PRESIDENT’S MESSAGE A SMART ENGAGEMENT

LEADS TO A SOLID MARRIAGE he worst economic event in the last 80 years… Is it a depression? Is it a deep recession? Maybe it’s a de-cession or a re-pression? Whatever it’s called… homeowners are filled with anxiety about the value of their property and remodelers lay awake at night wondering where the next job will come from. The marketplace has entered a very strange and dangerous phase. Customers think that prices are falling and remodeling projects can be had for 30 percent to 50 percent less than just a few short years ago. Remodelers are hungry for work and they fear the competition from a flood of “start up” companies with little experience and low overhead. It is truly is a buyers market. But let’s take a look through the microscope to see what really goes on… When homeowners are nervous about home values and return on investment, the price of a project becomes the single most important criteria for choosing a dependable contractor. When a remodeler looks at his “jobs in backlog” file and sees that the cupboard is bare, cutting prices to compete with dozens of unemployed carpenters in town feels like the only desperate choice available. The collision of these two forces can create some very interesting fireworks. The client is happy that they found a bargain and the contractor is happy that they found work… right? Everyone wins and the laws of supply and demand have once again proved wiser than us all… Well… not so much… as the remodeling gets to the halfway point, there have been a couple of surprises and the contractor realizes that he has severely under priced the job and won’t be able to pay for all the materials and subcontractors. He needs to find another source of income to complete the project. So he lands another job by bidding low again and has to service two clients with the same carpenters. He can’t take the time to properly train another crew because he needs the money from the second project to pay for the first. So now the carpenters dis-

appear for days at a time from the first job and our homeowner starts to get worried. “Where are these guys? It’s been two weeks since anything has been done?” Phone calls are made and answered inconsistently… tempers are shorter and everyone’s usual restful sleep is frequently interrupted with fits of frustration and anger. The ball rolls down hill fast and soon the client and the remodeler are at each other’s throats. What once looked like a bargain and a marriage of needs has turned into a nightmare. This is an all too-familiar story… even in times of prosperity. What should a smart consumer do to avoid this madness? Don’t be seduced by the false hope of “The Buyer’s Market.” If the price seems too good to be true… it probably is. Expand your decision-making criteria to include honesty, dependability, a history of customer care, and reliable warranty service. Find a remodeler that you can trust over the long haul. Be a smart consumer. Perform your due diligence when researching a remodeler’s past performance, time in the business, and how problems were resolved during the job process. These are all good indicators for predicting a successful relationship. My plea for consumers and professionals is the following: Homeowners… be careful and thorough in deciding how to hire a contractor and be sure that they listen to you and that you can talk to them. Contractors… be realistic in pricing projects… you are in the customer care business first. Make sure you can fully provide the services that your estimate promises. If these fundamentals get accomplished in good faith, then everyone can enter the delicate marriage of remodeling with eyes open and with clear expectations. ou can trust a professional remodeling contractor with NARI certification to have access to the latest industry information via conventions, educational programs, meetings, trade publications and expos that feature up-to-the-minute products, materials and techniques. Only serious professionals with a real desire to excel in the industry are eligible to participate in NARI’s rigorous certification program, which teaches and tests skill sets, safety issues, and ethical business practices. When you see any of the cerifications described on this page, you’ll know that the affiliated remodeling contractor or company has taken the time to meet performance and business criteria that surpass industry standards.

Certified Remodeler (CR) Designed to recognize and identify fullservice remodelers. Candidates must have a minimum of five years experience and be employed by or own a firm that derives 90 percent of its sales volume from remodeling. Certified Remodeler Associate (CRA) Recognizes individuals who actively support the remodeling industry, such as architects, designers, educators, manufacturers, publishers, suppliers and consultants. Certified Remodeler Specialist (CRS) Reserved for remodelers who specialize in a particular area of the industry, such as roofing or flooring, etc.

Master Certified Remodeler (MCR) This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support of their local chapter, NARI National, and/or their local community. The MCR identifies Certified Remodelers that have withstood the test of time and continue to be successful within the industry. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application to qualify for the MCR certification, candidates must be a Certified Remodeler for a minimum of 10 consecutive years and hold another NARI certification. Candidates must have been involved with their local NARI chapter or NARI National and/or involvement as a leader in the local community. Candidates must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients. Universal Design Certified Remodeler (UDCR) This designation includes remodelers with knowledge and skills in a broad range of universal design and remodeling. Individuals with the UDCR designation are recognized as experienced remodelers with skills and knowledge in all aspects of universal design and remodeling. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application, to qualify for the UDCR certification exam, candidates must have been in the remodeling industry for a minimum of 5 years. Candidates must also have completed a minimum of 8 hours of universal design remodeling/building related education.

Certified Lead Carpenter (CLC) Designed for lead carpenters who are skilled and knowledgeable in the technical, hands-on aspects of their work, but also have demonstrated skill and knowledge in project management, supervision and customer service. Candidates must have a minimum five years experience with at least two of those years as a lead carpenter. Companies who believe in providing a quality product will make sure their lead carpenters are trained and certified so they can produce better jobs, be more professional, run projects more efficiently, and interact more proactively with their customers. Certified Kitchen & Bath Remodeler (CKBR) This designation allows homeowners to identify contractors who do extensive work in kitchen and bath remodeling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. The CKBR certification addresses the unique aspects of kitchen & bath design and remodeling, including technical expertise and new product knowledge. Green Certified Professional (GCP) The GCP designation is designed to recognize and identify remodelers who apply green or sustainable principles to their remodeling projects. They understand key green building concepts including energy efficiency, site management and use, indoor air quality, water conservation and the use of building materials and finishes. The GCP certification addresses how green remodeling can make homes more durable, efficient, sustainable, healthier to live in and less expensive to operate.

he National Association of the Remodeling Industry’s (NARI) core purpose is to advance and promote the remodeling industry’s professionalism, product, and vital public purpose and the last couple of months have been no exception. Here is some NARI News that is very relevant throughout the local Metro Washington, D.C., area.

NARI ADVISES HOMEOWNERS OF NEW EPA LEAD RULE If you live in a home built before 1978, chances are you may be exposed to lead. Common renovation activities like sanding, drilling, and demolition can distribute harmful lead dust and chips, creating a hazardous environment for homeowners. To protect against this risk, the U.S. Environmental Protection Agency (EPA)

has issued a rule requiring the use of more stringent lead-safe practices aimed at preventing lead poisoning. Under the new rule, beginning in April 2010, contractors performing renovation, repair, and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead contamination. “When you’re doing remodeling of a home built pre-1978 there is an awful amount of lead dust that gets released into the air—if you don’t take the proper precautions,” said Michael Hydeck, CR, CKBR, Vice President of NARI. “This is particularly dangerous for children under six years of age and pregnant women, but it’s also not good for the worker.”

Lead is a toxic metal that was used for many years in products found in and around our homes. Lead may cause a range of health effects, from behavioral problems and learning disabilities, to seizures and death. Children six years old and under are most at risk. The EPA has encouraged lead-safe practices for many years, but the new regulations give remodelers and homeowners a higher standard to refer to. According to the new rules, contractors working on homes built before 1978 will have to have a certified lead remodeler on staff. Remodelers will get certified by the EPA by participating and passing a concentrated eight-hour training course about the dangers of lead paint, how to set up work areas that will not expose residents, minimize dust, and leave the work area clean. Contractors will use a number of protective measures, including: wearing appropriate eyewear, clothing, and repertory protection on the job. Inside the work areas remodelers will remove furniture and belongings during the project or cover them with heavy plastic sheeting, close and seal vents, and turn off forced air heat and air conditioning systems if necessary. In addition, remodelers will be required to give each homeowner a pamphlet called, “Renovate Right: Important Lead Hazard Information for Families, Child Care Providers, and Schools,” which includes a sheet in it for the homeowner to sign that acknowledges that they have read it. Although the new rules don’t kick in until April 2010, the EPA recommends that anyone performing renovation, repair, and painting projects that disturb lead-based paint in pre-1978 homes, child care facilities, and schools follow leadsafe work practices. Contractors working on projects with the potential of lead exposure should follow these three simple procedures: contain the work area, minimize dust, and clean up thoroughly. t’s been going on for too long. And too many of us have postponed our plans to remodel, renovate, or improve our homes. Many of us are now asking what now? How long do we want to put life on hold? At this point it is time to re-assess our lives, the economy, and the world around us. And it is time to decide if we want to continue to be the effect of the economic climate. In his recent State of the Union address President Barack Obama asked “How long should we wait? How long should we put our future on hold?” For those of us who are optimistic and for those of us who want to be in charge of our lives, it is time to stop waiting, and move forward with our lives and plans. Additionally, the national unemployment rate fell from 10.0 percent to 9.7 percent in January and recent polls taken think it will only get better. Now that the economy is on the way to recovery, it is important that we don’t continue to keep our lives and plans on hold. Now is the perfect time to dust off those plans for your home improvement project and resurrect your dreams and plans for your remodeled home. There are many possibilities to consider ranging from simple cosmetic improvements to major remodeling projects. According to Jonas Carnemark, CR, CKD, Owner and Founder of CARNEMARK systems+design, inc., in Bethesda, MD, historically their company has completed some of their best work during downturns in the economy. “We have achieved some of our best projects during calmer times. An emphasis on detail is easier to maintain and our subcontract teams are less stretched and eager to present their best pricing,” Jonas said. Additionally, according to Patty Iacone, with Advanced Contracting, Inc., in Round Hill, VA, the year for them has been off to a great start. “2010 has started off with a fantastic start, and we are really excited about that. Also, homeowners that are thinking about starting a project soon should really take advantage of the low-interest rates that are being offered right now. If homeowners need financing for a project, now is definitely the time to look at the rates,” she said.

IMPROVING THE QUALITY OF LIFE If your answer to “what now” is to move forward with your home improvement plans you will not only be taking your life and future off hold, you will be taking steps toward improving the quality of life for yourself and your family. The possibilities are endless. Cosmetic changes to the inside or outside of your home can make a huge difference in its look and feel. Perhaps you would like changes to your space or the functionality of your home. A new kitchen, bath, or family room are only some of the possibilities. If your family needs more space, now would be the time to start planning for an extension. Look around and ask yourself what do you want and what would make your home more enjoyable for you and your family. Another valid point that Patty with Advanced Contracting mentioned, was that with the snow storms that the D.C. area recently got bombarded with she estimated that there may be significant damage with the huge amount of snow that the area got hit with. “If there was damage to your home or building—such as leaks and so forth—it’s better to get the repair work done right away before it causes bigger problems,” she said. As you move forward with your plans it is important to seek professional help and find the best contractor for your project. Please keep in mind that the best contractor is most likely not the cheapest. To prepare for your project it will be beneficial for you to clarify your needs, wants, and goals. In addition you should make a list of any concerns you have for your project. A professional National Association of the Remodeling Industry (NARI) home remodeler will assist you in clarifying all issues regarding your project. “We find that looking for the question behind the question brings us closer to the needs of the homeowner,” Jonas with CARNEMARK said. “It is easy to assume you understand, but going the extra step ensures a deeper understanding of the issues. This leverages the creativity a remodeler can apply to the issues and creates a richer value by focusing the budget on the real priorities.” Keep in mind that just as there are differences in projects, there are many differences in contractors. Of course you want to make sure that the company or individual you decide to work with is licensed and

insured, but there are other differences as well. For example, if you want to renovate your kitchen you would want to choose someone who specializes in kitchens. Even beyond that there are many differences. Some contractors have more expertise in different areas of construction. Some specialize in doing simple, straightforward work, while others specialize in designing the project around your needs. It is important for you to determine who will best suit your specific needs. Depending on the size of your project you could be dealing with your contractor for an extended period of time. Therefore it is very important that he is willing to listen and communicate. Carnemark suggests, “Once you narrow down the type of company that makes sense for you, go with the team that makes you feel most comfortable in your relationship with them. When the relationship is built on integrity and trust, magical things happen and the projects turn out even better than you can imagine.” Communication is critical to a successful outcome, whether your project is a small enhancement or a major home improvement. It starts with the professional remodeler asking the right questions and listening to your answers. It includes his ability to understand your needs, wants, and goals. It also includes his ability to rapidly assess the project and create a proposal that is understandable without being overly complicated. These abilities encompass a sense of caring and honesty and the willingness to do what it takes to satisfy you. Just as you

want to work with a contractor who is willing to communicate to you, it is equally important that you communicate openly and honestly to him. With good communication you will end up with a successful project, a project that satisfies your hopes and dreams, and a project that your contractor will be proud of. fter many years of faithful service the old rear deck was ready to be retired. The clients love the wooded backyard and used the deck often to stargaze and take in nature. They desired a permanent replacement of the deck, and wanted to create the perfect “backyard retreat.” Kingston Design Remodeling carefully listened to the client’s expressed needs and after a thorough design process, expertly created three distinct yet unified spaces: a large two-story sunroom, an adjacent climate controlled “spa room” housing a seven person hot tub, and an expansive composite deck. Both the sunroom and the spa room additions feature glass on five sides, providing the light and views desired by the client. To accommodate star watching, an elaborate multi-paneled skylight system was custom designed for each addition space. A favored detail in both of the new spaces is the arched ceiling, mimicking the curve of the generously sized picture windows. Kingston carefully considered the many complexities involved when enclosing a hot tub. Due to the likelihood of water spillage the entire spa room is waterproofed. A dedicated HVAC system with space humidistat enables the client to accurately control the temperature and humidity level. Red cedar decking was selected as the floor surrounding the hot tub. This allows the tub to be recessed into the floor, creating a safe environment by eliminating the need

for bulky steps. By panelizing the decking, any section can be removed allowing proper service access to the hot tub. To give the clients the utmost comfort, Kingston incorporated electric floor heat in the sunroom and energy-saving icyene foam insulation throughout both addition spaces. Through Kingston’s thoughtful design and sublime execution, any area of the award-winning project is easily accessible, feels extremely open to nature, and is private from the neighbors. ENTIRE HOUSE $500K TO $1 MILLION SEAMLESS RESOLUTION he clients wanted what most every 1930s-era homeowner does: a larger kitchen, functional dining room, upgraded master suite, and convenient home office. A gracious front foyer and a rear family entrance wish list. The proposed scope seemed rounded out their After familiar enough, except the clients weren’t square with the idea of an addition. Realizing the entire program—while remaining true to the home’s existing footprint and historic neighborhood— would be a challenge. But a series of sympathetic design solutions combined to create a seamless whole-house remodel that maximizes square footage to meet the needs of the modern family. The Tudor style home’s new façade barely nods at the wholesale changes required inside. The relocated front entrance—complete with mahogany door, custom roughsawn posts and copper details—provides a warm welcome. The former garage gets downsized to allow for more two-story space, where another dormer fits right in. The overall mass remains in balance against the enlarged sunroom turned family room/home office on the opposite end. Careful attention to exterior details—in both material choice and installation—raised curb appeal instead of eyebrows. The Spanish slate roof, new bay window, and copper gutters and downspouts all echo the home’s architectural style. Weaving in original brick salvaged from the back and side of the house using the same textured relief helped create the flawless transition. Moving the exterior basement stairs allowed for the new rear entrance with mudroom—and simultaneously solved a long-time water-runoff issue for the clients. The remaining stairwall would need to be underpinned to carry the new load of the master suite above. Inside, flow was the big issue. Relocating the front entrance offered ample room for a gracious foyer— with clear sight lines to the expanded dining room and comfortable living room. The kitchen area grew as the hub of the home where the homeowners enjoy easy access from all areas of the house. Classic cherry cabinetry, stainless appliances, and a honed limestone countertop feel right at home within the new space. Upstairs, a reconfigured master bedroom suite made room for a roomy walk-in closet and luxurious bath with frameless shower, his and her sinks, tub with a view, and separate toilet area. An awkward spiral staircase was also replaced to provide alternate space-saving access to the existing attic office, where an additional dormer was added to the third floor. With such a large scope of work, the opportunity for energy retrofitting became obvious. Upgrades included spray-foam insulation, a high-efficiency HVAC and air purification system, energy-star appliances, and energyefficient windows throughout. Wood flooring—like the exterior brick—was salvaged for re-use. Other materials, such as the kitchen’s recycled glass backsplash and cork floor, were also chosen for their sustainable qualities.

ou’ve hated that cramped kitchen for years. There’s another child on the way. Your house would be better if only… And so the question arises: “Do I need someone to design my project, and if so, who?” The answer to that depends on a number of things— how large the project is, how complicated the project is, how much aesthetic sense you have, what your budget can support and finally, what your timetable is.

By Mike Patterson, CR Smaller projects, like a simple bathroom remodel, may require input from a tile vendor, and visits to a plumbing or electrical showroom. Other projects may benefit from the input of an interior designer, especially when no structural changes are being made. For larger, more involved projects— kitchens, a new master bathroom, additions, etc., there are basically two ways in which residential remodeling projects

are designed and built—working with an architect or working with a designbuild firm. WORKING WITH AN ARCHITECT A traditional way is for a homeowner to hire an architect, who then prepares some initial design schemes, costs them, and then assists the homeowner in either negotiating with a contractor, or in preparing a detailed set of drawings which can be given to multiple contractors to bid. For some architects, this is where their involvement in the project ends. Others continue on, acting as the homeowner’s agent; approving payment requests, answering contractor’s questions. Still others help the homeowners to select finishes, paint colors, countertops, etc. To an architect, these various levels of work are known as: • Schematic design—where initial sketches and rough costing are done; • Design Development—where an agreed scheme is further developed and costed; • Construction Drawings—where final drawings and specifications are prepared; • Bidding—where the architect distributes the plans and specifications to several contractors for the purpose of generating a firm quote from each of them; and • Construction Administration—where the architect monitors the project, making site visits, approving payment requests, etc. Architects vary in how they charge for these services. Rob Brennan, of Brennan & Company Architects, says that he charges an hourly rate, but gives an estimate of hours for each of the five phases described above. Greg Wiedemann, of Wiedemann Architects, generally bills on an hourly basis, with a cap on his fee of a set percentage of the construction costs. Amy Stacy, of Stacy Studio, bills on an hourly basis; sometimes with and sometimes without a cap on fees depending on how tightly the project’s work is defined.

DESIGN/BUILD OR ARCHITECT?

Most architects will meet with you initially at no cost, and will bring a portfolio of their work, showing various projects. After discussing what you want to accomplish, most architects will be able to give you a budget estimate. Upon your approval of that budget, the architect will then prepare a design agreement. Once the design development phase is completed, the architect will usually show the plans to several builders with whom they have worked with in the past, to generate more accurate pricing. At this point, clients usually elect to either negotiate with one contractor through final pricing, or will direct the architect to finalize the plans and issue them to several contractors for bidding. In general, fees for an architect can range anywhere from 12 percent to 20 percent of the total cost of the job. On larger projects, such as a whole-house remodel, fees would be near the lower

end, while on smaller projects, they would be toward the higher end. WORKING WITH A DESIGN-BUILD FIRM Design-Build places the responsibility for design and construction with one company. The design/build process is typically done in two phases, the first being where homeowner will hire the the design/build firm to do an initial “feasibility study,� where a few rough design concepts are explored, and some costs assigned to them. For smaller projects the design process is often streamlined. The second phase takes the design and costing to completion, and allows the contractor to give a fixed price to the owner to build the project. Ideally, by this time, all product selections have been made, and the plans and specifications are as complete as those generated by an architect to issue to bidders.

As with architects, there are different ways that design-build contractors charge for their services. Tabor Design-Build charges clients a fee of between 5 percent and 10 percent of expected costs, depending on the complexity of the project. Merrick Design and Build quotes its clients a firm price for the design and planning work, based on the amount of time he feels will be needed to prepare the necessary drawings. At Patterson BuildersRemodelers, clients are charged an initial fee of 1 percent, to explore a few different scenarios. After deciding on a direction, clients are then charged a fee of 10 percent to prepare the final plans. Hopkins & Porter will charge clients hourly for the first phase of design, and a percentage of construction costs for the second phase. Design-Build companies also vary as to who actually does the designing. In some companies, the work is done by the company owner. In others, there might

• Who is accountable? Working with a design-build firm places responsibility for the project’s success with two people—you and your builder. For some people, this represents the ideal. Others liken the ideal project to a three-legged stool, in which each leg; the architect, the builder, and the client is separate, but all are necessary, keeping everyone “honest.” TRUST AND ACCOUNTABILITY IS VITAL Regardless of which method you prefer, trust and accountability is vital. Without it, neither arrangement is likely to succeed. Obviously, the above questions are not exhaustive, nor are the answers absolute. The bottom line is this: when each professional’s expertise and contribution to the whole is recognized, valued, and appreciated, and where each is trusted, things are off to a good start. In still others, the design work is done by a subcontractor, who may or may not be a licensed architect. SO, WHAT NOW? Which route you decide to take in the planning of your project is up to you. With a positive attitude and respect for each participant’s unique abilities, either way can work fine. As with any comparison, there are questions you should ask yourself. Here are a few: • What size is your project? Though some will take on small projects, in general, architects tend to work on somewhat larger projects, such as additions, or whole-house renovations. Designbuild firms have a bit wider spectrum of projects that they undertake. Any successful project requires planning, and many require drawings of some sort. • How important is design and the design process to you? Architects have a design sense that results from specialized training, and when the obvious solutions are not evident, their expertise can really shine. Being more removed from the actual construction, they are often able to explore solutions

that have a less budget-centric view of the project. These solutions are sometimes more expensive, sometimes less, but can often make for a truly successful and economical design in a creative and original way. • How important is your budget? Fees of design-builders are generally lower than those of architects, and include the planning time necessary to fully explore cost options. Because budget is the primary driver of the design process with design-build, cost overruns happen less frequently. The design, estimating, and construction teams are constantly in touch during the design phase, keeping budget foremost in mind. • Do you find the construction process intimidating? An architect can provide valuable advice during construction to homeowners. Remodeling your home is a big event… one that can be intimidating. Architects are good at navigating you through and acting as your agent. • Do you value efficiency? Timing of design to construction is often quicker with a design-build firm. The bidding phase is also removed, which saves time and money. Going “back to the drawing board” happens less often.

hen Alex Dean, CR, CGR, GCP, CGP, LEED AP Homes, CEO and President of the Alexander Group, a Kensingtonbased design-build firm, was first contacted about this remodeling project he knew that it presented an aggressive and innovative task, but he knew that his company was up for the challenge. The homeowner, Nancy Barnes, is a single mother to her 12-year-old-son, a paraplegic since birth. The existing threebedroom home, situated on a cul de sac in Oxon Hills, MD, was about 1,500 square feet, was not handicap accessible, and Nancy needed a much bigger home to meet her sons’ needs. “As my son was growing older, I needed to address his long-term needs and it was becoming obvious that we were outgrowing the space,” she said. Her son has respiratory problems as well, so she wanted to improve the in-door

FINDING THE RIGHT REMODELER She did look into buying another home altogether, however, with the beautiful landscape her current house was situated on—which overlooks rolling farmland views—she opted to look into remodeling the existing space. Nancy began her search for the right remodeling company and interviewed about four area companies. Nancy’s attorney referred Alex Dean with the Alexander Group who has specialized in building energy-efficient homes for more than 30 years. “I was intrigued by the possibilities this project presented for our company,” Alex said. “We have been proponents of energy efficiency since the 1970s and we see ourselves as leaders in energy efficient home remodeling.” The Alexander Group has earned several green certifications, including the National Association of the Remodeling Industry’s (NARI) Green Certified Professional designation. COMING UP WITH THE DESIGN “We began evaluating Nancy’s home for the project,” Alex said. This was also around the same time that the Leadership

in Energy and Environmental Design (LEED) for Homes program by the U.S. Green Building Council was forming. The LEED for Homes program is a green certification program that states that homes are designed and built to be healthy and energy efficient. “This project was an excellent opportunity for us [The Alexander Group] to build one of the first LEED homes in the D.C. metro area,” Alex said. After going over many designs and plans together--including a bungalow style-Nancy's older son came to Alex with a Mediterranean design idea and the Alexander Group perfected the idea. They love the outcome and the Mediterraneanstyle of the home. The new home is about 4,000 square feet and includes all brand-new electrical, plumbing, and HVAC systems. ASSISTED LIVING ACCOMMODATIONS THROUGHOUT “In addition to being a beautiful new home, the house was specially designed as an assisted living care home,” Alex said. “The home includes a backup generator so in the event of a power failure, cooling, heating, cooking, etc., can all be maintained.” Universal design is also incorporated throughout the home, which include four-foot-wide hallways and three-footwide doors. An elevator is available to each level of the three-level home. “I love my new home,” Nancy said. “And most importantly—it provides everything I need for my son. The Alexander Group did a fantastic job.”

lyssa and Phil Tanner built their Fairfax Station, VA, four-bedroom, four- and one-half-bathroom home about 10 years ago. At the time, the home fit their family’s needs— but now two children later—they decided that it was time to remodel their kitchen. “Phil really wanted to remodel the kitchen. It was a wonderful space, but a lot of the area was ‘wasted use of space’ and we wanted to make better use of the area,” Alyssa said. RESEARCHING AREA REMODELING COMPANIES They looked into about four area remodeling companies to discuss their plans for an updated kitchen. Alyssa likes to read area remodeling and design magazines so that was how she learned about various companies. One of her friends who had recently done a remodeling project also recommended the company that she used—Michael Nash Custom Kitchens & Homes, Inc.—in Fairfax, VA. Alyssa and Phil met with each company and ultimately decided to go with Michael Nash. “We

liked them. They seemed easy to work with and it just seemed like a great fit for us,” she said. They also really liked that Michael Nash Custom Kitchens & Homes uses their on-staff employees, such as their own on-staff electrician, plumber, etc. “They don’t use subcontractors, and we liked that, as well,” she said. Additionally, they visited their showroom and really liked their design team. THE EXISTING KITCHEN “At first we just looked into replacing the cabinetry throughout. But then, once we sat down and talked to Sonny Nazemian, of Michael Nash Custom Kitchens, he pointed out various deficiencies of our existing kitchen. So we then decided to start from scratch and build a much more functional kitchen,” Alyssa said. The goals of the Tanners was to create a much more functional kitchen, as well as improve the aesthetics of the existing 21' by 23' kitchen. According to Sonny Nazemian with Michael Nash Custom Kitchens & Homes, the existing floor plan was poorly

rationalized and wasn’t relative to the appliance placements. “The triangle-area workspace and the existing appliances were inadequate for the Tanners’ gourmet cooking needs,” Sonny said. “The existing kitchen was large, however, the space wasn’t being used efficiently—there was a lot of unused and wasted space.” RECONFIGURING THE AREA There was also an adjacent mudroom— separated from the kitchen by a bearing wall—that had no functional value. Additionally, there was a built-in desk near the staircase in the kitchen that the family never used. A 6' by 9' kitchen pantry also took up a lot of space that could be put to better use via an alternative interior design that increases in-kitchen storage. “The family really wanted a more visual continuum and a much more open floor plan,” Sonny said. Additionally, the Tanners also wanted more convenient places for high-end appliances such as a wine cooler, larger refrigerator, a second dishwasher, an island beverage drawer, and steam cooker. Michael Nash Custom Kitchens & Homes removed the obstructive bearing wall between the kitchen and the mudroom and integrated the space into the kitchen as a recessed niche for a 48" gas range with a custom hood. “It was really important to remove the cook top from the island and replace it with a professional range top for the family,” Sonny said. A beautiful custom Muriel was hand painted and made with great detail under the hood. They designed an L-shaped granitesurfaced island with a bar sink, an icemaker, a mini drawer refrigerator, and included seating for six. They also designed and installed a new cabinetry system with 40 percent more storage. Additionally, they replaced the desk area with a console that includes a new location for a 48" wood-paneled refrigerator/freezer and a butler’s pantry. They also routed gas lines for a new gas range, re-did the plumbing for a new

bar sink, and developed an area for a Miele steamer. BEAUTIFUL OUTCOME The new kitchen boasts softly accented wall paints, decorative ceramic tile backsplashes with exotic granite countertops, decorative mantle hood, and a handpainted Muriel. The antiqued soft opaque cabinet facings are an excellent contrast with the wood-panel front refrigerator, and the glass-facing display cabinets for china and collectibles. The recessed lighting throughout and the under-cabinet halogen lighting also adds a nice touch. Sonny said the project went really well and is happy with the results. “The outcome is a total gourmet kitchen with all custom desired amenities. It is much more functional, and the family loves it.” This kitchen earned the prestigious 2010 National COTY Award for the Southeast Region in the kitchen category.

According to Alyssa and her husband, they couldn’t be happier with the results. “We really enjoyed working with the company. They were very professional and kept us informed of the day-to-day progress. And, they cleaned up everyday to make our living situation really easy throughout the remodel. Most importantly, I love my new kitchen. It was a huge transformation—and they [Michael Nash Custom Kitchens & Homes] did such a fabulous job. THE DOUBLE-BUILD ADVENTURE: EXTREME MAKEOVER HOME EDITION

veto the project. Tim did not share that personal resolution. Pausing and looking around the room after briefing the project, Tim asked the team: “Are we in or out?” The team voted “Yes!” It was not just unanimous. It was enthusiastic. It had to be.

THE CALL When Tim Burch, of Burch Builders Group, in Warrenton, VA, got the call this past summer, he was stunned. After screening design-build firms throughout the Washington, D.C., metropolitan area, producers with EXTREME MAKEOVER, the ABC Television reality series, selected his firm, BURCH BUILDERS GROUP, for the job. And what a job it was: design and build a home for a family in Maryland and, the biggest challenge, re-build a large house in inner-city D.C. and transform it into an after-school program for at-risk youth. There were a few other conditions: Obtain all the materials from suppliers at no-cost and donate their craftsmens’ time. Do it all for free, and have it done in a week. THE DREAM & THE BURCH TEAM’S RESPONSE They met the producers of the show in their Warrenton and Alexandria offices. Called the THE FISHING SCHOOL PROJECT (TFS), it was the brain-child and, the dream of Tom Lewis. A former D.C. police officer and three-time cancer survivor, Tom dreamt of creating a safe, positive environment for young people adrift in an urban sea of drugs and violence. If he could provide a safe haven for them—with committed mentors and char48

acter-building activities—he could calm that violent sea and rescue kids on the verge of steering a dangerous course in their lives. Tom could “fish” for adrift kids, he had talented volunteers, but he could not lead them to safety. His “safe haven” at Meade St., NE Washington, D.C., was unsafe—a disused, ramshackle house in the middle of a D.C. neighborhood riddled by violent crime. After hearing the proposal from ABC, Tim assembled the entire BURCH team. While Tim shared Tom Lewis’ dream, he was very specific about the colossal challenge they faced. They all loved EXTREME MAKEOVER, and they had talked about the thrill of being not just fans but stars of that show. Now they had that chance. Before Tim told ABC “yes,” however, before a hammer hit the first nail, every single team member had to be aboard. After all, this was no re-design of a posh home in a safe, rural enclave in the rolling hills of Fauquier County. This was a back-breaking overhaul—in just a single week—of a dilapidated house held together by donations, prayer, and not much more. It was also 60 miles away in a violent crime breeding ground where every night was punctuated by gun shots. They could only pull it off if everyone was fully committed, so Tim had resolved that just one person on his team could

PLANNING AND POLLING FOR CONTRIBUTIONS They decided to partner with a fellow contractor member of the National Association of the Remodeling Industry (NARI) to help them tackle the smaller of the two projects, the house in Maryland. BURCH BUILDERS GROUP would build the school, the largest undertaking in the history of EXTREME MAKEOVER: more than 6,700 square feet, demolished, and rebuilt in seven days. They had three weeks to design both houses, order all the materials, and get commitments from subcontractors for every construction task, all 100 percent donated. In three weeks, they completed all the architectural drawings, filed the engineering reports, arranged material deliveries, conducted job task analyses, coordinated volunteers, pre-staged procurements, and confirmed precise production schedules. Just the planning stage alone was a round-the-clock operation. More than half of the subcontractors who helped on the build and site set-up were craftsmen Burch Builders Group work with routinely, right here in Fauquier County, and all were volunteers. “I was honored to partner with our great subcontractor teammates to make history and a brighter future for young people in the nation’s capitol,” Tim said. “They are the real heroes of this story.” ON LOCATION: THE BUILD BEGINS The first day on the job, the build teams and film crews met for the first time. “As we shook hands, I realized this was not just a project for our builders. It was 24/7 for the television crews as well.” Day One saw them shooting the “before rebuild” set-up shots—the condition of the structures before construction began. They would break-off frequently for taping set-ups, interviews, and talent prep (briefing and shooting the main voices in


DEMOLITION AND DELAYS They demolished the house in Maryland in the morning of Day Two, then went to the school and demolished it as well. As soon as the production film crew was done shooting, they got the go-ahead and put construction on both projects in high gear. That was when the first delay set us back. The home in Maryland immediately suffered a delay. The soil was less than desirable for building. They needed extra footing engineering and concrete pouring. Because the same concrete company was donating to both projects, the delay in Maryland triggered a delay at THE FISHING SCHOOL. Since the school delay was unavoidable, they turned their attention to the neighborhood and pulled off an extreme makeover of their own doing that ranged for several city blocks around the school. In eight hours, they mowed all the yards, weeded, cleaned up streets and sidewalks, and made the impossible look impressive. Adjacent to the school was a house on Meade Street, N.E., that was struck by a tree during a storm. They staged material to repair the damage. Many VIP’s visited the site throughout the week to wish us well, like D.C. Mayor Adrian Fenty. Members of President Barack Obama’s own cabinet came, including Secretary of Labor Hilda L. Solis, Secretary of Energy Steven Chu, and Secretary of Education Arne Duncan. But junior VIPs were most impressive. Children from Tim’s son’s school, HIGHLAND, volunteered to donate and stuff backpacks for the children of THE FISHING SCHOOL. The youngsters

from HIGHLAND came to the school and presented them personally. It was a fever-pitch slog, day and night, for seven solid days. THE FINISHED FISHING SCHOOL, BAPTIZED BY TEARS On EXTREME MAKEOVER, the show’s bus blocks projects from view until their unveiling. On Day Seven, it was time to “move the bus” and unveil the project. There was not a dry eye anywhere in the neighborhood. With tears in his eyes, Tom Lewis came up to Tim after the filming was completed and said, “You have done a wonderful thing for the kids in this neighborhood. This structure will serve generations of families. How can I ever repay you or thank you enough?” “Of course, he had already repaid me, and richly. I told him, ‘“I came to this neighborhood to help the children of D.C. and make a difference in their lives. As it turns out, Tom, this project changed me more. Changed my team more. On arrival at the site, Ty Pennington used a bull horn to announce to the families and the neighborhood that they were there, that Tom Lewis’ dream would become a reality in just seven days. “It was an extraordinarily emotional moment,” Tim said. “The neighbors simply could not believe we were there to help, to keep our promise of transforming their neighborhood.”
