PRESIDENT’S MESSAGE

LAST CALL urricane Irene just paid us a visit and she reminds me where I stand compared to the forces of nature. I remember again about separating the things that are in my control from the things that are not. The best that I can do is to be aware, think about possible outcomes, plan for them, and use my friends in the NARI community to figure out the next best step. As I write this message, we are eight months into a challenging year and we may experience more of the current climate for years to come. If things continue as they are now well into 2012, what’s the smart course to follow? Look at the marketplace as an opportunity to continue to reshape your company. Refocus on the systems that you are happy with and tweak the ones that need improvement. Keep your estimating sharp and accurate, your sales staff aggressive and aware, and your production folks on task and caring for your clients’ needs. Your reputation and how you delivered the product to your customer will remain in their memory many years after the remodeling experience is completed. Protecting the financial needs of your company and still taking care of the larger picture can sometimes be a real balancing act. Now is the time to practice and get it down to a science… or at least an art. Finally, a few words of thanks to the many members with whom I have worked closely during the past two years as President of NARI Metro DC. When I took this position, I had no idea what

I was getting myself into… nor whether I could do the job at all! With the help of our board members, committee chairs, trade partners and our professional executive director and staff, I found out that “with a little help from my friends,” I really did get by. My hope is that the difficult times many of us have experienced over the last 24 months will bind us together and make us acutely aware of the real value of NARI. We must use this strong core and hard-earned root system to carefully and intelligently grow up out of the ground and flower over the next five years. Membership is back up near the 400 mark. (A special thanks to our volunteers on the Membership Committee… and the Ambassadors too!) We are not out of the woods yet. We’ve righted the ship and we can set sail. The enthusiasm, excitement and dedication of our volunteer members make us tick. We can not forget to keep this as our primary goal… to care and feed this fire is our mission and provides the path toward the next destination. Stay close to NARI, participate in any way that feels right to you, use the resources of NARI for survival and success, and keep telling us what we can do to help. Only serious professionals with a real desire to excel in the industry are eligible to participate in NARI’s rigorous certification program, which teaches and tests skill sets, safety issues, and ethical business practices. When you see any of the cerifications described on this page, you’ll know that the affiliated remodeling contractor or company has taken the time to meet performance and business criteria that surpass industry standards.

Certified Remodeler (CR) Designed to recognize and identify fullservice remodelers. Candidates must have a minimum of five years experience and be employed by or own a firm that derives 90 percent of its sales volume from remodeling. Certified Remodeler Associate (CRA) Recognizes individuals who actively support the remodeling industry, such as architects, designers, educators, manufacturers, publishers, suppliers and consultants. Certified Remodeler Specialist (CRS) Reserved for remodelers who specialize in a particular area of the industry, such as roofing or flooring, etc.

Master Certified Remodeler (MCR) This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support of their local chapter, NARI National, and/or their local community. The MCR identifies Certified Remodelers that have withstood the test of time and continue to be successful within the industry. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application to qualify for the MCR certification, candidates must be a Certified Remodeler for a minimum of 10 consecutive years and hold another NARI certification. Candidates must have been involved with their local NARI chapter or NARI National and/or involvement as a leader in the local community. Candidates must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients. Universal Design Certified Remodeler (UDCR) This designation includes remodelers with knowledge and skills in a broad range of universal design and remodeling. Individuals with the UDCR designation are recognized as experienced remodelers with skills and knowledge in all aspects of universal design and remodeling. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application, to qualify for the UDCR certification exam, candidates must have been in the remodeling industry for a minimum of 5 years. Candidates must also have completed a minimum of 8 hours of universal design remodeling/building related education.

Certified Lead Carpenter (CLC) Designed for lead carpenters who are skilled and knowledgeable in the technical, hands-on aspects of their work, but also have demonstrated skill and knowledge in project management, supervision and customer service. Candidates must have a minimum five years experience with at least two of those years as a lead carpenter. Companies who believe in providing a quality product will make sure their lead carpenters are trained and certified so they can produce better jobs, be more professional, run projects more efficiently, and interact more proactively with their customers. Certified Kitchen & Bath Remodeler (CKBR) This designation allows homeowners to identify contractors who do extensive work in kitchen and bath remodeling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. The CKBR certification addresses the unique aspects of kitchen & bath design and remodeling, including technical expertise and new product knowledge. Green Certified Professional (GCP) The GCP designation is designed to recognize and identify remodelers who apply green or sustainable principles to their remodeling projects. They understand key green building concepts including energy efficiency, site management and use, indoor air quality, water conservation and the use of building materials and finishes. The GCP certification addresses how green remodeling can make homes more durable, efficient, sustainable, healthier to live in and less expensive to operate.

5 TIPS FOR A SUCCESSFUL REMODEL

R

emodeling your house is a great way to get the home of your dreams and to increase the value of your single largest asset. Before the work begins, however, it is important to lay the groundwork for success. Here are five tips for a successful project. 1.SELECT THE RIGHT CONTRACTOR The single most important step in any successful remodeling project is hiring the right contractor. It doesn’t have to be difficult, but you do need to do your homework. Basic requirements include finding someone with a track record of success in your community and making sure the contractor you hire is properly licensed and insured. Membership in a trade organization like the National Association for the Remodeling Industry (NARI) means the contractor is informed about the latest products, construction techniques and industry issues.

The best way to find a qualified remodeler is to be referred by someone who has just had a successful project completed by that firm. Talk to your relatives, friends, neighbors and coworkers who have had recent remodeling done. The key is to get a referral from someone you trust. Then, interview your candidates. The contractor you hire needs to be someone you can communicate with and someone you trust. “Be sure you are comfortable with the contractor you choose because it is going to feel like that company moved in for the duration of your project,” says Rita McSorley, CKD and president of Mastercraft Design, Inc., in Manassas. “When you called the contractor for a proposal, how responsive were they?” asks Trish Schroeder, director of marketing and CFO for Schroeder Design/Build in Fairfax. “How long did it take for them to get back to you?” “How well did they listen when you

were describing your remodeling needs? A good remodeler comes back with a project plan that meets your requirements, not one that describes the job they want to give you,” she comments. Remember, you and your remodeler are tackling your project together. It is critical that you hire a contractor as committed to the success of your project as you are. 2.SET A BUDGET Establish a firm budget for your remodeling project. You don’t want to end up short on cash and not be able to finish your project, nor do you want to end up deeply in debt. Work with your contractor to get the most for your hard-earned dollar. He or she should have a general idea of how much you are willing to invest in the project and can help you stay within that budget. “We send our clients detailed cost versus value information,” says Debi Pyne, vice president and owner of Pyne Studios in Alexandria. “This data gives them an idea of what different types of projects cost in our area.” Remember, changes are costly. The worst remodeling mistake many homeowners make is to wait until the construction process has begun and then start changing their minds. They want a different design, a different product or to add something altogether new to the renovation. To make the most of your budget, the time to explore and make changes is during the planning stage. It’s a good idea to keep 10 to 20 percent of your budget in reserve for any unexpected expenses. Unforeseen costs will inevitably arise and you don’t want to be unprepared. 3.CREATE A REALISTIC TIMELINE Timing is critical when planning a home improvement project. Be sure to select a start date and an approximate finish date that best fits into you and your contractor’s schedules. Be realistic. If you are remodeling your kitchen and jobs similar in scope typically take six weeks to complete, don’t expect yours to be done in three. And make sure to factor material delivery times into your schedule.

Before work begins, ask your contractor what inconveniences may occur and plan for them. Take into account any special events so that you and/or your remodeler can plan accordingly. Proper timing of your job can go a long way towards reducing stress levels and making your project run smoothly. 4.CONSIDER PERSONAL SATISFACTION VERSUS RETURN ON INVESTMENT According to Pyne, the primary reason for remodeling an existing house is to get the home you want. “It is about the joy of being able to live in a space that is exactly what you want it to be,” she says. A remodel should, however, properly position your home in your neighborhood from a value standpoint. You don’t want to overbuild because you might not be able to realize the increased value if you need to sell the home, but you don’t want to under build either. To get an idea of home values in your neighborhood, visit local open houses and keep an eye on the sale price of homes in your area. Remodeling lets you invest in your existing asset and increase its value. Generally speaking, the remodeling projects with the best return on investment include kitchen and bathroom remodels, bathroom additions and cosmetic changes (a new roof, paint or carpeting). 5.PUT IT IN WRITING A well written contract spells out what the homeowner is getting from the contractor. According to McSorley, it should include a comprehensive description of the proj-

ect, a payment schedule, a timetable, and the types of products/materials that will be used. The responsibilities of the contractor and any subcontractors should be described in detail. A contract should also list provisions for warranties, changes in procedures and, in case a conflict arises, alternative dispute resolution clauses. Review the contract thoroughly and only sign once all your questions have been answered. And always be sure to keep a copy of the final document for your records. Once the ink is dry, you are ready to turn the remodeling ideas you’ve been dreaming about into reality. ver the years I have heard so many stories of disaster and near disaster resulting from people listening to and taking advice from the wrong people. We all seek advice from time to time, but we are often as disappointed as we are satisfied with the advice we get. Sometimes it is a matter of the blind leading the blind as the old saying goes, and sometimes we find we actually gain some real nuggets of wisdom. So what is the difference, and when do you know that you are getting help instead of more confusion regarding your situation? There are as many ways that you can be helped by others as there are ways that you can be hurt. Of course we could reverse that statement and focus on the

ways you can be hurt. But instead let’s look at the important elements needed in seeking help. One of the frustrating things I often see is the person who asks everyone for their opinion. This can be dangerous for a number of reasons. The biggest problem with asking too many people is that most of them will not be qualified to give you sound advice. Part of this “disqualification” is that they most likely don’t have all the facts, or they don’t have the necessary experience in the area, or they don’t have the time and attention to put into helping you with your questions. Part of not having the experience is that these individuals may be very fixed into their way of doing or thinking about something and quite frankly either can’t or won’t look at the big picture.

Unless you are dealing with a professional in the area, it is rare to find someone who will have the necessary time or energy to put into helping you solve your problems. As a result you will more likely get an offhand answer or opinion. That is not to say that the advisor is trying to hurt you, most likely they aren’t, but keep in mind that you could have come up with the same answer yourself. Although your family, friends and neighbors usually mean well, they are often just not equipped to assist in certain decisions. Unfortunately although everyone has their own ideas or opinions about certain subjects, they usually don’t have all the facts, knowledge or experience needed for sound decision making. Although this is true in a lot of areas of life, it is especially true when it involves any decisions or plans requiring professional expertise. We have all heard about the arm chair attorney, accountant or doctor, but too many of us ignore the importance of seeking professional advice for the many improvements possible for our homes. The various professionals who can and will assist us in improving our homes include architects, designers, builders, remodelers and landscape professionals. To ensure that the systems in our homes are kept safe and in good condition there are many service professionals including plumbing and heating specialists, electricians, and those who service our appliances and any other systems we have in our homes. Whether we need the services of an architect for structural analysis or the design of a new or remodeled home, a builder, a remodeler or a service contractor we are safer to use the expertise of a professional rather than that of a wellmeaning, but uninformed friend. When it comes to trying something new, most of your friends or other casual advisors won’t really know how it will work, so again they will probably advise you to not go ahead. This unfortunately limits creativity and progress. And of course, you will never know if the new idea would have worked. When it comes to getting professional advice, it is critical that you let your www.remodelinform.com

Of course, anyone who is a real professional should strive to get all the relevant data before giving their opinion. Unfortunately I have seen too many cases of that not happening. What I often see is the casual advisor looking only at one aspect of the total picture. Unfortunately that aspect is often the price. All too often people end up choosing the “low bidder” and are usually sorry afterwards. There are just too many instances of unprofessional contractors giving lowball pricing and then cutting corners to make up the difference. Recently a client told me about a prospect deciding not to use his services because the prospect’s financial advisor said to go with the “low bidder”. As we all know that is a recipe for disaster and a prime example of not looking at all the facts.

Although it is important that we ultimately make our own decisions, we all recognize that there will be times that we may want to seek outside help. In doing so, there will often be conflicting opinions, so it will be important that you make sure all the data is available to anyone you consult and that you ultimately make your own decisions. When it comes to prospective clients seeking advice, the best you can do for them is to ensure that their advisers are also fully informed. Here are a few tips from a remodeling professional to make sure your next building or remodeling project is done correctly. “A good contractor will have a reference sheet and is not afraid to share it,” says Vic Paez of Custom Home Elements in Reston. “Ask to see the contractor’s portfolio. This can give you a good idea of the types of work they have performed and the quality of their work. They should also have a valid license and being a member of a professional association is

always a plus,” he comments. “Be wary of a person who says they have a license but asks you to pull a building permit. Generally, this is a sign they do not have a valid contractor’s license. Beware of whom you listen to, never accept something at face value. aryle Williams and Steven Fretwell did not remodel their 140-year-old home by choice. The house was destroyed in a chimney fire during the 2009 holiday season. With significant damage to the home’s flat roof, main floor living room and dining room, and its upper level master suite, the homeowners were facing a significant renovation. While assessing the fire damage, it became clear that the historic home had other structural issues due to its age that needed attention. Faced with a major project, Daryle and Steven decided that it made sense to remodel the home’s antiquated kitchen at the same time. So, by the end of the project’s design phase, nearly every inch of the home was touched by the remodel.

A REMODEL OF NECESSITY The main goal of the project was to rebuild the home Daryle and Steven lost in terms of style and footprint. “We enjoyed our home and really wanted the remodel to recreate it as much as possible,” Daryle says. “So we took what we liked about the old house and what we liked about houses of similar vintage and developed a plan from there.”

PROJECT HIGHLIGHTS—MAIN LEVEL Beginning in the front entryway, a new 4'x4' slate tile floor and two new entry doors greet visitors. A short wall with lighted, open glass shelves was designed to transition the front entry to the living and dining rooms. Daryle and Steven decided, in light of the situation, that they did not want operable fireplaces in the home. The original dining room fireplace mantle/surround was salvaged and restored and reinstalled in the living room as a focal point below the TV. All new custom windows were installed through the entire home. A small step down from the front entry to the living areas was eliminated during the remodel

so there is one continuous floor height on the main level. A new support column between the living and dining rooms (part of the structural repairs mentioned earlier) was concealed in a section of wall designed with full height shelving. This shelving is concealed behind custom swing out panels designed to blend into the trim work. A matching unit adjacent to the fireplace also has pull out trays for the home’s entertainment system. Fond of the artwork they have collected over the years, a specialty “wall wash-style” of lighting was included to illuminate the pieces on display. The kitchen design began with a Kohler Stages kitchen sink that was deemed a “must” for the new space. A Kohler Evoke faucet in stainless finish was also selected. Fully custom espresso stained cherry cabinets came with a slab door and drawer design. For additional storage, an 18" deep microwave unit was designed along one wall. The unit is angled on one end to better facilitate traffic flow to and from a new impact resistant glass exterior door complete with

sidelight and transom, which does wonders for the natural light in the kitchen. All new GE Monogram stainless appliances are installed including a builtin fridge, built-in dish washer, built-in shallow-depth microwave, 30" gas range, and 30" professional hood with warming shelf. Floor tile is Florida Tile’s Urbanite 12x24 porcelain in Gild. Backsplash is a Calcutta Gold marble brick mosaic. The new countertop is a natural Pearlwood Quartzite through Marblex. The corner turn in the countertop was cut on the diagonal so that the veining would “turn” the corner in a seamless nature. “The Quartzite countertop combines the great looks of a veined marble with the hardness and durability of granite,” Daryle comments. “The kitchen is really spectacular. We really feel we’ve upgraded it in terms of looks and functionality.” PROJECT HIGHLIGHTS—SECOND LEVEL The renovated second floor bathroom is the star of the second level. The home’s existing clawfoot tub and pedestal sink

nod to the home’s history. Basket weave mosaics are installed on the bath floor and shower floor and are also installed as a narrow band along the top of the shower surround and line the backs of four custom shower niches. “Pillowed” beveled subway tiles run partially up the bath walls and to the ceiling inside the shower. Coordinating porcelain chair rail tiles and crown tiles run throughout. Black gloss porcelain crown tiles were installed in the reverse to function as base molding. For added storage, a custom designed recessed linen tower was integrated behind the shower. It features a concealed pull out drawer for small toiletries. AN ENERGY UPGRADE An enormous benefit of this project is that the home is much more energy efficient than ever before. The project includes a new roof, a state-of-the-art high-efficiency HVAC system, a new vapor barrier and insulation package, a new high-efficiency water heater and energy efficient windows.

A TRUSTED GUIDE Kingston Design Remodeling in Fairfax Station guided Daryle and Steven through design, product selection and construction. “Steven owns some rental properties and had used a company called Urban Referrals to find skilled tradespeople to work on them and that is how we heard about Kingston,” Daryle says. “It turned out they were working on a whole house remodel of a home very similar to ours in terms of age and structure and we liked their work.” “They did a great job helping us through the entire process, from working with our insurance company to product selection to the construction process. The best compliment I can give them is that our new home feels like home,” he concludes. survived the fire and were reinstalled. Two sconces, bath hardware and a Kohler Memoirs toilet were selected to complete the space. A Carrara marble hexagon mosaic from Architectural Ceramics was installed on the bath floor. Custom design wainscoting panels were designed and installed around the bath perimeter. A pocket door with period style hardware was also included. The master bedroom includes a custom designed bookshelf niche. Again, “wall wash-style” lighting was added to illuminate the room’s artwork. A new walk-in-closet consolidates a much smaller closet and the adjacent laundry room to vastly increase storage space. A pedestal sink in the master bathroom survived the fire and was reused in the space. The frameless glass shower doors also survived the shower and were cleaned and reinstalled. The Kohler Pinstripe collection was selected for the shower trim and lavatory faucet. A dramatic purple was selected for the bath walls. The tile scheme was designed to give a

he homeowners of this recent remodel moved to the Metro DC area from the South. So when they moved into their center-hall colonial, they were used to wide verandas and deep porches. Their home’s existing narrow galley kitchen lacked charm and was short on storage space. In addition, most of the appliances did not function properly. The goal for their kitchen addition was to provide space for their family to gather both inside and out, and to increase the kitchen’s functionality and aesthetic appeal.

CHALLENGES AND CREATIVE SOLUTIONS “The challenge involved in building an addition to fit their needs was constrained by the need to build an addition that balanced the house and related to the side yard,” says Andrew Kerr, project manager for Landis Construction. An existing addition over the garage was removed to make room for a slightly larger addition that would house the kitchen and a sitting area/TV room for the family. “The garage had a concrete roof to house the previous addition—a screenedin porch—that we had to demolish to align the floor heights properly,” he says. Ultimately, the addition was constructed using advanced framing techniques (2" x 6" stud walls at 24" on center) allowing for maximum insulation. Open-cell spray foam Icynene insulation was added to each stud bay, with OSB sheathing and James Hardie siding wrapping the exterior to provide a completely sealed and energy efficient envelope. “We initially showed the homeowners three design schemes,” says Emily Pierson, project designer for Landis Construction. “The first showed the kitchen in the rear of the home which was the easiest, least invasive solution. The third a more holistic solution that combined the kitchen and family room and converted the original kitchen into a mudroom and pantry area.” “Creating the mudroom was necessary for a family with two small children and the need to organize and store coats and hats, school supplies and schedules,” she says. To give the family a generous space to gather and entertain outdoors, a deep porch was constructed across the entire side of the addition with a built-in bench www.narimetrodc.org • NARI METRO DC

providing permanent and ample seating. With deep overhangs, a beadboard ceiling painted light blue and two ceiling fans, the porch evokes the grand verandas of Southern homes. The beadboard ceiling is carried through into the kitchen space itself where the light blue walls and the cathedral ceiling continue to bring the outside in. Painted white cabinetry helps keep the space bright and open, while the granite countertops in tropical brown provide a rich, elegant contrast. The room’s large center island is a great place for gathering or casual meals. A tile niche recessed behind the range provides a focal point and a little added color, as well as a place to store essential cooking supplies. All of the appliances are stainless steel. Crown molding throughout relates back to the traditional spaces of the existing house, while the final touches of stainless steel nobs and cup pulls and mid-century modern pendant lights give the space an element of retro-cool.

A DAZZLING FIRST-FLOOR REMODEL

W

hen Greg and Marie Brill purchased their new three-story home, they did so with plans to renovate the first floor. What they didn’t realize, however, was what a big job it would be. While there were plenty of bedrooms and bathrooms for their growing family, and amenities like a home theatre in the basement, the main floor had a galley kitchen, a small dining room, and cramped living and family rooms. “When we sold our previous home, we were fortunate enough to sell it for a little more than we paid, so we made the decision to invest in renovating the first floor of our new home right away,” says Greg. “The kitchen and dining area were just too small so we hired Michael

Nash Design Build & Homes to help us remodel.” Originally built in 1986, the Brills’ new home had two previous owners prior to going into foreclosure around 2008. Purchased by a property investment company, that company had done just enough to get the home ready for sale, renovating with paint, carpeting and aftermarket appliances. Shortly after beginning the remodel, however, it became clear the home had experienced more neglect than Greg and Marie originally believed. “As we started remodeling, things throughout the house started breaking,” Greg says. “For example, we had a small soaking tub in one of the bathrooms and when my wife pulled out the drain plug, the pipe came out and 35 gallons of water

went into the sub-floor,” he comments. “So we felt everything was suspect and we told Sonny Nazemian (president of Michael Nash) not to trust anything, to gut it and start over. And that was the driver for renovating the entire first floor.” Michael Nash designed a plan that combined the small dining room and galley kitchen into one large family kitchen with eating area. This was done by relocating the working kitchen into the dining room and inserting a new steel beam to restructure the load. The new kitchen and dining area have a classic style that touts custom wood cabinetry for plenty of storage and workspace, granite countertops in an emerald green design, and stainless steel appliances from Jenn-Aire and KitchenAide. cherry wood floors were installed to enhance the richness of the room. A large island with seating provides a focal point and a place for family and guests to gather. The new dining room features a granite surround fireplace with a large granite centerpiece above it. “We saw a large piece of granite in the Michael Nash showroom that was used as a backsplash and we really liked the three dimensional feel it gave to the design,” Greg says. “We decided to add a big piece of Rain Forest Brown Granite to create a similar feel in our dining room and it really provides a nice focal point.” Archways leading into the family room and living room add style and a dramatic visual effect in the space. They complete an open floor plan that has made an enormous transition in the home.

SELECTING THEIR CONTRACTOR A big reason Greg and Marie hired Michael Nash was their estimating process for the project. “Sonny handed me an estimate and said this is my price,” Greg says. “Everything was included in the estimate, so we could make reasonable modifications without having to worry about getting ‘killed’ by change orders. For instance, we made an onsite change to our island during its installation so we were able to get exactly what we wanted and he held his price,” Greg comments. Additional considerations that made Michael Nash the right contractor for the project include their design expertise, the fact that they don’t subcontract and their large showroom which made the selection process easier. “I cannot say enough about the professionalism of the Michael Nash team,” Greg adds. “They were always respectful, neat and they really listened to us. The workers were great around my wife and children, they were almost like part of the family. They did an exceptional job,” he concludes. was also “drafty” and poorly insulated. As such, new windows and better insulation became a key part of the remodeling plan. Additionally, both Naina and Josh wanted to do their remodel using as many “green” remodeling techniques as they could reasonably afford to incorporate. One of the first steps once they decided to remodel was to attend a local seminar on green home renovations. In fact, the leader of that seminar would become their architect. HIRING THE REMODELING TEAM After hearing Marta Layseca share her philosophy about green remodeling, Naina and Josh thought she would be a good fit for their project. An expert in sustainable architecture, Layseca had also studied in the southwest, where Spanish colonial home styles are common. “One of our big concerns was finding an architect that was really familiar with the style of our home, which is unusual in this part of the country,” emphasizes Naina. “We really liked the sort of mission/arts & crafts style of our home and wanted to do everything we could to preserve that in the renovation.” Naina and Josh worked with her on the plans for the remodel and, once they were happy with them, then added a remodeling contractor to the project team. Referrals from Layseca’s contacts in the green building industry led them to interview four different builders, settling on SAI Contractors of Cabin John, Maryland.

emodeling the kitchen of this Spanish colonial might seem like a simple project, but one thing led to another and, eventually, the owners had a brand-new home. Originally built in 1925, Naina Mistry and Josh Fitzhugh loved everything about their home when they purchased it in 2003…except its kitchen. The room was very small and had been put together over a period of years so it had different types of countertops and unmatched appliances. Worse, a stairway to the basement took up approximately 1/3 of the room’s square footage. “Having a stairway in the kitchen limited our use of the space and also created a bit of a bottleneck in the house because you had to go through the kitchen to get to the basement and the backyard,” says Naina. “We thought if we could just move the stairs, we could have a bigger, more useful space.” So their plan was to move the stairway to another area of the home. And that is when the project got bigger. Because the one-story home featured a very efficient layout, moving the stairs meant losing a room somewhere else in the house. “So we thought if we have to lose a whole room to regain the space, we should probably do an addition,” Naina comments. That decision meant adding a second story, virtually doubling the size of the home. A second consideration for the project was improving the home’s energy efficiency. Not only did the home still have its original 1925-vintage windows, but it

The new kitchen, sans stairway, is now larger, brighter and more functional. Dark gray soapstone countertops provide plenty of workspace and, combined with period-specific tile and white cabinets give it an original feel. New stainless steel appliances add a modern convenience. Importantly, the new kitchen is now more open to the dining room (previously closed off and without windows) and its windows, combined with solar tubes, now flood the area with natural light. And they do so without any increase to the utility bill.

“People often ask me how to turn off the lights in the kitchen and I have to tell them they are off,” chuckles Naina. “Having all that natural light really transforms the space.” The new stairway is off the dining room and is located right in the middle of the house. Because it is so visible, Naina added ceramic tile risers to dress it up. “I had seen similar designs in other Spanish-style homes and really like the effect,” she says. “We spent a lot of time hunting for just the right tile designs.

Now, the stairway is one of my favorite parts of our home’s design.” The stairs lead down to the basement and up to the new second story which has three bedrooms, including the master bedroom suite. Off the master bedroom, a gorgeous bathroom touts additional tile work and a steam shower. A gray water system collects the water from the sink and uses it to flush the toilet. A Juliet balcony on the second floor looks out over the front yard and features an arched window. Arches are used exten-

sively throughout the renovation to match those used in the home’s original design and to maintain the Spanish-character of the house. Importantly, the new design met Naina and Josh’s goals for green remodeling. In fact, the green home built by SAI Contractors has garnered both LEED and NAHB Silver certifications. Energy efficient features, as recommended by SAI Contractors, include an extremely efficient gas boiler servicing the radiant floor heat and two tankless hot water heaters. An energy recovery device uses waste water from the upstairs laundry, showers and dishwasher to preheat clean water going to the water heaters, saving an enormous amount of energy. During demolition, a mold problem was discovered in the walls. As a result of the remediation process, SAI Contractors were able to install a new foam insulation package that provides the home with a level of energy efficiency that is significantly greater than what was available in the original structure. An expert at passive solar design, Marta Layseca incorporated a natural chimney effect for indoor airflow and natural air conditioning. It draws air through the windows of the house and up through a skylight at the top of the stairwell that has a remote control device that opens and closes it. These features have led to quantifiable results. According to Josh, the home’s utility bills have stayed the same even though its size has doubled. From a sustainability level, the existing oak first floor, the original bathtub and all of the doors on the first floor were reused. When reuse was not an option, the items were donated or recycled.

remodel would be workable and economical. Because there was not enough acreage to push out, Gallick recommended going vertical. The solution they came up with was to add a second level sleeping area over the home’s living room/dining room area. The design kept the same foot print and allowed Kathleen to add a master bedroom suite, a master bathroom, a guest bedroom and an office. This design retained the three existing bedrooms so each of the boys could have their own room. Access to the new floor level was provided through a linen closet located in the existing hall bathroom so there was no loss of space in the existing layout. A PARENT’S SANCTUARY The addition has become Kathleen’s private sanctuary. Off her new master bedroom is a master bath complete with a

steam shower, a beautiful vanity and ceramic tile floor. The tile shower walls have a Tuscany look. In fact, Kathleen designed the tile pattern herself. The walls of both rooms are painted in calming colors, light lavender and sea green respectively. The addition also contains Kathleen’s new office. Highly functional, it also provides more privacy. “Prior to the remodel, I would be in the dining room or living room working and my sons would be doing their homework in there as well,” she says. “The new design gave us all a greater sense of privacy.” “Charlie also helped me select solid core doors for the new space and they really reduce the noise coming from living with three teenage boys,” she chuckles. DESIGN CONTINUITY Kathleen applauds the Gallick team’s craftsmanship and attention to detail.

few years ago, Kathleen Arace looked around her three-bedroom, 1,400-square-foot split level home and knew she and her three growing boys were going to quickly outgrow the space. “I had two boys in a bunk bed and I knew that could not last much longer,” she recalls. Because they liked the schools and the neighborhood, Kathleen started looking at possible ways to add space. She did a significant amount of research to determine what renovations would be possible given her style of home and her lot size. Because the house sits back from the frontage, she found that she would not be able to expand out the back. And given the position of the bedrooms in her split level there were other limitations in terms of doing a two-story addition. Kathleen turned to Charlie Gallick, CR, CKBR, and CGP, of The Gallick Corporation, to determine what type of

“He was dealing with a 30-year-old home, trying to make a renovation look like it is part of the original design, and he did a great job,” she says. To make sure the addition blended in with the existing exterior and with the other homes in the neighborhood, the Gallick team paid special attention to matching the original roof and its slope, exterior details like window shutters and they added a continuous front porch which minimized the height of the home. The result is a great front elevation that looks like it was original to the neighborhood.

LIVING THROUGH THE REMODEL The six-month project was accomplished thanks to a comprehensive production schedule and by using the existing roof structure in a unique way to protect the interior of the existing home and to let Kathleen and her sons remain in the home during construction. “We cut the first two feet of the roof line off and slid 34-foot I-joists from the front of the home to the rear,” Charlie says. “Then we screwed the roof trusses to the Ijoists. That let us maintain the drywall and the integrity of the ceiling below,” he explains. “Then we took the roof off and cut the trusses down flush with the top of the I-joists. From there, we put the third floor on and built up from there.” In fact, the team did not even cut the stairway joining the new floor with the one below until the very end of the project. So Kathleen and her sons had minimal interruption during the entire project.
