At NARI (National Association for the Remodeling Industry), we guide both contractors and homeowners through the entire remodeling process. We review every NARI membership application, we are committed to a Code of Ethics, we offer education and training for our members, and our outreach to consumers assures you will find the best remodeler for your project and budget. When you are ready to start your next remodeling project, the first place you should turn to is a NARI contractor. ou can trust a professional remodeling contractor with NARI certification to have access to the latest industry information via conventions, educational programs, meetings, trade publications and expos that feature up-to-the-minute products, materials and techniques. Only serious professionals with a real desire to excel in the industry are eligible to participate in NARI’s rigorous certification program, which teaches and tests skill sets, safety issues, and ethical business practices. When you see any of the verification seals shown below, you’ll know that the affiliated remodeling contractor or company has taken the time to meet performance and business criteria that surpass industry standards. Certified Remodeler (CR) Designed to recognize and identify fullservice remodelers. Candidates must have a minimum of five years experience and be employed by or own a firm that derives 90 percent of its sales volume from remodeling. Certified Remodeler Associate (CRA) Recognizes individuals who actively support the remodeling industry, such as architects, designers, educators, manufacturers, publishers, suppliers and consultants. Certified Remodeler Specialist (CRS) Reserved for remodelers who specialize in a particular area of the industry, such as roofing or flooring, etc.

Master Certified Remodeler (MCR) This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support of their local chapter, NARI National, and/or their local community. The MCR identifies Certified Remodelers that have withstood the test of time and continue to be successful within the industry. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application to qualify for the MCR certification, candidates must be a Certified Remodeler for a minimum of 10 consecutive years and hold another NARI certification. Candidates must have been involved with their local NARI chapter or NARI National and/ or involvement as a leader in the local community. Candidates must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients. Universal Design Certified Remodeler (UDCR) This designation includes remodelers with knowledge and skills in a broad range of universal design and remodeling. Individuals with the UDCR designation are recognized as experienced remodelers with skills and knowledge in all aspects of universal design and remodeling. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application, to qualify for the UDCR certification exam, candidates must have been in the remodeling industry for a minimum of 5 years. Candidates must also have completed a minimum of 8 hours of universal design remodeling/ building related education.

Certified Lead Carpenter (CLC) Designed for lead carpenters who are skilled and knowledgeable in the technical, hands-on aspects of their work, but also have demonstrated skill and knowledge in project management, supervision and customer service. Candidates must have a minimum five years experience with at least two of those years as a lead carpenter. Companies who believe in providing a quality product will make sure their lead carpenters are trained and certified so they can produce better jobs, be more professional, run projects more efficiently, and interact more proactively with their customers. Certified Kitchen & Bath Remodeler (CKBR) This designation allows homeowners to identify contractors who do extensive work in kitchen and bath remodeling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. The CKBR certification addresses the unique aspects of kitchen & bath design and remodeling, including technical expertise and new product knowledge. Green Certified Professional (GCP) The GCP designation is designed to recognize and identify remodelers who apply green or sustainable principles to their remodeling projects. They understand key green building concepts including energy efficiency, site management and use, indoor air quality, water conservation and the use of building materials and finishes. The GCP certification addresses how green remodeling can make homes more durable, efficient, sustainable, healthier to live in and less expensive to operate.

elcome to the new home: bright colors, open design, wired to meet almost any technological need. Kitchens are becoming as livable and as much of a social hub as the family living room. Bathrooms are technological wonders of luxury and efficiency. Your new dream home awaits and can include these top kitchen and bathroom remodeling trends. Top Kitchen Trends With today’s modern family spending more time in the kitchen, many families find that this is the congregating area where they tend to spend the most time together. Here are some of the most popular upgrades homeowners have on their must-have list when remodeling their kitchen. Open Concept The kitchen is the true hub of almost any home. As such, the kitchen is opening up and is getting more integrated with the rest of the house. Homeowners want to socialize while cooking and serving instead of being cut off from everyone else. To meet the demand, designers are seeing homeowners knocking down walls to open up the kitchen to the rest of the house. More and more islands are being added to kitchens so people can watch their kids do homework, socialize or set out food. Designers are even seeing more hardwood floors in kitchens, which are easier to make uniform with the rest of house since the kitchen is now flowing into other areas.

Non-Touch and Touch Faucets Once seen primarily in public bathrooms, homeowners are now bringing touchless faucets into the home. Touchless faucets are growing in popularity for the sanitation benefits they offer. Infrared sensors turn the water on for you, no handles required, and are

battery powered. Water temperature and sensor range can be set on most models. “Moen has a sensor faucet that will turn the faucet on when your hands are in proximity to the sensor. It’s high tech, offered in numerous designs and really makes sense to help reduce contamination caused by raw meats, eggs, etc.,” said Jennifer Skalko with Ferguson Enterprises, Inc. in Tampa, FL. Also, faucets that only require a tap of the wrist or forearm anywhere on the faucet to start the water flow are taking off in homes. Skalko points to the Delta/Brizo touch faucets. Cooks also love them for the sanitation and water conservation benefits. Creative Backsplashes Backsplashes are a mainstay for many kitchens. While tile mosaics are out in the kitchen, designers are seeing brick lay above stoves and some owners are opting for three-dimensional stone patterns. Glass tiles are being incorporated into backsplashes and stainless steel backsplashes are growing in popularity.

Uniform, linear designs remain the most popular. For instance, subway tiles in a running bond pattern are a popular choice right now. Tech in the Kitchen Since the kitchen is the hub of the home, more and more people are bringing their technology into the kitchen with them. Some homes incorporate special desk areas for working on a computer and others are adding charging stations into the plan by reserving the counter space and routing the correct wiring to the area. Appliances also are smarter in today’s kitchen: convection cook tops are popular, refrigerators come with the capability to access a variety of apps like Pandora for music playing, speed cook ovens can cook food up to eight times faster. Top Bathroom Trends Homeowners are putting more effort and resources into their bathrooms then ever before. Cutting edge technologies make the bathroom a comforting haven from the stresses of life. High Tech Showers Homeowners are focusing on getting the best possible showering experience, since few people have the time to enjoy a bath as much as people have in the past. “In a lot of master showers, we sell a fixed showerhead, a hand shower and a rainhead,” said Skalko. “This gives them the ‘spa’ feel they want, but also provides them with functions they can use on a daily basis.” However, multiple showerheads are not for everyone: “We are seeing more simple shower systems with steam added versus the ‘car wash’ with numerous showerheads,” said Nathan Parker with Ferguson Enterprises, Inc. in Tampa, FL. “The new Kohler DTV II system is popular because of the simplicity and price point.” The Kohler DTV II allows

for control over steam, lighting and sound, as well as access to saved settings. Water Conservation With water costs on the rise and concerns over water availability rising, water conservation is making its way into the design process in many bathrooms. A popular product on the rise is the dualflush toilet, which uses more or less water depending on which button is pushed. Low flush toilets are also more popular, some cutting back on the amount of water they use by over half, from 3.5 gallons per flush to 1.28 gallons. “Many people are interested in water conserving toilets, especially once they know how well they flush,” said Skalko. “Manufacturers have had many years to perfect their flushing system and most

flush better than the toilets from many years ago. It’s a great way to save an average of 3,000-4,000 gallons of water a year, depending on use.” Heated Floors While on the pricey side, heated floors are becoming more and more popular. Heated floors take away the chill of walking on a cold bathroom floor in colder months, but also warm up the entire bathroom without the added cost of increasing the heat in the rest of the house. They also come with thermostats so the floor can be set to just the right temperature when the bathroom is in use, and then will shut down when the bathroom is unused. For a more costconscious approach, some homeowners opt to just add heated sheets in certain

high-use areas, like in front of the sink, shower or toilet. Trends Working for the Kitchen and Bathroom Other choices to consider are color schemes and lighting throughout your kitchen and bath. There are endless options to choose from. Bright and Light Shades of white are dominating the design scene right now. White-faced cabinets and lighter stone countertops are huge. Designers are seeing a lot more white honed marble countertops, for example. Homeowners are attracted to the use of white as the primary design scheme because it gives the home a look that is not likely to go out of style anytime soon, as well as looking highly contemporary. “For fixtures, people are remaining neutral with a lot of white and some biscuit. For faucets, the silver finishes are dominant (polished chrome, polished nickel and brushed nickel),” said Skalko. However, Ann Wolf with Jeffery M. Wolf General Contractor, Inc. in St. Petersburg, FL mentioned that polished nickel will not pit over the years like chrome can. Overall, general light coloring is popular as well. “The most dominant are bright, clean colors,” said Parker. “Not as much dark or natural color cabinetry. Consumers really want a fresh, clean look in both kitchen and bath.” Skalko also mentioned that calm, cool colors like the blues and greens are dominating the Tampa design scene. LED Lighting Once unappealing because of the harsh and unflattering nature of the light quality, new LED lights give off warmer and more subdued light. As such, LED lighting is taking off with homeowners since it offers a great quality light for any room, while also helping homeowners cut back on energy costs due to their low energy usage. “[LED] does not promote heat gain like other types of light can, which can make your air conditioner work harder,” said Wolf.

LED lighting for under cabinets is especially popular, while LED lighting technology overall is moving at a quick speed. LED lights can now also be found in chandeliers and pendant lights, making them a versatile addition to almost any design whim. LED lights are also big in kitchens and bathrooms as recessed lights. Transitional Design Transitional design is a combination of the traditional and contemporary. Designers and homeowners place a special focus on creating an environment that looks clean and sleek, yet classic. “Some key traits of the ‘transitional’ style are clean lines, less fuss, easy,” said Skalko. “People want easy and items that won’t date themselves.” To meet this end, transitional design is a blend of old world style with sleek, contemporary designs. There are few accessories around, but those that are around are carefully chosen for maximum impact, such as potted plants, Victorian accents or photos. Neutral whites and browns are dominant with

more colorful accessories thrown in. This style is as much of an individual’s own personality and tastes as it is a specific design trend. Sources For This Article: Jeffery M. IS IT WORTH IT?

As you are thinking about remodeling your home there are many factors to consider. If you haven’t yet decided whether to stay or move, refer to the

previously published article, “Relocate or Remodel.”* Just as there are many pluses and minuses involved in deciding whether to stay in your existing home or relocate, there are also many factors to be weighed regarding remodeling your home.

I

n this article we will focus on evaluating your neighborhood and the return on investment of your remodeling project. If you have already decided to remodel rather than relocate, it is now time to delve further into the neighborhood factors as they relate to your remodeling project. Since you have decided to stay in your existing home, you now must determine the extent of your remodeling and how this relates to the neighborhood. Time is a very important factor. If you plan to remodel and want to sell in the near future, the value of other houses in your neighborhood will be more important. In this case you might want to choose remodeling projects that will enhance the resale value of your home. However, if you

plan to remodel your home with the intention of being there for the long term, other factors are more important. According to Jim Macholz, President of Jamco Unlimited, “Because of the poor economy over the past couple of years, my remodeling business has switched gears from kitchen remodels to more bathroom remodels. I’m finding that most clients have become very cost conscious and plan on staying in their current home and ‘age in place.’ “In order to cut costs but still achieve a beautiful look, cabinet styles have changed from custom to semi-custom and since the kitchen remodel is much more expensive, my clients want to start with the bathroom.

“Another big area of change has been the addition of gas appliances. For about $3,000.00, we can pipe a house for natural gas and include a new high efficiency gas water heater. This will pay for itself in 2½ years and there will always be hot water on demand.” For those with young children or a growing family, a well chosen remodeling project will add needed functionality and years of enjoyment for the whole family. Assuming your home is in the neighborhood you have chosen to be in, your remodeling project will not only enhance your family life, but will add value when the time does come to move on. For those who don’t have children or whose children may have grown, there will be other reasons to remodel. These reasons could include increased functionality of the home to support a changing life style, changes needed to support physical limitations or just changes to create a different look. In determining the extent of your remodeling project, you will want to evaluate your priorities. For most of us, our priorities include enjoyment, whether that enjoyment is personal pleasure, family enhancement or time with our friends. Some of us will want our homes to be the center of our lives and activities, while others will want to enjoy life and activities

In making decisions regarding remodeling, as long as we have decided that we want to remain in our neighborhood, we should next focus on those features that will enhance our enjoyment of our home. To ensure the best return on investment we should keep in mind not only how we will use our remodeled home, but also how others will view it when the time does come to sell it. This may not be important to you if you have the perfect home for the next 5, 10 or even 20 years. On the other hand, it would be nice to know that your renovations will make your home more salable in the future. A good contractor will be able to help you to ensure that your remodel will be appropriate for you and your family, as well as your neighborhood. hen Bill Wear’s mother had open heart surgery a little over a year ago and needed a place to recover, he and his partner considered their options. “She wasn’t really doing well,” Bill says. “So we considered our options. One was an assisted area facility we didn’t look favorably on; the other was to remodel our midcentury Florida modern. So we decided on the remodel.” Built in 1949 by a commercial contractor who built the home for himself, the home features all-concrete construction, including the ceilings and the interior walls. “It was called the unburnable house and the original owner got upset because he had to pay $25 per year for fire insurance,” chuckles Bill. “We have a copy of an old newspaper story that tells the entire story.” A Remodeling Plan Using Universal Design Principles The remodel took half of the home’s original downstairs and a one-car garage and transformed the area into a nice in-law suite. The design included a large bedroom, a sitting room and a bathroom using universal design principles. The highlight of the project is the suite’s bathroom. Featuring high-end fixtures, the room offers a custom-made bamboo vanity with dual faucets and a trough sink. Convertible for wheelchair access at a later date, the room also features a roll-in shower that touts Italian marble and adjustable showerheads. “One of the reasons we selected Don, of Strobel Design Build, was his ability to combine high-end fixtures with universal design principles,” says Bill. The bathroom and sitting room are separated by a pocket door so a future caregiver could stay over if necessary. Fortunately, Bill’s mom is currently doing really well. A design highlight includes ceilings that have been opened up to concrete I-beams holding up first floor Cuban tiles. There are 2’ x 2’, 3” thick tiles resting on the I-beams. So the basement ceiling is the bottom of the first floor. Pale green walls, beige carpeting and panel fans complete the look. 20

Universal Design “We tried to match the existing style of the home and followed a minimalist design,” Bill says. “We had an architect friend who had done some exterior work eight or 10 years ago and he said ‘you have the classic, mid-century Florida home, please don’t do anything to change the footprint.’” “Our goal was to maintain its character because it’s a unique one of a kind home,” he comments. In addition to the space remodel, the front of the house was redone with a new roof over the front porch area. The entire project took roughly six months and the results exceeded Bill’s expectations. “Mom loves the space. She calls it her ground floor penthouse,” he chuckles.

Selecting Their Contractor Bill and his partner first became aware of Strobel Design Build when Don and his team were doing a remodel in the area. “We noticed a home near us that looked like it was going to fall down,” Bill says. “It was going to be a challenge for Don to make it look halfway decent and the end result was just spectacular.” They would often see Don’s signage in the neighborhood on projects of the quality for which they were looking. Additionally, they got referrals from customers for whom he had previously done work. Advice to Other Homeowners For other homeowners considering a remodeling project, Bill advises being

prepared for anything. “Especially when you are remodeling an older house, you need to have a Plan A and a Plan B,” he says. “Sometimes you get behind a wall and you get surprised by what you find. You need to prepare for anything.” Future Remodeling Plans According to Bill, their next and last remodeling project will be the kitchen. “We spend about 90 percent of our time there,” he says, “it’s a special place in the house. Emerald Contractors has a long history of working with the Veteran’s Administration on its Special Adaptive Housing Program. This particular project involved renovating the master bathroom and bedroom area for a wheelchair-bound veteran.

ACCESSIBLE DESIGN

A

former track star and medical student at Yale, the homeowner joined the Navy and became a fighter pilot and later a Navy test pilot. During his test pilot days he experienced several crashes which he was fortunate to walk away from. After his career with the Navy, he practiced medicine and had a very successful practice. However, his crashes had caused him to be a victim of Multiple Sclerosis (MS). He is now in the advanced stages of MS. “The motorized wheelchairs he now uses are much bigger than when he started,” says John Marzulli, CR, CKBR and president of Emerald Contractors. “As a result, the bathroom and bedroom area he stayed in needed a great deal of modifications to make the home accessible to him.” Homeowner Requirements/Job Challenges The homeowner had several requirements for the bathroom/bedroom area. All the doors were too narrow and needed to be enlarged. He was not able to transfer into and out of the tub easily. The toilet and vanity were not easily accessible because of the way he had to enter and exit the bathroom. In addition, he needed special wainscoting on all the walls to protect them from the many crashes into them he has. Another challenge was that he lives in a two-story house in a flood plain area which has an elevator. The elevator was constructed incorrectly. The top floor door was too narrow for him to access without tearing up the door jambs. The garage floor door was out of alignment by 6". Although it had a 36" door, its effective width was only 30". In addition, there was a big gap in the floor between the elevator and the cab. Not only was there a gap but the elevator was higher than the slab. This made a very dangerous situation going in and out of the elevator. 22

The Renovation The Emerald project team first took space out of a front bedroom that was being used as a storage area for all his wheelchairs. They used that space to elongate the bathroom, which opened up space for the 5’ x 5’ shower and the 5’ x 5’ turnaround space required by the VA. The elongation granted easy access to the vanity and toilet areas. “One of the big obstacles we ran into was creating the roll-in shower,” Marzulli comments. “We could not cut into the floor trusses to get our 4” recess as this would have compromised the structure.” As a result, the team had had to raise the bathroom floor by 4”. This created the need for a ramp into the bathroom. The VA adheres to the 1:12 rule very strictly. The strict adherence caused the ramp to protrude slightly into the hall area. This issue was solved by moving the door opening to the bathroom further into the bedroom. A second challenge of a roll-in shower on the second floor was sealing it properly to prevent leaks. You cannot use a standard shower pan as there is no way to seal the edges when there is no drop down. The solution is to fiberglass the shower floor and run the fiberglass up the walls. The problem with fiberglass is that it is not an approved product in the state of Florida because it is a field applied product. To overcome that obstacle, Emerald worked closely with the building inspectors, who agreed the code was not practical for wheelchair accessible applications. The home’s elevator posed one of the project’s biggest challenges. To solve the upstairs door issue, the renovation team had to make the door opening wider. This required exacting measurements to line everything up. In addition, they had to move the keypad and button. However, all that was easy compared to the garage www.remodelinform.com


level repairs. Solving the door alignment issue required removing the entire door and frame, cutting the block, and forming and pouring a new opening (to exacting measurement). Emerald closed the gap and eliminated the cab and slab level issues by installing pressure treated lumber in the gap and pouring a ramp up to the cab level. There were some code issues related to the distance from the back of the door to the cab. The code requires that there be no gap between the back of the door and the face of the cab. This is because of the possibility of a small child getting in that space and getting caught or injured during the operation of the elevator. This problem was easily solved by installing a space guard panel specially designed for this purpose. Finally, the keypad and controls were too old to be put back and new ones had to be ordered and installed by the elevator company. “Wheelchair accessible jobs are not ‘one size fits all’ projects,” says Marzulli. “In any accessibility job, you need to learn what will serve that client’s needs the best. In this case, we were able to meet all of the client’s needs. He got a bathroom/bedroom and elevator that fits his current needs and provides for future changes in his physical condition. He also got an aesthetically pleasing bathroom which is timeless in design,” he concludes.

The Domino Effect

W

hen Madeleine and Pierre Michaud started working on their home in St. Petersburg, they knew there would be a lot to do. Originally built in 1973, Pierre’s parents had owned the house since the early 1980s. Pierre acquired it last year. And very little had been done in terms of renovating since the day it was built. Located on the water, Pierre first started working on the sea wall, but knew the pool, the lanai and the house would need extensive renovating. “It was clear once we got going that there was going to be a domino effect,” he says. “The home was in dire need of an update.” Ultimately, their goal was to turn what had become a tired-looking winter getaway boat house into a sleek European style home with modern day conveniences. But first they had to find a remodeling contractor. “My experience with contractors hasn’t always been the best,” Pierre comments, “and I knew it could be tough to find a reliable contactor.” During one of his visits to Florida, however, he noticed that a home three 24

doors down and badly in need of remodeling had been completely redone and beautiful. So he knocked on the door and met owner Joni Reese. Reese introduced him to Kevin McClure of McClure Contacting who had done her home. (In fact, she had enjoyed the process so much that she went to work for the firm.) Ultimately, the project team would be McClure, Reese and a designer McClure recommended to Madeleine and Pierre. Project Scope The renovation included shoring up a sinking foundation, adding a circle driveway, remodeling the pool, replacing a pool cage, replacing doors and windows, replacing landscaping, and a full interior remodel. The goal was to renovate everything to a new design using simple yet tasteful materials for a timeless style. New pool equipment, including a gas heater, was installed at a new location out of sight at the side of the house. An above ground propane tank was installed to power the new pool heater, as well as the instant water heater and range.

In the lanai, a new tongue and groove ceiling, new pool decking of silver travertine, and an outdoor kitchen including a grill, side burner, storage drawers, and trash bin provides the owners with a sleek and beautiful look for their outdoor living. The overall exterior was given a facelift by simply removing aged shutters, power washing the brick front, installing a new insulated, impact-rated garage door, low maintenance landscaping, new paver driveway, and a fresh coat of paint to the stucco and tile roof. Inside, the kitchen was designed to have an open feel and create all of the necessary storage for their style of cooking. French patterned, green slate material was installed on the floors throughout. The master bathroom was reorganized to house all of their wants and needs, and the closets were redesigned to be more useful. Additional square footage was achieved in the guest bathroom by reducing the size of the closet in the adjacent guest bedroom. Final details completing this European style remodel include new interior doors and hardware, baseboard, www.remodelinform.com


casing, and lighting. Even the garage was remodeled with new epoxy flooring and an updated laundry space. A Long Distance Relationship “We went through the entire house and did it mostly from Canada,” Pierre says. “We were living and moving in Canada at the same time this project was underway,” he comments. “Joni was great to work with. She would send me plans for different parts of the project and we’d talk through them long distance.” The entire project took from April to December last year. According to Pierre, it meets every expectation they had. The couple is planning on spending five months each year living in it.

This home may be the most energyefficient, energy-producing private residence in America today. The etched design celebrates the home’s curving “dance” and is repeated in the landscape design, the stone patterns of the pool terrace, and in the stained concrete floors of the home. The European style design required very precise, fine carpentry. Likewise, the barrier-free floor systems have no thresholds so the transitions between the stained concrete floor and bamboo floor had to be exact. 7. In many markets, MLS now features information highlighting the Green Certification and Energy Star Qualified components of high performance homes. It is now possible to search for homes for sale that meet high performance standards. 8. Based on the data from MLS in my market, it is possible to illustrate key comparative metrics for new construction high performance homes vs. traditional built non-certified homes. The data reveals that high performance certified homes continue to penetrate the local housing market. The Days on Market for high performance homes continue to be shorter than traditional built homes, even though the price commanded per square footage for certified homes is higher. This confirms consumer acceptance and willingness to pay for high performance features. “Interest in green building and remodeling is strong in the Tampa Bay/St. Petersburg market,” says Jeff Wolf, president of Jeffery M. Wolf General Contractor, Inc. “We see a lot of interest, particularly since it’s part of our expertise, but there is no question green building techniques are being used more often.” (The case study on page 28 is an example of a green building project completed by Wolf’s firm.)
