overview The Building Owners and Managers Association of Canada annually presents the prestigious national awards in recognition of excellence in the Canadian commercial real estate industry. The Office Building of the Year (TOBY) Awards salute the stars of the commercial real estate industry, recognizing excellence in property management, operations, resource conservation, environmental awareness, leasing and building design, customer service and innovation. The Earth Award is BOMA Canada's recognition of excellence in resource preservation and environmentally sound commercial building management. The BOMA Canada Earth Award for 2008 is presented to a building that has made significant efforts to address environmental issues faced by both older and newer buildings. BOMA Canada’s Pinnacle Awards recognize companies that represent a standard of excellence to which all BOMA members and their employees should aspire. The Pinnacle Awards recognize innovation, teamwork, outstanding service and commitment to clients. The Building Owners and Managers Association (BOMA) of Canada is the voice of the Canadian commercial real estate industry with over 2,500 members in regional associations across Canada. On behalf of the building owners, managers, developers, facilities managers, asset managers, leasing agents, brokers, and the product and service providers to over 1.9 billion square feet of commercial real estate in Canada, BOMA Canada addresses issues of national concern, and promotes excellence in the industry through information, education advocacy and recognition.
100,000 – 249,000 square feet The Forestry Building The Forestry Building is owned by British Columbia Investment Management Corporation (bcIMC) and managed by GWL Realty Advisors. It is located in the heart of the Government district of the city, and within a short walk from the Legislative Building. It consists of 10 tenant-occupied floors and one mechanical floor, with a total square footage of 214,179 square feet. The 10 office floors provide 129,686 square feet of rentable space. The 11th floor, not serviced by elevators, houses the mechanical rooms and office spaces for property management. The heated underground parkade consists of 4 levels, with 232 parking stalls for vehicles and bicycles. The exterior is clad with black tinted glass spandrel panels. Manicured flower beds and gardens cover the majority of the east side of the building along with wide entryway stairs. Benches are distributed among the flowerbeds for use by the tenants and the public. In 2005, in celebration of Alberta’s 100 year centennial, a pump jack, arbor and derrick were built by the Senior Building Operator and placed among the flower beds. One flower bed is designed and planted with various species of flowers to resemble the Alberta Shield. Natural materials are used to indicate the mountain range in the Shield. Lobby walls and floors are covered with green slate with black granite details. The front of the lobby is ceiling to floor clear glass panels. Large potted trees are located among the hard seating for tenants. Common corridors are carpeted and elevator lobbies have a combination of carpet and slate tile. There are painted drywall systems in the hallways and vinyl covered walls in the elevator lobbies. Three elevators service the office floors, and one elevator services the parkade levels and main floor.

Over 1 million square feet Commerce Place Commerce Place is owned by British Columbia Investment Management Corporation (bcIMC) and managed by GWL Realty Advisors. The building is located in Edmonton’s downtown core. The complex provides pivotal connections between the city’s Light Rail Transit system, the pedway system, and other key buildings. It has a total square footage of 1,239,750 square feet. The building consists of a 27 storey office tower, a two storey granite retail mall, and a three level heated underground parkade with parking for 638 vehicles. Commerce Place was constructed in two phases. Phase 1 was completed in 1989 and consists of the 27 storey office tower and part of the retail. Phase 1A was completed in 1990 and consists of the remaining retail. The building is a reinforced concrete structure with one-way slabs and beams in the tower and two-way flat slabs in Phase 1A. The building curtain wall is clad in aluminum frames with glass panels; the podium area is mostly granite. The building features an open, inviting design and soaring skylights. The retail and main tower lobby interior is finished in polished and textured granite walls, Muntz bronze doors, and custom lighting fixtures and furniture. The flooring in the public areas is Italian marble in variations of black and gray-white patterns with granite borders and pattern inserts. The Rotunda is located on the first floor of the retail mall where the corridors intersect. It is an open, octagonal area with a glass dome ceiling, granite columns, balconies overlooking the space from the second level food court, and ample seating. The lobbies on multi-tenant floors are enhanced by fine quality carpet with polished granite borders and rich cherry wood door frames and baseboards. Access is provided by 12 high-speed passenger elevators. Each elevator is finished with deep cherry stained wood panels accented with brass doors and trims, and Italian marble flooring.

Under 100,000 square feet King James Place King James Place is owned by King James Place Limited and managed by Woodcliffe Corporation. The building is located at 145 King Street East, within the area originally known as the Town of York. It was originally built in 1839 as part of the “City Buildings,” a row of combined commercial and residential buildings that occupied the block between Church Street and the former Market Street. The neighbourhood was the site of the first Parliament Buildings of Upper Canada, as well as St. James Cathedral. King James Place consists of five floors, with a total square footage of 61,893 square feet. This includes 51,000 square feet of office space, 7,000 square feet of retail space at ground level, and two levels of underground parking for 62 vehicles. The reinforced concrete and masonry office building was renovated between 1985 and 1992, maintaining the building’s architectural heritage. Large walkout terraces are located on the fourth and fifth floors and provide views of St. James Park to the north and historic St. Lawrence Hall to the east. Infill elements complement the original brick and limestone façades, massing and scale. The lobby’s impressive vaulted ceiling is accented by pescantina flooring, as well as brick and Venetian marble dust faux finish walls. Standard corridor finishes include carpet tile, pescantina flooring, and lemon-grass wall treatments. Standard tenant finishes include carpet tile, full-height glazing, pescantina stone walls and bamboo flooring. The building is serviced by two passenger elevators.

It consists of 30 storeys, with a total square footage of 758,730 square feet. It is situated within the city’s Financial and Entertainment districts. The building offers tenants a panoramic view of major landmarks, the waterfront, and the city core. The building exterior is richly finished in a combination of polished Atlantic Black and Warm Regal Grey granite. The façade has a polished metal accent system supporting a reflective double-glazed curtain wall. The main lobby has highly polished and intricately designed inlay flooring. Walls and columns are finished with a mixture of honed Atlantic Black granite, Crema Marfil marble, and rosewood-stained oak panels. Throughout the concourse area, indirect lighting flows in from the skylights in the two storey atrium, highlighting abundant open space, art work and finishes. Common areas include premium carpet, vinyl wall coverings, wood baseboards, and rosewood-stained oak doors and frames. Each elevator lobby has a standard brushed aluminum tenant directory board. Polished Atlantic Black granite surrounds each elevator and outlines the carpet in the elevator lobby. The underground parking facility consists of three levels and can accommodate 767 vehicles. The building is serviced by 17 passenger elevators.

Industrial Office Park Kenderry/Admiral Business Park Kenderry/Admiral Business Park is owned by Canada Life Assurance Company and managed by GWL Realty Advisors. It consists of multiple single and two storey buildings on 13.9 acres of land, with a total square footage of 880,306 square feet (14% office space, 76% warehouse space). The site has easy access to several major highways, as well as Pearson International Airport. The buildings are constructed of steel frame on concrete foundations, with a white pre-cast finish and striking blue glass with green accents. Historical Building Toronto College Park Toronto College Park is owned by Toronto College Park Ltd. (part of the Great-West Life group of companies) and managed by GWL Realty Advisors. It is located at the corner of College Street and Yonge Street in the heart of downtown Toronto, in close proximity to a major downtown shopping centre, hotels, and the Theatre district. Toronto College Park was originally built in 1929 to house the Eaton’s College Street store. The building was renovated in 1980, 2000, and 2004. It consists of seven storeys. This includes approximately 120,000 square feet of retail space, 330,000 square feet of office space and 140,000 square feet of residential space, which include 210 luxury apartment units. The building backs onto an urban park that features a reflecting pool and skating rink. Toronto College Park is a Canadian architectural landmark with an Art Deco heritage. The Tyndall limestone exterior façade with stone carvings and the extensive interior brass and marble make it a premier example of early 20th century classic commercial design. Most notable historical features are the street level storefront frames and brass entrances. The original ground floor storefront frames are maintained to keep the historical heritage of the building. Upper floor windows have been replaced with double-paned thermal windows. The seventh floor Eaton theatre and concert hall (with seating for 1300 people), as well as the Round Room restaurant (renamed the Carlu), were fully restored and designed by French architect Jacques Carlu. A large marble atrium with high ceilings infuses the mall with natural light. Walls are bright and painted in natural colour tones. Floors within the common areas are predominately marble, with fixtures in brass to keep with historical design. Tenants incorporate the historical features of the building in order to enhance their brand appeal. Twelve passenger elevators are finished in classic elegant styles to match historical designs within the property. An underground parking facility is and direct TTC access connected to the building.

Government Building Ministry of the Environment The Ministry of the Environment is owned by the Ontario Government, Ministry of Public Infrastructure Renewal represented by the Ontario Realty Corporation (ORC) and managed by SNC-Lavalin ProFac Inc. The building consists of 14 floors and a total square footage of 106,623 square feet. It is located on the southeast corner of St. Clair Avenue West and Avenue Road in the affluent Forest Hill neighbourhood. The exterior cladding consists of commercial store front, extruded aluminum/glass curtain wall, finished concrete and prefabricated metal panels. The windows are solar glazed insulated glass units. Landscaping is mainly naturalized low maintenance plants, a main podium walkway with seating benches, and concrete pavers and planters. The roof has three levels of builtup roof assemblies. The penthouse is covered with prefabricated metal panels, and the walls at ground level have decorative dark ceramic tiles. There are two entrances into the facility on the northern and southern sides of the building. All walls at ground floor level extend 16 feet to the ceiling. Main lobby finishes are granite floor tiles, marble, natural stone and translucent glass panels on walls, and suspended wood ceiling. Floor finishes consist of ceramic tile, resilient vinyl, and terrazzo. Exterior lighting is powered by solar panels, and the building is powered by alternative energy sources. The building has a one level underground parking garage, as well as a surface paved parking area and loading dock on the south side of the building. Amenities include several conference rooms, a cafeteria, bicycle parking, showers, first aid room, and a public information office. The building is serviced by three passenger elevators.

EARTH Award Garden City Tower Garden City Tower is owned by Ontario Government, Ministry of Public Infrastructure Renewal represented by the Ontario Realty Corporation (ORC) and managed by SNC-Lavalin ProFac Inc. The building consists of 12 storeys, including a mezzanine and mechanical penthouse, with eight elevators and two escalators. The municipal bus terminal is located on the ground floor, along with a direct access bridge link to the municipal parking facility. The curved glass tower’s west face is clad in curtain wall, while the east face and low-rise portion of the building are clad in brick veneer and punched windows. Most windows are double glazed; additional window film on the west glazing further reduces the heat load. The exterior windows in the main computer facility on the second floor are triple glazed. Sixteen ice storage tanks build ice at night and help to cool the building during the day. Garden City Tower has two entry lobbies at each end of the building. Both have a large open foyer overlooking the entrances. The south main lobby contains an open entry to the Government Information Centre, security desk, elevator to parking levels and public elevators accessing the tower. Both lobbies are naturally lit by exterior glazing and skylights. Black and grey ceramic tiling on the floors and walls are enhanced with flecked wall coverings. A main corridor spans the length of the second floor and connects both lobbies.

It consists of five low-rise freestanding buildings, or plazas, with a total square footage of 321,096 square feet. Meadowvale Corporate Centre was built between 1974 and 1976 in five stages. Plazas I through IV are four storeys, while Plaza V is five storeys. The exterior wall of all five buildings are clad in an aluminum curtain wall system, double-paned bronze tinted windows with one storey concrete buttresses at each corner. All roofs are flat with conventional built-up roofs. Meadowvale Corporate Centre sits on a 13 acre site with mature trees. The buildings are surrounded by a landscaped central courtyard with benches. The site has concrete and interlocking walkways for easy access to the adjacent plazas and the courtyard. Surface parking is available via 836 parking stalls. There are two elevators per building. The main lobbies convey a professional and welcoming atmosphere to the complex. Each one has been elegantly designed using selective limestone and marble flooring with elegant vinyl fabric wall treatment in various shades of beige and taupe. The drywall ceilings are painted and adorned with energy efficient lighting. The doors and framed glazing are accented with anodized aluminum. Wood doors and frames are treated with a dark oak stain to maintain a natural and warm atmosphere. Durable carpet and high-quality vinyl wall covering finish most floors and walls.

Suburban Office Park (Mid-Rise) Pearson Corporate Centre Pearson Corporate Centre is owned by Westpen Properties Ltd. and managed by Bentall Real Estate Services LP. The site is within easy access of several highways, has direct connection to public transportation, and is near Pearson International Airport. The complex consists of two towers connected by an atrium. It is located on a 9.58 acre site and the total square footage of the buildings is 314,923 square feet. There is ample room for the construction of a future third tower and an additional parking structure. Pearson Corporate Centre was built in two phases: 10 Carlson Court (8 storeys) was built in 1985 and 20 Carlson Court (9 storeys) was built in 1989. The two office towers are joined by the four-storey atrium. The buildings are constructed of red brick, double-glazed and tinted glass units, and steel with a concrete three-ply insulated roof. The complex provides ample surface level parking with approximately 843 spaces. The four storey atrium provides the main entrance function for both buildings. The open concept atrium has been elegantly designed with skylights and glass. The floor is accented with granite accents and limestone, and extends through the corridors to the elevator lobbies of each tower. Corporate Facility Gatineau Preservation Centre The Gatineau Preservation Centre is owned by PWGSC and managed by SNC-Lavalin ProFac.The building consists of five floors and approximately 365,840 square feet. It is located on 23.6 hectares, with a small pond on the east side.The site is a combination of sodding, small trees, asphalt and concrete walkways, stone paths, and a paved parking lot. The Gatineau Preservation Centre was built to ensure the long-term preservation of Library & Archives Canada’s collections of archival heritage.The facility is designed for a lifespan of approximately 500 years.The research and testing facilities are located within the fifth floor “village” of 24 separate buildings and overlying a three-level castin-place concrete structure of 48 climatic-controlled vaults. The south face is a bold transparent glazed curtain wall. The north wall is poured in place concrete with punched windows and faced with pre-cast concrete panels. The main entrance leads into the atrium that surrounds a three-story concrete bunker, and is open to the perimeter glass curtain wall and roof structure above. The space between the concrete archive vaults and the steel and glass skin serves as a public galleria. The corridors and interior finishes within the village area consist of carpeting, vinyl flooring, corrugated steel ceilings and walls, and glass partition walls.The research facilities are open to the roof above and exterior glazed curtain wall to maximize natural light and view to the outside.The structure is meticulously detailed, made of stainless steel plates, bar, threaded rods, nuts and bolts with a glass bead blasted finish. The building is serviced by four in-ground hydraulic elevators.

chairman’s award Winner: sue ziemski, creit management ltd. Winnipeg, Manitoba Sue Ziemski, RPA, FMA, is the winner of the BOMA Canada’s 2008 Chairman’s Award. The Chairman’s Award is awarded to those who, through innovation, talent and dedication, have set new standards of excellence for the commercial real estate industry. Sue won the award for her conscientious and dedicated service to BOMA Manitoba and BOMA Canada. She has supported and advocated for BOMA’s environmental initiatives, which includes the BOMA BESt program (formerly the BOMA Go Green program). Sue is a property manager with CREIT Management Limited in Winnipeg, Manitoba. She is currently serving as BOMA Manitoba’s representative on the BOMA Canada Board of Directors. Previously, she served as President of BOMA Manitoba. During her two year term, she helped to promote and encourage professional development (specifically BOMI training) among organization members. She urged BOMA members to share their organizational successes as part of an informal mentoring program. Sue has also been a valuable promoter of BOMA’s platform and programs, helping to spread the word of environmental initiatives and garnering more attention for BOMA in the industry and media.
Pinnacle Award – Innovation Winner: north american security services Ottawa, Ontario North American Security Services (NASS) Inc., established in 1983, is a full-service security solution provider that offers state-of-the-art security solutions to the commercial and residential sectors. The company addresses its clients’ needs by combining consulting and integration of security solutions. True integration requires a total security solution approach to provide a blending of security personnel, technology and client processes. NASS provides a range of consulting services, including policy and process management, duty staffing, project management, emergency response plans, technology solutions, business continuity planning, and investigations. Its integrative services include fire systems, HVAC systems, elevators, security systems, and duty personnel. NASS developed a virtual private network called GuardSuite, a comprehensive, state-of-the-art tool to help guards do their job better. It consists of a suite of tools to improve the process of security as it relates to on-site people and building security issues. As a web-based solution, it is available to all clients regardless of their location or server capabilities. Features include assigned tasks and reporting, continuous on-site training, guard accountability, cost efficiency and scalability, and prioritization of critical tasks. GuardSuite is an enterprise software solution that maximizes site security and minimizes cost. It pushes information to guards when they need it, optimizing their actions and maintaining a higher standard of performance. Guards are provided with a customized task list with resources available at their fingertips. Security levels can be changed and personnel can be reassigned by management in real time. Incident reports can be filed and examined whenever necessary. GuardSuite helps NASS and its personnel to provide better security to its clients.

Pinnacle Award – Above & Beyond Winner: direct energy Toronto, Ontario Direct Energy, a member of the Centrica group of companies, is one of North America’s leading integrated energy companies. The company operates across Canada, Texas and the northeastern United States, and has been in operation since 2000. The company delivers Cdn$8 billion of energy and related services to more than five million residential and commercial customers. The company’s strategies for success depend upon deepening customer relationships by providing innovative, total product and service offerings. Direct Energy Business Services (DEBS) supplies natural gas and electricity, energy advisory services, and heating, ventilation and air conditioning (HVAC) services to commercial and residential customers. It provides price protection plans (i.e., electricity, natural gas) and product protection plans (i.e., furnaces, air conditioners, water heaters). It can also develop custom energy solutions to meet various companys’ needs. This includes providing green energy, building automation systems, engineering services, and energy management services. DEBS won the Pinnacle award for going “above and beyond” by completing a project that had very little advance notice or planning. In essence, the company retrofitted a defunct heating system in only 15 days of onsite time, which included working through the Labour Day weekend. DEBS was able to provide heat to a building that had no operational heating system by the city mandated deadline. This type of project would normally take four to six months, so the turnaround time was quite exceptional. The client was impressed with the results and was able to avoid being publicly criticized for missing the heating deadline. DEBS was recognized by the parent company for the level of service it provided to the client.
