Certified Experts PROFESSIONAL DESIGNATIONS SET PROFESSIONAL BUILDERS AND REMODELERS APART

W

hen choosing a builder or remodeler, you want someone with the skill and expertise to do the job right. In a crowded marketplace, however, identifying a qualified professional can be difficult. That’s why the National Association of Home Builders (NAHB) created professional designations that help consumers identify builders and remodelers who have committed themselves to continually improving their skills and being committed to their profession. When a homeowner selects a builder or remodeler with a NAHB professional designation, they are getting a professional with superior training, practical experience, and in-depth knowledge in their chosen specialty.

CERTIFIED GRADUATE BUILDER (CGB) The CGB designation means your builder has met prescribed standards of practice, possess at least two years building industry experience, has a proven track record of successful project management, has completed a comprehensive education curriculum, and pledges to uphold the program’s Code of Ethics. The CGB course is designed to emphasize business and project management skills as the key to a professional building operation. CERTIFIED GRADUATE REMODELER (CGR) The CGR course emphasizes the development of business management skills as the key to a professional remodeling operation. Remodelers holding the CGR designation meet prescribed standards of business practice, possess a minimum of five years remodeling industry experience, have a proven track record of successful remodeling projects, complete a comprehensive education curriculum, and pledge to uphold the program’s Code of Ethics. CERTIFIED AGING-IN-PLACE SPECIALIST (CAPS) The CAPS designation program teaches the technical, business management and customer service skills essential for remodelers doing home modifications for the aging-in-place. The NAHB Remodelers Council, in collaboration with the AARP, developed this program to provide comprehensive, practical, market specific information about working with older and maturing adults to remodel their homes for aging-in-place. CERTIFIED GRADUATE ASSOCIATE (CGA) The CGA certificate program offers associate members an opportunity to enhance their knowledge of the fundamentals of the home building industry. Modeled after the CGB curriculum, this designation is attained by completing three required and three elective courses which focus on improved management skills and business performance. The CGA designation is maintained by completing one course annually. CERTIFIED GREEN PROFESSIONAL (CGP) The National Association of Home Builders’ Certified Green Professional™ designation recognizes builders, remodelers and other industry professionals who incorporate green building principles into homes – without driving up the cost of construction. Classwork leading to the designation provides a solid background in green building methods, as well as the tools to reach customers, from the organization leading the charge to provide market-driven green building solutions to the home building industry.

MASTER BUILDER (MB) / MASTER REMODELER (MR) The purpose of the Master Builder / Master Remodeler Program certification of the Greater Birmingham Association of Home Builders is to further enhance the professionalism of participating members and to provide the consumer with contractors of the highest professional standards. Members of the program must pass a rigorous entry process in order to receive the designation as Master Builder or Master Remodeler. They are screened by a committee of their peers who review customer, supplier and subcontractor references; check for any current or pending litigation; verify full liability and workman’s compensation insurance coverage; and validate financial stability. Membership is reviewed on a yearly basis and failure to meet the program’s requirements can warrant disqualification from the program. GRADUATE MASTER BUILDER (GMB) The ultimate designation for the building professional, the Graduate Master Builder (GMB) designation is for experienced veterans only. Before beginning the GMB designation process, candidates must have the CGB designation, the CGR designation, the CGA designation with five years of building experience, or ten years of building experience and have completed three CGB/CGR/CGA courses. GMB course topics include risk management and insurance, negotiating, financial management and quality construction, to name a few. They are more advanced with in-depth instruction geared for experienced building professionals.

Before

W

hen the owners of this English Tudor decided to redo their roof and siding, they had two goals: first, they wanted to be true to the home’s original style; second, they wanted to use sustainable, low-maintenance materials. To get the job done, they turned to Precision Homecrafters. The scope of project included providing added roof support, a new roof and siding. Planning objectives were to improve the appearance of the roof and coordinate the siding color and texture with the original architecture of the house. The original construction incorporated vertical cedar siding designed to look like board and baton siding. Because cedar requires a significant amount of maintenance in the way of paint and caulk, along with periodic rot in certain areas, woodpecker attacks and squirrel damage, an alternative material was sought. Precision Homecrafters replaced the roof with a new 35-year weathered wood dimensional roof that provides a better color blend with the home’s brick and exterior siding, plus has added the desired texture to the roof appearance. They also replaced rotting trim boards and wrapping with color-matched coil stock on the trim, and hidden vent soffits will keep all of the trim looking new for years.

New vinyl cedar shakes are colored completely through a bonded ASA capping to provide the natural weathered look. The manufacturing process incorporates molding from actual shakes, which makes it almost impossible to tell it is a man-made material without touching it. Matching corners provide the look of original cedar shake installations that were done decades ago. This exterior makeover met all of the homeowner’s needs. The new roof and vinyl cedar siding will not only allow the home to be easily maintained, but it will retain its well-kept look for years to come.

Before

alled in to revamp a “handyman special” gone wrong, Case Design/Remodeling turned this amateur build out into a beautiful family retreat. Faced with a space that had been poorly framed, sheet rocked and, therefore, featured misaligned wall-to-ceiling joints and corners, Case started by gutting the space and reconfiguring and straightening the walls. By focusing on symmetrical elements in the design, the unbalanced and disorienting lines in evidence in the previous build out were eliminated. Now the roof and dormer lines are pleasant features that make the room feel special. The build also revealed hidden structural problems that were resolved. Careful reframing combined with adding knee walls brought things back into alignment. They also added insulation and reset door locations to accommodate the client’s furniture. Additional details included converting a storage closet to kitchenette, adding a sun tunnel to the music room, and installing custom built-ins and pocket doors. The results met the client’s goals of creating a large entertainment area for watching movies and sports with smaller areas at the perimeter for more individual activities for various family members. Ten light French doors allow parents a quiet place to work while

keeping an eye on kids. Built-ins for TV equipment, dormer seating/storage and bookshelves add to the charm and functionality of the space. The addition of a small kitchenette reduces trips to the kitchen downstairs and creates a grandparent suite with an adjacent bedroom and bath. Now that’s a handy remodel.

WHOLE HOUSE REMODEL UNDER $250K he homeowners wanted to build the home that they always dreamed about. But they didn’t want to move from the home and neighborhood where they had lived for 25 years. To get a more modern home with more space for the family and friends, they decided to double the space of their existing 1,000 square foot home. The original part of the house was redesigned to contain a new modern kitchen, large living room and a new bedroom and bath for the homeowners’ daughter. The added 1,000 square feet contain the homeowners’ “wish list” items including a new spacious master suite, a formal dining room, new laundry room, new kitchen pantry, a half bath and a man cave. Finally, the home’s exterior also received a facelift. All existing windows were replaced and a new metal roof was added. Importantly, the results exceeded the homeowners’ expectations.

The economic conditions of the past few years have thrown a monkey-wrench into plans and dreams for so many homeowners. Unfortunately many of us have had to adjust our goals and re-plan our futures.

ith the real estate market in an unknown state, people are really nervous about selling their houses to buy newer, bigger homes. Many of us are making due with what we have and are “waiting out” the economy. However, many more of us are doing remodeling projects to upgrade our current homes until things get better. If you have not already done so, it may be time to re-focus and possibly re-plan. Fortunately, there are options that may be better than our original plans. For those who need more space and thought the answer was to sell and buy a larger home, perhaps the solution to the space crunch is an addition or extension. This solution also works well for accommodating merging families. Just as there are many considerations in the decision to relocate or remodel, there are many factors to consider in choosing to remodel your home in order to accommodate grown children or aging parents.

These could range from the actual block you live on, the tranquility or busyness of the area, the proximity to transportation or even your immediate neighbors. We tend to notice those things that we don’t like, but it is equally important to not overlook the advantages to staying where we are. In making a decision, it is usually best to write down all the pluses and minuses to your current location and have your family do the same. You may find that there are significant advantages to staying in your current home. In that case, remodeling will be a better choice for you and your family.

Perhaps the biggest issue in opting for extended family living is that of privacy. With the proper remodel, good communication and firm agreements, this option can have many significant financial advantages. Although the costs of running a larger household will be more than those of a single family unit, the costs will be less than those of two separate households. Perhaps you want to downsize or prepare for a scaled back lifestyle or retirement of sorts. In that case you may want to prepare your home for the next phase of your life. Just because you may be retiring from your business activities certainly doesn’t mean you will be retiring from life. This may be the perfect time to make those changes in your home to suit your new life-style. This could include setting up a home office, hobby rooms or even private guest quarters for visiting family and friends. Although guests won’t demand it, they will really appreciate a bedroom suite. If you are retiring and want to remain in your house, be sure to look into the many remodeling options for “aging in place.” As you contemplate the advantages and disadvantages of moving vs. remodeling, there are definite location factors to consider. These factors will depend on a number of things including your age and the age of your children, proximity to activities that you and your family enjoy, and the neighborhood itself. If you have children in school, you may want to avoid disrupting them. This is a strong

Relocate or Remodel Here are a few questions to consider when deciding whether or not to remodel: How much do you love your home and your neighborhood? There is something to be said for a great location. So do not forget to factor great neighbors, good schools, convenience in terms of location, traffic patterns, etc., into any decision you make. If you decide to remodel, will you get a return on your investment? “You need to decide what you want your remodel to

accomplish and whether or not it will add value to your home,� says Tripp Harris, vice president of Harris Coggin Building Company in Vestavia Hills. “A well-done renovation will improve your investment, so when the time does come to sell, your home will be worth significantly more.� Do you want to go through the remodeling process? “You also need to decide if you and your family want to live through a significant remodel,� he adds.

Can you live with four to six months of company who arrive at 7:30 in the morning and stay until 4:00 or later in the afternoon? Can you live without that kitchen, bathroom, laundry room, etc., while remodeling takes place? Or, can you move out for the duration? (In some cases moving may be a requirement.) Answering these questions will help you decide whether or not to remodel. If a careful analysis of your living situation indicates that it is time to sell, I urge you to find a home stager to assist in the process. A good home stager will give you an honest assessment of your home, coordinate any needed repairs, assist with the re-arrangement of furniture and will help in the decoration of your home for a fast sale at the best possible price. And make sure you factor the costs of relocating into your decision, i. e. realtor fees, mortgage fees and the cost of moving. According to Korey Nations, owner of Natco Construction, LLC, in Birmingham, market conditions make this a great time to remodel in and around Birmingham. “The cost of construction is very economical right now,� he says. “Material prices and labor rates are favorable. It’s Your Turn! Empty nest or opportunity? It all depends on how you look at it. Alane and Rick Larimer and Clare and William Hays represent an increasing number of couples in the Birmingham market. As their children successfully take wing, they’re taking the opportunity to enjoy a little well earned luxury with a master bath remodel.

LUXURY, STYLE AND PERSONALITY The Birmingham market reflects the national trend toward more luxurious, customized baths. Clients are exploring a broad range of design possibilities to create a personalized space that reflects their personality. Some of the elements they are incorporating include:

LUXURY SHOWERS Showers are becoming larger and the Hays and Larimer projects were no exception. They both expanded their showers significantly as part of their remodels. Performance showering options like hand showers, rain heads, his and hers valves and body sprays have moved past trendy and into the mainstream and they are well represented in these projects. Shower seating is moving away from the tiled box approach to floating designs which allow for more foot room. The Larimers used the same gran-


tionality for bathing and make cleaning easier. Jetted whirlpool tubs are no longer the de facto standard that they were 25 years ago but for those who enjoy them, the pump system on current models like the Hays selected are much easier to keep clean. STONE, PORCELAIN AND GLASS TILE These materials dominate the bath because they’re beautiful and they function well in a wet environment. What has changed is the explosion of options of size, shape and finish. Very large floor tile (the Larimer’s tile are 21") are beautiful and create fewer grout lines for cleaning. While these new options provide more design possibilities, they also call for more design skill to get a cohesive result.

HEATED FLOORS AND TOWEL RACKS These items are a perfect offset to the tile elements which by their nature feel cool to the touch. The Hays and Larimers both selected systems with programmable thermostats to save energy and make their first footsteps comfortable on a cold morning.

DEEP TUBS Those who enjoy a tub bath are increasingly selecting styles that have a smaller footprint than the soaker tubs of the 1980s,but with taller sides. The net effect is a deep, full-body soak with less water. As with the shower, hand-showers can add func-

The Hays and Larimers added recessed lights for general illumination along with upgraded surface mount fixtures at key dressing locations. The Larimers chose to mirror mount their vanity fixtures which provides a flattering light as well as highlights the beauty of the fixture itself. The Hays included a lighted make up mirror in Clare’s dressing area.

VALUE Over the past two years, attention to value has increased for all project types, including the luxury bath. According to Tom Coan, owner of Case Design/Remodeling, “Clients who in the past might have done a master suite addition are now choosing to work inside the existing master bath / master closet footprint,” says Coan. “The key to success is careful, creative design and allocating space very thoughtfully to the things that matter most to the client.” Both the Larimers and the Hays ended up with more open and functional designs than they had before without adding floor space. Re-using instead of replacing is another growing ethic with remodelers and clients alike. For example, the Hays repurposed cabinets in the

Renovating An Empty Nest When these empty nesters found themselves with their home all to themselves, they decided it was time to dress up their nest. Their goal was to create a warm and inviting kitchen where they could entertain family and friends.

“W

e do a lot of family get-togethers in our home and, with our children’s growing families, it was becoming nearly impossible to host everyone comfortably,” says the woman of the house. “Not to mention we were dealing with a kitchen built in the 1970s,” she laughs. So the plan was to turn the existing space into a large, spacious kitchen with modern conveniences and new state-of-the-art appliances. Originally, the homeowners hoped to accomplish the project within the original room’s square footage, but it quickly became apparent they would need more space to accomplish their remodeling goals.

A SMALL STRUCTURAL MODIFICATION Working with Mike Kelley, CGR and owner of Counter Dimensions in Pelham, the decision was made to “bump” the front of the house out four

feet. This move added 100 square feet to the size of the kitchen and made the remodel workable. Other design challenges involved working around the back of a brick fireplace that ran along an interior wall (and was not moving), as well as selecting finishes for cabinets and countertops that matched the original kitchen’s tile floor. Because the tile ran throughout the home, it too needed to remain in the new space. According to the homeowner, the final results of the remodel are amazing. “The new kitchen is everything we hoped it would be,” she says. “It’s not only beautiful, but it’s really functional as well.” A BEAUTIFUL NEW KITCHEN Upon entering the home, visitors can access the kitchen from the foyer. Walking into the room, to the left, is a spacious dining area bathed in natural

“When we sit back and look at our new kitchen, we know we made the right decision.” light from a triple window. Surrounding the room on all four walls are custom cabinets painted eggshell white. They run above and below granite countertops and include a built-in hutch and desk in the dining area. The cabinets provide significant storage space throughout the room. Granite countertops in Golden Persia provide significant work and serving space throughout, including forming the top of the desk. A granite two-tier countertop also sits atop an island featuring Sable colored wood cabinets with a black glaze. A perfect complement to the white cabinets, the island seats three and includes a built-in gas cooktop by Wolf. The wall behind the island includes plenty of counter space, a stainless steel double wall oven and the refrigerator/freezer (both from KitchenAid). This layout is especially functional for working in the kitchen. The homeowner says the kitchen is clearly the hub of the home. “Everyone congregates around the island and whomever is cooking can be part of the conversation,” she says. Finally, the bump out also allowed the homeowners to renovate the front of the home with stone,

new front doors, steps and windows. The stunning new entryway is a great place to welcome family and friends into the home. Remodeling Veterans Since building their two-story, three-bedroom brick Georgian in 1985, Selene and Phil Patterson have not been afraid to remodel it to fit their changing lifestyle. So when their existing kitchen no longer met their needs, the decision to renovate it was an easy one.

“I

t had been 15 years since we last remodeled the kitchen and it was a bit outdated,” says Selene. “An island installed during the previous remodel was in the wrong area creating a bottleneck, so we wanted to redesign the space for better traffic flow.” Additionally, the couple wanted to update the room’s style to keep up with current design trends. They drew their inspiration from HGTV and DIY television, as well as from friends who have recently remodeled.

PROJECT SCOPE Ultimately, the scope of project was to completely remodel the kitchen. Design and planning objectives were to relocate the entry from the garage directly to the kitchen without going through the laundry room and to create a more open and user friendly-space that flowed better with two cooks in the kitchen.

Remodeling Veterans Moving the entry way from the garage to the kitchen instead of the laundry room required moving the wall that separated the two rooms by 15 inches. This eliminated unused space in the laundry that served as a walkway and allowed the laundry room to be reconfigured into a slightly smaller area while maintaining the same amount of usable space. A new furniture-style china cabinet, that provides additional storage in the base cabinet, features glass doors for decorative display and space for a TV is the focal point in the kitchen while eating at the new peninsula bar (which allowed the island to be eliminated). This larger peninsula provides plenty of room for additional prep, eating and doubles as a large serving bar when entertaining. A doorway leading from the kitchen to foyer was closed allowing wall space for a new gas cook top, double ovens, a warming drawer and refrigerator. Custom wood cabinets incorporated large drawers for easy access to pots and pans. The butternut finish on the cabinets complimented with new granite countertops, terracotta colored walls and white trim have created a much larger feeling space. A wall between the kitchen and den was also opened up, making the living and kitchen areas more cohesive. A combination of recessed lights, pendant lights, under counter lights and indirect light over the cabinets provide the right illumination for all occasions. A wet bar with ice maker is convenient to the kitchen, den and outdoor living areas including the porch, deck and swimming pool. Finally, hardwood floors were installed in the kitchen and in the master bedroom on the first floor. LIVING WITHOUT A KITCHEN The entire project took about three months, which meant Selene and Phil had to be creative and establish a “satellite kitchen” for preparing meals. “We moved the kitchen into an upstairs bedroom complete with coffee pot,

toaster oven, crock pot and portable microwave,” Selene says. “It reminded me of going tailgating at football games,” she laughs. “We called it ‘indoor tailgating.’” THE RIGHT CONTRACTOR The Pattersons hired George Williams and Precision Remodeling for their project. Precision had previously remodeled the couple’s master bathroom to great success, so hiring the firm was an easy decision. “Not only did they do a great job on our bathroom, but we’ve known George for years as a friend and fellow church member, so it was an easy and comfortable decision to go with Precision,” Selene comments. “I knew they would do an excellent job based on our previous experiences.” “George had a very precise schedule from which the Precision team worked and everything happened right on time,” she adds. “You know before the project starts what the sequence of events will be and that makes the entire project go much smoother.” If I had to give advice to another homeowner thinking about remodeling, it would be to plan, plan, plan,” Selene emphasizes. “Knowing what’s going to happen and when it’s going to take place eliminates the stress of remodeling and makes the entire process more pleasurable.” “We’re very happy with the results,” Selene concludes. “Our new kitchen is even better than we ever imagined it could be.” ■

Our remodeling project required a lot of trust. As an exterior remodel, you don't really know what exactly you're in for until the old exterior comes off and you see what the extent of damage is underneath. Chris was great every step of the way, offering us options and advice on which option he thought made the most sense from a quality vs cost perspective. In the end, I feel like we not only ended up with a great looking house, but a more energy efficient house as well. Chris had just gotten his Green Builder Certification so we incorporated a lot of what he had learned into our project. The "green" part of the project began with an in-depth home energy audit which helped us to make more informed decisions like, what type of insulation to use and where. Today my 20+ year old home exceeds the requirements of an Energy Star rated home! And we are loving the resulting power bills – we have a 4200 sq foot home, keep the temperature between 74 and 76 and our bill with Alabama power for June, 2011 (remember how unusually hot it was – the highs were from 95 to 99 degrees for 20 out of 30 days) was only $288.88! ~ Scott Wepfer Before
