elcome to the Fall/Winter 2013 issue of Remodeling Today, a publication by the Tampa Bay Area Chapter of NARI–the National Association of the Remodeling Industry. Our members have one goal: to make sure you have a positive remodeling experience. Our membership is comprised of fullservice contractors, design-build firms, manufacturers, suppliers, distributors, sub-contractors, lenders and other related professionals. And all of them are committed to enhancing the professionalism of the remodeling industry and, more importantly, to the success of your next project. NARI’s Vision Statement says: Dedicated to being the best resource for knowledge and training in the remodeling industry, together we help construct the dreams in people’s lives. Certified Remodeler (CR)

This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support of their local chapter, NARI National, and/or their local community. The MCR identifies Certified Remodelers that have withstood the test of time and continue to be successful within the industry. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application to qualify for the MCR certification, candidates must be a Certified Remodeler for a minimum of 10 consecutive years and hold another NARI certification. Candidates must have been involved with their local NARI chapter or NARI National and/or involvement as a leader in the local community. Candidates must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients.

Universal Design Certified Remodeler (UDCR)

This designation includes remodelers with knowledge and skills in a broad range of universal design and remodeling. Individuals with the UDCR designation are recognized as experienced remodelers with skills and knowledge in all aspects of universal design and remodeling. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application, to qualify for the UDCR certification exam, candidates must have been in the remodeling industry for a minimum of 5 years. Candidates must also have completed a minimum of 8 hours of universal design remodeling/building related education.

Certified Lead Carpenter (CLC)

Designed for lead carpenters who are skilled and knowledgeable in the technical, hands-on aspects of their work, but also have demonstrated skill and knowledge in project management, supervision and customer service. Candidates must have a minimum five years experience with at least two of those years as a lead carpenter. Companies who believe in providing a quality product will make sure their lead carpenters are trained and certified so they can produce better jobs, be more professional, run projects more efficiently, and interact more proactively with their customers.

Certified Kitchen & Bath Remodeler (CKBR)

This designation allows homeowners to identify contractors who do extensive work in kitchen and bath remodeling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. The CKBR certification addresses the unique aspects of kitchen & bath design and remodeling, including technical expertise and new product knowledge.

Green Certified Professional (GCP)

The GCP designation is designed to recognize and identify remodelers who apply green or sustainable principles to their remodeling projects. They understand key green building concepts including energy efficiency, site management and use, indoor air quality, water conservation and the use of building materials and finishes. The GCP certification addresses how green remodeling can make homes more durable, efficient, sustainable, healthier to live in and less expensive to operate.

Windows can increase your cooling or heating bills between 10 and 25 percent by allowing air or heat to escape, according to the U.S. Department of Energy. Never has it been more important to make sure your windows and doors aren’t letting money, as well as cold or hot air, out. When shopping for energy-efficient windows and doors, there are several types of ratings, technologies and window/door types that can save your wallet and the environment. Looking at ratings, purchasing treated windows, carefully selecting window and door styles, and choosing the right materials can increase energy savings through the years. www.remodelinform.com

Certain brands, such as Marvin, will sell several types of Low E glass that are better for certain types of ENERGY STAR designated climate zones. Robert Petitt, sales representative with PGT Industries in Venice, FL, recommends the high performance SolarBan® 60 and SolarBan® 70XL glass coatings by PPG Industries for superior solar light control.

Multiple Glass Panes A popular way to increase energy efficiency is to also have multiple panes of glass in a window. Having three panes of glass will create multiple layers of air pockets that will protect you from heat or cold transfer. Some styles can even fit shades between them for a sleeker look. Warm Edge Technology, referring to the type of material used to separate the panes of glass (called a spacer), can be applied here to stop heat or cold transfer. Instead of using the more traditional aluminum spacers like in the past, the metal may be wrapped in rubber to cut back on conductivity, helping with insulation. Some metal spacers are replaced altogether with foam, such as in the Super Spacer™ warm edge space system, recommended by Petitt.

ENERGY STAR: Your Guide to Efficiency ENERGY STAR is the governmental certification program that designates a product as meeting or going above U.S. Environmental Protection Agency energy efficiency guidelines. Certified products will have a label designating what regions the product is appropriate for, as well as performance rates given by the National Fenestration Rating Council (NFRC). “The NFRC is a nonprofit organization that developed an energy rating program based on ‘whole product’ performance – not just glass,” said John Lusk, trade sales representative with Pella Windows and Doors in Clearwater, FL. “All reputable window and door manufacturers rate and certify their windows and doors according to the NFRC requirements.... The key to purchasing energy-efficient windows and doors is using products that are NFRC certified.” The performance ratings are classified as follows: The U-Factor: measures heat transfer through a window; Solar Heat Gain Coefficient (SHGC): tells how much solar heat is absorbed by the product in proportion to the amount of solar radiation; Visible Transmittance: measures the amount of light transmitted; and Air Leakage: a measurement of heat that passes through cracks in the window’s construction. All of these are important when assessing a window and door for energy efficiency, since any transfer of air or heat into the home can raise energy costs to cool or heat the house. All of these terms come into play when looking at glazing, tinting, styles, frames, insulation and chemical treatments. Low E Low E (or low Emissivity) glass is frequently recommended as a major component in saving energy through better windows and doors. Low E glass is treated with a coating of clear metallic oxide, allowing for heat to be reflected back into the home in winter and away from the home in summer. The metallic coating will help lower the U-Factor of the window; a high U-Factor signifies the quicker flow of heat through the window and a low U-Factor means slow rate of heat flow, translating to bet12

Gas and Tinting Treatments Inserting inert gasses between windowpanes is another popular method of increasing window insulation. Argon is the primary gas used, sometimes with Krypton and air mixed in. Argon is denser than air, so it will act as an invisible insulator against the heat and cold. Glass tinting is another option to reduce energy lost through windows. Tinted windows, usually with a bronze or grey coloring to it, will reduce the Solar Heat Gain Coefficient, keeping your home cooler in the summer. Framing Considerations Frames also come into play when trying to save energy. Multi-chamber framing materials with air pockets are the best frames to look for. Foam injections in multiple air pockets can also help add insulation to the home. Often cited as being overlooked, weatherstripping is an efficient method of keeping out undesired hot or cold air. Foam or any similar type of insulating material is used to form a seal around the sash of the window or around the openings of the door. The installation of the window itself must be taken into consideration to not let in heat or create drafts. The window frame and sash should fit snuggly. Even locking systems can create a better seal. A three-point lock can help a door seal in place, as well as creating a tighter seal in a frame. Materials Vinyl and fiberglass are the best options for window and door materials when energy efficiency is a concern, and wood is also a solid option: “While much of the focus on energy efficiency is put on the type of glass, the window and door frames also are very important to energy ratings,” said Lusk. “The wood frame windows and doors are very energy efficient and do not conduct the heat and cold from the extewww.remodelinform.com

rior through the frames. Vinyl and fiberglass frames are also energy efficient with insulated air chambers that are often filled with foam in the frames.” Cookie Brinkman, VP marketing with ASI in Tampa, FL, also agrees that, “vinyl has the best energy rating,” while Petitt recommends the PGT WinGuard® Vinyl windows that are insulated, reduce UV light and stand up to hurricane force winds. For highly energy efficient windows and doors, he recommends PGT PremierVue®, with mutli-chambered frames, Super Spacer™ technology and tight weather sealing, to name a few features. However, fiberglass doors and steel exterior doors boasting polyurethane foam cores can boost the R-value, the measurement of metal’s resistance to heat flow, meaning better insulation. Pultruded fiberglass also has low expansion and contraction properties, meaning fewer drafts. Also, as a general rule, since most energy is lost through glass, the smaller the amount of glass in a door, the more energy efficient it is. Earl Rahn, president of NewSouth Window Solutions in Tampa, FL, cautions homeowners to stay away from aluminum windows. “The efficiency is not different from a full can of soda,” said Rahn. “You leave an aluminum can of soda out, and what happens? Styles Overall, the best window for energy efficiency is the Casement window, or crank out. This window supplies the tightest seal against air leakage. For doors, sliding patio doors with Low E options remain a good bet. Exterior, swinging fiberglass doors are popular. However, another option is steel swing door units that have polyurethane foam core and Low E windows. The Three Big Players: Andersen, Marvin and Pella The three largest window and door manufacturers, Andersen, Marvin, and Pella, all offer their own lines of some of the most energy-efficient windows and doors on the market. Andersen Windows and Doors covers the three main considerations for buying energy-efficient windows: treated glass, the right materials and weather stripping. Andersen offers a line of High Performance™ Low-E4® Glass, offering greater control of temperatures within the house. Their High Performance™ Low-E4® Smartsun Glass keeps out 95 percent of UV rays and their High Performance™ Low-E4® Sun Glass keeps out the heat in southern climates. For a window that won’t warp and create drafts, has a weather tight seal, and blocks the heat or cold, consumers may 14

want to look into Andersen’s Fibrex®, a window material made out of 40 percent wood fiber and 60 percent PVC by weight. Andersen also keeps a careful eye on weather stripping, and has created the Stormwatch® protection system to hold up against hurricanes. Marvin offers a range of highly customizable windows. Homeowners looking for a focus on energy efficiency can pull from a number of options for their windows. Marvin offers Dual-Pane and Tripane options to increase insulation. They also have several levels of Low-E coatings to either block or allow heat transfer. LoE-180® is great for Northern climates that require the sun’s rays to pass through, but no heat loss to the outside. LoE 2-272® has a double coating to reflect heat back into the house during winter and keep out heat in the summer, but is still not recommended for Southern climates. LoE 3-366® has three metallic coatings that keep out the most heat, great for Southern climates. Marvin also offers windows with argon for more insulation. Consumers can also choose to have an energy panel installed, select a removable glass and screen panel option, and choose the XL Edge™ Spacer to insulate the edges of the glass. Those looking for fiberglass windows should look at the Integrity® line from Marvin, or the Infinity® line from Marvin for replacement windows and patio doors. For energy-efficient windows, costumers will want to look into the Pella Designer Series windows with panes of glass that have blinds and shades between the triple-pane glass, boasting up to 74 percent more energy efficiency than a single-pane wood window. They are also tested to help prevent drafts. The Designer Series comes with InsulShield® Advanced Low-E triple-pane glass and is coated in EnduraGuard® wood protection to resist degradation of the wood. For those looking to avoid wood windows, Pella has a line of fiberglass windows (Impervia®) and two vinyl lines (350 Series and Encompass by Pella®). For doors, a sturdy choice is the Pella Architect Series® entry doors, a line of durable fiberglass doors that offer superior protection from drafts and look like natural wood. Lusk also recommends SunDefense™ Low-E Insulating Glass with Argon, a triple layered treated glass.

A Contractor’s Vision Pat and Tom Black had been looking for an opportunity to live on the water and found an existing home in a great neighborhood. While the 1950’s style ranch home was a solid structure with good potential, its design left much to be desired and they knew they would have to remodel. “The design was stuck in the 80s,” she says. “It had the mauve bathroom…and I mean mauve tile, mauve toilet, mauve sink and mauve tub,” she chuckles. “So that had to go. The kitchen had been remodeled earlier, but was still pretty old and needed to be redone.” The house at one time had a carport and a porch that had been turned into a bedroom and a family room respectively. But you had to drop down a level to the bedroom and back up to the family room, so you were going up and down levels which wasn’t optimum in Pat and Tom’s minds. In preparation for their retirement years, they preferred to remain at ground level. In fact, the Blacks initially planned to remove the house and build new, but that would require increasing the elevation of the main floor level due to FEMA compliance requirements. The homeowners had visions of a Mediterranean oasis with large rooms, open spaces and fluid transition from space to space. The site was perfect, but the house was a small 1800 sq ft structure with limited water views and no cohesive flow to the floor plan. 16 NARI NARITampa TampaBay BayArea Area

Transforms a Whole House Remodel Enter TriplePoint Design Build “We looked up a few of the design build people in the area and I happened to call Lauren Fiske at TriplePoint and she was just so accommodating on the phone,” Pat comments. “Then, Neal Fiske, CR, GCP, came out and talked with us and we really liked his ideas. He’s just one of those people whose brain is moving so fast that you can almost see it working,” she comments. “He just churns out exceptional ideas.” During design meetings, Neal discovered that the Blacks envisioned a remodel which maximized their wonderful waterfront views. They wanted to live outside as much as possible. Simple lifestyle, informal, easy to entertain, clean lines, organic, practical and beautiful were some of the adjectives they used to describe their dream home. The site was deep and provided for additional space in the front yard. The existing dark and dreary front entry was lost in the front porch that also blended in with the rest of the front elevation. Curb appeal was limited to the large circular driveway that graced the front lawn. Ultimately, TriplePoint formulated a design which reconfigured and opened up existing space with a result that was perfect for the homeowners’ needs. Large windows, elevation changes and enlarged spaces transformed Pat and Tom’s dreams into a stunning reality. Favorite Features According to Pat, Neal incorporated a number of unique features into the home. Starting when you enter through the front door, you can see straight through to a beautiful view of the water. “On the water side of the house, it’s all sliding glass doors and stationary windows,” she says “Neal created a vaulted ceiling and on top of the sliding glass doors he placed an archway of six windows that’s just stunning.” “Then, we moved the kitchen. It had been facing the water, but we moved it so we could have windows all across the back. There is a big island with a Carrera countertop. Behind it is a plethora of cabinets, a gas cooktop, a double oven and a tall Thermador refrigerator. The cabinets are up higher, 6” higher than norm, so they go way up and it’s really striking when you walk in. Wood is very contemporary and it’s gray which is really set off by the stainless steel appliances.” “Next came a new laundry room and this is where Neal was really amazing. We had a fireplace in the living room area and who uses a fireplace in Florida so we said let’s get rid of it. Neal felt that would capture enough space to put in a new laundry room. “We also wanted to use a design build approach for the renovation,” Pat says. “We didn’t want it to be simply a contactor driven job, nor did we want to be jumping through hoops with an architect. We just wanted a one level home that was ultra-functional,” she says.

extra space and a special laundry pantry with five sliding shelves that are a real cool fence-like material. I cannot express how much I love my laundry room, it’s ultra-cool,” Pat raves. “And our new deck is awesome. It’s made of a white composite material and moves out from the house in a series of three circles. It looks almost like it could go on forever out into the water.” The major key to this all-encompassing transformation was to develop a design that would allow for two completely independent construction cycles, keeping in compliance with what is called the 50% rule. In short, to honor the FEMA compliance guidelines, you cannot substantially improve more than half the value of the structure in a remodeling capacity. To comply with the 50 % FEMA rules, TriplePoint developed a construction strategy that essentially built the master plan shell of the new structure around the existing walls of the main house. “We just love our remodel,” Pat stresses. “We love what Neal came up with and we’re very happy we followed his advice. The Importance of Getting

I am often asked where to go, or who to listen to for answers when it comes to making major decisions regarding people’s homes. Key among your decisions is choosing the right people to listen to. Over the years I have heard so many stories of disaster and near disaster resulting from people listening to and taking advice from the wrong people or the wrong sources. Although you will want to learn from others and get different viewpoints in making your decisions, it is important to guard against situations of the blind leading the blind. Avoid asking too many people for advice One of the frustrating things I often see is the person who asks everyone for their opinion. This can be dangerous for a number of reasons. The biggest problem with asking too many people is that most of them will not be qualified to give 18

you sound advice. Part of this “disqualification” is that they most likely don’t have all the facts, or they don’t have the necessary experience in the area, or they don’t have the time and attention to put into helping you with your questions. Although your family, friends and neighbors usually mean well, they are often not equipped to assist in certain decisions. Even though everyone has their own ideas or opinions about certain subjects, they usually don’t have all the facts, knowledge or experience needed for sound decision making. Although this is true in a lot of areas of life, it is especially true when it involves any decisions or plans requiring professional expertise. www.remodelinform.com

When it comes to decisions regarding the design or construction of our home, we are safer to use the expertise and experience of a professional, rather than going to a wellmeaning, but uninformed friend. One way to find a qualified remodeling contractor is to contact the National Association of the Remodeling Industry (NARI). Its members are committed to craftsmanship, professionalism and a Code of Ethics. For a list of members in the Tampa Bay Chapter of NARI, see page 32. “Ask any contractor you are thinking of hiring for a list of references,” advises James Macholz, CR, CBC of Jamco Unlimited. “Also check with the Better Business Bureau to see if they have any complaints against them. Make sure you ask the contractor for copies of their license and insurance, making sure the home owner is added as insured.” Be sure you give all the information to the professionals When it comes to getting professional advice, it is critical that you let your advisor know all the facts of the situation; otherwise even the professional might lead you astray. Of course, anyone who is a real professional will strive to get all the relevant data before giving their opinion. Unfortunately, I have seen too many cases of that not happening. Remember, giving incomplete or inaccurate information will result in an incomplete proposal and an inaccurate price estimate. “The best thing you can do is to get your architect and your general contractor together at the beginning of the job,” says Steve Perry of JS Perry & Company. “Not only will this establish good communication, it will ultimately save you time and money.” Don’t be focused only on price All too often people end up choosing the “low bidder” and are usually sorry afterwards. Unfortunately, there are just too many instances of unprofessional contractors giving low-ball pricing and then cutting corners to make up the difference. I am often told by my clients that they can’t understand how others can price their projects so low. Usually what we ultimately discover is that the other contractor is not really qualified to do the project and often does not have the proper licensing or insurance. out why a low bid is so low. I have seen too many cases of people being seriously hurt by going with the lowest price for their renovation. Often what I hear is that people automatically stop listening to the remodeler who presents the higher priced proposal. This can be and usually is a big mistake. By continuing to discuss your project with both remodelers, you may find out that your project was misinterpreted by one or both of them. Often there are vast differences in the proposals. In the case of the low-bidder, there may be costly omissions which will get added in as additions or change orders. In the case of the high-bidder, it may be that the remodeler included high-end, optional features that can be eliminated. Get the right professional for the right job Another aspect of choosing a professional to work with is to understand the differences in professionals. Although someone may be a professional building framer, that does not mean they are qualified as an electrician. Someone who is an excellent handyman will most likely not be qualified to do a remodeling project or build a house. I recommend you keep those differences in mind when selecting the professionals to listen to and to work with. Ultimately, it is your decision Even though it is important that we ultimately make our own decisions, we all recognize that there will be times that we may want to seek outside help. In doing so, there will often be conflicting opinions, so it will be important that you make sure all the data is available to anyone you consult and that you ultimately make your own decisions. When it comes to prospective clients seeking advice, the best you can do for them is to ensure that their advisers are also fully informed. A Dramatic Kitchen

Mike Saracusa was looking for a home in St. Pete Beach and found a great house in a great location. Built in 1947 and never remodeled, he did plan to make some changes. And he started with the kitchen. 22

Mike enjoys making gourmet meals for family and friends. He wanted to be able to cook for and chat with his dinner guests at the same time. He also wanted a modern, open plan kitchen to take advantage of the home’s waterfront views. Because the existing kitchen was closed off from the living room, the first step toward achieving his goals was to remove the wall separating the two areas. www.remodelinform.com


Redo it right,” Mike says. “So we decided to start with a clean slate, including redoing all the plumbing and electrical.” Functional Enhancements The next step was to create a functional work space. Mike’s desire for a gourmet kitchen inspired the choice of modern stainless steel appliances. Induction stove top cooking around an open seating island, a built-in oven and microwave, a counter depth builtin refrigerator, and glass overhead vent hood all combine to offer professional grade conveniences for efficient cooking. Large pull out drawers flanking the cook top offer ample storage for pots and pans. Stacking all the large built-in appliances together with the tall pantry storage on one wall utilized the kitchen space for maximum functionality. New under cabinet task lighting improves the cook’s ability to prep on all surfaces and adds sparkle to the new quartz counter top. A full-height pantry with pull out storage draws concentrates all the food storage function in one location. Importantly, open seating at a spacious island allows the cook to chat with guests while creating his culinary masterpieces.

The wall, however, was bearing the roof and ceiling joists above, making its placement structurally critical and removal a challenge. Mike worked with Don Strobel, CR, CKBR, GCP, of Strobel Design Build, to find a solution. Ultimately, they removed the entire wall and placed a new header to hold up the joists above. They then gutted the kitchen itself down to the studs and redesigned the entire space. “As long as we were going to do the project, we were going to do

Contemporary bamboo cabinets with light reflecting black “Silestone” countertops are the focal point of the kitchen along with a stainless and glass vent hood chosen because it takes up less visual space. A dramatic visual affect was achieved by placing 20" high glass and stainless framed doors above the bamboo upper cabinets on two walls. These bamboo uppers appear to “float” on the wall. Recessed LED ceiling lighting strategically placed shows off the interesting grain and color tones of the bamboo while offering the cook lots of visual help. “I really like the bamboo, especially for down here in Florida,” Mike says. “Running it horizontally rather than vertically provides a really unique look, particularly because it’s set off by the dark counter top.” NARI Tampa Bay Area

A Great Team According to Mike, his realtor referred him to Don Strobel and he felt very comfortable with him from their very first meeting. “One of the keys to the success of the project is that Don and I were able to communicate well with each other,” Mike comments. “Because I have the ability to look at a blueprint and understand what the finished product is going to look like, we were able to work effectively together.
