversation area. The room has really become my sanctuary.” To tie the room into the main house, travertine tile with four-inch nigri squares—the same tile used in the foyer— is used for the floor of the sunroom. A chandelier and lots of up-lighting turn the room into a gorgeous space at

There were two immediate challenges to overcome. First, the existing roof merged a gable roof and a hip roof at a lower level than the new roofline would be. To solve this issue, the two rooflines were brought together as a larger hip roof with an overhang. Then, the original chimney stopped four feet above deck level for a vented fireplace insert. The chimney was taken up through roof line and finished as a traditional fireplace chimney. The sunroom itself is framed with exterior paralams to clear-span the covered patio area. The new exterior walls are constructed of 16" x 16" x 20' structural fiberglass columns to support the floor system and the roof system. Horizontal framing divides the height into equal parts and serves as structural members for installation of doors and windows. The ceiling is coffered with V-groove paneling in ceiling. Exterior transom doors leading from the living room to the deck have been replaced with interior full glass doors. The continuation of the 20 ft ceilings above the quarter round and circle top windows on the original exterior wall retains the open view when entering from the front door and living room.

THE END RESULT Elizabeth credits George and his team for making the 90-day project such a success. “George and the people at Precision were wonderful,” she says. “They did exactly what they said they were going to do and lived up to every promise.” “The new sunroom has exceeded all of our expectations. We use the room all of the time. It’s breathtakingly beautiful.”

A KITCHEN FOR THE AGES ive years ago, Tom and Cindy Edmonds purchased a house in the Historical District on Clairmont Avenue in Forest Park. Built around 1925, the 3,500-square-foot home needed a major renovation inside, including a complete kitchen remodel. “We have a love of older homes and older neighborhoods,” says Cindy Edmonds. ”Forest Park is a congenial place to live with great homes, wonderful parks and streets lined with old oak trees,” she says. “But as much as we like older homes, we also want modern conveniences, so a remodel was the only way to go.”

The couple hired David Shrout, president of David & Karen’s Joint Venture in Birmingham, to help them design, engineer and build an updated interior to meet their needs and code requirements. Together, they embarked on a year-long remodeling project that would totally transform the home. ENGINEERING CHALLENGES The initial inspection revealed several engineering problems. The foundation had failed in several areas and required 21 helical piers to stabilize the exterior brick and the interior seals, joists, and girders. The foundation was also rein-

forced where future beam loads were to be placed. The original kitchen had to be expanded requiring a load bearing wall to be removed. This wall supported the brick exterior wall on the second floor, the roof, and the floor and ceiling joists. “The wall and the joist system under the existing kitchen were of insufficient strength for the span and a few of the floor joists had snapped,” comments David Shrout. “The previous owner had temporary floor jacks in the basement supporting the load on the kitchen floor.” To make the problems even more cumbersome, there was a huge steam plant in the basement (complete with a coal chute), a mile of pipe for the 32 radiators throughout the house, and sewage and gas leaks. “Five weeks after the inspection, we had working drawings for the whole house, including plans for a high-end kitchen,” Shrout says.

CREATIVE SOLUTIONS The first task, completed with the help of Grout-Tech, was to stabilize the foundation. Then, beam pockets and additional studs were added to the walls. Temporary walls were installed under the kitchen/dining room floor joists to support additional temporary walls in the kitchen and dining room which removed the load from the unwanted wall. The wall was then replaced with a structural beam that allowed two rooms to be converted into a larger kitchen. “This beam was shimmed to hide bolts and two false beams of the same size were built for symmetry or continuity,” says Shrout. “The beams were cased in solid cherry and stained with 5" solid cherry crown molding to match the crown on the cabinets.” A FABULOUS KITCHEN The new home’s signature room is definitely the kitchen. Cindy got her ideas while flipping through home and architecture magazines. “Our kitchen is really a combination of a lot of different kitchens I had seen

and liked,” she says. Cindy credits David and his team for bringing her ideas to life. The new kitchen touts custom wood cabinets in solid cherry that were designed and configured around the Edmonds’ preference of appliances and plumbing fixtures. Features include beautiful granite countertops, a 42" bar top which seats five comfortably, a concrete kitchen sink, a hammered copper salad sink, a stainless steel Thermador down draft gas cook top, a 42" KitchenAid cabinetdepth refrigerator, a Thermador combination convection ovens/microwave, and a stainless dish washer. Other appliances include a wine cooler, trash compactor and an ice machine. The cabinet trim is cherry lycanthus leaf corbels, bead board, and two piece crown with rope molding. The square raised panel cabinets were stained in cherry with a chocolate glaze. The backsplash is mosaic ceramic tile. The oak flooring was reweaved and stained. According to Cindy, the remodel has changed the way they normally use their kitchen. “We do most of our living in the kitchen,” she says. “The counter seating lets us sit and talk, watch television or socialize while preparing meals,” she comments. “When we entertain, everyone gravitates to our kitchen.”

And the couple is very happy with the results. “We asked a few contractors to come out and talk to us about the house and the project,” Cindy says. “We seemed to communicate the best with David.
