I am enthusiastic about recent improvements in our economy. Housing prices and sales are steadily rising in our area and the stock market is again nearing the level it was at before the economic downturn. I remain hopeful that the investment many of us have made in our homes will pay off. We are already seeing owners reinvesting in their houses through home improvements and remodeling projects. Examples of those projects are displayed and described in the pages of this magazine. The Contractor of the Year (CotY) awards on page 12 are a sample of the great work done by our members. Only serious professionals with a real desire to excel in the industry are eligible to participate in NARI’s rigorous certification program, which teaches and tests skill sets, safety issues, and ethical business practices. When you see any of the verification seals shown below, you’ll know that the affiliated remodeling contractor or company has taken the time to meet performance and business criteria that surpass industry standards.

Certified Remodeler (CR) Designed to recognize and identify fullservice remodelers. Candidates must have a minimum of five years experience and be employed by or own a firm that derives 90 percent of its sales volume from remodeling. Certified Remodeler Associate (CRA) Recognizes individuals who actively support the remodeling industry, such as architects, designers, educators, manufacturers, publishers, suppliers and consultants. Certified Remodeler Specialist (CRS) Reserved for remodelers who specialize in a particular area of the industry, such as roofing or flooring, etc.

Master Certified Remodeler (MCR) This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support of their local chapter, NARI National, and/or their local community. The MCR identifies Certified Remodelers that have withstood the test of time and continue to be successful within the industry. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application to qualify for the MCR certification, candidates must be a Certified Remodeler for a minimum of 10 consecutive years and hold another NARI certification. Candidates must have been involved with their local NARI chapter or NARI National and/or involvement as a leader in the local community. Candidates must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients. Universal Design Certified Remodeler (UDCR) This designation includes remodelers with knowledge and skills in a broad range of universal design and remodeling. Individuals with the UDCR designation are recognized as experienced remodelers with skills and knowledge in all aspects of universal design and remodeling. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application, to qualify for the UDCR certification exam, candidates must have been in the remodeling industry for a minimum of 5 years. Candidates must also have completed a minimum of 8 hours of universal design remodeling/building related education.

Certified Lead Carpenter (CLC) Designed for lead carpenters who are skilled and knowledgeable in the technical, hands-on aspects of their work, but also have demonstrated skill and knowledge in project management, supervision and customer service. Candidates must have a minimum five years experience with at least two of those years as a lead carpenter. Companies who believe in providing a quality product will make sure their lead carpenters are trained and certified so they can produce better jobs, be more professional, run projects more efficiently, and interact more proactively with their customers. Certified Kitchen & Bath Remodeler (CKBR) This designation allows homeowners to identify contractors who do extensive work in kitchen and bath remodeling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. The CKBR certification addresses the unique aspects of kitchen & bath design and remodeling, including technical expertise and new product knowledge. Green Certified Professional (GCP) The GCP designation is designed to recognize and identify remodelers who apply green or sustainable principles to their remodeling projects. They understand key green building concepts including energy efficiency, site management and use, indoor air quality, water conservation and the use of building materials and finishes. The GCP certification addresses how green remodeling can make homes more durable, efficient, sustainable, healthier to live in and less expensive to operate.

A CONDO WITH A VIEW his wedge shaped 3-bedroom beach condo was ready for a complete makeover when the owner purchased it. The kitchen was dark and gloomy with low ceilings. They wanted to transform the condo to an open feeling, two-bedroom with a large kitchen and living room as close to the beach view as possible. The fact that this condo is on the 1st level made relocation of plumbing in the parking garage below a possibility. Relocating the bathroom to the opposite side of the layout created a dual-purpose guest bath with shower, as well as a powder room just off the living area. Building drops around the entire perimeter allowed for a high ceiling in the main area while having the ability to house accent lighting, motorized solar blinds, surround sound, and the duct work. The kitchen includes a large island with a tri-level countertop. A mitered apron edge on the countertops creates a 4cm appearance, and a custom bracket supports the high top. The base cabinets feature pullout drawers and the wall cabinets have flip up doors. Lighting plays a big part in this remodel. Recessed lighting is highlighted throughout and lighting in the soffits over the accent wall emphasize the MDF wave panels. The horizontal, stainless steel pendant over the kitchen island lights up the work area and also has up lights to brighten the ceiling. Task lighting was installed over the bar and kitchen sink areas

using a continuous LED light. In the bathrooms, along with the lighted mirrors, the under cabinet lights highlight the floating vanities. The hardwood floor selected had to withstand the extreme changes of humidity in the Florida environment. It is an engineered product that consists of a combination of finger-jointed soft wood and a hardwood top for durability. The entrance of the condo shows off the custom barn doors with stainless steel trim, but nothing can compete with the temptation to walk to the back and enjoy the Gulf Coast view.

he homeowners wanted to create an inviting courtyard for entertaining. The home is in a local historic district with stringent design requirements; their first plan was rejected. Other problems included a swampy yard prone to poor drainage, and a dilapidated privacy fence. The owners knew about Jeffery M. Wolf General Contractor, Inc. via NARI’s Remodeling Today magazine, and by observing an earlier Wolf project. They were impressed with Wolf ’s achievements in “green” building and with the company’s clean, well organized jobsites. Based on field meetings with the owners, the company re-designed the project to meet the historic design guidelines. Wolf also designed a yard drain system to carry off rain water. The result was a courtyard with precast concrete seating oriented to the courtyard and the house, a fire pit, a masonry grill island with a precast concrete countertop, and a custom fountain basin with a precast ring for seating. The courtyard was paved with concrete tiles installed over a concrete slab with a Schluter isolation system for crack suppression. Landscape beds were incorporated in the slab. Custom designed LED lighting was installed in slots cast into the benches, the fountain ring, and the masonry wall cap. Wolf also worked with the owner and historic preservation reviewer to design the fence and the custom wrought iron

ALL ABOUT THE LOOK his retired couple’s main home is in Kentucky. They recently purchased this home to replace their beach condo. This home was perfect because it is on the Intracoastal Waterway, has a large lot and sits at the end of a street in a quiet community. They plan to spend more time at their Florida home, so they needed it remodeled to their Florida lifestyle. The homeowners’ goals for the front elevation re-design and home remodel included having substantial columns (an element they have on their home in Kentucky), arches, bay windows, clay roof tile and textured stucco & faux trim. A grander entrance was a must. Major needs inside included a master bedroom with a view of the Intracoastal Waterway and an updated kitchen duplicating their coastal style beach condo. The project posed several challenges for the contractor, Mueller Remodeling in Seminole. The bay window additions on two bedrooms required knocking out bearing masonry walls and re-distributing the roof load to the new walls. And the home has interior textured plaster that needed to be matched on the new walls and patched areas. Final details completing this wonderful “Florida home” include an electric fireplace, new interior doors and hardware, new carpet and paint, new lighting inside and out, and a designated area for the outdoor grill.

BUYER BEWARE – WHO YOU LISTEN TO MATTERS

There are as many ways that you can be helped by others as there are ways that you can be hurt. Of course we could reverse that statement and focus on the ways you can be hurt. But instead let’s look at the important elements needed in seeking help. One of the frustrating things I often see is the person who asks everyone for their opinion. This can be dangerous for a number of reasons. The biggest problem with asking too many people is that most of them will not be qualified to give you sound advice. Part of this “disqualification” is that they most likely don’t have all the facts, or they don’t have

the necessary experience in the area, or they don’t have the time and attention to put into helping you with your questions. Part of not having the experience is that these individuals may be very fixed into their way of doing or thinking about something and quite frankly either can’t or won’t look at the big picture. Unless you are dealing with a professional in the area, it is rare to find someone who will have the necessary time or energy to put into helping you solve your problems. As a result you will more likely get an offhand answer or opinion. That is not to say that the advisor is trying to

ver the years I have heard so many stories of disaster and near disaster resulting from people listening to and taking advice from the wrong people. We all seek advice from time to time, but we are often as disappointed as we are satisfied with the advice we get. Sometimes it is a matter of the blind leading the blind as the old saying goes, and sometimes we find we actually gain some real nuggets of wisdom. So what is the difference, and when do you know that you are getting help instead of more confusion regarding your situation?

Only experience can give you that.” Although your family, friends and neighbors usually mean well, they are often just not equipped to assist in certain decisions. Although everyone has their own ideas or opinions about certain subjects, they usually don’t have all the facts, knowledge or experience needed for sound decision making. Although this is true in a lot of areas of life, it is especially true when it involves any decisions or plans requiring professional expertise. We have all heard about the arm chair attorney, accountant or doctor, but too many of us ignore the importance of seeking professional advice for the many improvements possible for our homes. When it comes to getting professional advice, it is critical that you let your adviser know all the facts of the situation; otherwise even the professional might lead you astray. Of course, anyone who is a real professional should strive to get all the relevant data before giving their opinion. Unfortunately I have seen too many cases of that not happening. What I often see is the casual advisor looking only at one aspect of the total picture. Unfortunately that aspect is often the price. All too often people end up choosing the “low bidder” and are usually sorry afterwards. There are just too many instances of unprofessional contractors giving low-ball pricing and then cutting corners to make up the difference. Recently a client told me about a prospect deciding not to use his services because the prospect’s financial advisor said to go with the “low bidder.” As we all know, that is a recipe for disaster and a prime example of not looking at all the facts. Although it is important that we ultimately make our own decisions, we all recognize that there will be times when we may want to seek outside help. In doing so, there will often be conflicting opinions, so it will be important that you make sure all the data is available to anyone you consult and that you ultimately make your own decisions. When it comes to prospective clients seeking advice, the best you can do for them is to ensure that their advisers are also fully informed. A REMODEL ON THE WATER

hen Joni and Todd Reese moved to St. Petersburg, they knew they wanted to be on the water. As sailors, the couple wanted access to deep water, but when they found the perfect location, the house needed a complete overhaul. “The house was a real fixer-upper and needed to be totally gutted,” says Joni Reese. “But we loved the street and the location and knew it was the right place for us.” In fact, the couple would dock their sailboat on the water off their backyard and live on it while their new home was being renovated. Their goal was to design a new facade for the home to increase curb appeal and create a casual, Tuscan but tropical look for their entire property. To start, the existing “wall” facade was replaced with a portico featuring a 12' ceiling of cypress wood, directional lighting, and arched window openings. They opened up the living room by relocating the kitchen and making a sliding glass door into a window. A large walk-in closet was built in the corner to house/hide entertainment equipment. This also provides additional storage

The pool cage was removed, the pool equipment and AC compressor were moved to the east side of the home, and the gold French pattern travertine decking was extended several feet beyond the pool as well as across the entire length of the rear of the house with a pathway leading to the dock and a sidewalk along the west side of the home. All windows and doors in the home were replaced with impact, energy efficient windows and doors. This guest bedroom had previously gotten water damage from a leaking window. The ideas for the remodel were a collaborative effort between the Reeses and their contractor, Kevin McClure of McClure Contracting.

“Kevin was finishing a project in our neighborhood and we really ‘clicked’ when we met,” Joni says. “We had already hired and fired a contractor before our construction started, so his no secrets business process and integrity were refreshing.” Not only does Joni love her new home, but she had so much fun working with Kevin on her remodel that she started working as his assistant on his other projects. space for miscellaneous belongings and allows TV viewing from virtually anywhere in the room including the kitchen island/table. Custom cherry wood trim matches the cabinetry frames, the sliding glass doors, tiki bar windows, and TV wall. Extending a wall in the new kitchen space provided ample room for their appliances, new cabinetry, and granite countertops. Under-cabinet lighting and receptacles were used throughout the kitchen. Grey, cream, noche, and gold 4 x 8 tumbled travertine was used for the backsplash throughout the kitchen with an additional custom design above the sink using hand-picked pieces of honed travertine and a unique use of copper to create the picture of a sailboat at sea. A wine bar was installed featuring a unique use of onyx. A 35" x 17" window of “Cappuccino” onyx material allows light from the guest bathroom to pass through, creating a warm glow. From the guest bathroom, light from the wine bar area passes through, creating a warm glow within the shower area. After reviewing several ideas for space planning for the Master Suite, the living room wall was moved out 3' to accommodate His and Hers closets in the bedroom. Moving the bedroom wall out 3' to accommodate the closets allowed utilization of the old bathroom/closet space for a private toilet room, double vanities, and a large step-down shower with dual shower heads, which required relocating plumbing. By removing half of the closet in the guest bedroom, additional square footage was added to the guest bathroom which originally was very narrow and small. The tub was removed and the use of tumbled travertine was carried in and used for the shower, base boards, and walls. This guest bedroom was converted as a home office. The swimming pool was resurfaced with a Pebble Sheen finish, and the gold French pattern travertine was used for the decking material. A corner pergola frames the above ground hot tub. The lanai roof was extended and features a cypress wood ceiling. An outdoor kitchen island was installed to include a grill, a Big Green Egg, a trash bin, and a beverage cooler. “We just love the outdoor living area,” Joni says. “And the wonderful Florida weather lets us spend a majority of our time out there. We’ve added comfortable furniture and a television.”

TAMING A MUDDY BACKYARD WITH FIRE & WATER IN OLD NE ST. PETERSBURG

property and his backyard was acting as a catchment for collecting the run-off from the street and bordering properties along the block. The yard was muddy for most of the summer months. By the third year, the privacy fence was rotting through, making it difficult to keep his prized West Highland Terriers from following their instinct to dig to see what’s on the other side. The front walk up to the home presented yet another concern. Ponding was occurring here too, making it a slippery hazard to be navigated. FINDING THE RIGHT REMODELER Realizing that these problems would only continue to worsen, Michael began working with a design firm to provide solutions and help turn the backyard into an attractive outdoor living space. He also began interviewing contractors, one of whom was Jeffery M. Wolf General Contractor, Inc.

Michael knew about the company’s reputation and had recommendations from other people familiar with this company’s work. He had also observed one of Wolf ’s projects when he still lived at the beach. It garnered numerous awards for energy efficiency and using green building materials and techniques. Michael had also liked seeing the high level of organization and cleanliness of Wolf ’s job-site. At their first meeting, not only was Jeff interested in the plans for the outdoor space, but he also had experience in rectifying the kind of moisture problems that were plaguing this beautiful home. fter living in a beach community for more than 10 years, Michael Peltier wanted to be closer to friends, his Veterinary practice, and the burgeoning arts community in downtown St. Petersburg. He chose an ideal location in the historic Old NE neighborhood. He had found a new home (construction was nearly complete) that was designed to satisfy the Historic Preservation Commission’s requirements to closely match the character of its 1920s Mediterranean Revival style neighbors. A bonus was the beautiful view of the Coffeepot Bayou waterfront, which opens out to Tampa Bay. During the first year in the house, Michael realized that the backyard of the property was not going to be usable for entertaining. Nothing seemed to grow well, and water ponding after a summer rain took almost a week to drain away. He was told that there was actually an underground stream running beneath his

UNIQUE PROJECT SOLUTIONS Jeff relates that there were several opportunities for creative problem solving with this project. “The original yard had a fountain built into one section of masonry wall. We added two more wall sections, removed the fountain, and incorporated the base for new bench seating against the wall. A new fire pit faces the seating; a redwood table top converts it during warm months so it serves a dual purpose,” Jeff explains. In keeping with Michael’s desire for creating an inviting and comfortable space for entertaining, the new courtyard was paved with concrete tiles installed over a concrete slab. Tropical landscape beds were incorporated in the slab and a gorgeously tiled fountain provides additional seating. designed for the space. There is also a handsome masonry grill island with a precast concrete countertop. A second precast cabinet, topped with a precast counter with integrated sink, serves as part of this elegant outdoor year-round kitchen. Both cooking and cleanup areas feature custom wood doors that match the adjacent side gate and new perimeter fencing. An unanticipated convenience, Michael reports, is the use of the oversized outdoor sink for puppy-bathing. Wolf ’s project superintendent, Danny Leombruno, came up with an artful solution to deter future canine escape excavations. A concrete curb beneath the fence blocks digging puppy paws. A copper pipe embedded in the curb supports the fence and keeps the wood off the concrete, to prevent moisture from wicking into the endgrain of the wood fence.

When asked about the project after living with the results, Michael said, “I wanted to rectify the drainage issue, have a more attractive space, have fire and water elements, and a new fence built to last. Jeff met all my expectations, including giving the space both fire and water. Now, having the backyard brought to life lets me entertain large groups... we just held a successful fundraiser here a week ago. Another thing about Jeff: he is a real stickler for detail when others would move on. Jeff wants to get it right. He has a great

PLANNING TO OVERCOME CHALLENGES From past experience, Jeff knew the entire plan, right down to the paver’s design, would have to be approved by the historic preservation reviewer. Unfortunately, the design was very modern in concept and did not pass review with the city historic plan reviewer. Jeff and his team went to work with Michael to create a plan that would pass review. The Wolf crew laid out all the elements and created new drawings based on Michael’s concepts. They even did field mock-ups to verify size and placement of each element. Of equal importance, Jeff incorporated a yard drain system to carry off rain water and prevent ponding. Sections of pervious pavers were required to maintain the pervious area ratio for the lot. Timing issues arose due to delivery delays of Michael’s first choice for permeable pavers, and then it seemed almost impossible to find an acceptable second choice. City approval was also required for the paver design. The result of long hours and patience in finding just the right fit is readily seen in the beautiful, safe, and puddle-free walkways and patios that today extend around the house. It took many meetings with city officials for Jeff and Michael to come up with the right design for the custom wrought iron and wood gates for the driveway and side yard and the perimeter fence to satisfy both the Historic Preservation requirements and Michael’s desire to keep with the home’s aesthetic. The gates in particular required a high level of technical skill and specially forged ironwork.

ecause it is the transition area between the comfort of our homes and the beauty of the outdoors, we often spend a significant amount of time and money on the design and construction of our decks and docks. Regardless of whether you opt for a modest platform or deck, or a more elaborate outdoor living space, the first decision you need to make is the material from which you will build it. Here, for your consideration, are several of the more common choices: WOOD The original and still most common choice for decks and docks, wood is natural, strong, and easy to install. Because it can splinter, warp and rot, it needs to 28

be cleaned annually and re-stained every few years to keep it looking its best. The most affordable wood option is pressure treated wood. For decks, redwood and cedar have natural defenses against rot and insects, but are softer woods and can be damaged by heavy traffic. Like all woods, the sun will fade their natural color to gray unless sun-blocking finishes are regularly applied. When cared for, they will last up to 20 years, but are much more expensive than pressure treated wood in the Tampa Bay market. Tropical hardwoods like mahogany and Brazilian redwood are quite durable and quite expensive. They can last up to 25 years, but they are difficult to work with because they are so hard.

They are also resistant to insects and decay. COMPOSITE PRODUCTS Composite products are building materials manufactured using a mixture of plastic and wood fiber. Composite materials are popular because they require less maintenance than wood and often use recycled materials. Brands like Trex and TimberTech composite materials can be molded with a wood grain and come in a variety of colors. Easy to install, composite “boards” are virtually maintenance free. They won’t rot or split and they resist sun, water and insect damage. Most products feature limited warranties of 10 to 25 years. www.remodelinform.com

PVC DECKING/DOCKING Vinyl decking/docking made from cellular PVC is the ultra-low maintenance choice as a material. Products from Azek, Trex, TimberTech and others are resistant to stains, mold, insects and fading. Typically less expensive then composites, many products in this category have a limited lifetime warranty. ALUMINUM DECKING Powder coated aluminum decking can be used to create a watertight floor for your deck. This unique material will never splinter, rot or rust. Aluminum decking is strong and lightweight. Because the aluminum decking—LockDry is a popular brand— forms a gapless surface when it’s installed on a second or third level deck, the area underneath remains dry on a rainy day.

A LOCAL PERSPECTIVE According to Steve Kern of Decks & Docks, homeowner interest in low maintenance products for their decks and docks is on the rise. “We are seeing that customers are moving to ultra-low maintenance materials like the new Trex Transcend which will not fade or stain like traditional composites,” he says. “Once the client makes the leap from wood to composites they want the best of the best in terms of longterm performance.
