Remodelers Give New Life to a City of Raleigh Asset

The New Bern House, a transitional home and food shelter that is part of the Helping Hand Mission and an asset to the City of Raleigh, received a whole house electrical update and kitchen renovation through the Remodelers Council of the Home Builders Association of Raleigh-Wake County.

“T

he New Bern House prepares an average of 100-300 meals a day from that kitchen,” said Harold Glazer, president and CEO of H. Glazer Builder, Inc., and the project lead. “They did not have any air conditioning in the kitchen and their electrical circuits throughout the entire house were very outdated. So the entire purpose of the remodel was for functionality, regardless of the style.” The large kitchen renovation included the addition of two commercial sinks, new cabinets, expanded pantry for food storage, new flooring, and electrical and HVAC upgrades. The renovation also added four oven ranges, eight gas burners, three refrigerators and four microwaves. The need for the community service project was brought to the attention of the council through one of Glazer’s clients. The volunteer renovation took three weeks to complete and involved more than 20 companies. Those companies either donated time, labor or materials to the project.

Considered an asset by the City of Raleigh, the New Bern House is a food shelter and serves on average 120 people/day during the week, and 200 people/day on the weekends. During the holiday seasons, the house serves around 7,500 meals. “The New Bern House provides a family with stability during times of uncertain transition,” explained Nathan “Doc” Harley, Ph.D., assistant director of Helping Hand Mission. “We can house up to 65 residents, most are small families. The kitchen plays a vital role in this facility both for our residents and the homeless who we also serve.” Helping Hand Mission purchased the house around 1992 using money it had collected through donations. The house receives regular food donations from various local restaurants and food organizations. The food is then reheated and served.

What is Universal Design? Universal Design is the design of products and environments to be usable by all people, to the greatest extent possible, without the need for adaptation or specialized design.

hat makes a home “universal?” It’s simple. Everyone can use universal design! It doesn’t matter if you are young or old. You could be short or tall, healthy or ill. You might have a disability. Or you may be a prize-winning athlete. Because of universal design, people who are very different can all enjoy the same home. And that home will be there for all its inhabitants even when their needs change. Here are some of the more common universal design features: • No-step entry. No one needs to use stairs to get into a universal home or into the home’s main rooms. • One-story living. Places to eat, use the bathroom and sleep are all located on one level, which is barrier-free. • Wide doorways. Doorways that are 32-36 inches wide let wheelchairs pass through. They also make it easy to move big things in and out of the house. • Wide hallways. Hallways should be 36-42 inches wide. That way, everyone and everything moves more easily from room to room. • Extra floor space. Everyone feels less cramped. And people in wheelchairs have more space to turn. Some universal design features just make good sense. The various professionals who can and will assist us in improving our homes include architects, designers, builders, remodelers and landscape professionals. To ensure that the systems in our homes are kept

safe and in good condition, there are many service professionals including plumbing and heating specialists, electricians, as well as those who service our appliances and any other systems we have in our homes. Whether we need the services of an architect for structural analysis or for the design of a new or remodeled home, a builder, a remodeler or a service contractor, we are safer to use the expertise of a professional rather than that of a well-meaning, but uninformed source. When it comes to getting professional advice, it is critical that you let your adviser know all the facts of the situation; otherwise even a professional might lead you astray. Of course, anyone who is a real professional should strive to get all the relevant data before giving their opinion. There are just too many instances of unprofessional or unlicensed contractors giving low-ball pricing and then cutting corners to make up the difference. John Sperath, president of Blue Ribbon Construction recently had to bail out a customer when their project was abandoned by a nonlicensed contractor. He reminds us of the importance of checking references. “It is vitally important for homeowners to ask a contractor they are considering hiring for references,” he says, “and they need to call them. A good and reputable contractor should supply a list of 10 to 15 references for prospects to contact. It is your home, your money and your sanity that is at tremendous risk if you do not do your due diligence with regard to selecting a contractor.” (See the sidebar on page 18 titled “Evaluate a Home Remodeler’s References” from the Wake County Remodelers Council for a list of questions to ask references.)

Recently a client told me about a prospect deciding not to use his services because the prospect’s financial advisor said to go with the “low bidder”. As we all know, that is a recipe for disaster and a prime example of not looking at all the facts. To prevent any problems, ask each bidder for a written estimate. When comparing estimates, be sure each one is based upon the same set of plans, specifications, materials and scope of work. If a remodeler is suggesting any deviations, ask that they be presented as options separate from the main proposal. Finally, ask how any changes you make will affect the price. These tips will help you get the most complete quote possible and help you avoid any surprises down the road. Although it is important that we ultimately make our own decisions, we all recognize that there will be times that we may want to seek outside help. In doing so, there will often be conflicting opinions, so it will be important that you make sure all the data is available to anyone you consult and that you ultimately make your own decisions. Evaluate a Home Remodeler's References

efore you sign a contract, ask the home remodeler to share names, phone numbers, and/or email addresses of some customers and take the time to see the home remodeler's work. Ask to see jobs similar to yours. If you are doing a kitchen remodel, you want to see kitchens the remodeler has done. Does the quality of the work meet your standards? Ask the home owners: • Would you hire this company again? • Did the home remodeler maintain a neat job site, provide regular broom clean-up, and haul away debris including personal trash? • Did the home remodeler keep labor and materials delays to a minimum so that your job could be started and completed on time and within budget? • Did you find the home remodeler easy to work with? Did the home remodeler keep you informed as the job progressed? • Did the home remodeler supply you with paperwork in a timely fashion? • How well did the home remodeler deal with the problems that arose?

A Home Transformed Carol and Jim Weaver knew they wanted to modernize the kitchen in their 1,300 square foot, single-story brick home. Built in the late 1960s, the space was poorly designed and the work area lacked any real functionality.

“T

he original kitchen wasn’t designed in any reasonable fashion,” Jim says. “Prior to the renovation, the kitchen had a long bar and you had to walk from the stove and sink all the way around it to get to the table. “The room’s traffic flow was especially poor. To get a start on their project, Carol and Jim visited the local Home Show for some ideas. While there, they found a local custom cabinet company, Cabinets by Horizon, and met Todd Lincoln, project manager at Lincoln & Associates, a residential building and remodeling contractor. “Jim was in the military and we lived in a lot of different houses, so I knew what I wanted and what I didn’t,” Carol comments. “I shared my ideas with both the cabinet designer and Todd. They then developed plans and we made decisions.”

KITCHEN RENOVATIONS

The new kitchen’s footprint changed dramatically. Doorways were widened and other universal design amenities were added throughout. Horizon provided new custom wood cabinets and Lincoln & Associates took charge of the project construction from demo to electrical to plumbing, carpentry and lighting. The design also included a center island and granite countertops. “A designer from Horizon came over and took photos of the kitchen, took measurements and talked with Carol about what she wanted,” Jim says. “She showed us how everything would look on the computer and the end result is just wonderful. And the cabinets and appliances fit like a glove.”

The renovated kitchen touts all new Bosch stainless steel appliances including an LP cooktop. The rest of the appliances are all electric, including the oven, refrigerator, freezer, microwave and vent hood. The renovation took approximately 3-1/2 months. In addition to the kitchen itself, Lincoln & Associates needed to go through the floor and under the house to correct a drainage problem. Also, because codes had changed since the house was built, they had to reinforce floor joists to support the weight of the granite countertops. The end result of the project is a beautiful new kitchen. “It’s much nicer and much more usable than before,” Carol exclaims. “We’re very happy with it.”

Importantly, the project was completed on time and on budget. In fact, the Weavers were so happy with the project, they had Todd Lincoln and his team renovate their master bedroom suite A NEW MASTER SUITE

The original home had four small bedrooms with a bath and a half. This 600 square foot addition greatly added to the size of the master bedroom and included a fully updated bathroom with a glass walk-in shower, a marble vanity and custom cabinetry. “We tiled the floor and the shower is a walk-in with a bench,” Jim says. “We’re both senior citizens so we can sit down if we wish. There is a regular shower head coming out of the wall and there is a second hand-held shower near the bench that you can use if you are sitting down.” Both Carol and Jim are extremely pleased with the results of their remodeling projects. “It feels like a new home,” Carol says. According to Jim, “It was exciting to see it all come together. The period of time you deprive yourself of the comfort turns out to be great in the end.” SELECTING YOUR CONTRACTOR

After meeting Lincoln at their local Home Show, the Weavers researched other firms, had him out for an interview and felt he was the best fit for their job. They feel their due diligence paid off. “Their carpenter is unbelievable,” Jim says. “He’s a true artist.” ADVICE TO OTHER HOMEOWNERS

After completing two remodeling projects in a relatively short period of time, Carol and Jim have several tips to share other homeowners thinking about remodeling. “We found that the custom cabinets we had built with the features we wanted cost us approximately the same amount as if we had installed prebuilt cabinetry,” Jim says. “And we’re sure the quality is better.” “Shop around and look at different options before making any final decisions,” Carol advises. “Decide what you like and then get help from there.” “Be flexible,” Jim advises. “We decided we would be flexible ahead of time and, as a result, we never got upset. There are delays, there are days that it rains and they cannot get there. We decided we were not going to complain and we didn’t. Regardless of whether you opt for a modest 10’ x 10’ platform or a more elaborate multi-level structure, however, the first decision you need to make is the material from which you will build it.

Here, for your consideration, are several of the more common choices: WOOD

The original and still most common decking choice, wood is natural, strong, and easy to install. Because it can splinter, warp and rot, it needs to be cleaned annually and re-stained every few years to keep it looking its best. The most affordable wood option is pressure treated wood. Typically made from Southern yellow pine grown on forest plantations, one of the most popular brands is YellaWood®. YellaWood® brand products are treated with a wood preservative process that has been certified by Scientific Certification Systems as an Environmentally Preferable Product based on LifeCycle Assessment when compared to alkaline copper quaternary or chromated copper arsenate (cca). In fact, builders can earn up to 19 points toward National Green Building Certification through National Association of Home Builders (NAHB) Research Center simply by building with YellaWood® brand products. Redwood and cedar have natural defenses against rot and insects, but are softer woods and can be damaged by heavy traffic. Like all woods, the sun will fade their natural color to gray unless sunblocking finishes are regularly applied. When cared for, they will last up to 20 years. Tropical hardwoods like mahogany and Brazilian red wood are quite durable and quite expensive. They can last up to 25 years, but they are difficult to work with because they are so hard. They are also resistant to insects and decay. COMPOSITE DECKING

Composite decking products are building materials manufactured using a mixture of plastic and wood fiber. Composite decking materials are popular because they require less maintenance than wood and often use recycled materials. Brands like Trex and TimberTech composite decking can be molded with a wood grain and come in a variety of colors.

Easy to install, composite decking is virtually maintenance free. It won’t rot or split and it resists sun, water and insect damage. Most products feature limited warranties of 10 to 25 years. PVC DECKING

Vinyl decking made from cellular PVC is the ultra-low maintenance choice as a decking material. Products from Azek, Trex, TimberTech and others are resistant to stains, mold, insects and fading. Typically less expensive then composite decking, many products in this category have a limited lifetime warranty. ALUMINUM DECKING

Powder coated aluminum decking can be used to create a water tight floor for your deck. This unique material will never splinter, rot or rust. Aluminum decking is strong and lightweight. Because the aluminum decking—LockDry is a popular brand—forms a gapless surface when it’s installed on a second or third level deck, the area underneath remains dry on a rainy day. REMODELING YOUR DECK

From a pricing perspective, wood is the most affordable decking option. It is significantly less expensive than composites, but wood does need to be regularly maintained. Customers renovating wood decks who have experienced the splintering, cracking and graying that can occur will, however, often keep the original deck structure in place, but replace the wood decking surface with composite deck boards and railing. For customers who do not want to do regular maintenance or who are planning to stay in their homes for a significant period of time, low-maintenance products may be the way to go. ■

5216 RICHLAND DRIVE, RALEIGH â&#x20AC;&#x201C; WHOLE HOUSE RENOVATION After living in their home for 15 years, our clients decided their transitional home needed some updating. Their home is set on a beautiful lot overlooking a small Umstead Park lake, and they wanted to take better advantage of the views. A modern addition with storefront windows gave them the views they desired, and a reconfigured floor plan provided them with not only more useable space, but also a better use of the existing space for their family. When the existing dining room was converted to a new office, a spacious open concept dining room and familiy room were added. The master bath was enlarged and redesigned with more contemporary fixtures and cabinets. All the carpet in the home was replaced and hardwood floors refinished. In the kitchen, new espresso stained oak cabinets were installed, and all the countertops were replaced with granite. A custom glass bar top sitting above the oversized kitchen island provides an ideal area for entertaining. A laundry chute to the new basement laundry room is conveniently hidden in the wet bar cabinetry. All railings both inside and out were replaced with Feeney cable rail to give the home a more modern look.

The owners of this 1960s split level were looking for some better outdoor living space and a place to park their vehicles out of the weather. Having seen our projects at previous Home Tours, they contacted us about the possibilities of a design to incorporate their needs. We started with the idea of putting the screened outdoor living area above the garage and included a cantilevered deck across the back of the addition.
