PRESIDENT’S MESSAGE From: Robert Phillips, CR, GCP, LEED AP President, Tampa Bay Area Chapter of NARI

A

re you sick and tired of almost everyone complaining about the down economy? Are you letting fear prevent you from taking a muchneeded vacation, going out for a quality dinner, or making improvements to your home? Just the other day, I was speaking with a friend of mine, Ken Donaldson, regarding all the doom and gloom that surrounds us. Ken is a Licensed Mental Health Counselor and a published author. Ken asked me if I had ever seen a TV commercial that pulled on my heart strings. Of course, I had to admit that yes, sometimes a commercial can give me an immediate emotional response. “Well it’s by design. Advertisers and their agencies understand the psychology of the subconscious,” he told me. Now, I in no way claim to be a professional marketer or have any working knowledge of how the mind works; however, I do believe the same can be said about how the news media packages what we hear and read. We have become so saturated with negative news that it has impacted our ability to make rational decisions about discretionary spending. We in fact are perpetuating the down economy with our own inaction. It is time for us to pull ourselves out of this economic funk that we find ourselves in. I am NOT an ostrich sticking my head in the sand pretending there is no hardship going on around us. However, I propose that the people in Tampa Bay make a conscious effort to form their own “People of Tampa Bay Recovery Act.” Go and spend a little money in our local economy! Let’s not wait for the government to save us. Go out to dinner, see a play, spend a weekend on the beach, or make an improvement to your home. I’m not suggesting irresponsibility. I am suggesting that each of us can make a difference if we refuse to be paralyzed by fear. Ken also reminded me of the following: You can live in FEAR: Fictitious Events Appearing Real. Or FEAR: Face Everything And RE-Choose. It’s your choice! Here’s a real-life example: In 1997, I was presented with a serious health challenge. I asked my doctor what my 4

NARI TAMPA BAY AREA

chances were. He said “…if you survive you will be 100 percent alive and if you don’t you will be 100 percent dead.” I didn’t understand what he meant at the time, but I learned to appreciate his message. You cannot survive 20 percent, 50 percent, or even 95 percent; you have to survive 100 percent. He indicated that the next year will be uncomfortable but assured me it will be a temporary condition. So, for the next year I went out and enjoyed life like it was the best day I could possibly have. I have found a lot of similarities to his advice then and the situation we’re in today. We’re in the middle of a temporary condition. Perhaps we may be limited to the frequency or scale of our purchases, but if money is not infused into the economy by each and every one of us where will it come from? We have a chance to make a difference today! If you do decide to make a home improvement, consider a National Association of the Remodeling Industry (NARI) member. Our members are the best of the best. For the homeowners’ financial protection, our members are required to be licensed in their trade or sub-trade, insured, and screened prior to becoming a NARI member. You may have read recent articles of arrests being made by task forces that are targeting unlicensed activity. This is for the protection of the homeowner. Hiring a NARI professional will help you avoid such problems! This magazine provides you with lists of both remodeling contractors and specific subcontractors and trade professionals who are members of the Tampa Bay Chapter of NARI. For an enjoyable remodeling experience, I can only recommend Tampa Bay NARI members. They have the experience and dedication you will not find anywhere else. esigning your home starts with the selection of the right materials, and that’s where Cosentino’s surfacing products, Silestone® natural quartz, ECO™ recycled post consumer/post industrial materials, and SenSa® Granite all meet the needs of every conscientious homeowner.

What is Silestone® Natural Quartz? Silestone® natural quartz is a product that stays in the forefront of design and innovation. It’s genius is its ability to meet your changing needs and lifestyle, offering you nearly 70 stunning colors, two exceptional textures to open a path to invent cutting-edge styles and designs. Quartz is the hardest non-gem mineral on earth and Silestone® natural quartz is a stone product that is four times the flexural strength of granite. It delivers beauty, versatility, reliability, consistency, durability, and is completely non-porous. Silestone® is backed a 15-Year manufacture’s warranty. What is ECO™? There are eco-friendly surfacing materials in the market today, but no other like ECO™ by Cosentino. New, durable and environmentally friendly, ECO™ by Cosentino is made of 75% recycled content composed of post-industrial or post-consumer materials and is bound by an environmentally friendly resin which comes in part from corn oil. ECO™ performs highly against staining, scratching and scorching and is non-porous; requiring no sealers. It is available in 10 beautiful colors. ECO™ is backed a 5-Year manufacture’s warranty. What is SenSa® Granite? Cosentino has been a world leader in the natural stone industry for over 80 years. SenSa® Granite, a revolutionary natural stone product, is maintenance free premium granite. Natural stone is naturally porous. SenSa® Granite is treated with SenGuard.

SenGuard is a proprietary stone treatment that is used to protect SenSa granite from staining. SenGuard is not a sealer and bonds to the granite different than sealers. The SenGuard treatment, unlike common sealers allows the stone to breathe, enters the stone lattice and anchors to it while preserving the stone’s natural, beautiful color for years to come. SenSa® Granite is backed a 15-Year manufacture’s warranty. ABOUT CUTTING EDGE GRANITE, INC. Cutting Edge Granite, Inc. was formed in 1999 and is a leader in the fabrication of natural stone products. The owners of Cutting Edge Granite pride themselves with hand selecting many of our exotic granites and with three indoor slab showrooms located in Largo, Tampa, and Ft. Myers, Cutting Edge Granite brings the experience to you of personalizing your own project. SELECTING YOUR

REMODELING CONTRACTOR

F

inding the right remodeling professional is crucial. There is a lot for homeowners to consider and they need to be proactive and do their homework if they want to enjoy the remodeling process and the end result. Here are some guidelines to make the selection process easier and to help you make a more informed decision. BASIC QUALIFICATIONS Look for a contractor with a track record of success in your community. A successful business is one that is established in your area and has survived and thrived over a period of time. Check to be sure the contractor you hire is properly licensed, insured, and has workman’s compensation. In addition, homeowners can also contact their Better Business Bureau to see if there are any unresolved complaints against a contractor.

PROFESSIONAL TRADE ORGANIZATIONS The best place to find top-notch remodeling professionals is a professional trade organization like the National Association for the Remodeling Industry (NARI). These trade organizations help to keep their members informed about the latest products, construction techniques, business practices, and industry issues. When you select a NARI member, you’re selecting someone who adheres to a Code of Ethics, is required to have insurance and is held to the collective standards of the organization, and are dedicated to the professionalism and integrity of the remodeling industry. NARI Member Jon Greaves, CR, CKBR, CAPS Owner of Greaves Construction Inc., in Temple Terrace, FL, says, “Remodelers join NARI for all the

right reasons; to expand their education, obtain certifications, network with their peers, exchange information, and give back to the community,” he said. “I have been a member of the Tampa Bay chapter of NARI since 2003 and I wish I had joined much sooner.” According to Doug King, Co-Owner and Vice President of West Coast Remodelers & Construction, Inc., in Tampa Bay, FL, the benefits of being a NARI member are numerous. “We know that being a part of trade groups such as NARI and NKBA (National Kitchen & Bath Association) will add tremendous value to the products we offer to our client base,” he said. “All NARI members have licenses and insurance, as required by local and state laws. The membership base is made up of proven and trusted companies in the remodeling industry,” Doug said. “Members are educated about the latest trends and materials available in the remodeling market and are able to receive certification in many different categories of remodeling. Additionally, most members have won remodeling competition awards in one category or another.” The bottom line is that a remodeler who shows a commitment to his or her profession is someone you can count on to do a good job.

PHOTOGRAPHY COURTESY OF: TRIPLEPOINT DESIGN/BUILD

REFERRALS The best way to find a qualified remodeler is to be referred by someone who has just had a successful project completed by that firm. Talk to your relatives, friends, neighbors, and co-workers who have had recent remodeling done. The key is to get the referral from someone you trust. Look for someone who has the depth of experience to do the kind of project you want to have done. If you are looking to replace a toilet, tub, and floor in your bathroom, a new contractor is probably fine. If, on the other hand, you want to tear the brick corner out of the rear of your house and you have a structure above it, you need to be working with a more experienced firm. 14

NARI TAMPA BAY AREA

“Greaves Construction obtains 90 to 95 percent of our work from direct referrals from past clients, friends, and business associates,” Jon said. “We have been in business for 25 years and have a large clientele. We do some advertisements but that's more about general exposure than job leads.” According to Doug at West Coast Remodeling & Construction, they also receive the majority of their leads from referrals “because of our service, workmanship, and reliability. Our credibility has been built simply by doing what we say we are going to do while completing projects on time.” Here’s a list of questions to help you establish a contractor’s qualifications and to help you find the right person for your remodeling job. • How long have you been in business? • Who will be assigned as a project supervisor for the job? • What is the time frame for starting my project? • How do you handle this type of job? • Do you have employees or do you use subcontractors? • Is your company a full-service or specialty contractor? • Do you have design services available? • Does your company carry workers compensation and liability insurance? • Do any of your employees hold trade certifications? • How many projects like mine have you completed in the past year? • May I have a list of references for projects you’ve completed which are similar to mine? • Will we need a permit for this project?

Doug at West Coast Remodelers & Construction says that they also meet and reach out to clients through their website. “In the past we have advertised sporadically but in today's climate we are increasing our exposure to the marketplace,” he said. CHECK REFERENCES/REVIEW COMPLETED WORK Any reputable remodeler should be able to provide you with a number of references. Talking to past customers is one of the best ways to check on a firm you are considering. Here’s a list of questions to ask previous customers: • Could you communicate well with your contractor? • Were you pleased with the quality of work?

• Were you satisfied with the way your contractor conducted business? • Did the work crew show up on time? • Was your project completed on time? • Was it completed within budget? • Did the contractor stay in touch with you throughout the project? • Was the jobsite kept neat? • Did the work crew respect being in and around your home and family? • How was the contractor on follow-up? • Did you have any problems with callbacks? • Were your questions and/or complaints handled promptly? • Would you use the contractor again without hesitation? There’s no substitute for a direct testimonial or for walking through a project

PHOTOGRAPHY COURTESY OF: WEST COAST REMODELERS & CONSTRUCTION, INC.

A qualified professional will have no problem answering your questions. If you get vague or incomplete answers, or the contractor is hard to communicate with, avoid hiring that contractor. SURFING THE NET The Internet has opened up a whole new way for customers to shop for goods and services, and the remodeling industry is no exception. Many homeowners use the Web to locate remodeling contractors and to review their work from the comfort of their living rooms. And more and more contractors view a well-designed Website as a critical tool for showcasing their work. A good Website gives the homeowner a good idea of the contractor’s capabilities. It will often include a firm’s mission statement or philosophy of doing business. NARI TAMPA BAY AREA

15

SELECTING YOUR

REMODELING CONTRACTOR and seeing for yourself what a contractor can do. It is the best way to judge the quality of a remodeler’s work. Good firms are proud of the work they do and will be glad to show it to you. Additionally, according to Jon at Greaves Construction, their Job site signs make up about another 5 percent of work coming in, and staying on top of your education also helps. “I am always on the cutting edge; education is key. I keep up on all the latest trends, new technology, education, and new certifications, green building, and universal design. I am also a state certified home energy rater and can help the owners increase the performance of their home while we are working on it. I am always willing to share information and answer questions of any of my clients.” PREFERRED PROVIDER VS. BIDDING It is perfectly acceptable to select your remodeler of choice without taking bids. If you’ve done your due diligence and concluded a particular contractor or designer has the right skill set for your project, don’t hesitate to hire that contractor.

If you are taking bids, make sure each contractor is bidding on the same project, that it is an ‘apples to apples’ comparison. For example, make sure each contract is planning on using the same quality of materials. “We [Greaves Construction] are Design/Build and this allows me to design and price the project at the same time. This has been a great advantage for us and for the client also,” Jon said. In addition, take the time to review each contractor’s presentation so you understand exactly what you are getting. And if a bid seems too good to be true, it probably is. Keep in mind that there is a price to being in business and that an established firm is going to be paying more overhead. So there is a price for experience. But an experienced firm can often help you get more for your money. For instance, his team may have been working together for several years and is, therefore, more efficient. TRUST IS KEY Ultimately, your goal as a homeowner is to hire a remodeler you have confidence in. He or she needs to be someone you can communicate with and someone you trust.

The success of the project begins with a good relationship, Jon said. “[At Greaves Construction], we build relationships not just renovations. Our clients become clients for life. We are also working on the next generation, the grown children of past clients,” Jon said. Doug at West Coast Remodeling and Construction agrees. “We present a professional image and make the homeowner very comfortable with us during the initial consultation meeting. Our packet includes copies of our licenses, insurance, referrals, picture portfolios, and numerous other informational items related to remodeling. We take the time to listen to the homeowner's needs and wants so that we are able to offer advice and help design and then produce a product that meets their dreams while staying within budget. Our belief in giving back to the community is also very important to us and we are proud of our affiliations with The Centre For Women in Tampa and Rebuilding Together Tampa Bay among others.” Always remember, you and your remodeler are tackling your project together. By taking the time to choose the right person for the job, you are assured of getting a remodeling professional committed to the success of your project. THE 2008 NARI TAMPA BAY AREA

CONTRACTOR OF THE YEAR

AWARDS n the past, I have often spoken to a homeowner or group of homeowners and wished I could show them the high-quality work NARI Tampa Bay Area members do. And now I can. The following pages are dedicated to our 2008 Contractor of the Year (COTY) Awards. COTY Awards recognize excellence in the remodeling industry in several remodeling categories, including whole-house renovations, kitchen & bath remodels, interiors, historical renovations and more. In addition, award categories are broken down by total project cost. For instance, there’s an award for residential interior over $100,000 and one for below $100,000. So whatever your budget, you can see the possibilities. Award winners have demonstrated superior workmanship, design innovation and materials selection. Their work is truly the best of the best. Now, it’s my pleasure to introduce the 2008 NARI Tampa Bay Area COTY Awards. Enjoy.

WHOLE-HOUSE REMODEL:

TROPICAL SHORES PARADISE THIS BEAUTIFUL HOME WAS COMPLETELY GUTTED AND TRANSFORMED INTO THIS AMAZING WATERFRONT PROPERTY.

W

hen Coda Roberson and his partner Jack Hadad purchased this house about eight years ago, they knew that they would eventually want to gut the existing house and open everything up to make this their dream ocean-front property. The existing three-bedroom, two-bathroom home was located in an ideal area and had amazing possibilities. They also happened to own an additional property about 15 miles away that they were currently renting out. So, when the current renters’ lease was up, they decided to remodel areas of the rental house and live there for a year while they remodeled their Tropical Shores property.

NOT NEW TO REMODELING PROCESS Coda, who has remodeled several of his company’s offices, has extensive experience in decorating. Additionally, while growing up, he watched his father own and operate a construction business. “Remodeling and the construction industry is in my blood; I know the industry and I have traveled for business to help set up and decorate several of my companies’ offices around the country,” he said. Additionally, according to Coda, their beach home was his third house that he’s remodeled. When they originally bought the house, they knew that they’d want to have a much bigger kitchen, a new master bathroom, and they wanted to connect the existing detached garage and add it on to the house. “It was a 1950s-styled ranch on a double lot. The bathroom was small and outdated. Each house I have remodeled, they keep getting more contemporary in style,” he said. It was also important to the homeowners that the project be as ‘green-friendly’ as possible. They also wanted a more modern style with an open living room area and extensive decorating. One of the primary objectives of the design was to establish a unique architecture that was different from anything found in this region of Florida. “We also wanted the project to be

LOOKING FOR THE RIGHT REMODELER Coda and Jack did extensive research on area remodeling companies. Over the years, they had seen several remodeling projects in their neighborhood. One, in particular was a house located across the bay within viewing site of their backyard. “It was a wholehouse remodeling project and we were able to watch the whole process being done from start to finish. It just seemed to go smoothly and I couldn’t believe how fast the home was completed; I was very impressed with the remodel,” Coda said. Coda found out that TriplePoint Design/Build was the company responsible for the project. He made an appointment with the Owner of TriplePoint, Neal Fiske, to discuss what he and Jack wanted to do with their home. “Neal was very much a hands-on contractor and I told him what I wanted to do with the house,” Coda said. “I wanted a lot of specific details and he [Neal] never told me ‘no.’ We basically wanted to take the roof off, take out all of the walls, and build a new house. I threw a lot of ideas out there during the process and they always seemed to find a way to make everything work.” Before remodeling their Tropical Shores home, TriplePoint Design/Build first had to remodel areas of the rental property that Coda and Jack would live in while construction was taking place. Custom cabinets were installed, all of the windows were replaced, and the flooring throughout the rental property was all remodeled before they moved in. “It turned out well,” Coda said. “We knew we’d be living there for awhile, so we wanted these upgrades to be done.”

BEACH HOME CONSTRUCTION Once they moved into the rental property, TriplePoint gutted the entire beach home and took down almost all of the walls. According to Neal, certain changes were necessary to keep the house up to date and consistent with the other remodeling that was taking place in the neighborhood. “The house was situated on a beautiful double lot with open water views,” Neal said. “The detached garage was located on the second lot, 30 yards from the house. They wanted to combine the existing structures into a single, contemporary oasis that was unique and different from the commonplace Mediterranean architecture.” THE EXISTING HOUSE The existing house was a small 1,750square-foot, ground-level structure with limited water views. The interiors were outdated and unchanged since the original construction in 1959. The rooms were very small and there was no flow to the floor plan.

During design meetings with Coda and Jack, TriplePoint Design/Build identified the items and modifications they were interested in incorporating into the new scope of work for the project: • Design and build a contemporary structure that would marry the garage to the house. • Bring the new living square footage to 3,600 square feet. • Provide multiple water views from each room in the house. • Raise the ceiling height from eight feet to 10 feet in the perimeter living space, with a central room at 13 feet. • Introduce Green Technology in to the construction and selections of the project. • Create one large and open space for dining, cooking, relaxing, and entertaining. • Create an incredible master bedroom suite with walk-in closets and exquisite bathroom. • Maximize outdoor living with a combination of covered and open spaces.

completed in a year,” Coda said. “With what we wanted to do with the house, that was a very strict and tough deadline.”

WHOLE-HOUSE REMODEL:

TROPICAL SHORES PARADISE • Establish a comfortable flow from space to space, room to room. • Maintain as best as possible the original footprint of the house. • Introduce clean lines and use unique materials throughout the construction. • Keep form and function simple, but unique and elegant. CHALLENGES TO OVERCOME According to Neal, several challenges needed to be addressed to complete the desired remodel. Since FEMA requires 50 percent regulation on living space below the flood plane, they needed to raise the living level up 23 inches to be above the flood plane. They also had to do the construction around extensive old growth landscaping. There were also building setbacks on the front, side, and rear of the existing house. And, lastly, they had to provide for adequate rainwater runoff from the flat roof systems of the new additions of the home. Coda and Jack had also specialty ordered almost all of the products used for the remodel. A lot of the materials came in from different countries around the world, so they also had to plan for products to come through customs. “I wanted flooring from Jerusalem and they sat in customs forever; items like this screwed up their schedule,” Coda said. Additionally, all brand-new Energy Star appliances are installed throughout.

PHOTOGRAPHY COURTESY OF: TRIPLEPOINT DESIGN/BUILD

UNIQUE PROJECT SOLUTIONS To overcome these challenges, TriplePoint used a maximum spanning roof truss system to bear on the elevated exterior walls. This left the interior space open to creatively place interior walls and design unique spaces. “We used floor-to-ceiling, commercial-grade storefront glazing to provide for maximum water views and keep the structure sleek and streamline,” Neal said. TriplePoint also introduced a curved facia on the new 14' middle addition that introduced a different architectural detail, complimenting the clean lines of the main house and garage. “The facia was wrapped in aluminum that concealed a flowing aqueduct system to drain the water off the flat deck and into under28

ECO FRIENDLY CONSTRUCTION Many elements of the home were designed and constructed with energy conservation and efficiency in mind. “We wanted to be able to incorporate materials and equipment that would provide significant energy efficiency on the overall demands of the home,” Neal said. “We utilized metal roofing on the main living space, gas fired tankless water heating systems, high SEER HVAC equipment, and tinted impact rated glazing on the perimeter, to name a few.”

free-form flat decks of the main structure to the ground,” Neal said. The outdoor space surrounding the pool and deck is mostly open landscape, framing an expansive view from the kitchen windows. HAPPY WITH THE RESULTS The Tropical Shores house has clean lines that intersect at contrasting angles and levels to give it a modern feel with a beach house atmosphere. The unique jutting edges naturally define the unique spaces that are further accented by different colors. “We introduced different materials to maintain the contemporary style,” Neal said. “We established a comfortable, spacious flow from room to room, focusing on Coda and Jack’s goal to create one large, central area for cooking, dining, and entertaining. A desire for beauty, as well as function was emphasized. The house is very unique and it has interesting details

throughout.” Happy with the way the home turned out, TriplePoint Design/Build has won several National and Regional awards for this project, including first place in the National Association of the Remodeling Industry’s (NARI) entire house remodeling projects over $1 million. Coda and Jack couldn’t be happier with the finished home. “TriplePoint Design/Build was by far the most professional company I’ve ever worked with out of all of the remodeling projects I’ve done,” Coda said. “I can’t believe they got it done in a year. I highly recommend them; they did a phenomenal job.” Sources for this Article: TriplePoint Design/Build President: Neal Fiske, CR, GCP 6400 1st Ave North St. Petersburg, FL 33710 727-302-9116 www.TriplePointDB.com

ground site drains,” Neal explained. They also incorporated the unique artifact column pieces that Jack and Coda wanted to display that provided definition and flow to the main living room. One unique element that Coda wanted to incorporate in the design included a front door, which was imported from a house of worship in India. The 300year-old teak front door was skillfully integrated into the glazing system to complete the front portico. Other unique features include glass wall tiles in the master shower, an observation deck over the master bedroom, covered lanai, and a hurricane resistant doggie door installed in the block wall construction for man’s best friend.

THE CUSTOM POOL In the back, between the home and the bay, a custom-styled pool was designed to provide the best views possible. Additionally, the pool interior is finished with square blue glass tiles that were patterned in the shape of a wave to emulate the “flow” of water from house to pool to Gulf. “We constructed a ‘trough like’ aqueduct structure to creatively divert rainwater off the NARI TAMPA BAY AREA

hen Jill and Rich Hollenberg bought their 1920s bungalow, they loved the cottage style feel of the 2,200 square foot home. The original two-bedroom, two-bathroom home was a fishing shack over 80 years ago. Jill and Rich wanted to raise their family there, so they knew that they’d eventually have to remodel and make the home much bigger to fit their needs. After having two children, and now one more on the way, they decided it was time to add on to their existing home for their growing family. In the past, they had done some minor remodeling work, such as adding a porch and a laundry room area to the home. They had used a smaller remodeling company and the Hollenberg’s weren’t very happy with the work that was done. “It took really long for the project to be completed,” Jill said. “So, when we decided to add onto our home I wanted to use a reputable, well-known company.” 30

NARI TAMPA BAY AREA

Rich and Jill have lived in the area since 1999, and they would periodically see signs and advertisements for Strobel Design Build in St. Petersburg, FL. “I liked the homes they worked on and I had heard really good things about them,” Jill said. “Then, one day I saw an advertisement for remodeling by ‘moving up’ as in adding a second level to your home and I liked what I saw. The advertisement was for Strobel Design Build. So I made appointments with about three to four companies, including Strobel. I really liked the people from Strobel; they were nice and warm, so we ultimately decided to use them.” MAKE LITTLE IMPACT; DOUBLE THE SPACE Jill had spent considerable effort on maintaining and decorating the main level of their home. This meant that

whatever work was done had to have as little impact on the existing home as possible. This limitation was further challenged by the home’s location on the bayou within the FEMA construction zone. Budget limitations enforced by the city meant that the project would have to be permitted in two parts. Neighbors referred to the home as the “Key West House” and the low, cottage style was something Jill and Rich were not willing to change. Because the neighborhood is on the National Register of Historic Places, additional attention to design detail was required. “Not only did we have to meet the client’s goals, we also had to satisfy city planning and zoning officials,” said General Manager George Heppelle, CR, CKBR. The small waterfront lot meant that a lateral addition would not be possible; the only way to go was up!

THE EXISTING SPACE The existing attic space had been semiconverted at some point in the past. The water heater, washer, and dryer had been installed in the landing at the top of the existing stairs. The air handler was located in the middle of the attic hall space. Ducts were left exposed running through what had previously been substandard living space. The attic bedroom had less than 6'6" of ceiling headroom. Indoor-outdoor carpet, peeling wallpaper, and lack of finish details made the attic conversion uncomfortable, even before the HVAC trunk line made the room uninhabitable. The design goal was to raise the roof and add two additional bedrooms, a bathroom for the children to share, a playroom, lots of additional storage space, a utility closet, and family room area. TRANSFORMING THE AREA The spacious, open landing at the top of the stairs now doubles as a sitting and play area for the two, soon to be three children. Natural light is brought in through double windows in the dormer, a window positioned over the stairs, and a glass door separating the play area from the adjacent family room. The dormer’s bead board window seats hide HVAC ducting coming from the new air handler positioned inside the utility closet. Custom matched door and window casing and two panel doors used throughout the new addition were chosen to match those on the existing main level. Durable “Berber” style carpet was used to reduce sound transference between the children’s areas and the main level.

PHOTOGRAPHY COURTESY OF: STROBEL DESIGN BUILD

KEEPING THE HOME’S “STYLE & CHARM” “The homeowners came to us with a request fairly common from owners of 1920s bungalow style homes,” said Don Strobel, CR, GCP, CKBR of Strobel Design Build. “They wanted more bedrooms, more bathrooms, and more storage; space that would require the overall square footage of the house to be nearly doubled. What they didn’t want was to lose the style and charm of the existing house.” Jill says that a lot of the area homes are remodeled into big, overbearing mansions, and that was exactly what she didn’t want. “I knew Strobel had done similar work on other old bungalows in the neighborhood. Our house was very sweet and inviting, and that’s the way I wanted it to be after remodeling it,” she said.

TWO BEDROOMS ADDED The boy’s and girl’s rooms feature similar details, if not color. Similar in appearance to the one found in the playroom, the bead board window seat lids are fitted with tension hinges to offer storage, but reduce the chance of the lids falling on little fingers. The built-in open book shelves are fitted in between the roof trusses to take advantage of unused space. Both feature spacious closets with double doors for ease of access. Small alcoves offer the children small “private” spaces within the large bedrooms. THE BATHROOM The children’s bath takes advantage of space, while adding interest in every area. The matching pedestal sinks are perfectly framed within an alcove created by an adjacent linen closet. Bead board wainscot and chair rail, framed medicine cabinets, plumbing, and lighting fixtures were all selected to compliment the 1920s period look of the existing home. THE FAMILY ROOM A comfortable 16' x 23' family room features the best view in the house. The double French doors lead outside to a second-level deck overlooking Tampa Bay. UNIQUE SOLUTIONS The existing staircase positioned behind the tall pantry cabinets was too narrow and too steep to meet current code. The tile floors were out of character with the rest of the home, and an interior window that looked into the home office was a hang over from a previous renovation. “I wanted an open staircase coming down into the kitchen,” Jill said.

The new staircases open oak treads and railings bring more natural light into the kitchen, giving it a larger, more inviting feel. The natural oak floors match those in the rest of the home. Additional storage was created by relocating the refrigerator under the stair landing and installing a custom buffet. Every possible inch of space was maximized for storage. Taking advantage of difficult-to-access dead space below the stairs, a “hidden” drawer has a magnetic spring latch, meaning no exterior hardware is required. NARI TAMPA BAY AREA

UNIQUE SECOND FLOOR ADDITION

was so tacky and it really needed to be updated,” Jill said. The original bath had a cramped layout, and even worse execution of details. The door placement created an artificial division within the bath that produced large amounts of wasted space and uncomfortable placement of key fixtures. The original water closet was too small and poorly finished. The position of the fixtures allowed less than 14" from the bowl to the shower door.

MASTER BATHROOM REMODELED Since they were remodeling so much of the house and they weren’t living there at the time, Jill said they also decided to remodel their master bathroom on the first level. “The existing master bathroom

CUSTOM BUILT-INS THROUGHOUT Detailed planning and custom built-ins, including built-in shoe racks and a dresser, allowed the undersized water closet to be transformed into a practical walk-in closet. The toilet was given its own room;

PHOTOGRAPHY COURTESY OF: STROBEL DESIGN BUILD

Additionally, a shallow pantry was created from dead space discovered between the kitchen wall and adjacent closet. The custom buffet allows for display storage, and provides a future location for a wine cooler. A walk-in pantry below the stairs more than replaced the storage lost by removal of the old pantry cabinets. A new 80-gallon water heater was located in a low area below the stairs; custom shelves lined the wall, extending into a previously unused dead area behind the refrigerator.

utilizing a pocket door that allows for uninterrupted flow through the main bath. The position of the water closet creates a vestibule within the bath, offering additional privacy. The 10 lite glass door and crystal door knob mimic those in the master bedroom. The reflection in the mirror shows the relationship of the back-to-back matching vanities. The mirrors themselves were beveled to match the shower tile detail, and are trimmed with custom moldings. Kohler plumbing fixtures were selected for their period appearance. Well-placed decorative vanity lights offer proper task lighting, while dimmable recessed lights assure the proper mood can always be achieved. Careful detailing and expert product selection are the hallmark of the new master bath. Proper positioning allows both a large soaking tub and walk-in shower. A clear frameless shower enclosure keeps the bath open. Hexagon floor tile and beveled subway wall tile used in the shower complete the period feel required by the homeowner. The shower control was located just inside the shower door and opposite the shower head so Rich and Jill never have to enter a cold shower. Continuity was maintained by continuing the bead board wainscot detail as the tub skirt and surround. HARD WORK PAYS OFF Jill and Rich couldn’t be happier with the second-floor addition and master bath remodel. Their goal of maintaining the bungalow’s historic style was met even though a complete second floor was added. The ultimate compliment comes from the many neighbors who comment they can’t even tell where they remodeled the house,” Jill said. “I highly recommend Strobel Design Build and would definitely use them again. They were such professionals and they did such a great job.” Sources for this Article: Strobel Design Build 2716 6th Avenue South St. Petersburg, FL 33712 727-321-5588 Owner: Don Strobel, CR, CKBR, GCP General Manager: George Heppelle, CR, CKBR www.strobeldesignbuild.com

COMMERCIAL REMODELING

DONE RIGHT

The Mission AVEDA Salon & Spa owners had some unique design challenges and they needed to find an area remodeler to help make their vision a reality.

FINDING THE RIGHT REMODELER Having completed their studies and with the help of The AVEDA Institute, Mark and Kenneth started looking for a retail

building to house their Salon and Spa. They found an ideal space located between the Tyrone Mall and the area beaches. It was an unfinished shell recently constructed, so the time came to research area building and remodeling companies to perform the build out. Working with their architect, they interviewed three area contractors. After meeting with each company, they hired Bay Breeze Enterprises Inc., in St. Petersburg. “They came highly recommended by the architect, Mark said. In order to choose the right contractor, they knew the company chosen needed to execute and achieve the vision they had. In addition, the con-

fter owning and operating three successful businesses in New York, Mark Gerard-Fetzer and Kenneth Hay decided to relocate, pursue other careers, and open their own salon and spa in beautiful St. Petersburg, FL. The AVEDA Institute in downtown St. Petersburg offered them the foundation they needed. Mark and Kenneth attended the Spa Therapy and Cosmetology programs, and both graduated with their licenses within a year.

tractor and subcontractors needed to work closely with both Mark and Ken on a daily basis, so it was crucial that they all be able to work in a precise and respectful manner. “Kenneth and I had very specific and unique concepts that we wanted to incorporate into the salon design. We wanted floating ceilings, a rock wall that was installed vertically instead of horizontally, a concrete floor that was honed and polished, etc.” Mark said. “The owner and staff at Bay Breeze were awesome. They helped make our vision a reality. It was a “raw” retail space that presented so many possibilities and Bay Breeze was amazing at interpreting and implementing our ideas; they just really connected with us,” Mark said. According to Bay Breeze Enterprises owner Bob Phillips, CR, GCP, LEED AP, determining right from the start what the client wants is the most important part of the project. “Mark and Kenneth wanted a beautiful salon that would create an environment for their guests, as Mark says, ‘that would enrich their life and nourish their spirit.’ They had some excellent concepts and had laser beam focus on what they wanted,” Bob said. 34

Mark envisioned a three-dimensional floating ceiling that would create visual interest and conceal all the duct work and wires. He had a tight budget to follow and he felt that Bay Breeze had a comprehensive and accurate bid for the project. TIMELY RESPONSE One of the main requests from Mark and Kenneth was that the Salon be done within 60 days. “We wanted to be in by November and have the Grand Opening by midNovember before the Christmas Holiday,” Mark said. Bay Breeze was confident that they could deliver the request within that time period. “They were very responsive and met all their deadlines. That was one of many things we truly appreciated.” According to Bob, the two biggest challenges were the unique design that the owners wanted, and that they wanted it completed within 60 days. “When we started, the space was a cold dark shell, an industry term for four walls and a roof deck with absolutely no finishes. They wanted a floating ceiling incorporated within a very unique design,” Bob said. “All of the electrical, plumbing, and mechanical contractors had to work

simultaneously in order to meet our deadlines. In the end it all worked out very well.” SUPERIOR CRAFTSMANSHIP; UNIQUE DESIGN Bob said that due to the nature of the ceiling installation and the large degree of mechanical and electrical systems the ceilings would have to hold, a great deal of care was taken to keep the ceiling sections structurally sound, level, and square to the adjacent walls while hiding the suspension system. According to Bob, typically drywall is used as an integral part of a wall or ceiling system that intersects an adjacent drywall surface. “The floating ceilings are the keystone element to the beauty and uniqueness of this project. The drywall panels are independent of one another, which complements the entire salon ambience,” he said. “GREEN AS POSSIBLE” Mark also says that Aveda is environmentally conscience and whenever possible encourages owners to incorporate this philosophy in design and execution of new salons and spas. “We wanted to follow that philosophy and build as

green as possible. A raw polished concrete with an eco-friendly sealant was chosen for the floor and low-VOC paint was used throughout. In the bathroom, a concrete sink made of recycled products was used. We also used as many fluorescent and LED light fixtures as possible,” he said. “The floating ceilings allowed for strategic placements of the lighting and air distribution while accentuating the salon’s functional operations,” Bob said.

Bay Breeze [Enterprises]. Their enthusiasm matched ours about the project and they never told me ‘No,’” he said.

AESTHETICAL ENHANCEMENT The structural and mechanical systems above the floating ceilings were painted dark brown, virtually hiding anything above them. This technique created a complicated balance of undulating elements and simple lines.

COMMUNICATION IS KEY Not new to the remodeling process due to their previous business in New York, Mark said that Bay Breeze was the easiest contractor they had ever worked with. When asked why he thought the project went so flawlessly, Mark said that the employees at Bay Breeze communicated very effectively. “They really listened to us and helped figure out the design elements that we wanted to incorporate and they made sure that our needs were met. We truly believe in Bay Breeze and their capabilities. As their business card states... Anything Is Possible. We highly recommend them.”

BUSINESS GOING WELL “We love how the project turned out; they did an incredible job and we couldn’t be happier with the results,” Mark said. With a November 18, 2008, opening, the business is doing awesome, he said. “We are so happy that we went with

compete for the prestigious National Association of the Remodeling Industry (NARI) Florida West Coast Remodeling Awards (FWCRA) in recognition of their achievements. Companies—from oneperson shops to the largest remodeling firms—compete in more than 25 categories from small bathroom remodels to large whole-house renovations. Bay Breeze Enterprises recently won First Place in the Commercial Specialty category for their work on Mission Aveda Salon & Spa. Winners are selected by an impartial panel of judges from within the industry and associated fields. All entries are judged on functionality, problem solving, aesthetics, craftsmanship, innovation, degree of difficulty, and entry presentation. Bay Breeze was recognized and honored at the annual Florida West Coast Remodeling Awards Evening of Excellence. “Our philosophy at Bay Breeze is that performing within industry standard is not good enough,” said Bob Phillips, CR, GCP, LEED AP President of Bay Breeze. “To be remembered we have to be better than the other guy.”

CHOOSING THE

RIGHT CABINETRY B

efore you purchase your new kitchen or bathroom cabinets, there are some important things you should know and important questions you need to answer. Several factors should all be considered before you make a final decision on the type and brand of cabinetry you choose—including budget, size, style, quality, construction, and finish.

PHOTOGRAPHY COURTESY OF: WELLBORN CABINETRY

SET YOUR BUDGET Cabinets can account for 40 to 50 percent of the total cost of your kitchen or bathroom remodeling project, so setting your total budget figure will be one of the first things you’ll need to do. But don’t let this decision scare you off. The cabinets you select will set the tone of your new kitchen or bathroom and play a major role in transforming your space. The options are endless. Kitchen designers will help you in your selections.

36

The first thing anyone should do is come up with a budget for the project and break it down for cabinetry, countertops, appliances, etc.; kitchens can run from $5,000 to $50,000-plus just in cabinetry. Cabinets range in price considerably based on quality, the type of material they are made of, and whether they are stock (ready-made in specific sizes) or custom (produced specifically for your kitchen in whatever sizes are needed). The material you choose for surfaces including counters, backsplashes, and floors can also account for variations in price. GETTING WHAT YOU PAY FOR Other key elements that factor into the equation are talent and workmanship. In the remodeling business, you tend to get what you pay for. An accomplished designer, skilled sub-tradesmen, and

expert installation crew may cost more. But you’ll appreciate their ability every time you use your kitchen. According to Crystal Cabinets, this brand of cabinetry is known for their high-end custom cabinetry. “Crystal is a fully custom-framed or frameless product line, offering a wide array of cabinets, modifications, and special requests.” Doors are available in overlay, full overlay, and inset styles, allowing you to achieve period looks like Arts & Crafts, Shaker, Tuscan, Country French, as well as cutting-edge transitional designs for any room in the home. Additionally, Crystal is constructed of furniture quality materials with the best in workmanship and design flexibility. With over 80 door styles, unlimited choices of stains and paints, and 12 choices of wood, Crystal is a premier cabinet line. Another popular example is Wood-

MEASURE YOUR SPACE You’ll eventually want a professional to come to your home and look at your space, but you should measure your area and think about where you might want the new cabinets to fit. With these preliminary measurements in hand, you’ll be able to give more accurate information to the salesperson at the home center or kitchen store, and he’ll be able to give you more precise estimates and ideas for your project. CHOOSE STOCK, SEMI-CUSTOM, OR CUSTOM CABINETS Stock cabinets are least expensive, and are constructed in standard shapes and sizes, and are available in a limited number of woods or styles. Semi-custom cabinets are factory-built in standard sizes, with many options for storage, design, and style. The high-end of cabinet construction is custom cabinets. They are constructed in either a workroom to designer specifications or on-site in any style and finish. There can be many benefits to choos-

Mode cabinets, which have a superior finish, and include many options. Offered locally by Kitchen Center Plus, in St. Petersburg, FL, the Wood-Mode line offers a wide range of styles and options to choose from. Your kitchen style can range from a traditional kitchen to a contemporary or loft look. Yet, one more versatile example is the Wellborn Cabinet line, which offers four lines of cabinetry in their series of "Good, Better, Best" cabinets. “Each level has more to offer than the one before, yet all feature the quality construction that you have come to expect from Wellborn Cabinet, Inc.” Available locally at Strobel Design Build, in St. Petersburg, FL, General Manager George Heppelle says “Wellborn offers different lines of cabinetry to satisfy the needs of all our clientele; semi-custom, dove-tail cushion close drawers, and everything you could think of along the lines of pull-outs.”

ing stock cabinets—such as not waiting for them to be ready to install. Another popular brand, KraftMaid cabinets, carries 19 price points and 37 door styles, so there is something for everyone. For example, KraftMaid Cabinetry's standard construction features 3/4" solid wood dovetail drawers with under-mount suspension runners and 3/4"-thick, fully adjustable, fulldepth shelves, which are considered upgrades by many other manufacturers. Additionally, KraftMaid's DuraKraft 14-step furniture finish is one of the finest wood finishes available. This multistep process is used to create each one of KraftMaid's 37 finishes and glazes. According to designers at KraftMaid, “We take the extra steps like hand-sanding and hand-rubbing the finish into each door—to bring you a beautiful finish, each and every time.” Merillat brand cabinetry has over 50 styles to choose from, cabinets for the kitchen and cabinets for the bath. You can choose from traditional and contemporary cabinets and combine them to work as entertainment centers, hutches, butler pantries, computer centers, and much more. SO MANY OPTIONS Stock cabinets offer few options beyond drawers and cupboards. But semi-custom and custom cabinets provide endless solutions to your storage needs. Pullout shelves for pans, a lazy Susan, a wine rack, vertical dividers for trays and cookie sheets, an appliance garage, or pullout bins are some of the standard add-ons. If

you have a space too narrow for a cabinet and counter, a tall pantry closet provides lots of space, either for pots and pans in the kitchen or towels in the bath. When remodeling your kitchen or bath, the size of your room isn’t nearly as important as its efficiency. Yorktowne cabinets have developed dozens of clever solutions to make sure you have a place for everything. Tuck your bread box and cutting board in a base cabinet. Install tilt-out trays by the sink for sponges and such. Organize your baking sheets in that sliver of space beside the stove. According to Yorktowne, “If it belongs in your room, we’ll design a place for it. Just mark the solutions you like and share them with your designer.” Wood-Mode brand cabinets’ manufacturers choose just the right components for each specific function. For example, while solid wood is the ideal material for raised panel doors and frame faces, it isn’t always best for sides, tops, bottoms, and shelves where strength, stability, and warp resistance are essential. According to kitchen and bath designers, all of the cabinets today must have many of the accessories that make the cabinets more useful; tilt down storage for sink areas, waste basket pull outs, cutlery trays, knife blocks, etc. These are ‘must haves’ for today's kitchens. Additionally, Crystal Cabinets offers many possibilities which are showcased in its quartet of distinct, handcrafted cabinet lines: Crystal (custom framed); Quest (custom frameless); and Keyline (framed) and Encore (frameless), are Crystal’s value-priced lines. CABINETS—SELECTING THE RIGHT TYPE OF WOOD When you start shopping for kitchen or bathroom cabinets, the type of wood used is just as important as the overall look or finish of the cabinets. Depending on whether you are buying RTA (ready-to-assemble), stock, semi-custom, or custom cabinets will have a big impact on the types of woods that are available for you to select from. Custom cabinets will offer the largest selections of wood types, but you will also pay significantly more for them. Here is a list of wood types that you may come across in your search for cabinets (listed in order of price). Paint Grade Paint Grade wood can really consist of a wide range of wood types. Most stock and semi-custom cabinet companies that apply a painted finish may even use MDF or Particleboard instead of wood. The most common paint grade woods will be Birch, Poplar, or Maple. Oak Oak is probably the most widely used wood for cabinets. Most contractor-grade cabinets and more economically priced cabinets will be made of Oak. Oak is available in over 200 different species and is grown all around the world. The most common finish for Oak cabinets is just a natural or honey finish. Oak is a strong, dense wood that will hold up to everyday use and can accept stain well. Pine Pine comes in three different versions—white, yellow, or ponderosa. White pine can be very easy to work with and will accept stain easily, while ponderosa will require some special attention because of the resin that may still be concentrated in the wood. Pine is great for creating a rustic feel for your home. Maple Maple is another widely used wood type and can be found in a wide variety of species. This is probably the most common wood found in RTA cabinets, because it grows abundantly in Northern China and most RTA cabinets come from China. There are also more than 10 species of Maple that come out of the United States, so there is a wide variety of grains. Most maple is very easy to work with and will accept stain easily. Maple finishes well in any color—from a honey finish to a chestnut glaze. Cherry Cherry is typically used in the mid-priced to higher-end cabinets. The unique feature about Cherry is that with a light stain applied, it will actually get darker with time. As the wood ages and is exposed to sunlight, it will change to the reddish brown color most people associate with antique cherry furniture. Bamboo With the push towards becoming eco-friendly, more and more cabinets are being designed using Bamboo. Bamboo is a hearty plant that grows rapidly. The biggest drawback to bamboo is that it has to be veneered over another wood, since Bamboo plants do not grow thick enough to cut into planks. Right now, you will only find Bamboo being used by custom shops primarily on the West Coast. Mahogany Mahogany creates a very rich look, and the wood itself is reddish-brown. Aside from exotic woods, this is going to be one of the most expensive options in the common wood types. Mahogany accepts stain very well, but is not an overly strong wood.

YOU HAVE A CHOICE IN QUALITY If you’ll live in the home for a short time, you can select a basic style of cabinets. But if this is going to be your “dream kitchen” or bath, you should look for topquality construction. Cabinets should have solid frames, door and drawer fronts, reinforced corners and closed backs. Drawers and doors of cabinets will be opened and closed many times a day and should operate smoothly and quietly. The finish on the wood should be smooth. Look in magazines and stores to find what look you like. Choose a style that blends well with the architecture of your home as well as the interior design of the other rooms. You can choose natural wood finish in a number of colors and woods, painted or stained, or laminate finished. Between magazine articles, cable TV, and the internet, there are many sources of trends in styles and colors and designs for the consumer to view and form opinions as to what will work for them. Whether you are remodeling a high-end kitchen, or just updating a rental unit, there are a wide variety of wood types to select from. Selecting a wood type that will hold up to the amount of use and abuse it will incur is just as important as how the finished product will look, so keep that in mind when shopping for kitchen cabinets.

THE PEOPLE WHO MAKE IT DIFFERENT! Tuscany Tile’s owner has spent much of his life in construction management. He is a licensed tile and marble installer and contractor. He personally supervises the four crews of tile and marble mechanics as "Job #1". Every afternoon he reviews the plans that our showroom supervisors have developed to assure that they are both artistic and technically sound. Our showroom supervisors patiently help you specify every wall, floor and ceramic decorative piece in your renovation or new home. They don’t work on commission and it is their mission to give you the benefit of their interior design knowledge. Our installation crew chiefs have been with us for a long time. They are knowledgeable, honest, artistic, and insured.
