elcome to the latest issue of Remodeling Today Triangle. You may have noticed during the past two months that national media coverage of residential construction has started to turn a corner. Key residential data, including new home sales, housing starts, national home prices, existing real estate sales and remodeling activity have shown signs of improvement during these past several months. Indeed, government data reveals that housing has gone from a net drag on the economy to a net positive. In addition, residential home construction, which includes both remodeled and new homes, is now starting to reassume its traditional role of helping to move the economy forward following a recession. There is good reason not to wait on the sidelines any longer. Interest rates are still the most affordable in a generation and will likely rise as the economy picks up. One could build a dream home, or consider doing renovations to the home where they live. Homeowners can enjoy the benefits of updated styling, modern conveniences, more space, and better use right where they are. Read the stories on the following pages to see how other homeowners have implemented the latest bathroom and kitchen trends and living space expansions to make their homes into dream houses. Also in this issue, the Remodelers Council STAR Awards and the Professional Remodeling Achievement Awards are highlighted. Along these lines, dual cook kitchens with more than one work triangle and a second prep area are popular upgrades; including a second under-counter refrigerator, double ovens, and larger pantries. And outdoor spaces and sunrooms are being designed as an extension of indoor living and entertainment. In master bathrooms, space is going to larger showers and double vanities, while whirlpool tubs are out and free-standing soaking tubs are in. Eddie Casanave, EIT, CGR, CAPS, of Distinctive Remodeling tells us that, “While free-standing tubs are not the most practical, they do make a major impact on the style, look, and feel of a room. Free-standing tubs can be either very modern or very traditional, so it allows some flexibility with design.” Whenever possible, closets are being expanded and customized. Wider hallways and doorways are becoming the norm, as Universal Design concepts continue gaining a foothold and more homeowners are seeking to Age-In-Place. Open floor plans mean that having a complementary combination of colors, materials and finishes from room to room is of increased importance.

Finding ideas for remodeling and design inspiration is the easy part, when you’re considering your home improvement options. The challenging part is narrowing down the ideas in terms of overall style, specific colors, finishes, and materials. Staying tuned to current trends in design and home renovation certainly helps in the decision-making process.

H

ouzz.com, an online platform for home remodeling and design, recently polled 30,000 homeowners across the country and found that the vast majority of those who were considering a remodeling project or an addition were doing so to “improve the design quality of their home.” Improving the look and feel of the space was most important, rather than increasing home value. This was true across all income levels and demographic groups. With that said, let’s not dwell on where you can get the most bang for your buck. Instead, we’ll focus on some of the key design trends in space planning, colors and materials in order to help you get started with some fantastic choices for your home improvement project. SPACE PLANNING The overriding themes of today’s renovations are more open floor plans and repurposing of rooms to add to everyday living and entertainment space. Formal dining rooms are becoming offices, craft rooms and playrooms. Dining room and family room walls are being opened up or removed in order to expand the kitchen area. Even front hallway coat closets are being sacrificed for the sake of ultimate kitchen and entertaining utility.

COLOR, PATTERN AND FINISH People have grown in their sophistication about color, choosing to layer a number of colors whether in contrasting or monochromatic schemes. Bright and saturated colors prevail, appearing as accents as well as making bold statements in a space. Use of vibrant color is grounded with black, white and all shades of gray as complementary neutrals. Fresh yellows, greens and the full range of blues are more dominant than ever, from deep blue to soft aqua. All things reminiscent of the ocean are trending, as they induce a sense of calm and relaxation. All shades and tints of orange are trending in a huge way. A deep reddish-orange, full of warmth and energy, was dubbed “Tangerine Tango” by Pantone—who declared it the color of the year. Other current oranges range from tropical papaya to amber, copper, and terra cotta. Doors, crown molding and other trim work are being painted colors other than white, and the use of wainscoting and bead board is on the rise throughout the home. Paint finishes are no longer just flat or eggshell for walls, as high-gloss sheens and lacquers are being used on accent walls and ceilings. Brushed nickel, chrome, and oil-rubbed bronze remain the top finishes for plumbing and hardware, with antiqued brass on the rise.

NATURAL MATERIALS & HANDCRAFTED QUALITY Materials that show off their natural qualities are in demand, especially wood in all its forms. Hardwood floors are covering more of the home’s square footage and are going darker, and wood cabinetry showing richer grains is at the forefront. Solid slabs of “live edge” wood are being procured locally for all manner of tables and countertops. The latest in digital technology has produced tile that has the look of wood, in an endless array of colors and species. Larger format tiles are being used in kitchen and bath flooring, as well as on shower walls. Sizes like 24x24 are common, and rectangular sizes of 12x24, 6x24 and 2x12 are all the rage. If you’d like to incorporate rectangular tiles in a kitchen backsplash, here are some design thoughts from Hank Wall, of Wood Wise Design and Remodeling, “If the granite countertop is busy it is better to dial down the volume on the backsplash.” However, if “the countertop is more monochromatic as Cambria quartz it can handle the drama of the thin, rectangular glass tiles. I think the trend in tile is more unique combinations of materials or varied patterns to add interest. Homeowners watch home design programs on cable and are bolder in their decisions than a few years ago.” The beauty of polished granite is still the most popular choice in kitchen and bath counters, with honed and leather finishes slightly gaining. Kitchen counters are being placed at different levels, allowing for interesting combinations of materials including recycled and opaque glass; natural woods and

butcher block; and quartz. At a lower price point, there are beautiful offerings in the large format laminate category, where digital technology provides granite-like imagery, and new edge-forming technology provides counters without seams. For kitchen backsplashes, the variety of glass options continues to increase along with its popularity. Natural stone also continues to be a top choice for backsplashes, and recycled granite formed into tiles is a new, beautiful and responsible choice. Use of bamboo as a flooring material is quickly on the rise, as the variety of available colors and styles has increased. It’s beautiful, harder than oak, and inherently sustainable. “Strand woven and engineered natural bamboo are becoming some of our best sellers in the flooring industry. More and more customers are doing their homework and finding the green and readily renewable products that are stronger and more durable than ever,” elaborates Sarah Soule, Product Consultant at Terry’s Floor Fashions in Raleigh. And, bamboo “can provide the perfect floor for any home, from modern to rustic to traditional.” Growing hand-in-hand with the Green movement are the Buy Local, Made in America, and Reduce-Reuse-Recycle movements. Folks are increasingly conscious of reducing overseas shipping and repurposing local materials. Also, using quality materials that endure is vital, reducing the need for future repairs and renovation. Therefore, the use of reclaimed woods is a rising trend, offering rich character, colors, and history in the process. For example, antique heart pine reclaimed from the Cape Fear River tells the story of timber floating down

Moroccan designs, chevron zigzags, ocean waves, herringbone and other bold geometric patterns are everywhere— in wallpaper, tile, and carpeting. “We’re installing more geometric patterns and bold colors as tile is used to brighten functional spaces,” says Neuse Tile Service's Nyle Wadford. Angela Sutton of Byrd Tile Distributors suggests that geometric patterns “can often work for opposite tastes… minimalist clients that want a hint of interest and traditional clients that want to de-clutter.” Cut and loop carpeting that allows for a range of patterns is gaining popularity over friezes. “Not all patterns needs a lot of color, the new HGTV and Shaw Couture Sutton Lines create beautiful pattern and shape by simply combining a cut and uncut loop in a single color, to form their bold patterns and designs,” says Sarah Soule, Product Consultant at Terry’s Floor Fashions in Raleigh. “Sometimes it is a simple shade difference or the way the light hits a piece of carpeting that reveals its pattern and design.” Wallpaper is definitely back, and is a great way to incorporate today’s colors and patterns and add interest to a space. Current wallpaper options include large, patterned florals and geometrics, for more stylish and artistic designs than the themed papers of previous years.

river to sawmills, through the 1800s. Or, retrieved from a dismantled old barn or cotton mill. Such wood can be used as flooring, ceiling beams or paneling. For those who long for the look of handhewn wood floor planks but can’t afford the cost, there is beautiful factory-finished hardwood flooring now available that offers the appearance of reclaimed timber. Another related trend is the American Artisan movement—an increased call for products that have a handcrafted look, implying quality and durability. Today people are looking for things that will last a lifetime. “Quality not quantity” seems to be the new standard. STAR Award Winner: Best Room Addition $75K-$150K This client holds the record for long term relationships. We met and discussed a project over ten years ago. They went through some life changes, moved away (and rented the condo) and for some reason when they moved back, the condo they had was still too small. OPEN CONCEPT The kitchen is the true hub of almost any home. As such, the kitchen is opening up and is getting more integrated with the rest of the house. Homeowners want to socialize while cooking and serving instead of being cut off from everyone else. To meet the demand, designers are seeing homeowners knocking down walls to open up the kitchen to the rest of the house. More and more islands are being added to kitchens so people can watch their kids do homework, socialize or set out food. Designers are even seeing more hardwood floors in kitchens, which are easier to make uniform with the rest of house since the kitchen is now part of the open concept floor plan.

Welcome to the new kitchen and bathroom: bold whites, sleek grays, seamless storage, open design, wired to meet almost any technological need. Kitchens are becoming as livable and as much of a social hub as the family living room. Bathrooms are technological wonders of luxury and efficiency. ith today’s modern family spending more time in the kitchen, many families find that this is the congregating area where they tend to spend the most time together. Here are some of the most popular upgrades homeowners have on their must-have list when remodeling their kitchen.

INCREASED STORAGE Homeowners want a sleeker look in their kitchens, and are opting for more cabinet space. To meet this demand, more homeowners are putting in islands, which adds extra storage as they do so. Further, cabinets are very fluid and unnoticeable units these days. “In terms of cabinets, customers are requesting cleaner and simpler styles… it is more economical and easier to clean,” said Kellie Demeritt of Ferguson Bath, Kitchen & Lighting Showroom in Raleigh, NC. “There isn’t as much interest in glazing… just stains and paints. Espresso, white, and antique white are the most prevalent colors in this market.” Also, many cabinet systems are hidden behind sliding doors and have top latches that give them a sleeker appearance. Homeowners want their kitchen accessories hidden and their storage itself barely noticeable.

CREATIVE BACKSPLASHES Backsplashes are a mainstay for many kitchens. While tile mosaics are out in the kitchen, designers are seeing subway patterns above stoves and some owners are opting for three-dimensional stone patterns. Glass tiles are being incorporated into backsplashes and stainless steel backsplashes are growing in popularity. Uniform, linear designs remain the most popular. For instance, subway tiles in a running bond pattern are a popular choice right now. Carrie Carroll with Quality Design and Construction in Raleigh, NC commented, “We do a lot of 3 x 12 tiles variegated to have that subway tile look with a boarder accent made out of glass or metal. The 3 x 12’s are typically natural stone material.” THE GREEN KITCHEN Homeowners are looking to reduce their impact on the environment. To make this a reality, Megan Poteat, AKBD, with Kitchen and Bath Galleries of Raleigh, NC, said reclaimed wood is being used to create countertops and raised bars. “More people are in tune with the environment,” Poteat said. “I've recently been installing compost bins in kitchen countertops.” A hole is made in the countertop and the bin fits as a drop-in.The bin itself is lined with odor protectors and a simple, flat lid is placed on top of the bin so the compost is not noticeable. TOUCH FAUCETS According to Demeritt, faucets that only require a tap of the wrist or forearm to start the water flow are taking off in homes. “More and more people are interested and are purchasing the touch technology faucets by Delta/Brizo. If the customer is a true cook, they love this function.”

Bathroom and Kitchens Trends TOP BATHROOM TRENDS Homeowners are putting more effort and resources into their bathrooms then ever before. Cutting-edge technologies make the bathroom a comforting haven from the stresses of life. HIGH-TECH SHOWERS Homeowners are focusing on getting the best possible showering experience, since few people have the time to enjoy a bath as much as people have in the past. Side jets are popular for a more complete and luxurious showering experience. Steam showers are also on the rise. Higher-end showers now have Bluetooth compatible waterproof speakers in them so they can play music. Touch pads allow the owner full control of programmable temperature options, water delivery and recall of the setting with the push of one button. WATER CONSERVATION With water costs on the rise and concerns over water availability rising, water conservation is making its way into the center of the design process in many bathrooms. A popular product on the rise is the dualflush toilet, which uses more or less water depending on which button is pushed. Low-flush toilets are also getting more popular, some cutting back the amount of water used by over half, from 3.5 gallons per flush to 1.28 gallons. Certain showers come with the ability to inject air into the water stream. Demeritt commented, “We sell the Hansgrohe air injected showerheads. They are amazing! During our live demonstrations, customers experience optimum water pressure. However, we explain that the showerhead uses less water; it is the air technology that pushes the water through those jets, making it feel so powerful.” HEATED FLOORS “Everyone always wants to add in heated floors, and they are popular, but very expensive,” said Poteat. “In North Carolina it doesn't seem necessary to install them for the use of 3 months. One way to cut cost is to add in heated sheets in certain areas like the sink base, in front of the tub, or the toilet area.” Heated floors also take away the chill of walking on a cold bathroom floor in colder months, but also warm up the entire bathroom without the

added cost of increasing the heat in the rest of the house. They also come with thermostats so the floor can be set to just the right temperature when the bathroom is in use, and then will shut down when the bathroom is unused. TRENDS WORKING FOR THE KITCHEN AND BATHROOM Other choices to consider are paint or stain color, appliance color, as well as lighting throughout your kitchen and bath. There are endless options to choose from. LIGHTS Shades of white are dominating the design scene right now. Demeritt described the current color trends as, “White… clean, Californian, almost a medicinal look… white vanity, white sink, countertop-carrera, calcutta, or some other white countertop. For flooring, we see white tiles with some black or gray tiles in the pattern.” Poteat also commented that, “From Raleigh to the coast it seems more people are wanting bright white kitchens with Carrera marble counter tops.” Homeowners are attracted to the use of white as the primary design scheme because it gives the home a look that is not likely to go out of style anytime soon, as well as looking highly contemporary. As a result, polished chrome in bathrooms is back in style as a part of a sleeker, lighter and more futuristic looking home. Many designers are seeing shades of gray incorporated heavily as well, and gray islands are huge. The more distinctive colors like the reds, blues and greens in appliances are out, except for some of the highest-end appliances. Kitchen appliances still hold steady with stainless steel being the most popular, seconded by black. Overall, white or gray colors are the way to go for that popular sleek and contemporary look.

LED LIGHTING Once unappealing because of the harsh and unflattering nature of the light quality, new LED lights give off warmer and more subdued light. “Although LEDs are more expensive upfront,” said Demeritt, “the customer will save more money over the life of the unit. They will save on electricity consumption and bulb replacement.” Demeritt went on to say, “While we educate our customers about LED’s, we must explain temperature colors. This is a hot topic because many people do not like the blue light that is associated with LED’s. You can purchase under cabinet LED’s that give you 2700-3000 Kelvins, which is the color that incandescent gives off… it is a warm light… it isn’t a blue light.” Poteat said LED lighting for under cabinets is especially popular. LED lighting technology overall

is moving at a quick speed. LED lights can now also be found in chandeliers and pendant lights, making them a versatile addition to almost any design whim. They are also big in kitchens and bathrooms as recessed lights.

There are many factors that account for this premium added value. Green Certified and Energy Star Qualified homes (including Green Certified remodeled homes) take advantage of up-to-date building technologies and advanced construction techniques and methodologies. It makes sense to purchase a home that meets high-energy and water-usage performance standards. You’ll save money every year on lower utility and maintenance costs, which will translate into real dollar savings over the course of your home ownership. Fossil fuel and fresh water costs will continue to rise because the scarcity of these resources will continue to increase. The increase in the price of these resources should at least keep pace with the overall inflation rate (they will likely exceed inflation), which will protect the payback you receive (in the form of lower utilities cost) on your investment as a result of your water and energy reduction measures. High-efficiency heating and cooling equipment, energy and water efficient appliances, fixtures, and lighting and weather resistant building materials are all manufactured to higher standards, and often are accompanied by longer product warranties. Steve Bowman, President of Bowman Mechanical Services who is an area leader in the installation of Geothermal HVAC systems comments: “Geothermal heat pumps are becoming a mainstream method to heat and cool spaces in commercial buildings, schools and residences. A typical residential geothermal heating and cooling system can save as much as 75 percent in operating costs over a conventional propane/electric heating and cooling system and as much as 50 percent over a high-efficiency natural gas/electric system. An added bonus of these systems is that heat generated by the unit can be harnessed to function as a “hot water generator,” which can reduce typical domestic water heating costs by as much as 50 percent.” Steve also notes that the average life of a geothermal heating and cooling system is 24 years, compared to conventional heat pumps,which last an average of 14 years in North Carolina. Maintenance costs are also lower because the equipment is installed in a crawlspace, basement or other designated mechanical area, eliminating dete-

The total cost of home ownership, the increased healthiness of your indoor air quality, and the greater comfort derived from a finely tuned heating/cooling system combined with reduced external air intrusion, are all widely recognized value drivers that combine to differentiate Certified Homes from others, and add real value when it’s time to sell your home. Quick Turn Quality Appraisals based in Raleigh has been championing High Performance and Green homes for more than 6 years. Their perspective is based on value. These Certified properties continue to demonstrate increased buyer interest, command higher new construction and resale values, and spend fewer days on the market compared to traditionally built structures according to Karin Argeris, owner of Quick Turn. “There has been an increase in the sales penetration for Certified properties every year. The Triangle Multiple Listing Service (MLS) indicated that for the first quarter of 2012, these units comprise over 35 percent of new construction.” In order to properly value properties after implementing energy upgrades in an existing home, Quick Turn recommends obtaining HERS tests prior to starting and again after the completion of the project in order to properly document reductions in energy usage. Quick Turn converts the monthly energy savings into an additional capital value for the property. For a seller, this translates to a higher listing price. While this would appear to be a negative factor for buyers, the reality for those financing these types of energy and water efficiency improvements is that the higher monthly payment may provide a greater tax deduction whereas higher recurring utility costs will not. Karin emphasizes that whether for new construction or remodeling existing homes to higher

Beautiful Attic Transformation This third-floor attic was converted into a beautiful suite, which now includes a roomy bedroom, a luxurious bathroom, a closet and a study area.

A

bout four years ago, homeowner Dr. Dave Harpole had his custom Hope Valley, Durham, NC, home built by Krichco Construction Inc., of Chapel Hill, NC. The spectacular home has beautiful views of the golf course, tennis courts, and clubhouse and he couldn’t have been happier with the results. So, when he decided to convert his third-floor existing attic into a suite for his daughter, he had no questions about whom he was going to call to do the job. “Krichco had done such a fantastic job on building my home, I of course knew that I didn’t even need to look for another remodeling company because I knew that they do excellent work, are easy to get along with, and really care about the finished product and the customer’s overall satisfaction” he said. According to Andrew Krichman, the President of Krichco Construction, the biggest issue to face was that the attic only had access by a ladder. They knew the access would be challenging, but they looked at this not as a problem but an opportunity for a solution. “We enjoyed working with Dave and Hutch Johnson, the designer of the original house, we knew we could solve anything that came up, and set about to make it happen!” he said. Because of a growing family, the plan was to build a bedroom suite for Dr. Harpole’s oldest daughter—to include a bedroom, a study/TV area, a walk-in closet and a full bathroom. The goal was to create a full thirdfloor suite with finishes commensurate with the existing home, that his daughter would be comfortable in.

ACCESS WAS LIMITED The only existing access was through an attic crawl door and then up a ship's ladder. “So, we relocated the entrance and closet to a second-floor bedroom and created an extremely nice third-floor staircase and entrance that complimented the main staircase with heart pine treads and custom-made wrought iron balusters,” Andy said. In order to get the third-floor plumbing to drain to the crawl space through existing second-story walls, “we stepped the bath and closet area up 7" to get over the second-floor ceiling beams that framed the massive staircase skylight,” he said. “We then pulled out the second-floor playroom cabinetry and ran the drops and supplies behind it, before reinstalling the cabinetry with a new removable back.” SEAMLESS RESULTS Krichco then brought the plumbing out in the garage and extended the staircase down so that it is imperceptible that any plumbing was added. “We had challenges in reworking the second-floor, multi-piece crown details in the revamped spaces as well as matching and weaving in the heart pine flooring and stair treads, however, we were able to solve them in a really clean, good-looking, fashion,” Andy says.

They asked the original custom metal fabricator to make new wrought iron custom pickets and Krichco matched the stained handrail. They continued the use of the curved sheetrock corner beads on the third floor to match the existing ones on the lower floors. This complimented the solid look and feel of the space. BEAUTIFUL SKYLIGHTS Another challenge was adding three, 4'x4' Velux skylights to the ceiling through the clay tile roof. The skylights add significant light and openness to the room. While we are describing openness, Krichco switched out the existing dormer window with a French casement to meet egress code and added a platform below that doubles as a window seat.

BEAUTIFUL RESULTS The addition of the Study/TV area nicely transforms this space into a wonderful suite. The result is a beautiful two-room suite with a comfortable bathroom/closet area. The homeowner as well as his daughter absolutely love this new suite and are thrilled that it matches the fit and finish of the existing home so well. In fact, Dave called Krichco recently to ask them to look at another renovation project as well as to refer them to a good friend. “A happy customer always leads to another project,” Andy proudly says.
