The Ballad of the Last Eighteen Months…

W

hat does that conjure up for you? For many it has been fear, uncertainty, reprioritizing, restraint and for some it has been a time of opportunity. Clearly it has been the most interesting period in my lifetime. Within the construction world I have witnessed random acts of kindness as well as misguided behavior by both customer and contractor alike. I have seen an innocent economically driven paradigm shift that affects the way many customers approach potential remodeling work. This results in changes in contractors’ pricing strategies that ultimately cause unnecessary pain to both parties. Almost extinct is the proven relationship, “Who do I know, like and trust?” The ballad for these last eighteen months has been, “Who is willing to get the job at whatever cost even if it means working for free?” Contractors are getting more and more requests to prepare a “budget” for a perspective client. It is without question a fair request to provide a customer with a snapshot of the potential costs so they can make a sound planning decision. Many contractors have provided that guidance happily for years. The difference today is contractors are being asked to provide a construction budget along with three or four other contractors using little more than a verbal description. This change in strategy is understandable in light of the need to be economically responsible. It is also a grave mistake. The new trend towards skipping the schematic design and budgeting phase and going straight to multiple budget estimates is a very dangerous strategy for the customer to employ. Contractors understand that if they give the potential client a realistic number they are seldom asked to the next stage of the contractor selection process. What the potential client gets from a contractor is a price that appears to be

low when in fact it is unrealistic and is submitted just to keep them in the running. Often the customer moves forward with the apparent low budget guesstimate (selected without quantification) only to find their final budget, after the construction and permit drawings are completed, has increased exponentially and is no longer financially feasible. If you are thinking about making an improvement to your home or office, consider talking to three or four contractors that specialize in the type of work you are looking to have performed. There are many criteria that enter into your decision, but in the end, it comes down to who you know, like and trust. Pay your trusted contractor a small fee to prepare a proper budget based on a schematic plan and scope of work with reasonable finish assumptions. You will then be the beneficiary of a far more accurate budget that you can move forward with in total confidence. In determining what contractors to interview, a great place to start is NARI – Tampa Bay. These remodeling professionals are the cream of the crop and follow an established Code of Conduct. Protecting each customer with strong ethics and moral character has and will always be priority number one. Choosing a NARI contractor assures that the individual has been pre-screened on matters of ethics, integrity and professional conduct. It just makes sense to choose a NARI Tampa Bay member when looking for a remodeling professional. THERE ARE SEVERAL REASONS NOT TO HOLD OFF ON YOUR NEXT REMODELING PROJECT

ometimes we allow forces outside of us to dictate our decisions, plans, and actions. This has never been as true as it has been in this current economic climate. Unfortunately, some of our decisions, especially those based on fear, hurt us more than they help us. Waiting to put our plans into action because we’re afraid of the economy may be the worst thing we could do. Rather than lamenting that lemon that life or the economy has thrown at you, let’s look at how you can make lemonade. Fortunately there are a lot of reasons to do that project now, especially if you choose a National Association

of the Remodeling Industry (NARI) member as your contractor. Now that the economy is slower and there are less people doing work, it may be easier to schedule your dream project. And remember prices will go up—so do it now before the costs increase. As we all know, there are always ups and downs in the economy. For those of you who decide to go ahead now, you will not only end up with a home that is worth more in the future, but you will have added months and years of enjoyment of your remodeled home. For those of you with children, keep in mind that their childhood doesn’t last

forever, so why not maximize their time in their remodeled home. Now may be the ideal time to plan your dream vacation in your own home. Many years ago, I was speaking with someone who had just completed work to her home. Her family was planning a two-week vacation. When I asked where they were going, she said home. She said I now have the home of my dreams, why go anywhere? Look around and ask yourself what changes you would like to make so that your home will be more enjoyable to you and your family. These changes may include an upgrade to your landscape,

a face lift to the exterior of your house, interior renovations that will add comfort and fun for you and your family, or even a complete remodel. As you look around also keep in mind that the project doesn’t have to be huge to create the effect you need and want. here are several reasons why it is a good idea to remodel your home. Some of the most common reasons include: • The maintenance and repair of a leaky or deteriorating roof or siding. • Inefficient windows, doors, or insulation. • A growing family that requires more space. • Expansion to a two-family home for parents or children. • Outdated and inefficient kitchens and bathrooms. • A home office to increase efficiency. • New and expanded decks to extend living area for increased family time and entertaining. • Home media centers for increased family time. This is always a bad idea when damage exists—it only spreads when neglected, which means a repair or replacement that could have been a manageable expense turns into a major investment. Your home in a good or bad economy is still the single largest investment most people make and

should be properly maintained. The housing market is cyclical and always rebounds, it will again. Homeowners should be careful to maintain and update their investment if they want to reap the benefits later. A neglected or outdated home is a much tougher sell in any economy and


will always bring bottom dollar to the seller. Energy efficient features, upto-date kitchens and bathrooms, and low- or no-maintenance features will always attract buyers. Now is definitely the time to tackle these projects; there are many great new products on the market to fit any budget. Additionally, many of their products offer rebates to help customers save money as well as upgrade their appliances to save energy. Additionally, more and more people are choosing to stay in their current homes rather than moving in today’s current economic state. Whether you want to upgrade your kitchen, or add on a media room, it allows you to enjoy your home now—and it will increase the value of your home.

YOU GET WHAT YOU PAY FOR Speaking of budget, there are a lot of companies that try to put a spin on socalled ‘bargains.’ Remember that you get what you pay for. It is as simple as that. Consumers should get everything in writing and the contractor should take their time to review all the details not only before the contract but also after the contract is signed and before the construction starts. No remodeling company can stay in business giving away the store. Like any other business, they have to make money especially if the customer wants them to be around in case of any warranty issues that can arise after the project is completed.

SAVING ENERGY SAVES MONEY According to Pella Windows and Doors, replacing old windows can significantly decrease heat and energy bills, especially during the winter and summer months. Additionally, if you replace your home’s old windows and doors before Dec. 31, 2010, with any select energy efficient Pella windows and doors you may qualify for a tax credit of up to $1,500 on your 2009 and/or 2010 federal income tax return. The American Recovery and Reinvestment Act of 2009 gives

homeowners the ability to receive a tax credit of up to 30 percent of the cost for qualifying energy-efficient upgrades, to a maximum of $1,500. An energy efficient home saves money every day. Replacing windows, doors, siding, insulation, and mechanical systems will save the homeowner in the long run. Examples of how this can save you money include: • Old kitchens and bathrooms waste a tremendous amount of water every day. This costs the homeowner money and adds undue stress on a resource that is quickly being depleted. • Inefficient appliances and old wiring also drain a homeowners pocket while increasing their carbon footprint. • Installing solar & photovoltaic systems helps both the homeowner’s pocket book as well as the environment. • Two-family homes are a wonderful answer to the affordable housing issue for young families as well as their parents, saving both families money. Many companies are seeing this trend continue today. • Rebates are also being offered for energy efficient upgrades to homes.

YOUR HOME OUTDOORS Additionally, don’t forget the home’s space just outside your front and back doors. It’s always the right time to add beauty and enjoyment to your home. Most landscaping companies work with homeowners year-round to ensure they get the most from their property.

WHY NOW? It is always a good time to begin a landscape project. Typically, plants respond to transplanting better in the fall or spring due to the cooler weather, rather than the hotter months of July and August. When companies are hired to do summer planting, clients are advised to keep to a rigorous watering schedule and a fall or spring planting can ease this some what. Also, during the fall into the winter months crews begin to slow down. Typically, landscapers busiest time is from Memorial Day to Labor

Day. When the weather becomes nice and a hint of summer arrives, their calendars begin to fill up immediately. Additionally, the spring and fall are a great time for homeowners to make landscape improvements, as they know exactly what worked for them this past summer in terms of their property and what didn’t. Also, the designers begin to have more availability, so starting a design in the fall or spring allows you to have more schedule options. Then, because your design is finished, they can put you onto the calendar for early spring or fall the next year, getting a jump on your enjoyment of a well-landscaped yard. Additionally, in terms of masonry, as long as the ground is not frozen, crews typically work well into the winter.

REAPING THE BENEFITS Professionally landscaped homes traditionally receive about a 10 percent to 15 percent increase in their resale value. Given the tightening of belts by home buyers, a professionally landscaped home, with night light and irrigation, can help you sell your home faster, attracting a more savvy buyer looking for these upscale amenities. Even if you are not selling your home, the beauty of a professionally landscaped yard cannot be understated. A well-designed yard adds to your family’s enjoyment by fitting your needs to your property and not the other way around. Here are some of the most current trends for your consideration.

GREEN DESIGN Designing a remodeling project which uses less energy, water and natural resources, creates less waste and is healthier for its occupants is at the heart of the green building movement. Remodeling professionals and homeowners alike are increasingly looking for ways to incorporate the five concepts of energy efficiency: indoor air quality, resource efficiency use and durability, site management and water conservation into their projects. Incorporating one or more of these key concepts is becoming more important to many homeowners seeking to

live a healthier and more sustainable life style. In fact, according to the National Association of Home Builders (NAHB), the green building market is growing rapidly and is expected to account for 10 percent of residential construction activity by 2010.

UNIVERSAL DESIGN Universal design is the concept of creating a home that will be usable throughout you and your family’s lifetime, regardless of changing realities. More and more homes are becoming multi-generational as Baby Boomers invite aging parents home while still


raising their own children. It is common to have children and grandparents in the home at the same time. Additionally, with millions of Boomers becoming senior citizens themselves, many architects, design/ build contractors and remodelers are designing homes that let homeowners “age in place.” “The goal of universal design is to assure the home is usable by each member of the family both today and in the future,” says John Marzulli, CR and CKBR of Emerald Contractors in Tarpon Springs. “Single-story floor plans, nostep entries, wider doors and wheel chair ramps are common features.”

THE HEART OF THE HOME Today’s kitchens have come a long way from their utilitarian roots as places to prepare and eat meals. More than ever, the modern kitchen is the heart of the home. It has become a central headquarters for the family and must function well for a wider variety of tasks than ever before. From a room to eat and prepare meals, to a showplace for gathering and entertaining, to a spot for doing homework, paying the bills, and/or surfing the Net. Additionally, according to the National Kitchen and Bath Association, nearly 35 percent of kitchens being designed today are for more than one cook. Modern kitchen design reflects these multiple uses and each homeowner’s idea of what makes a functional kitchen vary greatly. Custom cabinetry, large islands, commercial appliances, and high end materials are just of few of the items commonly found in today’s kitchens. Semi-custom or custom cabinetry that makes the most efficient use of space is critical to today’s kitchen design. Roll-out trays, plate racks, pots & pans cabinets, silverware drawers, and other hidden features promote efficiency and provide a more usable cooking space. Additionally, personalized storage options like wine racks, wet bars and china cabinets are becoming commonplace.

Large islands are becoming kitchen focal points, adding storage, workspace and a place for having a casual meal and conversation. The island’s base typically offers more cabinet space and may house smaller appliances like dish washers, warming drawers or wine coolers. The top may include a cook top, sink, vegetable sink or other work surface. While granite continues to be a favorite countertop material, offering dramatic beauty and durability, many man-made materials are becoming increasingly popular. Solid surface countertops like Corian and Swanstone are becoming increasingly popular and are used in many professionally designed kitchens because of the ease of cleaning and ability to hold up in the kitchen’s hightraffic area. Made from polyester or acrylic resins, they are durable, easy to clean and maintain, and easy to renew. One of the newest and most popular high-end countertop materials is the quartz-based surface. Products like Silestone, Cambria and Zodiac provide the beauty and elegance of natural stone without the maintenance. An incredibly hard surface, quartz will not chip or crack.

Commercial-style appliances are increasingly popular in today’s kitchens. Dual fuel ranges, six-burner cooktops, large refrigerators, refrigerator drawers, and warming drawers are just a few of the high-end amenities common to modern kitchens. Stainless steel finishes are a current favorite, as are wood inserts which help appliances blend in with the cabinetry. “The greatest portion of the remodeling dollar is still being spent on kitchen remodels,” says David Brown, CKBR of Knothole Creations in Clearwater. “Kitchens are closely followed by master bathrooms in terms of upgrades.”

SPA BATHS Bath designers are increasingly being asked to bring the spa experience into the home. Large whirlpool tubs and walk-in showers with multiple jets, dual shower heads, or rain-like shower heads are appearing in many homes. Marble, granite and slate are common materials being used in these rooms. High-end fixtures and furniturequality vanities complete the spa effect.

els focus on making the best use of a home’s existing square footage, spending resources not on additional space, but on added amenities and superior craftsmanship. Technology is making its way into many homes as we wire them for the future. In-home computer networks, whole-house security systems, standby generators and home entertainment systems are often part of preparing them for future needs. Finally, according to Brown, colors being used in remodeling projects are changing. “Light or neutral colors have been common for some time,” he says, “but now we are seeing a trend towards darker, bolder colors in many of our projects.”

Boomers caring for aging parents, couples with grown children who have returned home, or young families with their parents to combine incomes, the demand for dual master bedrooms or “mother-in-law” suites is on the rise.

SPECIALTY ROOMS As families spend more time at home, specialty rooms that meet the specific needs and desires of each family member are being added to new and existing homes. Rooms such as wine cellars, media rooms, libraries, sewing rooms and hobby rooms are increasingly common. While these rooms were previously relegated to the basement, many of them are now being built on the main floor. One major trend is the addition of a large laundry room on the first floor. These rooms often include islands for additional project and storage space or double as a drop room or mud room near an entry.

A PREMIUM ON STORAGE Enormous walk-in closets, spacious dressing rooms, and plenty of easyto-reach built-in cabinets are popular in both new home construction and remodeling. Garages are also getting bigger to accommodate two- and threecar families, as well as recreational vehicles. 16

OUTDOOR LIVING Many homeowners consider the outdoor areas surrounding their houses to be critical parts of their homes. As such, they often spend as much time and money on outdoor living areas as they do on indoor rooms. Large, three-season porches, outdoor kitchens, covered patios and sun rooms are turning up on more remodeling projects. Other popular outdoor features include multilevel decks, outdoor fireplaces, high-end outdoor furniture, weatherproof entertainment systems and well-planned landscaping.

OTHER TRENDS “The current economy has led many home buyers to upgrade their existing homes without necessarily adding additional space,” says Walter Osinga, CR and president of Osinga Construction in Largo. “They’ve decided not to move or spend a significant amount of money on a large addition, but they will update an existing bedroom, bathroom or kitchen so they can enjoy their home more.” While the size of new homes has steadily increased over the years and people often remodel to add square footage, some homeowners are realizing that smaller can be better. WINDOWS AND DOORS Energy efficient windows can greatly reduce your home’s energy costs. In addition, new windows provide comfort, style and improved property value as well. To be eligible for the tax credit, windows must be rated, certified, and labeled for both U-Factor and Solar Heat Gain Coefficient (SHGC) in accordance with the procedures of the National Fenestration Rating Council (NFRC). Qualifying windows must have a U-factor less than 0.30 and an SHGC less than 0.30. Tax credits do not include installation costs. “Replacing your windows is one of the best improvements you can make to your home,” says Cubby McMenerny of FAS Windows & Doors in Tampa. “And, with the new Economic Stimulus Plan in place, replacing your windows can be a cost effective option too.” FAS offers a variety of vinyl replacement windows from PGT® that qualify

NATURAL GAS OR PROPANE FURNACE Natural gas or propane furnaces use the combustion of fuel and air to create heat. To qualify for the tax credit, a gas furnace must have an AFUE (Annual Fuel Utlization Efficiency) of 95 or greater. For every unit of heat a home loses as the outdoor temperature drops, one must be added to maintain the indoor temperature. And raising the indoor temperature requires even more heat to be generated over what has been lost. Other HVAC products which qualify for the tax credit include: • Advanced main air circulating fan • Oil furnace • Gas, propane or oil hot water boiler Again, products must meet specificed energy efficiency requirements to be eligible for the tax credit. Importantly, the credit includes installation costs.

INSULATION In existing homes where HVAC equipment and duct work are located in a vented attic space, the energy performance of the house can be improved by converting the vented attic into an unvented attic. “In this area, the temperature in a vented attic will be well over 100°F in the summer,” says a company spokesperson for Icynene. “As a result, the HVAC equipment and duct work will be

exposed to high temperature and humidity which will reduce its operating efficiency and any duct leakage will be to the outdoors. “In addition, it’s tougher to cool the inside of the home because it’s like having an oven on the roof.” An unvented attic space is a space between the ceiling joists of the top story and the roof rafters where an air impermeable spray insulation like Icynene is applied directly to the underside of the structural roof deck and is tied into the insulation located in the walls. As a result, the roof system becomes part of the insulated building enclosure. This attic space becomes indirectly conditioned space as a result of air leakage and heat transfer through the uninsulated attic floor. “By converting to an unvented attic as part of a remodeling project, the attic will become an indirectly conditioned space which will place the HVAC equipment and duct work in lower humidity and temperature, typically within 5°F of the living space below and all duct leaking will now be into conditioned space,” the spokesperson comments. “The end result is an HVAC system that doesn’t have to work as hard and a more comfortable indoor environment.” Icynene spray foam can be applied by an insulation contractor. In a remodeling situation, insulating with Icynene will take a day or two. The newest Icynene product is LD-R-50, an HFC-free, low density spray foam and air barrier that has been formaulted. Icynene LD-R-50 contains more than 7% renewable content in the insulated foam.

A SERIOUS KITCHEN

W

hen Scott Mueller, a certified kitchen & bath remodeler (CKBR) first met with this particular homeowner, he knew she was serious about her kitchen. From food preparation and storage to high-end appliances to having space to entertain, it was clear the kitchen was the hub of the home. So, any remodeling plan would need to be highly functional for daily meal preparation while also being warm and inviting for guests.

THE EXISTING KITCHEN “The existing kitchen arrangement was small, closed in and the home’s flow simply didn’t work,” Scott says. “The existing sunken family room created 22

steps that were clumsy and presented potential for an accident due to their location and eight-inch height. The existing living room space was unused and open for design.”

A BETTER, MORE FUNCTIONAL DESIGN The new kitchen is centrally located between a new dining room and great room, and is very visible upon entry through the front doors. The kitchen’s new design provides the cook with a high-performance kitchen and plenty of work space. A large island separates the kitchen from the living space, yet features an open design that lets whomever

is working in the kitchen be part of any social activity in the great room. Made from granite, the island features a curved sit-down counter area where guests can sit and visit with anyone working in the kitchen without interfering with the cooking activities. Additionally, the room’s tile pattern directs the traffic around the kitchen and away from the working areas to the great room. A newly built wall behind the combo refrigerator/freezer created the intimate feeling of the new dining space. The opening at each end of the wall brought in light from the front door and sliding glass doors while providing easy access from one space to the next, including the pool area. Finally,


the space above the refrigerator/freezer was a perfect location for a 21 inch flat screen television for island seating entertainment. “We replaced existing sliding doors with a 48” Bluestar gas range and a custom range hood with corbels,” says Mueller. “We then added a travertine/

specialty tile design backsplash to create a wonderful focal point.” Every detail of the new kitchen was methodically planned for a custom fit for the cook. Because the cabinetry is custom built, every inch of space is functional. Added storage, angled shelves and pull-outs are used for maximum effect. Under-cabinet outlets provide a clutter-free backsplash.

SPECIAL PROJECT CHALLENGES “The curved granite island countertop is very large and requires extra support due to its weight,” comments Mueller. “This presented a problem because without supports, the granite would be susceptible to breakage. With supports, however, the seating area would be reduced.” “We met the challenge by anchoring the cabinets firmly to the slab and installing a ¾” plywood sub-top,” he says. “The edge of the sub-top was then banded with maple to match the

cabinets themselves.” Floors were saw cut for new water & waste lines, water softener lines and electric. Gas was brought in overhead, AC supply vents were re-worked and new lighting installed. Steps to the sunken great room were extended and re-built for design, ease, comfort and traffic pattern around the new island. The final results speak for themselves. Whole-House Remodel Turns

Mid-Century Modern A

fter years of visiting two of their five children and their families in the Tampa Bay, FL, area, John and Harriett Flowers looked into purchasing a home they would use as a second residence. “Our primary residence is in Dallas, but we visit two of our sons and their wives and our grandchildren many times a year, and we wanted a second home there where we could hold family events and eventually entertain friends and family,” John said. So, after about six months of looking at area real estate they found this Belleair Beach waterfront four-bedroom, three- and one-half bathroom home, which included a pool, cabana,

and pool bathroom. The couple saw tremendous opportunity in the home and sought out ideas of how they wanted to remodel it. “Harriett began doing a lot of research, and we began to seek out local remodeling firms to discuss what options we had to remodel the home.” One of the primary objectives of the Flowers’ was to create a comfortable, spacious flow from room to room, focusing on a desire to create a central area for cooking, dining, and entertaining. A desire for simplicity with function was emphasized, but also to incorporate a Mid-Century modern design throughout the home.

SOUGHT OUT REFERRALS John and Harriett’s sons who live in Clearwater and Treasure Island, FL, have many friends who have remodeled their homes and provided their parents with several referrals. One of the referrals was TriplePoint Design Build—which was one of the companies that John and Harriett looked into. Neal Fiske, CR, GCP, Owner of TriplePoint, came out and looked at the home. “Neal really listened to what we wanted. Many of the companies kept pushing the ‘Tuscan’ design— and that style just didn’t seem to fit with us. Harriett was really looking into the Mid-Century Modern designs

and style, and Neal listened to this and made suggestions, which we really liked,” John said. Ultimately, after meeting with several companies they decided to use TriplePoint Design Build for their remodeling project. Their professionalism and organized “systems approach” to construction really made a difference and made the Flowers feel very comfortable with the many decisions and selections that were involved. “We knew this was a huge concern of theirs and felt very confident we could deliver the quality, service and value they were expecting,” commented Neal.

GETTING STARTED The waterfront property is on a secluded street, with great water views. The Flowers’ fell in love with the 1970s style and architecture of the structure with all of the interesting angles and vaulted spaces. However, they were not happy with the outdated amenities and inadequate performance of the systems within the home. These included the air conditioning, water supply, and gas piping systems, to name a few. According to Neal, the design of the interior space was not configured to flow smoothly and cohesively throughout the home and ignored the opportunity for panoramic water views from

every room. “Although the house was situated on a beautiful waterfront lot, the existing floor plan did not take advantage of the potential for amazing open water views—and taking advantage of the beautiful views was a big priority for the couple,” Neal said. “In addition, after talking with the Flowers’, it was clear that they wanted a contemporary oasis with open spaces and lots of tall windows to maximize the water views. They also wanted to add more space to the master bedroom that provided additional access into the rear yard and pool deck.”

DESIGNING THE NEW HOME The site was perfect, but the interior and exterior of the structure needed to be enhanced with a distinctive design and style. The house was outdated and the interiors were unchanged since the original construction in the late 1970s. “The rooms were dark, closed-in, and did not allow furniture placement to take advantage of the limited water views that existed,” Neal said. During design meetings with the Flowers’, TriplePoint identified many items and modifications they were interested in incorporating into the scope of work for the project. Some of those objectives included: • Maintain existing architecture of the

home while updating the structure, maximizing open water views and creating an open contemporary feel; • Create one large and open space for family and friends to enjoy while dining, cooking, relaxing, and entertaining; • Create an incredible master bedroom suite and exquisite bathroom; • Maximize outdoor living with a combination of covered and open spaces; • Raised ceilings in the kitchen, breakfast area, master bedroom and master bathroom for a more spacious open feel. • Provide multiple water views from each room in the house; • Provide a new cabana room that has access to the pool, outdoor lanai, and patio grill area; • I ntroduce clean lines and utilize unique materials throughout the construction; and • Keep form and function simple, but unique and contemporary.

PROJECT CHALLENGES According to Neal, in order to meet all of the Flowers’ requests, several challenges had to be overcome. TriplePoint relocated all of the pool equipment for the new sliding glass door access from the cabana room. In addition, continuous concrete tie beams needed to be removed to allow for the eight-foot tall NARI TAMPA BAY AREA

doors. Furthermore, utility supplies had to be upgraded to allow for the new fixture requirements throughout the home. Additionally, a structural wall needed to be removed in the kitchen area to allow for the desired open floor plan. “And, on top of all of this, we wanted to minimize the ‘out-of-house’ time for the Flowers’ by completing the project in less than a years’ time—the typical project of this nature takes at least 14 to 16 months to complete,” Neal said.

To protect the existing landscaping and rear pool areas, TriplePoint carefully scheduled lumber and material drops, occasionally utilizing a crane service. Structural LVL beams were used to replace interior load bearing walls, providing for the desired open floor plan.

MID-CENTURY MODERN DESIGN The kitchen features Majorca honed stone tile around the oven appliance, as well as down the stairs leading to the family room. The same Majorca honed stone was also used to face the front of the outside grill station, topped with a unique blue-flecked granite counter/ bar top, providing a complementary reference to the interior kitchen oven surround and aqua blue water of the pool. Driftwood sand glass tiles adorn the backsplash above the “classic gold” granite countertop. Silestone quartz stair treads were used to access the different levels of the home. In addition, an exotic Ipe lumber was custom milled and crafted as the new handrail of choice. Natural wood Mozambique veneer from Africa was utilized in the powder room. Brazilian mahogany was used on the Front Entry 26

HAPPY WITH THE RESULTS John and Harriett are still moving into the finished home and they plan to spend quite a bit more time there. “We knew we wanted an open house, and to bring the outdoors in—a tropical feel, and in the end, we are extremely happy with the finished home,” John said.

“They are great contractors. The project could have been a big inconvenience to the neighbors, but Neal made sure that it wasn’t. They were very courteous to the neighbors and cleaned up regularly as to not disturb anyone. We really enjoyed working with them. “I recommend TriplePoint Design Build—they did a great job and they were great to work with. Throughout the entire project, they were very professional, came up with some great design ideas, but Neal also really listened to what we wanted to do with the home. GREEN TECHNOLOGY The Flowers were also very interested in making the home as Green as possible. Energy Star kitchen and laundry room appliances are used. Other ‘green’ highlights throughout the home include: • New 19 SEER HVAC equipment; • Impact, tinted perimeter windows and doors to shade the hot sunlight, keeping interior cooler; • The cabana pocket doors are designed to environmentally seal off the cabana room when its exterior slider doors are open to the outside, creating open-air sitting & dining area. • Lighting control using more natural light from increased glass areas; • High-efficiency light fixtures throughout the home; • Added fiberglass insulation for increased heating and cooling control; • Lead free metal roofing over front entry area; • Large quantity of materials were selected from local supplier reducing transportation impact; • Cedar ceilings were filled in with salvaged cedar from demolition areas of the house; • Recirculating piping system for potable water minimizing time for hot water demand; and • Low VOC paint was used throughout the house. • Installed all new roofing over the three distinct areas of home, including stylish metal roofing for front elevation aesthetics. • Use of ductless air conditioner units to condition environment in cabana room, new pool bath and garage.

hen Roberta and Jeff Monger considered moving into the small single-story three-bedroom home they purchased from Roberta’s parents, they knew it would not meet their needs. Built in 1965 with minimal updating since then, it was short on square footage, had insufficient storage and its ceilings were too low for Jeff’s 6’3” stature. “Initially, we just didn’t believe we could live in the house,” Jeff says, “but after looking at other homes all over St. Petersburg—at new homes, foreclosures and the like—we just couldn’t find a suitable location. Meanwhile, we’re looking out our back door at a beautiful

swimming pool and a beautiful dock at which our boat is tied up, where we have deep water and we’re five minutes from the Gulf. Ultimately, we decided that location is everything,” he comments. “So we decided to remodel this home.” Roberta and Jeff met with Don Storbel, CR, DKBR, GCP and the design team at Storbel Design Build to formulate a whole house remodeling plan that would drastically alter the existing home’s interior and turn it into a contemporary Florida waterfront retreat complete with a new second story master suite.

Their main goals included: • Create a modern and spacious open floor plan • Completely remodel the home’s kitchen and bathrooms • Add an 800 square-foot second story master suite with views toward the water • Create a circular drive with new landscaping • Modernize and fortify the home to meet current hurricane code requirements

A NEW MAIN LEVEL The first step in the project was to open up the living space on the first floor by creating nine foot ceilings (or higher) throughout. The next step was to use more natural general and task lighting to brighten the home up. “There was a big family room in the house, but it felt like a dark tunnel,” Jeff says. “My daughters called it the bowling alley,” he chuckles. The new family room touts a much more open plan and provides living and dining areas. It also features a new wet bar on one end built with Milano wood cabinets from Wellborn and a well lit Caesarstone countertop

for more storage and work space. In addition to being a great focal point for the room, the ‘look’ of the wet bar mirrors the design of the home’s new high-end kitchen. The Espresso finish used on the cabinets for the wet bar is continued through the kitchen cabinets, as is the Caesarstone countertop. New 24” square Italian “Caesar” tile was put down throughout the first floor to create a unified feel to all the rooms. A high end Electrolux cooktop and Wolf range hood, double ovens and a KitchenAid refrigerator/freezer are stainless steel, providing a striking contrast to the room’s dark cabinets. All appliances are Energy Star rated. An impressive glass tile backsplash provides a stunning finishing touch to both the kitchen and the wet bar.

CONSTRUCTION CHALLENGES/ CREATIVE SOLUTIONS Creating a design which balanced the homeowner’s desire for an open floor plan with the practical needs of structural support for the 2nd floor was the responsibility of the Strobel design build team. “Due to the weight of the second floor and its long span, we needed to design massive steel structural brackets to support the beams and trusses,” says Don Strobel. “Another difficult obstacle was the location of 8” x 8” steel columns in the entry foyer that had to be put in place for stair support.” The design build solution was to create a niche wall in the entry foyer which hid the columns and provided an opening to showcase pieces of fine art. The Mongers and their daughters, one an interior designer and one an artist, contributed to this unexpected design element.


“This solution is a great example of the collaboration between client and contractor that can happen in the design build process,” stresses Strobel. The new stairway was designed to minimize its presence in the room by use of aesthetically pleasing ¾” diameter powder coated aluminum rods. The

welded railing was custom designed. Placement of multiple windows in the stairwell and landing open up the living area to more natural lighting. A hidden storage closet under the stairway satisfied the client’s need for extra storage.

A SECOND STORY RETREAT The new 800 square foot master suite features high ceilings and two large windows on three sides to maximize water views and to take advantage of seasonal breezes. Dark stained bamboo floors and minimalist interior design enhance the open and airy feel of this room. The master bath has a large glass shower designed to show off the natural Jerusalem limestone walls and floors used throughout the bath. A rich Wenge wood vanity cabinet serves as an aesthetic counter point to the light limestone floor and walls. A dual purpose lighting valence was installed above a twin vanity offering both task and dimmable up-lighting. Finally, a six foot under-mount soaking tub surrounded by Jerusalem limestone is strategically recessed in the corner of the bath with two windows providing natural light.

SELECTING A DESIGN BUILD CONTRACTOR Roberta and Jeff first met Don Strobel and his team when they were working on a house down the block from them. After getting to know them and seeing their professionalism, they hired the

oug and Kathy have owned this 1974-vintage, four bedroom, single-story home for 17 years. For the first 10 of those, they lovingly referred to it as “the dump with a view.” Situated on 165 feet of sea wall with an unobstructed view of the water, they have spent the last seven years turning it into the home of their dreams. Known as an excellent cook, Kathy used her kitchen for everyday cooking for a family of four and their friends. And while the white cabinets and Formica counters were fine when her children were small, she wanted a new kitchen that matched the modern Euro-design of the rest of her home. Additionally, her existing appli-

ances were getting old and she wanted the increased functionality new ones would bring. “Our kitchen is really the heart of our home,” Kathy says. “When we have family and friends over, we all congregate in the kitchen. So I wanted to be sure we had a wide open design with a large island and plenty of room for chairs.” Equally important was having a functional gourmet kitchen with plenty of work space and high-end prosumer appliances. And maintaining unobstructed views out the back door to the water was a must. Kathy discussed her ideas for a new kitchen with David Allbritton, president of David Allbritton Building

Allbritton had previously remodeled their master bedroom, closet and bathroom, as well as the home’s backyard area including a deck. “After several meetings, Kathy and I developed a plan for her kitchen that was very workable, providing more task areas and opening up the kitchen for greater flow and accessibility,”

Allbritton says. “I incorporated many convenience ideas into the cabinet design, converted the cooktop to gas and designed an oval tray ceiling with plenty of task and mood lighting to illuminate all areas when preparing meals yet tone it down when serving,” he comments. “Importantly, the kitchen flows around a generous-sized island.” The cabinets were built using cross-

cut beech wood that was bleached, stained and finished with a high gloss cognac finish to bring out the rich pronounced natural striping of the wood’s grain. Black galaxy granite counter tops throughout added a rich feel to the wood cabinets. The original ceramic tile floor was replaced with grade “A” crosscut travertine. All of the high-end appliances have a stainless steel finish. In addition to a four-foot wide refrigerator/freezer, the kitchen features a large range, double ovens, a warming drawer, dishwasher, ice machine and microwave oven. “One of my favorite design elements is the custom backsplash,” Kathy says. “It’s kind of a shiny, brown glass that reflects the under-the-cabinet lighting beautifully. I really wanted to do something different and that’s always a little scary, but it turned out awesome.” Kathy credits her box of more than 50 architectural and home magazines for helping her generate remodeling ideas. But more critical is her ability to visualize and discuss concepts with her remodeler. “David and I are both very visual people,” she says. “I can see what he is seeing and it lets us discuss his ideas.” The toughest part of the remodel for Kathy’s family was actually being without a kitchen for a month. Because Kathy loves to cook and the family loves eating at home, it was a drastic change in their routine. A REMODEL WITH A SPECIAL MEANING

R

obert Palsha and his wife had lived in their Seminole home for 23 years when they noticed the smell of mold in their bathroom. The problem was a leak behind the shower head wall that had grown into a significant mold problem which needed to be corrected. And because the “fix” required a certain amount of demolition, the couple decided to take the opportunity to do a complete remodel of their bathroom. “After Wes Jenkins of Blue Diamond Builders came in and told us the best way to fix the problem involved a little demolition, my wife started planning

to remodel the entire bathroom,” says Robert. “She liked a lot of the ideas Wes presented and started picking out tile styles, a two-sink vanity countertop, a walk-in shower and a new clawfoot tub.” A focal point of the new bathroom was a quartz countertop by Cambria. Called the Victoria, it features a tan, white and black speckled design. Mrs. Palsha selected it because it stood out from the rest of the tan shower and wall tiles. Universal design principles to allow easy access into and use of the shower were also incorporated into the plan.

Because Mrs. Palsha used a walker, the shower basin was leveled for a barrier free access and convenient gripper bars and a hand shower were installed for enhanced accessibility. Then, two days after Robert signed a remodeling contract with Blue Diamond to go ahead with the project, his wife passed away. Despite his sadness, Robert was more determined than ever to finish the bathroom. “I called Wes and said ‘this job has taken on new meaning for me and I want it done exactly the way my wife wanted it,’” he comments.


A SYNOPSIS OF THE PROJECT After demolition of the affected shower walls, the countertops and floor tile were removed. The shower was mitigated for mold and rebuilt with wider entry. Quartz countertops replaced the old laminate tops and new single handle fixtures were installed. The old whirlpool tub was also suspected of harboring mold. It was rarely used and had a cumbersome and outdated tile deck. The beauty and elegance of

a clawfoot tub overrode the accessibility issues and was installed. Tile work with decorative banding is installed in the shower and around the clawfoot tub. The result is a modern bath remodel combining accessibility with beauty.

SELECTING A CONTRACTOR Robert first met Wes Jenkins when Blue Diamond was doing a major renovation for his neighbor across the street. Robert, who was retired, was helping his working neighbor monitor the progress of that job during the day. “I was impressed with the work Wes did on that particular job and on another one a few houses down from me,” Robert comments. “In addition, my wife and I felt he had an honesty about him that the other contractors we interviewed lacked.”

And Robert reports their trust was well founded as the Blue Diamond team finished the job on time and within budget. Importantly, Wes told Robert what he was going to do and then delivered. “Wes shared his plans and his schedule with me so I knew what to expect,” says Robert. “Both he and his team were on the job when they said they would be and their quality of work was excellent.
