PRESIDENT’S MESSAGE GO NARI
I
s that a light at the end of the tunnel or just an on-coming train? Harvard University’s Joint Center for Housing Studies has recently published its report on the current and future state of the remodeling industry. Some interesting stuff… “As both the economy and the housing market stabilize, so too will homeowner improvement spending. Over the coming years, remodeling expenditures are expected to increase at an inflation-adjusted 3.5 percent average annual rate.” Is this the steady and solid incline that many of us were hoping for in 2011? “In the next five years, the focus of remodeling spending will shift from upper-end discretionary projects to replacements and systems upgrades. Remodeling contractors have a number of growth opportunities generated by underinvestment in distressed properties, lower mobility, changing migration patterns, and the rise of environmental awareness.” Mmmmmm… people are staying in their homes more and they are becoming more aware of green building concepts. This is welcome news for sure. After the last year of so very difficult choices and trimming down our companies to meet a leaner and ever-more competitive marketplace, this information feels like a ray of sunshine amidst the clouds. I have gathered just from anecdotal evidence that something is going on out there. The phones are ringing more and people are feeling more secure. The improvement is small and steady and widely reported.
So… What does a veteran remodeler do now? Celebrate and declare the recession is over? Not so much. Be cautious and be careful. The competition out there is still not stable and non-National Association of the Remodeling Industry (NARI) remodelers are quoting prices that seem to be more fantasy than fact. Planning for a lean 2011 is the way to go. If it turns out better… then you will be swimming in gravy! This means that staying close to NARI, participating in NARI, and using the resources of NARI is a necessary tool for survival and success. We will be adding a few new wrinkles to our calendar this year that should give our members some new and different points of view. We are partnering with TW Perry’s on a Green Education Day in March. This one is going to be really good and I would get out my hand-held “Google machine,” mark the date and make sure to attend. We are also working with Pella and NARI National on a Pro Expo in April that should be another don’t-miss event. Details for both of these gatherings are still in the works and we will let you know when everything is ready to go. So… keep your eye on the prize and stay on course… that light at the end of the tunnel may just be a warm and welcoming sign of relief. I’m going out to get some sun tan oil… I’m just not rubbing anything on right now. Take care and stay tuned. Go NARI. Only serious professionals with a real desire to excel in the industry are eligible to participate in NARI’s rigorous certification program, which teaches and tests skill sets, safety issues, and ethical business practices. Certified Remodeler (CR) Designed to recognize and identify fullservice remodelers. Candidates must have a minimum of five years experience and be employed by or own a firm that derives 90 percent of its sales volume from remodeling. Certified Remodeler Associate (CRA) Recognizes individuals who actively support the remodeling industry, such as architects, designers, educators, manufacturers, publishers, suppliers and consultants. Certified Remodeler Specialist (CRS) Reserved for remodelers who specialize in a particular area of the industry, such as roofing or flooring, etc.

Master Certified Remodeler (MCR) This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support of their local chapter, NARI National, and/or their local community. The MCR identifies Certified Remodelers that have withstood the test of time and continue to be successful within the industry. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application to qualify for the MCR certification, candidates must be a Certified Remodeler for a minimum of 10 consecutive years and hold another NARI certification. Candidates must have been involved with their local NARI chapter or NARI National and/or involvement as a leader in the local community. Candidates must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients. Universal Design Certified Remodeler (UDCR) This designation includes remodelers with knowledge and skills in a broad range of universal design and remodeling. Individuals with the UDCR designation are recognized as experienced remodelers with skills and knowledge in all aspects of universal design and remodeling. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application, to qualify for the UDCR certification exam, candidates must have been in the remodeling industry for a minimum of 5 years. Candidates must also have completed a minimum of 8 hours of universal design remodeling/building related education.
Certified Lead Carpenter (CLC) Designed for lead carpenters who are skilled and knowledgeable in the technical, hands-on aspects of their work, but also have demonstrated skill and knowledge in project management, supervision and customer service. Candidates must have a minimum five years experience with at least two of those years as a lead carpenter. Companies who believe in providing a quality product will make sure their lead carpenters are trained and certified so they can produce better jobs, be more professional, run projects more efficiently, and interact more proactively with their customers. Certified Kitchen & Bath Remodeler (CKBR) This designation allows homeowners to identify contractors who do extensive work in kitchen and bath remodeling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. The CKBR certification addresses the unique aspects of kitchen & bath design and remodeling, including technical expertise and new product knowledge. Green Certified Professional (GCP) The GCP designation is designed to recognize and identify remodelers who apply green or sustainable principles to their remodeling projects. They understand key green building concepts including energy efficiency, site management and use, indoor air quality, water conservation and the use of building materials and finishes. The GCP certification addresses how green remodeling can make homes more durable, efficient, sustainable, healthier to live in and less expensive to operate.

RELOCATE OR REMODEL

T
he economic conditions of the past few years have thrown a monkey wrench into plans and dreams for so many homeowners. Unfortunately many of us have had to adjust our goals and re-plan our futures. With the real estate market in an unknown state, people are really nervous about selling their houses to buy newer, bigger homes. Many of us are making due with what they have and are “waiting out” the economy. However, many more of us are doing remodeling projects to upgrade our current homes until things get better. If you have not already done so, it may be time to re-focus and possibly re-plan. Fortunately, there are options that may actually be better than our original plans. ADDITIONS OR EXTENSIONS For those who need more space and thought the answer was to sell and buy a larger home, perhaps the solution to the space crunch is an addition or extension. This solution also works well for accommodating merging families. Just as there are many considerations in the decision to relocate or remodel, there are many factors to consider in choosing to remodel your home in order to accommodate grown children or aging parents. FACTORS TO CONSIDER Perhaps the biggest issue in opting for extended family living is that of privacy. With the proper remodel, good communication and firm agreements, this option can have many significant financial advantages. Although the costs of running a larger household will be more than those of a single family unit, the costs will be less than those of two separate households.

AGING IN PLACE Perhaps you want to downsize or prepare for a scaled-back lifestyle or retirement of sorts. In that case you may want to prepare your home for the next phase of your life. Just because you may be retiring from your business activities certainly doesn’t mean you will be retiring from life. This may be the perfect time to make those changes in your home to suit your new lifestyle. This could include setting up a home office, hobby rooms, or even private guest quarters for visiting family and friends. Although guests won’t demand it, they will really appreciate a 12

If you are retiring and want to remain in your house, be sure to look into the many remodeling options for “aging in place.” LOCATION As you contemplate the advantages and disadvantages of moving vs. remodeling, there are definite location factors to consider. These factors will depend on a number of things including your age and the age of your children, proximity to activities that you and your family enjoy, and the neighborhood itself. If you have children in school, you may want to avoid disrupting them. This is a strong incentive for remodeling instead of moving. There may be other advantages to staying in your current home. These could range from the actual block you live on, the tranquility or busyness of the area, the proximity to transportation or even your immediate neighbors. We tend to notice those things that we don’t like, but it is equally important to not overlook the advantages to staying where we are. In making a decision, it is usually best to write down all the pluses and minuses to your current location and have your family do the same. You may find that there are significant advantages to staying in your current home. In that case, remodeling will be a better choice for you and your family.
ADDING VALUE Assuming you decide to remodel instead of moving, keep in mind that a well-done renovation will add value to your home, so when the time does come to sell, your home will be worth significantly more. If a careful analysis of your living situation indicates that it is time to sell, I urge you to find a home stager to assist in the process. A good home stager will give you an honest assessment of your home, coordinate any needed repairs, assist with the re-arrangement of furniture, and will help in the decoration of your home for a fast sale at the best possible price. CHOOSE WHAT’S BEST FOR YOU Whether you choose to remodel or to relocate it is vitally important that you choose to work with professionals who will help you optimize your future living arrangements. THE STRAIGHT STORY: GREEN REMODELING
E
verybody wants a great home. We remodel our homes to improve our kitchens, our bathrooms, our living spaces, and our quality of life. We spend a significant amount of energy planning and selecting just the right materials or design elements for our homes. Many of us have families whom we care about deeply and we work hard to provide for them and keep them happy, healthy, and safe. When most of us were in school we worked hard to get good grades. It wasn't always easy, but bringing home a report card with straight D's was not rewarded. And with good reason. Barely passing, below average, was hardly an accomplishment, and definitely not something to be proud of. In some areas, our building codes are designed to be just good enough to keep us from getting hurt. They are essentially the equivalent of a "D." However, in some cases, building codes, while still the minimum standard, may be a bit better, but it depends where you live.

When we talk about what a great home is, we should be talking about something that is better than a “D.” This is where green remodeling comes into the picture. Green remodeling and building are all about going well beyond the bare minimum to create something of quality that is healthy and safe for you and does less damage to our environment and our community. Green remodeling is really about making great spaces for your family while being responsible. However, keep in mind that different people view green in different ways. Not all green building approaches are also healthier and all healthier building practices are not green. We all know that Green remodeling is the right thing to do, and it’s probably safe to say that there aren’t any builders or remodelers who do not want to build green. So why isn’t everyone remodeling green? It is a bit of a catch 22. The problem is that construction professionals don’t think that homeowners want green, and most homeowners think construction pro-
fessionals don’t want to or know how to build green. And both parties think it costs more. Well let’s set this story straight. MYTH #1 Homeowners are not interested in Green. This is obviously not true. Organic food sales are through the roof. Target is selling bamboo shirts (which incidentally are not very green), and Ford is producing efficient hybrid vehicles. In a less than stellar economy, the growth in the sustainable and green market continues to be steady. Why? Because when we have the opportunity to have healthier, happier lives, we choose it. What you, as a homeowner, need to do is let your remodeler or designer know that you want something better than a D and ask to have your remodel certified. MYTH #2 Green is expensive. This is also not true. Data from around the country shows that to build a certified new home adds 2 percent to 3 percent to the cost of a home! Experienced green builders actually show a reduction in cost overall as they become better at building better. With remodeling you can often see a reduction in project cost! Properly installed insulation and air sealing costs nothing more, but can save energy. A green home needs a smaller heating system, which is less expensive, and often no AC is needed, which also saves money. Water-saving shower heads cost the same as regular shower heads and offer the same pleasurable experience. Dual flush toilets use a fraction of the water and cost the same to purchase and install, saving money on water bills. About 50 percent of your water use is spent on keeping turf grass green when native Washington, D.C., grasses don’t need watering and only occasionally need mowing. Today, ultra-Low VOC paints are the same price as regular paint but are much healthier for your family, as are NoAdded-Urea-Formaldehyde-plywoods. Your biggest expense comes from the third-party inspections that green remodeling requires, but the value of having an independent audit of the performance and the project seems worth the minimal cost.

According to Brian Uher of Amicus Consulting Services, in Kensington, MD, make sure you do your homework. “Smart spending relies upon accurate information. An energy audit done properly and used as a guide will pay for itself many times over.” MYTH #3 Green is too hard. For you, the homeowner, going green in remodeling is easy. Just tell your remodeler and designer you want your project to be as green as possible. That is all you have to do. For the remodeler or design professional, there is some work involved. Just like school, this requires some training and some practice. Because the secret to green remodeling is in the process and NOT the product, the planning and design stage is very important and takes additional effort to think things through and consider the impact of an action. “Green or sustainability-based planning and design development forces clarity into the building process. This reduces delays, change orders and mistakes, ultimately saving money, generally between $1 and $3 / SF. This is enough to get that tile you wanted, and then some,” says Brian of Amicus Consulting Services. MYTH #4 Green building is for big projects and new homes. Totally untrue! While LEED requires that you practically re-build your home, green remodeling projects of all sizes are happening all of the time; bathroom remodels, kitchen remodels, window and siding replacement, attic or basement finishing, and of course additions. “As with life, it isn't about what you did yesterday, it's about what you are going to do today. Every choice has a cumulative impact, every choice is a path,” said Brian of Amicus Consulting Services. MYTH #5 Green is all about energy. This may be the most commonly misunderstood part of green remodeling. The beauty of green is that it is a whole systems way of thinking. It gives equal weight to each key concept and asks us to consider the interconnected nature of the world we live in.
“Think of it this way: a poorly constructed house that leaks and poisons your children to which you add solar panels is a poisonous, leaky house that costs a bit less to run,” says Brian of Amicus Consulting Services. “You should put first things first: products and practices that promote comfort, air quality and safety, then energy efficiency and renewables. Luckily, most green strategies that accomplish one task accomplishes all of them.” A systems approach means understanding that insulating the house reduces air infiltration, which means less fresh air to the occupant. We understand the link and the danger in insulating without considering occupant health. A systems approach has us ask the question about how much energy it took to make the insulation, what were the environmental impacts, and what are the impacts on the installer and the occupant when handling this material. In fact, green remodeling really starts with community and the impact on the health and well being of the people manufacturing the products, then those installing the products—and then those living with the products. Community impact and indoor environmental quality are the top concerns. Next is water, then resource efficiency (which includes durability, recycling, and embodied energy), and then finally energy efficiency. If we reduce the quality of life of someone in India so that we can have cheap slate in our green home, we are really taking advantage of
someone less fortunate, which is neither fair nor beneficial to all concerned. The straight story on green remodeling is that it is easier than you might think. It can save you money, it conserves resources, it is healthier for you and your family, and most importantly it is the right thing to do. You have the power with your next remodel to be a force for good in the world and your community. Think about how hard you worked to save for that remodeling project, do you really want to buy a ‘D’ grade project when you can have a ‘B’ or an ‘A’ home with little to no additional expense? GREEN HOME CONSTRUCTION
he owner of this new home desired to build a new ENERGY STAR qualified home, which included green features, while not “appearing” to be green. While designing the systems to meet ENERGY STAR requirements, the EarthCraft House green building program was introduced as an additional certification that could be achieved while focusing on a house as a system approach. Not only was this home the 1st EarthCraft House in the Metro Washington, D.C., area, the home qualified for the Builder’s Tax Credit, EarthCraft Select, and ENERGY STAR. The utility bills have now been tracking at approximately 75% lower than a conventionally built home. The overall premium for the added energy efficiency and green features was less when evaluating the true cost the ownership. The home consists of 4 finished levels of living, including the basement and attic. The key green features include: an ENERGY STAR cool metal roof, Hardieplank siding, ultralow U value windows, a hybrid insulation package with R-21 walls and a R40+ cathedral ceiling, high-efficiency 2 zone heating and cooling, Honeywell digitally controlled energy recovery ventilator, Cree LED recessed lighting, designer G24 base fluorescent light fixtures, advance lighting control systems, ENERGY STAR appliances and fans, richly stained bamboo flooring throughout, recycled fiber carpet in basement, Grasspave II impervious driveway, drought tolerant landscaping with rain barrels and a rain garden to contain runoff on site.

Before
rom the beginning, these homeowners aspired to bring the feel of their Maine vacation farmhouse to the elegance of their Chevy Chase home. To this end, their program included expanding the kitchen to bring more light into the house, creating a better connection to the dining room, and adding a space for pantry and mudroom functions. The comfortable, inviting feel of this updated kitchen is apparent in each detail of the design. Custom inset cabinetry houses modern stainless steel appliances and is balanced by black granite countertops. A slice of carrera marble at the center of the space provides warmth and a welcome place for guests to mingle. Refinished oak floors bring the richness of wood into the space and connect the new kitchen with the rest of the house. Drawer cup pulls and knobs in oil-rubbed bronze and art deco pendant lights balance the traditional with the modern in this fully updated kitchen.

his new, custom, waterfront home includes not only a private master suite, but suites for each of the four bedrooms. It also boasts a large, open kitchen, dining, and living area; a bar and TV room, and an outdoor pool and exterior decks to meet the homeowners’ classic, but laid-back style. The home can host a large group of people for a weekend at the beach. To achieve a communal feel on the main level of the house, an open floor plan was used, giving connectivity to the main kitchen, dining and living room. The kitchen is state-of-theart with a large butler’s pantry for preparing food and storing supplies; the dining room easily accommodates a dozen diners; and the living room and deck offer fabulous views of the water and bird sanctuary. There is plenty of room at the bar and great room downstairs to entertain and watch TV. There are fantastic multiple levels of deck space. Also, locating the guest rooms in a separate wing ensured privacy for all.

hese homeowners wanted to expand their 2000 feet of living space with a major addition, making the entire home as “green” as possible while retaining the scale and streetscape of the existing home. As professionals who love entertaining, they also wanted two separate work spaces and a visitor suite for their numerous guests. The new LEED Silver certified 3,000-square-foot floor plan meets the designer’s vision while providing a sense of continuity and flow, spaciousness and surprising privacy. The original home footage supports a new ground level art studio and guest apartment with parking below. A second-story glass bridge provides access to new living quarters in the rear. Floor-to-ceiling windows draw visitors past a top-level master bedroom and office-guest suite to downstairs living and dining areas via a beautiful floating staircase. CREATIVE SOLUTIONS UNDER $15K MERIT he exterior side breezeway of this 1950’s ranch was a barren concrete and brick shell before Pyne Studios designed and created drastic improvements that not only made it a more attractive and efficient space but improved the traffic flow as well. The primary family entrance into the home was very narrow and tunneled occupants into an even narrower hallway that connected to the family room and dining room. The disjointed traffic flow created a major bottleneck and didn’t provide storage for coats or other items. The owners wished to create an entry into the residence that allowed direct access into the family room and protected access into the garage. The awkward traffic pattern was transformed when Pyne Studios enclosed one end of the breezeway with a new glass entrance door and removed a jalousie window to open up the other end of the space into the family room. By introducing high-contrast colors, durable yet warm materials and innovative storage ideas they created a bright and functional foyer that avoids the typical cubby solution with style. The original side doorway and hall into the house were closed off with a bright yellow accent wall to create a powder room and a dramatic spear-like wooden shelf was added to hold purses and keys, while a grid of rustic hooks provide plenty of space for hanging coats and back-packs. The window in the accent wall provides light into the new powder room.

RESIDENTIAL BATH $30K TO $60K GRAND reams and visions of upgrading a run of the mill 1980’s bathroom to create a sleek, modern and luxurious master bath are what the clients had always wanted. Our team helped those dreams and visions become a reality. Months of team collaboration, design selection, and hard work took the visions from blueprints to a beautiful contemporary master spa. The design goal was to open up the master bathroom’s existing unusable space and to create a larger footprint. Opening this space allowed for an expanded shower, dual floating vanities, and a walk in closet with custom shelving and walkthrough layout. This 1980’s townhome had already been updated in other areas and the clients wanted to enjoy the same luxuries in their master bath.

Before
he homeowner/clients are enthusiasts of residential modern architecture and wanted to update their 1960s split-foyer with the addition of a two-car garage, a modern faรงade with handsome finishes, and a pleasing front entry to give their home presence. Located on a generous twoacre suburban lot, the site could easily handle a more substantial home. Even a tract house can have architectural merit when remodeled with thoughtful design by skilled craftsmen. Functionally, the client sought to replace a single-car carport with a new oversized two-car garage and to create a protected entry porch for their home. Aside from these functional requirements, the client-requested work involved aesthetics: enhancing the front faรงade with a modern architecture, as well as high-quality materials that appealed to the homeowners.

he clients pretty much wanted to double the size of their house and bring the whole structure to current standards. We did just that and added our craftsmanship to the “mix” to create a work of art. The front of this house was completely transformed with a new portico, large bay windows on either side, a new entry, and newly constructed and upgraded dormers. The rear got totally reworked: an earlier addition was torn away and the whole rear of the house was extended about 18' towards the back with a new facade, a screened porch with a stone-veneered fireplace and a deck. The basement and the attic were also transformed into both recreational and living quarters respectively. The description of the project can go on and on, however, nothing can say it better than the clients themselves: “…your hands-on approach was great and very important to us. During the construction you were patient and very involved. Because of the combination of new and old, we often needed help and advice on how to execute our plans. Your ideas were great. Certainly there were some surprises found along the way and we made some changes and additions during construction, but you dealt with all of this without complaints… in the end, we are happier than we could have expected with the process, the work and the home you helped create.” – B. & G. There are 5 different types of bottle storage - cove racking and true diamond bins for magnum storage, traditional single bottle storage, trapezoid diamond bins for cluster storage and full extension drawers for single or multiple case storage. The trapezoid diamond bins hold three 750ml bottles and the cove racks dramatically display magnum bottles through floor to ceiling wallsAfterof glass. For added convenience the full extension drawers are self-closing and each hold two cases of wine. The cabinetry, custom-built, is white oak with a light walnut stain. To accent the marble backsplash, five different sizes of travertine tile were selected for the flooring.

RANCH TRANSFORMATION WITH
MODERN TWISTS
This Fairfax County, ranch-styled home was completely gutted and remodeled to better fit this couple’s lifestyle.

ed and Wanda Rogers had thought about remodeling their home for at least a couple of years before they actually found a remodeler that suited them. “We had thought about remodeling our home, and we even looked at buying a new home, but the quality of the newer homes didn’t even compare to the quality of our existing home and we really like the piece of property our home is on,” Ted said. So a lot of thought and planning went into the ideas and plans. The couple is only one of three families that have lived in the 75-year-old Fairfax County home and Ted says that the quality of the home is great.

FINDING THE RIGHT REMODELER Ted, who used to be in the military, says that they wanted to open up the home and have a more updated layout with a great room connected to a kitchen area.

The family, who over the years has lived in as many as 18 different homes in the past due to the military, purchased the home in 1983. So, as several years passed, they eventually needed to replace their dishwasher, which then resulted in the idea of completely remodeling their entire home. They met with several local companies, but they weren’t very impressed with any of them. “Either I didn’t like the designs that they would come up with, or their customer service would be terrible,” Wanda said. “After meeting with several companies, I just wasn’t impressed and I didn’t want to move forward with the project.” Their grandson, home from college for the summer at the time, had taken a summer job with Foster Remodeling Solutions, in Lorton, VA, and he mentioned to his grandparents what a great company it was. “He told us to meet with the owner and see what we
thought,” Ted said. “Our grandson was very impressed with them and said that the owner was very honest and just a great person to work for.” Once they met with David Foster, CR, Owner of Foster Remodeling Solutions, they knew that they wanted to work with David and his company. “David was very honest with us and he treated the project like it was his own home. He had built his own home years ago and he had some wonderful suggestions for us. His company is extremely reliable and we knew that it would be a great fit for us,” Ted said. GETTING STARTED Once they talked with Foster Remodeling Solutions, eventually plans were drawn up and the Roger’s moved out of their home and went to Florida for the winter. “They pretty much had to gut the entire house and start new; they re-did everything,” Ted said.
The existing three-bedroom, threebathroom 2,553-square-foot-home now includes four bedrooms and four bathrooms and a brand new master suite with a private master luxury bathroom. The remodeled home added 765 square feet to the home, and the Rogers couldn’t be happier with the modern results. MASTER SUITE The newly built master suite includes a luxurious master bathroom retreat, which has two vanities with separate sinks, Sienna Ridge Silestone countertops, a deep soaking tub, and a beautifully tiled shower with a large sitting bench. MODERN KITCHEN The transformed kitchen now includes a SubZero, wood-paneled refrigerator, which matches the cabinets throughout, a Wolf stove, and a stainless steel KitchenAid dishwasher. Dakota Mahogany granite countertops are throughout and the couple chose Southport cherry wood cabinets with honey tone stain, manufactured by Crystal Cabinets to complete the look.

COMING UP WITH IDEAS According to Wanda, David and his team were very helpful with coming up with ideas for the new home. “They would take us around to area appliance stores and help recommend what products to get,” Wanda said. “He made excellent suggestions for the flow of the home, and they were a great company to work with.” The kitchen also includes both electric and gas cooking, with a two-burner gas top and a four-burner electric top. All of the work Foster Remodeling did includes a five-year warranty, so the Rogers aren’t nervous about possible upcoming issues. All of the rooms were painted in earth tones, and the new home is comfortable and warm. Custom crown molding throughout, adds beauty and charm. In addition, with being accustomed to the unpredictable winters in the metroWashington, D.C., area, the couple also had Foster Remodeling’s team include a built-in automatic standby whole-house generator in the home just in case they NARI METRO DC

RANCH TRANSFORMATION WITH MODERN TWISTS would be without power for any significant amount of time. “The home will always be able to function during storms, or whatever the weather brings,” Wanda said. “David designed the flow, and we are really happy with the way everything turned out.” GREEN BUILDING PRACTICES The entire home was re-wired and a new furnace and air conditioning system is electronically programmed. “David even came over after the project was completed and programmed the settings for us,” Ted said. It’s a very tightly built home and is much more energy efficient. Many green building practices were used in the remodel of the home such as closed cell spray foam insulation. Foster Remodeling also tore out the existing chimney and rebuilt the fireplace to include a beautiful restored mantel to match all of the woodwork throughout the home. “It was these unique touches and attention to detail that really makes the completed home ours,” they said. VERY ACCESSIBLE Another priority for the couple was to make the new home as accessible as possible. “We’re getting older, and we wanted to make the house very accessible. For example, the older section of the home is very private, so people could live in one end of the home, and it would be its own area,” they said. The entire project took about one and a half years from design and selections to complete construction, and they are very happy with their new home and choice to use Foster Remodeling Solutions.

RECONFIGURING SPACE FOR THE PERFECT KITCHEN
H
omeowners Miriam Schneidman and Nick Burnett have lived in this 4,000-square-foot, three-level, beautiful Bethesda, MD, home for the past 16 years. The 25-year-old home is not new to the remodeling process. “We’ve done many projects in the past, and we always knew that we’d eventually want to remodel the kitchen, but just have not had the time to do it,” Miriam said. Both Nick and Miriam travel quite frequently for their jobs and it is hard to plan for a remodeling project. “We always envisioned opening up the area, but we weren’t quite sure how to do it.”

REMODELER HIGHLY RECOMMENDED The four-bedroom, four- and one-half bathroom home, also includes two kitchens—one in a built-out lower level, and one is on the main level. “When our son, Alexander, was born, we had a kitchen area remodeled in the lower level for a nanny quarters,” she said.

Now that her son is 16 years old, they don’t use it as often and just wanted to open up the kitchen on the main level and make it much more functional for their family of three. When they had remodeled other areas in the home Hopkins & Porter Construction, Inc., of Potomac, MD, had done the work and Miriam and Nick have always been very pleased with their work. “When we decided to remodel the main-floor kitchen, we didn’t even think about using a different remodeling firm— they [Hopkins & Porter] had done such excellent work for us in the past, that we knew that we wanted them to do the remodeling work,” Miriam said. The work was implemented by Hopkins & Porter; led by Lead Carpenter Scott Weyforth and Production Manager Ray Hornsby. Their workmanship, project management, and attention to detail were critical to the successful outcome. Hopkins & Porter’s Director of
Architecture Kai Tong, AIA, designed the entire project. “It’s a cheering and gratifying moment when a past client calls for more work,” Mike Denker, President of Hopkins & Porter said. “We had done 2 remodeling jobs in past homes for Nick Burnett as well as one in an old town house in Northwest D.C. More recently our Handyman Division had been helping Nick and Miriam with a host of miscellaneous changes to their present contemporary abode. This had included swapping out windows, redoing closets, making changes to the basement, and partially opening up the kitchen with a pass through. This time, however, Nick was presenting us with a tricky kitchen remodel that would involve a complete gut of the mudroom, laundry area, and the kitchen, with a break through to the living room.” Nick, who has a great sense of space, could have been an architect himself. For this project, he and Miriam had been

working on potential designs but had come to an impasse. They just could not find a way to break through the old layout to the design they knew they wanted. Miriam also was dreading the dust she knew was an inevitable corollary to renovation. THINKING CREATIVELY According to Kai, the original kitchen had a very constricted layout, blocking the flow of light, space, people, and energy. Beautiful backyard views were obscured, and the homeowners felt time spent in the kitchen was more drudgery than enjoyment. Both Nick and Miriam have an artistic and architectural disposition, and encouraged the architects to think creatively. “I felt that a single strong sweeping gesture was needed to clear out, energize, and organize the space,” Kai said. “Thus, I went with the simple but powerful diagonal line, spanning from one corner of the space to the opposite end, creating a sightline all the way through the kitchen and into a newly enlarged window at the far end.”
space created by the geometry of the diagonal. The space becomes increasingly wider as one moves to the other end of the diagonal, where a large open area is created for a breakfast or buffet table. A new small triangular bay window replaces a previous uninteresting picture window, and nudges the space out in a small but powerful way, while providing an attractive ledge. No additional space was added in this elegant kitchen, except for a small bay window, which provides a sunny ledge for growing herbs, etc. “However, the visual and actual transformation of new and added space and light is absolutely palpable,” Kai said.
REMOVING WALLS, ADDING STEPS A wall separating the kitchen from an adjacent family room was removed, and new curvilinear hardwood steps were designed and custom built, finally allowing for an unrestricted flow of people and “chi” energy throughout the first floor of the house. This simple, yet very elegant kitchen now boasts black granite countertops with a subtle design. All stainless steel appliances include a Bosch dishwasher, GE Profile five-burner induction cooktop, GE Profile double oven, GE Profile microwave, Samsung refrigerator, and stackable Bosch washer and dryer in the
DIAGONAL LINE ADDS FUNCTIONALITY The diagonal line also provided an opportunity to organize both functions and massing throughout the small space, with butler and laundry functions grouped openly at one end, along with a walk-in pantry tucked into a residual NARI METRO DC

Hopkins & Porter, always alert to the opportunity to use energy efficient appliances in a kitchen, achieved that here. “Each client's personal style and taste vary,” Kai said. “The visual vocabulary of my particular design for this specific client is light and airy, and almost sparse. The modern kitchen includes lots of new space shaped by natural bisque finish maple cabinets and dramatic countertops.”
Kai made some serious breakthroughs on the design while working with Production Manger Ray Hornsby to keep the project costs within the family’s budget constraints. Scott excelled on keeping the dust to a minimum while also scheduling to do all the major demolition while the family was out of town. “That’s another key issue that they were wonderful with,” Miriam said. “They truly did their best to be as clean as possible while doing the project.” The finished space is a
transformation: a dramatic kitchen and entertainment space with a wonderful sense of openness enhanced by vistas to the outside gardens HAPPY WITH RESULTS Nick and Miriam, who are ecstatic with the results, hosted a reception for the design-build team. Twelve or more guests were able to stand and converse comfortably in the kitchen around a buffet table, and the slender triangular shelves along the window work beautifully as hors d’oeuvre display ledges when entertaining. “We are very happy with the results and we highly recommend Hopkins & Porter,” Miriam said. “They take a wonderful pride in their work, and they hand pick their people to do fantastic work. herm and Carla Wolfner built their 3,400-square-foot Ashburn home about 14 years ago, and they had recently been thinking about remodeling the home. They even casually began house hunting last fall to possibly take advantage of the down economy and lower cost of the local current real estate. “We went and saw quite a few homes, but we didn’t really find anything that we liked,” Sherm said. After a little bit of time, and due to a minor leak in their master bathroom, they revisited the remodeling idea and Carla got a referral from a co-worker to check out Michael Nash Design Build & Homes, Inc., in Fairfax, VA. They called to make an appointment for a designer to go to their home and on the scheduled day, to their surprise, they met with Sonny Nazemian, CR, CKBR, President

& CEO, and they looked at their options. “The company does everything on a turn-key basis and the majority of their work is done by their own employees,” Sherm said. “When we met with Sonny, we liked him and we had heard great things from other referrals we had talked to so we decided to move forward with Michael Nash Design Build & Homes.” Michael Nash Design Build & Homes, Inc. won 13 Capital Contractor of the Year Awards (CotY) in 2010. TIGHT DEADLINE When they first sat down and started talking with Sonny at the Michael Nash showroom, they also toyed around with doing other projects throughout the home, such as remodeling the kitchen, possibly adding a sun room, and other highlights throughout the home. “The Wolfners were happy
to be in a showroom with all the amenities they were looking for. The homeowner does not have to go several places and drag samples around to get what they need, because the Michael Nash showroom is fully equipped; it has everything all under one roof,” Sonny said. “A big priority for us was the timeline though,” Sherm said. “Our son had recently gotten engaged and we needed the home to be completed before we hosted his engagement party. I told Sonny that they had two months to complete the remodeling project.” According to Sonny, this was a tight deadline considering the size of the project. “We knew that it would be challenging, but I also knew that we could pull it off. The project turned out wonderful and we made it a big priority to keep the project on time.”
SELECTING THE DESIGN Sonny and his experienced Michael Nash design team sat down with the couple and drew up nine different plans for the project. The final selection that they chose included remodeling their kitchen—making it much bigger and included its own breakfast area. “We wanted a more functional kitchen with an improved layout.” The design also included an addition of a 14' x 22' sun room, which they wanted to include views of the backyard. Another priority for the family was to remodel the backyard. The existing home had a deck on the back of the home and they didn’t use it often. “Our old deck was not desirable and did not fit our lifestyle,” Sherm said. “We had an old Jacuzzi out there as well, which was wasted space because we never really used it. We wanted an area where we could entertain back there when we have guests at the house.” “This really was a great area for our design team to be creative,” Sonny said. “We decided to take advantage of redesigning the entire area and it resulted in a one-of-a-kind backyard oasis, which is a wonderful place to entertain and relax.”

THE NEW KITCHEN The now-spacious kitchen has matching hardwood floors, and the new addition has connected the entire first level of the home, and the family loves it. Warm cherry cabinetries highlight the room with exotic stone counters. All upscale stainless steel appliances include a new Viking stove, KitchenAid refrigerator, oven, dishwasher, and a Sharp microwave. Detailed molding and limestone back splash are just a few of the beauties used in this kitchen. A newly constructed cathedral ceiling was added and brings in a lot of light to the entire first floor. IMPROVED TRAFFIC FLOW Michael Nash Design Build & Homes extended the kitchen into the new addition by about three feet. This made it possible to include a big center island and improve traffic flow. According to Sonny, he suggested better accommodations of the appliances, more storage, and accessibility. NARI METRO DC

BEAUTIFUL HOME RENOVATION DONE RIGHT Additional lighting was added, such as pendent light, under-cabinet lights, recess lights, zone lighting, which makes the project even more interesting. Overall the client’s satisfaction was achieved with a new spacious kitchen, breakfast area, and sun room.

REMOVE EXISTING DECK According to Sherm, Sonny suggested demolition of the existing deck and start from scratch. “We wanted to create a techno-style stone patio and include a water feature on the corner to view from the new sun room and family room; it turned out just beautifully,” Sherm said. A short wall all around with matching stone and decorative lighting on the perimeter are definite highlights of this project. “Focusing on having a long panoramic backyard scenic view and directing all of the interior windows toward the beautiful backyard was a main agenda of the design team,” Sonny said. In addition, because they removed the old deck, this allowed the design team to

expand the remodeled kitchen, which now includes the breakfast area that the family wanted. Side French doors now lead to a small deck that descends onto a new 36' x 36' stone patio. Several large windows view the backyards lovely new landscaping and the windows allow western sunlight to get in for daylight. Michael Nash Design Build & Homes custom made a built-in bench below and a couple of bookcases on both sides. LIVING THROUGH A REMODEL The couple lived in the home during the entire remodeling project. “It wasn’t great, but it was fine,” Sherm said. Michael Nash moved their existing refrigerator out into the garage and hooked it up for them as soon as possible. “They were as neat as possible, and we ended up eating more takeout than usual.” Most importantly, they met their deadline of two months and the family didn’t have to live through the remodeling process for very long.
HAPPY WITH THE RESULTS The Wolfners are extremely happy with their remodeled home. “They did a lot of unique final touches that we were extremely happy with,” Sherm said. “For example, when they remodeled the master bath and painted the walls, they even painted the master bedroom as well, even though that wasn’t part of the overall project.” Importantly, Michael Nash’s team also met the family’s strict timeline and the project was completed before their son’s engagement party. “The kitchen was a huge hit at the party, and we were able to host everyone much more comfortably with the open-floor plan.
