PRESIDENT’S MESSAGE CHOOSING A REPUTABLE CONTRACTOR

A

of service to be licensed by the state. In Pinellas County anyone performing work at a home MUST possess a PCCLB license (Pinellas County Construction Licensing Board) in addition to any state licenses required. You may check this at: www.pcclb.org. Check their insurance. Do NOT just take a copy of someone’s insurance certificate as proof, ask for their agent’s contact information and CALL to make sure their insurance is still in effect. Ask to be named as a certificate holder for the duration of your project. Ask for references, pictures of jobs and ask to speak with their “work-in-process” clients. And CALL those references to make sure they are not relatives of the person you are checking on. Interview your contractor. Can you see yourself working through issues and problems with this person? How are changes handled? Ask what their company’s business model is based on; are they customer focused? Many times, these kind of questions will let you gain insight into potential problem areas with that contractor’s operation. NARI-Tampa Bay is a great source for finding reputable contractors. s a homeowner, when you purchased your home you probably made the largest purchase decision of your life. You used the services of various companies to locate the home, secure financing and close the transaction, all of whom must be trained in their area of expertise and licensed by state and local government. When the time is right to consider adding more space or remodeling the home, you will be making another expensive decision. There are thousands of choices to consider from products and styles to colors and trends. Most important are where, what and who will help assemble all of “the parts.” I think people would agree that using the services of companies that have been trained, certified and licensed to help put together all those parts is just as important now as it was when the home was purchased. The Tampa Bay area is home to hundreds of legitimate companies that can help put those parts together. Unfortunately, our area also is home to hundreds of “companies” and individuals who are not legitimate and are not focused on making your remodeling experience a successful one. There are many steps you should take when evaluating potential companies to perform work at your home. A few of the key items include: Verify their licensing. Are they properly licensed for the type of work you want done? Go to www.dbpr.org to check state licenses. The State of Florida requires all persons performing any kind

Lead poisoning can cause irreversible brain damage in children under 6 or in the fetus of a pregnant woman. Over 40 million privately owned and occupied residential homes built before 1978 contain lead-based paint. It may be on any interior or exterior surface, particularly on woodwork, doors, and windows. Even though these surfaces have been painted over, the lead based paint beneath continues to dry and deteriorate, turning to dust which can contaminate the home through even a tiny nail hole. X-Ray Fluorescence (XRF) is a non-destructive method of measuring lead in soil, paint, children’s toys, furniture and other objects. Testing by a certifed EPA Risk Assessor will determine the status of any lead paint hazards and offer corrective options. IT’S THE LAW! Federal Law requires contractors that disturb painted surfaces in homes built before 1978 to be certified and follow specific work practices to prevent lead contamination. Always ask to see your contractor’s certification.

Only serious professionals with a real desire to excel in the industry are eligible to participate in NARI’s rigorous certification program, which teaches and tests skill sets, safety issues, and ethical business practices. When you see any of the verification seals shown below, you’ll know that the affiliated remodeling contractor or company has taken the time to meet performance and business criteria that surpass industry standards.

Certified Remodeler (CR) Designed to recognize and identify fullservice remodelers. Candidates must have a minimum of five years experience and be employed by or own a firm that derives 90 percent of its sales volume from remodeling. Certified Remodeler Associate (CRA) Recognizes individuals who actively support the remodeling industry, such as architects, designers, educators, manufacturers, publishers, suppliers and consultants. Certified Remodeler Specialist (CRS) Reserved for remodelers who specialize in a particular area of the industry, such as roofing or flooring, etc.

Master Certified Remodeler (MCR) This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support of their local chapter, NARI National, and/or their local community. The MCR identifies Certified Remodelers that have withstood the test of time and continue to be successful within the industry. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application to qualify for the MCR certification, candidates must be a Certified Remodeler for a minimum of 10 consecutive years and hold another NARI certification. Candidates must have been involved with their local NARI chapter or NARI National and/or involvement as a leader in the local community. Candidates must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients. Universal Design Certified Remodeler (UDCR) This designation includes remodelers with knowledge and skills in a broad range of universal design and remodeling. Individuals with the UDCR designation are recognized as experienced remodelers with skills and knowledge in all aspects of universal design and remodeling. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application, to qualify for the UDCR certification exam, candidates must have been in the remodeling industry for a minimum of 5 years. Candidates must also have completed a minimum of 8 hours of universal design remodeling/building related education.

Certified Lead Carpenter (CLC) Designed for lead carpenters who are skilled and knowledgeable in the technical, hands-on aspects of their work, but also have demonstrated skill and knowledge in project management, supervision and customer service. Candidates must have a minimum five years experience with at least two of those years as a lead carpenter. Companies who believe in providing a quality product will make sure their lead carpenters are trained and certified so they can produce better jobs, be more professional, run projects more efficiently, and interact more proactively with their customers. Certified Kitchen & Bath Remodeler (CKBR) This designation allows homeowners to identify contractors who do extensive work in kitchen and bath remodeling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. The CKBR certification addresses the unique aspects of kitchen & bath design and remodeling, including technical expertise and new product knowledge. Green Certified Professional (GCP) The GCP designation is designed to recognize and identify remodelers who apply green or sustainable principles to their remodeling projects. They understand key green building concepts including energy efficiency, site management and use, indoor air quality, water conservation and the use of building materials and finishes. The GCP certification addresses how green remodeling can make homes more durable, efficient, sustainable, healthier to live in and less expensive to operate.

CONTRACTOR OF THE YEAR AWARDS n the past, I have often spoken to a homeowner or group of homeowners and wished I could show them the high-quality work NARI Tampa Bay Area members do. And now I can. The following pages are dedicated to our 2011 Contractor of the Year (COTY) Awards. COTY Awards recognize excellence in the remodeling industry in several remodeling categories, including whole-house renovations, kitchen & bath remodels, interiors, historical renovations and more. In addition, award categories are broken down by total project cost. For instance, there’s an award for residential interior over $100,000 and one for below $100,000. So whatever your budget, you can see the possibilities. Award winners have demonstrated superior workmanship, design innovation and materials selection. Their work is truly the best of the best. H

aving previously remodeled their 1952 cottage to include a master suite with a bathroom for the man of the house, the woman of the house felt it was her turn. The challenge was to meet her needs in the existing 6'4" x 8'6" space. A frequent traveler, she wanted her new bathroom to be comparable to the elegant hotel room bathrooms she uses on her trips. Her goals included maximizing storage space, adding a whirlpool tub, keeping a proper sized lavatory and having a place for her cat’s litter box. The first step was selecting the perfect whirlpool bathtub. The Kohler Bancroft works not only for peaceful bathing, but also features a large, non-tapered bottom basin for comfort in daily showering. Custom-built cabinetry allowed each section to be sized to fit the room’s specific measurements and to maximize storage. Uniquely placing the lavatory allowed for a 17" x 14" under-counter lavatory in an 18" deep vanity. A slide-in “garage door” in a lower cabinet hides the litter box when guests are visiting. A pocket door eliminates the swing area from the previous hinged entrance door.

RESIDENTIAL BATH $30K-60K

he master bath room in this south Tampa townhouse just had too many walls with small closets, no tub and was just plain dark. It was basically non-functional for 2 people to use at one time. The owners found West Coast both via a NARI referral and Remodeling Today magazine. Together, they worked to design a floor plan that would meet the owner’s goals of having a large heated Roman tub, separate water closet, large walk-in shower, double vanity and large walk-in closet. The challenge was relocating and adding drain and water lines on the 2nd story to accommodate the plan, but it was accomplished! Porcelain wall tile was installed to not only the shower walls, but the walls extending from shower all around the tub area. It was cut on a 45 degree bevel at the outside wall corners for a smooth, edge-free look. Italian glass tile was used throughout as an accent to aid in the blending of granite counter tops installed over semi-custom KraftMaid cabinetry. Lighting was installed throughout to accent shower and tub area and was finished with a large crystal chandelier over the vanities, providing ample lighting throughout the room. The final touch was exquisite trim work around doors and crown molding on tower units along with the custom wood shutters over the windows. All of this resulted in a brand new bathroom suite the owners will enjoy for years to come!

COMMERCIAL INTERIOR 1ST PLACE his 25-year-old dental office had never been updated. Purchased by two dentists—a husband and wife team— the goal of this remodel was to turn it into a state-of-the-art practice. Additionally, the project had a 12-day timeline. The remodel consisted of all new flooring, new ceiling tile, running wiring into every room for computers and televisions, removing wallpaper throughout and retexturing all of the walls. New doors were added throughout, including a decorative entry door. Crown molding provides a nice added touch to the waiting area and a large curved reception desk welcomes visitors. Archways were added to the exam rooms to add a bit of shape to the square rooms. Last but not least, the office’s bathroom was upgraded to make it more attractive. The tech-savvy dentist can now X-ray his clients’ teeth and show the results on the television in their exam room. Or, they can watch DIY while getting their teeth cleaned.

RELOCATE OR REMODEL

T

he economic conditions of the past few years have thrown a monkey-wrench into plans and dreams for so many homeowners. Unfortunately many of us have had to adjust our goals and re-plan our futures. With the real estate market in an unknown state, people are really nervous about selling their houses to buy newer, bigger homes. Many of us are making due with what we have and are “waiting out” the economy. However, many more of us are doing remodeling projects to upgrade our current homes until things get better. If you have not already done so, it may be time to re-focus and possibly re-plan. Fortunately, there are options that may actually be better than our original plans. For those who need more space and thought the answer was to sell and buy a larger home, perhaps the solution to the space crunch is an addition or extension. This solution also works well for accommodating merging families. Just as there are many considerations in the decision to relocate or remodel, there are many factors to consider in choosing to remodel your home in

order to accommodate grown children or aging parents. Perhaps the biggest issue in opting for extended family living is that of privacy. With the proper remodel, good communication and firm agreements, this option can have many significant financial advantages. Although the costs of running a larger household will be more than those of a single family unit, the costs will be less than those of two separate households. Perhaps you want to downsize or prepare for a scaled back lifestyle or retirement of sorts. In that case you may want to prepare your home for the next phase of your life. Just because you may be retiring from your business activities certainly doesn’t mean you will be retiring from life. This may be the perfect time to make those changes in your home to suit your new life-style. This could include setting up a home office, hobby rooms or even private guest quarters for visiting family and friends. Although guests won’t demand it, they will really appreciate a bedroom suite. If you are retiring and want to remain in your house, be sure to look

into the many remodeling options for “aging in place.” As you contemplate the advantages and disadvantages of moving vs. remodeling, there are definite location factors to consider. These factors will depend on a number of things including your age and the age of your children, proximity to activities that you and your family enjoy, and the neighborhood itself. If you have children in school, you may want to avoid disrupting them. This is a strong incentive for remodeling instead of moving. There may be other advantages to staying in your current home. These could range from the actual block you live on, the tranquility or busyness of the area, the proximity to transportation or even your immediate neighbors. We tend to notice those things that we don’t like, but it is equally important to not overlook the advantages to staying where we are. In making a decision, it is usually best to write down all the pluses and minuses to your current location and have your family do the same. You may find that there are significant advantages to staying in your current home. In that case, remodeling will be a better choice for you and your family.

According to Jeff Wolf of Jeffery M. Wolf General Contractor it is important to look at the following: “How much do you love your home and your neighborhood? Can you live with four to six months of company who arrive at 7:30 in the morning and stay until 4:00 or later in the afternoon? Can you live without that kitchen, bathroom, laundry room or whatever combination while remodeling takes place? Or, can you move out for the duration? (In some cases moving may be a requirement.) Will your home be worth enough to justify the investment, or can you sell it and buy an existing house for the same or less money? Answering these questions will help you decide whether or not to remodel. As a builder and remodeler it was an easy decision. I love my house and my neighborhood and I don’t plan to move any time soon. I know the quality of my work and I would not be comfortable wondering what was (or wasn’t) inside the walls that someone else built. 18

The obvious advantages are you don’t have to move and you don’t have to pay all the fees associated with buying a new home, i. e. realtor fees, mortgage fees and the cost of moving. 5 TIPS FOR A SUCCESSFUL REMODEL

emodeling your house is a great way to get the home of your dreams and to increase the value of your single largest asset. Before the work begins, however, it is important to lay the groundwork for success. Here are five tips for a successful project.

2.SET A BUDGET Establish a firm budget for your remodeling project. You don’t want to end up short on cash and not be able to finish your project, nor do you want to end up deeply in debt. Work with your contractor to get the most for your hard-earned dollar. He or she should have a general idea of how much you are willing to invest in the project and can help you stay within that budget. Remember, changes are costly. The worst remodeling mistake many homeowners make is to wait until the construction process has begun and then start changing their minds. They want a different design, a different product or to add something altogether new to the renovation. To make the most of your budget, the time to explore and make changes is during the planning stage.

1.SELECT THE RIGHT CONTRACTOR The single most important step in any successful remodeling project is hiring the right contractor. It doesn’t have to be difficult, but you do need to do your homework. Basic requirements include finding someone with a track record of success in your community and making sure the contractor you hire is properly licensed and insured. Membership in a trade organization like the National Association for the

Remodeling Industry (NARI) means the contractor is informed about the latest products, construction techniques and industry issues. The best way to find a qualified remodeler is to be referred by someone who has just had a successful project completed by that firm. Talk to your relatives, friends, neighbors and coworkers who have had recent remodeling done. The key is to get a referral from someone you trust. Then, interview your candidates. The contractor you hire needs to be someone you can communicate with and someone you trust. Remember, you and your remodeler are tackling your project together. It is critical that you hire a contractor as committed to the success of your project as you are.

3.CREATE A REALISTIC TIMELINE Timing is critical when planning a home improvement project. Be sure to select a start date and an approximate finish date that best fits into you and your contractor’s schedules. Be realistic. If you are remodeling your kitchen and jobs similar in scope typically take six weeks to complete, don’t expect yours to be done in three. And make sure to factor material delivery times into your schedule. Before work begins, ask your contractor what inconveniences may occur and plan for them. Take into account any special events so that you and/or your remodeler can plan accordingly. Proper timing of your job can go a long way towards reducing stress levels and making your project run smoothly.

4.CONSIDER RETURN ON INVESTMENT The primary reason for remodeling an existing house is to get the home you want. A remodel should, however, properly position your home in your neighborhood from a value standpoint. You don’t want to overbuild because you might not be able to realize the increased value if you need to sell the home, but you don’t want to underbuild either. To get an idea of home values in your neighborhood, visit local open houses and keep an eye on the sale price of homes in your area. Remodeling lets you invest in your existing asset and increase its value. Generally speaking, the remodeling projects with the best return on investment include kitchen and bathroom remodels, bathroom additions and cosmetic changes (a new roof, paint or carpeting). 5.PUT IT IN WRITING “A well written contract spells out what the homeowner is getting from the contractor,” says Jeff Baughman of the Baughman Law Group in St. Petersburg. According to Baughman, a NARI member, a contract should include a comprehensive description of the project or “scope of work,” a payment schedule, a timetable, and the types of products/materials that will be used. “Construction contracts in the State of Florida require a lien notice, construction

GREEN REMODELING: THE STRAIGHT STORY

E

very homeowner wants a great house. We remodel our homes to improve our kitchens, our bathrooms, our living spaces and, hopefully, our quality of life. Our desire to have a place where our families can be happy, healthy and safe is the reason we spend a significant amount of energy planning and selecting just the right materials or design elements for our homes. Consider this analogy. Most of us had to work hard in school to get good grades. It wasn't always easy, but bringing home a report card with straight “Ds” was not acceptable. And with good reason. A below average grade—barely passing—was hardly an accomplishment, and definitely not something of which to be proud. Similarly, our building codes are often designed to be just good enough to meet minimum standards. They are essentially the equivalent of a “D.”

When we talk about what a great home is, we should be talking about something that is a better than a "D." This is where green remodeling comes into the picture. Green remodeling and building are all about going well beyond the bare minimum to create something of quality that is healthy and safe for you and does less damage to your environment and community. Green remodeling is really about making great spaces for your family while being responsible. Keep in mind, however, that different people view green in different ways. Not all green building approaches are also healthier and all healthier building practices are not green. We all know that green remodeling is the right thing to do, and it’s probably safe to say that there are few builders or remodelers who do not want to build green. So why isn’t everyone remodeling

green? It is a bit of a “Catch 22.” Most construction professionals do not believe homeowners are interested in green building and remodeling techniques; and most homeowners think construction professionals either do not want to or do not know how to build green. And both parties think it costs more. Well, let’s set this story straight. MYTH #1—HOMEOWNERS ARE NOT INTERESTED IN GREEN This is obviously not true. Organic food sales are through the roof. Target is selling bamboo shirts (which incidentally are not very green), and Ford is producing efficient hybrid vehicles. In a less than stellar economy, the growth in the sustainable and green market continues to be steady. Why? Because when we have the opportunity to have healthier, happier lives, we choose them. What you, as a homeowner, need to do is let your remodeler or designer know that you are interested in green building and remodeling techniques and ask to have your remodel certified. According to Jeffery Wolf, GCP and president of Jeffery M. Wolf General Contractor, there is significant interest in green remodeling in the Tampa Bay areamarket. “Whether it means adding foam insulation, better windows or a new HVAC system, a focus on green remodeling products and techniques is popular.”

MYTH #2—GREEN BUILDING AND REMODELING IS EXPENSIVE In fact, data from around the country shows that building a new “green certified” home adds only two to three percent to the cost of a home. And experienced green builders and remodelers can often show a reduction in the overall cost of the project because they are better at building green. “In my opinion, green building starts with the home’s envelope and making sure it’s sealed properly,” says Wolf. “Optimally placed energy efficient windows, a good insulation package and a right-sized HVAC system come next. These items are just good building practices and if they increase the cost of a 22

project at all, those increases are usually modest.” Water-saving shower heads cost the same as regular shower heads and offer the same pleasurable experience. Dual flush toilets use a fraction of the water and cost the same to purchase and install, saving money on water bills. Today, ultra-Low VOC paints are the same price as regular paint but are much healthier for your family, as are NoAdded-Urea-Formaldehyde-plywoods. Your biggest expense comes from the third-party inspections that green remodeling requires, but the value of having an independent audit of the performance and the project seems worth the minimal cost. MYTH #3—GOING GREEN IS TOO HARD For you, the homeowner, going green in remodeling is easy. Just tell your remodeler and designer you want your project to be as green as possible. That is all you have to do. For the remodeler or design professional, there is some work involved. Just like school, this requires some training and some practice. Because the secret to green remodeling is in the process and NOT the product, the planning and design stage is very important and takes additional effort to think things through and consider the impact of an action. “We use many of the construction methods people consider green on every project we do because they are simply www.remodelinform.com

better processes,” says Don Strobel, president of Strobel Design Build. “We do everything we can to provide a better house product.” MYTH #4—GREEN BUILDING IS ONLY FOR BIG PROJECTS OR NEW HOME CONSTRUCTION Totally untrue! While LEED requires that you practically re-build your home, green remodeling projects of all sizes are happening all of the time; bathroom remodels, kitchen remodels, window and siding replacement, attic or basement finishing, and, of course, additions. “Obviously, the larger the project the more green options you can employ,” says Strobel, “but even smaller remodeling projects can benefit from green building techniques whether through the selection of energy efficient products or locally sourced green construction materials.” MYTH #5—GREEN IS ONLY ABOUT ENERGY EFFICIENCY This may be the most commonly misunderstood part of green remodeling. The beauty of green is that it is a whole systems way of thinking. It gives equal weight to each key concept and asks us to consider the interconnected nature of the world we live in. A systems approach means understanding that insulating the house reduces air infiltration, which means less fresh air to the occupant. We understand the link and the danger in insulating without considering occupant health. A

systems approach has us ask the question about how much energy it took to make the insulation, what were the environmental impacts, and what were the impacts on the installer and the occupant when handling this material? In fact, green remodeling really starts with community and the impact on the health and well being of the people manufacturing the products, then those installing the products, and then those living with the products. Community impact and indoor environmental quality are the top concerns. Next is water, then resource efficiency (which includes durability, recycling, and embodied energy), and then finally energy efficiency. The straight story on green remodeling is that it is easier than you might think. A KITCHEN WITH A EUROPEAN FLARE

I

t didn’t take long for the Markie family to decide the kitchen in their newly purchased home needed a total makeover. A 1950s vintage bungalow that had undergone several additions, the kitchen was outdated and poorly designed. “Not only did it have pink tile floors, blue countertops and blond cupboards, but it had a dysfunctional layout as well,” says Elizabeth Markie. “My husband and I love to cook and every time we did, we would get mad. You could be working at the stove and you needed to go across the room to get access to cookware.” The kitchen was also dark and gloomy. The room’s main windows were covered with shutters that couldn’t be opened all the way because they were blocked by the faucet. The room was closed off from the dining room and living room which provide views of the home’s pool and beautiful backyard. THEIR OWN DESIGN Prior to beginning the remodeling process, the Markies settled on a clear 24

vision of what they wanted. Ultimately, the new kitchen would be their design. “We had done kitchens before in other houses so we had some general ideas,” Elizabeth comments. “We wanted a style that was sort of European contemporary. So we collected kitchen and remodeling magazines looking for styles, features and colors to bring the look together. We never really saw a kitchen that looked like ours, but we found our components and then put them together into a design that works for us,” she says. THE REMODEL West Coast Remodelers & Construction Inc., in Tampa, was selected as the remodeling contractor for the project. The West Coast team removed the existing windows and built a new header to allow for a large energy efficient picture window to be installed facing the pool. “The new window looks out over our pool, landscaping and a golf course, so it really brings the outside in, providing great natural lighting and personality to the space,” Elizabeth says.

Another window was replaced with a higher energy efficient window that also served as a pass-thru to the pool for entertaining. Interior walls were removed to allow for more cabinet space, installing an eight-foot full pantry wall and to open up the kitchen to the dining room. The sink was centered under the picture window (formerly off-set) and the refrigerator location was moved to the tall pantry wall. A new four-foot-wide Viking counter-depth refrigerator is positioned in the center of the kitchen action for easy access. A “bamboo looking” granite shelf was installed at the passthru to the pool. Italian 8" x 24" porcelain floor tiles in a grey charcoal color were installed with a subway pattern that blended well with the existing hardwood floors that surrounded the kitchen on both sides. A unique marble from Vermont was selected for the main counter tops. Harder than most marble, it was honed for a soft look and feel, yet durable finish. It was sealed for protection from high acidic liquids and foods. An etched granite www.remodelinform.com

from Brazil with color swirls that complement both the Vermont marble tops and porcelain flooring was selected as the island counter top. Recessed lighting was installed at strategic work stations around the kitchen perimeter and sleek pendant lights were added over the island to compliment the large amount of natural light now entering the kitchen. An over-sized gas range from Bertazzoni with an etched stainless steel backsplash is perfect for a family that loves to cook. Because the range was set in a corner at a 45 degree angle, it was a challenge for the West Coast team to make the countertops and cabinet fronts look continuous going from one wall, past the range, and over to the other wall. To meet the challenge, the marble had to be cut to fit around the handles of the range, creating gaps between the cabinets and the range. West Coast custom fit the cabinet panels and installed them in a reverse angle to hide the gaps and create a closed look from the front. Solid cherry wood cabinetry from KraftMaid® in a coffee finish features large sleek brushed nickel handles. Finally, the under-counter wine cooler by Avanti provides a great finishing touch to a room that has become the hub of the home. According to Elizabeth, the results speak for themselves. “We are absolutely always in the kitchen. It’s a great place to gather as a family,” she says. “We really don’t go out to dinner anymore.” SELECTING WEST COAST West Coast Remodelers & Construction was one of eight remodelers the Markies interviewed. Ultimately, they were selected not on price, but on personality. “We were able to establish a level of trust with Doug King (company vice president),” Elizabeth says. “We felt he really listened to us. were able to be placed within the square footage that comprised the existing entryway, exterior foyer and dining room. This allowed the traffic flow of the home to be maintained with minimal impact on the existing living space. And while a kitchen closet had to be eliminated, a wonderful new walk-in pantry tucked under the stairs more than replaced it. “Watching the stairs being built was amazing,” says Heidi. “They started with raw wood and stained and buffed and stained and buffed until they got the oak to match the wood floors above and below perfectly.” The new staircase flows directly into the new space. To the left is a wet bar/pantry with dark cabinets, a microwave and a refrigerator. A gorgeous picture window bringing lots of natural light into the space is centered on the left wall. To the right is a half bath and the home office (staged along the wall). The rest of the space is a big playroom with couches, chairs and an entertainment center.

A new foyer/entry design completes the remodel. “My biggest concern was making my house look like we just stuck a room on top of the garage,” Heidi comments. “I really wanted it to look like it was part of the original house.” To meet this need, a new foyer was extended out five feet to the front of the setback. Using a side entry door allowed the entrance to be covered. Two large windows allow for more natural light into the space and, importantly, repeat design details. The elevated arch gives the home a nice step down effect along the roof line. SELECTING THE RIGHT REMODELING PROFESSIONAL Heidi credits Mueller Remodeling in Seminole for the project’s success. “We originally interviewed four builders and no one really called us back to ask for our business,” she says. “We knew if they weren’t calling us back at this point, we probably couldn’t count on them to call us back once the project was underway.”

hen Heidi and Derek A’Hara built their home in 2000, it was perfect for the two of them. But two children later, they knew they needed to expand. While they had plenty of bedroom space, they wanted to provide a “fun” spot where their children and their friends could play. They also wanted to move Derek’s home office from the master bedroom to the new space, so the addition would need to satisfy his needs as well. “We knew what we wanted to accomplish in the room, but not where to add the space,” says Heidi. “The only rooms in our home with flat ceilings were the kid’s bedrooms and the garage so we had five builders come in and give us their ideas. Everyone seemed to agree that the most cost effective solution would be to add the room over our garage,” she says. MAKING THE SPACE WORK The first phase of the project involved deciding where to put the stairway. The home’s existing dining room was large enough that the stairs to the new room

“We started getting exasperated, so we kept looking. Derek did a web search of local remodelers and we found Mueller Remodeling. We really liked their website so we set up a meeting,” she says. “Prior to the meeting, we mentioned them to my mother and it turned out she knew them during her career selling appliances. And she gave them a glowing recommendation.” Heidi reports that they knew they had found their remodeling contractor right away. “They were nice and very receptive. We knew they were listening to our needs.” She also credits them with guiding her through the process in terms of product selection so the project was able to proceed without delays.
