Y

ou may have noticed during the past two months that national media coverage of housing has turned a corner. Key housing data, including new-home sales, housing starts, national home prices, the NAHB/Wells Fargo Housing Market Index (HMI) and the NAHB/First American Improving Markets Index (IMI), are showing measurable signs of improvement during the past several months. The HMI, which measures builder confidence in the single-family market, now stands at its highest level since March of 2007. Meanwhile, the IMI, which identifies local housing markets that have shown measurable and sustained improvement, has jumped from 12 markets when the index was first unveiled last September to 84 as of July. Moreover, production of single-family homes is now the strongest it has been since 2010 due to rising consumer demand brought on by improving market conditions. Indeed, government data reveals that housing has gone from a net drag on the economy to a net positive and that residential home construction is now starting to reassume its traditional role of helping to move the economy forward following a recession. Many of us have been waiting on the sidelines for the housing market to improve before buying a home or remodeling our existing one. These indicators suggest that time is quickly approaching. In fact, with home prices and interest rates so favorable, there may never be a better time to go after the home of your dreams. Many homeowners have already taken that step. hen choosing a builder or remodeler, you want someone with the skill and expertise to do the job right. In a crowded marketplace, however, identifying a qualified professional can be difficult. That’s why the National Association of Home Builders (NAHB) created professional designations that help consumers identify builders and remodelers who have committed themselves to continually improving their skills and being committed to their profession. When a homeowner selects a builder or remodeler with a NAHB professional designation, they are getting a professional with superior training, practical experience, and in-depth knowledge in their chosen specialty.

CERTIFIED GRADUATE BUILDER (CGB) The CGB designation means your builder has met prescribed standards of practice, possess at least two years building industry experience, has a proven track record of successful project management, has completed a comprehensive education curriculum, and pledges to uphold the program’s Code of Ethics. The CGB course is designed to emphasize business and project management skills as the key to a professional building operation. CERTIFIED GRADUATE REMODELER (CGR) The CGR course emphasizes the development of business management skills as the key to a professional remodeling operation. Remodelers holding the CGR designation meet prescribed standards of business practice, possess a minimum of five years remodeling industry experience, have a proven track record of successful remodeling projects, complete a comprehensive education curriculum, and pledge to uphold the program’s Code of Ethics. CERTIFIED AGING-IN-PLACE SPECIALIST (CAPS) The CAPS designation program teaches the technical, business management and customer service skills essential for remodelers doing home modifications for the aging-in-place. The NAHB Remodelers Council, in collaboration with the AARP, developed this program to provide comprehensive, practical, market specific information about working with older and maturing adults to remodel their homes for aging-in-place. CERTIFIED GRADUATE ASSOCIATE (CGA) The CGA certificate program offers associate members an opportunity to enhance their knowledge of the fundamentals of the home building industry. Modeled after the CGB curriculum, this designation is attained by completing three required and three elective courses which focus on improved management skills and business performance. The CGA designation is maintained by completing one course annually. CERTIFIED GREEN PROFESSIONAL (CGP) The National Association of Home Builders’ Certified Green Professional™ designation recognizes builders, remodelers and other industry professionals who incorporate green building principles into homes – without driving up the cost of construction. Classwork leading to the designation provides a solid background in green building methods, as well as the tools to reach customers, from the organization leading the charge to provide market-driven green building solutions to the home building industry.

MASTER BUILDER (MB) / MASTER REMODELER (MR) The purpose of the Master Builder / Master Remodeler Program certification of the Greater Birmingham Association of Home Builders is to further enhance the professionalism of participating members and to provide the consumer with contractors of the highest professional standards. Members of the program must pass a rigorous entry process in order to receive the designation as Master Builder or Master Remodeler. They are screened by a committee of their peers who review customer, supplier and subcontractor references; check for any current or pending litigation; verify full liability and workman’s compensation insurance coverage; and validate financial stability. Membership is reviewed on a yearly basis and failure to meet the program’s requirements can warrant disqualification from the program. GRADUATE MASTER BUILDER (GMB) The ultimate designation for the building professional, the Graduate Master Builder (GMB) designation is for experienced veterans only. Before beginning the GMB designation process, candidates must have the CGB designation, the CGR designation, the CGA designation with five years of building experience, or ten years of building experience and have completed three CGB/CGR/CGA courses. GMB course topics include risk management and insurance, negotiating, financial management and quality construction, to name a few. They are more advanced with in-depth instruction geared for experienced building professionals.

he homeowners felt their existing master bathroom was outdated and in need of a makeover. The room’s layout left them feeling cramped and they wanted a more open design. The woman of the house, a decorator, wanted to be sure the space provided both form and function—meeting their needs and matching their tastes. With a new layout that called for an open space with separate his-and-hers vanities, a large open shower, a drop in tub and separate water closet, the original space had to be completely gutted. Symmetry of design was key for the homeowners so a new window was centered over the bathtub and weathered oak his-and-hers vanities mirror each other on either side of the bathroom. Honed travertine tile was used on the floors and tub skirt with random dark emparador marble accents; crema marfil marble tops were used for the tub deck and vanities; and 3" x 6" crema marfil subway tile was installed on the shower walls with a decorative tile base and crown. A heavy glass shower enclosure keeps the space open while showing off the tile work. The result of this renovation is a stunning master bath that meets all of the homeowners’ needs.

his project takes the standard, suburban daylight basement build-out to new heights with a range of architectural details that

make it a very special place for entertaining. Trayed ceilings and columns divide the large space into well-proportioned areas for television, billiards, exercise, and bar. The texture and color of the stained concrete floors tie together the formal trim elements with the rustic fireplace, which was crafted from materials originally used in a grandparent’s home. The specialty bar is simply a work of art.

he homeowners’ wanted to utilize their unfinished 1,400 sq. ft. basement to build an “in-law” suite that their parents could use in the future if they ever needed some assistance. They wanted the space to be completely self-sufficient so that their parents would not be required to go up the stairs to the main part of the house in order to cook or accomplish any other task. So the goal of our remodel was to create a functional living space for them that would also provide a return on investment if the homeowner ever sold the house. They turned to BMR Homes in Birmingham to create a renovation that would meet their needs. BMR devised a remodel that would accommodate the parents in the future and also allow the space to be used now. The remodel ultimately included an open foyer area coming from the upstairs, a large bedroom, a full eat-in kitchen with granite countertops, a den with a view and access to the outdoor living area and a full bathroom.

Our remodeling project required a lot of trust. As an exterior remodel, you don't really know what exactly you're in for until the old exterior comes off and you see what the extent of damage is underneath. Chris was great every step of the way, offering us options and advice on which option he thought made the most sense from a quality vs. cost perspective. In the end, I feel like we not only ended up with a great-looking house, but a more energy efficient house as well. Chris had just gotten his Green Builder Certification so we incorporated a lot of what he had learned into our project. The "green" part of the project began with an in-depth home energy audit which helped us to make more informed decisions like what type of insulation to use and where. Today my 20+ year old home exceeds the requirements of an Energy Star rated home! And we are loving the resulting power bills – we have a 4200 sq. foot home, keep the temperature between 74 and 76 and our bill with Alabama power for June, 2011 (remember how unusually hot it was – the highs were from 95 to 99 degrees for 20 out of 30 days) was only $288.88! ~ Scott Wepfer Before

A Lakeside Retreat When the owners of this lakeside retreat decided to remodel, their goal was to renovate it to meet their needs while keeping the home’s personality intact. Originally built in 1972, the house featured cedar shake, pretty brick and a beautiful wooded setting. The remodel would add space, improve energy efficiency and result in an updated kitchen and outdoor living area.

A NEW INTERIOR Working with George Kurtts of Kurtts Construction, the home’s footprint was increased. “We moved the front of the house out approximately five feet to make room for a laundry room, powder room and new front entrance,” he says. “We also added a large exterior storage room on the outside.” From there, he moved the kitchen and breakfast room walls two feet further out to make the kitchen larger. The original kitchen was essentially gutted and redone with 1" x 8" wooden planks stained white with clear finish on the walls and ceiling, custom made pecky cypress cabinets with granite countertops and all new stainless steel energy efficient appliances. The master bathroom was also completely redone. The room’s tub was replaced with a spa-like shower. The shower door was installed into radius walls, allowing additional room in the shower and adding a unique touch. Additional features include a pecky cyprus vanity with marble countertops and double bowls, new fixtures and hardwood floors. The powder room has 1" x 8" wood plank walls stained white with clear finish, a pedestal sink and a stone floor extending from the foyer. New double pane windows were installed including new casements in the living room (see sidebar). A custom-made eight-foot door now leads from the living room outside to a breathtaking new outdoor patio via wooden staircase. The 17' x 35' new flagstone and stacked stone patio features a small kitchen area with a grille that is covered with beams and a copper roof. A fireplace with pagoda offers a wonderful seating area for relaxing. SELECTING A CONTRACTOR The homeowners were first introduced to Kurtts Construction by their architect. They have been very happy with his work. “George has been wonderful,” the homeowner says. “His finish work is top notch and he doesn’t take any short cuts. If the plan calls for an extralarge beam or extra-thick wall, he does the job right.”

UPGRADING THE WINDOWS olcombe Doors & Windows handled the job of replacing the windows for this remodel. “The challenge was finding a product that would last in a high humidity environment,” says Patric Eward of Holcombe. “The client wanted a product that had the traditional look and feel of wood, plus longevity. A TEAM APPROACH Andy Cross, president of Cross Construction, and Nell Rose Bracket, a degreed interior designer at Don’s Carpet One, have worked together for more than 30 years. A great team, Andy builds homes and Rose finishes off the interior. They’ve done countless homes over the last three decades and the project described below is a great example of their successful teamwork.

W

orld War II veteran Douglas Dickerson and his wife Jean hadn’t originally planned to remodel their home. That decision was made for them when a tornado came through their area in April of 2011. The home was blown off its foundation and essentially twisted so that it was no longer square. The winds blew out all the windows and part of the roof was gone. Following a review by a structural engineer, it was deemed beyond repair.

“The home was severely damaged so we had to tear it down and start over again,” says Douglas. “So we contacted an architect we knew who helped us with a design and we contacted Cross Construction to help us rebuild.” Basically, the home was demolished all the way to the ground and rebuilt from scratch. The lot needed to be re-leveled and even the footings needed to be rebuilt. “We had to take the old footings out and bring the entire foundation back to code,” says Andy Cross, president and founder of Cross Construction. “In addition to the challenges of the demolition, the new design didn’t fit on that same footprint so we had to install a new septic system.”

A NEW HOME The biggest change for the Dickersons is that their new home is all on one level. They originally had two floors and found it to be inconvenient. “We were always going up and down stairs to do laundry and the like, so this design is much more convenient for us,” Douglas says. “We enjoy it a lot more.” Upon entering the home, there is a large foyer that leads to the rest of the home. Across the back of the house is the master bedroom, the kitchen, the living room and another bedroom. Across the front of the home is another bedroom, a ‘Jack-and-Jill’ bathroom, the dining room and the master bath. Off the front of the home is a large two-car garage with a circular driveway. The home also features a nice front porch and a beautiful screened-in porch off the back, complete with ceiling fan.

For their interior design, Jean and Douglas worked with Nell Rose Bracket of Don’s Carpet One. Rose helped them select all of the interior fixtures including the counters in the kitchen and bathrooms, all of the cabinets, wood flooring and the carpeting in all three bedrooms. She also helped them select the paint colors used in the house. Of particular interest, is the addition of a ‘safe’ room out of the master closet. Ten-inch thick concrete walls are built atop the home’s slab foundation and topped with another slab. A steel door that opens inward (in case something falls in front of it) completes the construction. “The safe room is built based on a code from FEMA and will help protect any occupants should there be another storm,” says Cross. Demolition of the existing home started in June of 2011 and Douglas and Jean moved back in in November. In the interim, they lived with a daughter who lives close by. Importantly, they couldn’t be happier with their new home. “We spend most of our time relaxing in the living room where we have a couple recliners and our television,” Douglas says. “My wife really enjoys the back porch and spends a lot of time there, weather permitting. I am also fond of the extra large garage that has enough room for my ‘old’ Suburban, my wife’s van and my workbench.”

SATISFIED CUSTOMERS “We’ve known Andy for a long time,” Douglas comments. “He played ball with my son and his mother and my wife actually went to school together,” he chuckles. “So we know him well and wanted him to do our project.” “He sent us to Rose and she was just wonderful. She was incredibly helpful to us. I can’t imagine having a better project team. BATHROOMS GALORE

Bathrooms come in all shapes and sizes. Some are large and spa-like and others are tiny powder rooms. From spaces with whirlpool tubs and rain showers to traditional full baths to rooms touting universal design, remodeled bathrooms in particular are designed to meet their homeowners’ needs and desires.

M

ike McKay, CAPS, CGR and president of Oak Alley in Chelsea has done a lot of bathroom renovations over the years. Here are five different projects, each with its own unique requirements. THE GETAWAY Wendy and Rhett Clark dreamed of having a private space of their own. With two children and a third on the way, they wanted to add a master suite and bath. The only place to go, however, was up. So they renovated the top of their house. The low roof pitch didn’t provide much head room, so Mike replaced the existing roof with a higher pitched roof to make room. Two new dormers and a skylight bring sunlight into the space. The master suite was made complete with a large bedroom, two walk-in closets and a cozy and elegant master bathroom. Complete with granite countertops, travertine tile and an arched entry into the shower, the new bathroom has become a space for Wendy and Rhett to “get away from it all.” “I spent my pregnancy looking through lots and lots of remodeling magazines,” Wendy chuckles. “I showed them to Mike and he was able to create computer renderings so we could consider the different ideas.” “Friends referred us to Oak Alley and we just love the space,” Wendy says. “It’s become our sanctuary.”

VINES When Susan and Randy Vines brought a new member into their family in 2008, they knew they were going to need extra space. With three bedrooms, they wanted to add a fourth for their oldest son. “We had space in the basement,” says Randy, “and it was already plumbed for a bathroom so we

were able to give him a bedroom and bathroom of his own.” Featuring a full bath with stand-up tile shower with glass surround, 60" granite countertop vanity and a linen closet, the bathroom is a perfect complement to the space. And their son is especially happy. “He doesn’t express it out loud, but he’s very comfortable in his own world,” Randy says. “It’s very modern and a really nice space for him.”

BATHROOMS GALORE After talking about remodeling their basement, Susan and Randy picked up a copy of Remodel Birmingham, found a few companies and visited their websites. “It felt to us like Oak Alley was a well-established, attentionto-detail type of company,” Randy says. “We are very happy we selected Mike. The job needed to do more than please us, it needed to please him as well.”

TWO BATHROOM REMODELS Amanda and Robert Murphy needed to repair some tile work in their master bathroom. In addition, they had a spot for a guest bathroom that was plumbed in when they built their home, but was never finished. So, they decided to renovate both spaces at once. The new guest bathroom is a full bath featuring a granite countertop and beautiful tile work. And the couple is very happy with the project. “We used Oak Alley for a remodeling project in our previous home more than 20 years ago,” says Amanda. “We were really happy with the project, so we called Mike again.” Amanda advises other homeowners to consider all of their options during the budget process. “Ask your contractor to price out even your wildest dreams,” she says, “it just might be affordable. In our case, Mike found granite remnants in the color we wanted and they were perfect for us.”

RECLAIMING USABLE SPACE The adage “good things come in small packages” was never more true than in the addition of a powder room as part of Julie and Brian Bray’s renovation. The goal of the remodel was to add functionality and value to the home. Part of the design called for converting closet space into a nice powder room just off the remodeled kitchen. With its small wall hung sink and comfort height toilet, the room is a great example of reclaiming functional space. UNIVERSAL DESIGN Part of a master suite renovation, this project incorporated several universal design features to meet the needs of an aging parent who is moving in with the family. Light-filled rooms, wide pathways and a double French door entry make the space user-friendly and attractive. Importantly, mobility features made the design of the bathroom space a high priority. The suite’s master bathroom is well equipped with a Rane walk-in bathtub, wheelchair accessible sink, and an automatic pocket door to offer the occupant plenty of freedom. Meeting The Needs of a Growing Family With one child and a baby on the way, Courtney and Scott McCrory craved additional space for their growing family. So they worked with a local architect and George Williams of Precision Homecrafters in Birmingham to expand their existing home. Ultimately, they settled on a plan that modified both the first and second floors of their house.

A NEW SUNROOM “We had a patio that we never used,” says Courtney. “We thought if we closed it in, we could create more living area.” So they settled on a plan to renovate the patio into a sunroom and expanded den area with large windows, a vaulted ceiling and see-through fireplace. The new space provides much-needed room for their children to play. The design allows Courtney and Scott to watch TV or read a book while watching their kids play in the space. The 12' x 16' sunroom adds 192 square feet to the home. The vaulted ceiling and gabled windows bring a lot of light into the space, making it bright and airy. The ceiling features pine with a natural finish that gives a feeling of being outdoors even in the conditioned space. French doors open out onto a new patio, extending the play area for the kids. Additionally, the space it provides is great for entertaining and the first-floor traffic flow from kitchen to den to sunroom to outdoors and back to kitchen is excellent. Transforming the patio into the sunroom required excavation and a new foundation for the space. A short retaining wall needed reconstruction as the new space encroached on the existing retaining wall. Brick pavers were

reworked for the new patio. Low E windows and doors provide excellent energy efficiency. “The children love to play in the sunroom,” Courtney says. “And when the weather is nice, we open the windows and doors for a nice cross breeze. It’s a great place for us to read, watch television or to just sit and relax.” A NEW BEDROOM On the second floor, a large poorly designed space was transformed to create a second bedroom and full bath. An existing bath was also modified to be more user-friendly with slightly more space. The 313 square foot addition provides for a spacious bedroom suite with ample closet space and private bath with tub/shower combination. Also incorporated into the second level is an exercise space and separate linen closet. The project involved framing for the second floor addition, floor, walls and roof; exterior siding to match existing; windows meeting egress requirements for the bedrooms; HVAC, electrical and plumbing modifications. A false wall was added in the bedroom closet for the plumbing and electrical chase to the second floor.


SELECTING THEIR CONTRACTOR Courtney and Scott found Precision Remodeling in this magazine. And after interviewing company president George Williams and three other contractors, selected his firm for the job. “It really came down to us being most comfortable with George,” Courtney comments. “And we’re really happy with the results of the project.”

The In-Law Suite

Wendy and Mike Bedford’s remodeling goal was to build-out their unfinished 1,400 sq. ft. basement to build an “in-law” suite that Mike’s parents could use in the future if they ever needed some assistance. They wanted the space to be completely selfsufficient so that their parents would not be required to go up the stairs to the main part of the house in order to cook or accomplish any other task.

“M

y parents are up in age and we wanted to create a live-in apartment in case they needed it sometime down the road,” says Mike. “So the goal of our remodel was to create a functional living space for them that would also provide a return on investment if we ever sell the house.” Wendy and Mike turned to Chris Youngs of BMR Homes in Birmingham to create a renovation that would meet their needs. He, in turn, devised a remodel that would accommodate the parents in the future and allow them to use the space now. The remodel ultimately included plans for an open foyer area coming from the upstairs, a large bedroom, a full eat-in kitchen with granite countertops, a den with a view and access to the outdoor living area, and a full bathroom.

PROJECT CHALLENGES According to Chris, the greatest challenge on this project was to make the design work within the framework of the space. “Prior to our arrival, the space had framed load bearing walls that we had to remove,” he says. “We then installed footings and engineered lumber to achieve the design that the homeowners’ wanted. This was especially challenging because of the size of the home—two-stories above the basement—and the load that was resting on these walls.” The ceiling in the bedroom and den and the wall between the den and bedroom were soundproofed to allow the family to enjoy movies without disturbing anyone upstairs or in the bedroom. The ceiling in the bedroom was trayed to create more height in the room. Cased openings were used in the foyer, kitchen and den areas so that the space had a more open feel and flow. The design also used larger door openings to allow the use of wheelchairs if needed in the future. A complete

kitchen and bath were added to the space. BMR also installed blocking in the tub and toilet area to allow for future installation of grab bars if needed. Porcelain tile was used throughout the space so that it would be more user-friendly. “If you went down to the basement before the remodel, it was a collection of roughed in rooms without any flow,” Mike says. “Chris did a great job of giving the entire space an open, inviting feel. The design really makes great use of the space.” Wendy and Mike especially like the renovation’s L-shaped kitchen. “My wife wanted an updated kitchen on the main floor, so Chris took the granite countertops and the refrigerator and stove and reused them in the basement design,” Mike says. “He matched the granite up with new cabinets and was able to use the original ‘cutouts,’” he adds. “He used 85 or 90 percent of the countertops we originally had upstairs and it came out beautifully. You really can’t see any seams.” A GREAT RESULT It has been a relief for the Bedfords to know that the space is ready when their parents are ready to move. As a bonus, the homeowners are thrilled that they now have a space that their teenage daughter and her friends can go to hang out and watch movies without disturbing the rest of the household.

“We couldn’t have asked for a better job. Whenever people come over, they ask if they can stay downstairs,” Mike says. “We love it down here too. Maybe we’ll sell the house and the new owner will let us live down here,” he chuckles. SELECTING THEIR CONTRACTOR To find a contractor for the remodel, Mike didn’t have to look any further than his daughter’s volleyball games. Chris’s daughter played on the same team, so Mike asked him to take a look at the project. “We really wanted an honest opinion on what we could do downstairs, so I asked Chris to take a look even though his schedule was really busy,” Mike says. “I had considered a couple firms I found on ‘Angie’s List,’ but after I talked to him and heard all of his ideas I told him we’d really like to work with him.” “Fortunately, we were able to work out a schedule that allowed him to take on the project,” Mike says. “Being able to work with someone you know and trust is key to being successful.
