Groundbreaking Ceremony took place on March 8, 2016, for Tres Lagos, a new master-planned community located in north McAllen at the southwest corner of Ware Road and Monte Cristo Road. The 2,571 acre master-planned community will consist of 5,000 single-family homes, 1,000 townhomes, 2,000 multi-family homes, over 1.5 million square feet of commercial and retail space, health care facilities, schools, and churches. The schools, which are scheduled to open at Tres Lagos in the Fall of 2017, include a highly rated IDEA Charter school offering priority enrollment for Tres Lagos owners, and a Texas A&M University campus. Tres Lagos developer Mike Rhodes, founder of Rhodes Enterprises, is the visionary of this mega master-planned community. Over the years, Mike Rhodes, one of the Valley’s largest landowners, has been a leader in transforming the Rio Grande Valley’s landscape with major developments that provide beautiful homes, create jobs, and improve the quality of life for Valley residents. Other Rhodes Enterprises master-planned communities include Bentsen Palm Development in Mission and Alliance River Crossing in Donna. A trademark of the company’s developments is their harmony with nature, and Tres Lagos underlines that commitment with over 200 acres of parks, 20 miles of hike and bike trails, and a water reuse program for lawns and parks—the first in South Texas. You’re in the middle of selecting a new home to purchase - it’s an exciting time! Yet before you get the keys for your new residence, there’s a lot of paperwork you’ll need to complete. You want to get it right the first time to avoid being turned down for a mortgage loan, and that means you need to prepare. Of course, you should provide the basics such as your full name, date of birth, social security number, and address history for the past two years. In addition to these bits of information, here’s a checklist of the items you’ll need to collect to get through the mortgage loan application process smoothly:
Personal Information
Provide basic data about yourself. 1 Government ID: Two types, such as your unexpired driver’s license, your unexpired permanent resident card, or a copy of your passport with a valid work visa 2 Name Changes: Official documentation showing any name changes
Income & Asset Information
8 Other Assets: Documentation to prove ownership of assets (property you own)
Credit Information
Confirm that you will make regular mortgage payments. 9 Credit Report: A disclosure form allowing the lender to pull your credit report as well as written explanation of any late payments or bankruptcy (including discharge and schedule of creditors)
Give the lender a complete picture of your financial situation. 3 W2s: From the two most recent years 4 Personal and Business Federal Tax Returns: From the two most recent years, signed and including all schedules; also include profit and loss statements if you are selfemployed 5 Income Sources: Pay stubs from the most recent month (covering the last 30 days) and any other sources of income (social security, pension, or retirement benefit award letter; alimony, child support, or separate maintenance payment amounts) 6 Down Payment: Documentation that proves the source of your down payment (investment, savings, donations or gifts), showing history of ownership for 2+ months 7 Bank Statements: From the two most recent months, including all pages from all accounts (checking, savings, investments, retirement accounts, etc.) 10
