TOTAL PROPERTY ACREAGE: 103.44 GROSS VINEYARD ACREAGE: 69.0 APPROXIMATE NET VINEYARD ACREAGE (90% OF GROSS): 62.0 AVA (AMERICAN VITICULTURAL AREA): Chehalem Mountains (North) SOIL TYPE – LAURELWOOD: Widely accepted as high quality vineyard soil. Derived from Columbia River Basalt with deep profile and excellent natural drainage. Well suited for dry-farm vineyard development. CLEARING REQUIREMENT: Approximately 41.5 acres of cane berries would need to be removed to allow for vineyard development. Remaining 27.5 acres would require minimal to no clearing. Laurelwood soils can contain rocky outcroppings in areas of shallower top soil which, depending on quantity, may need to be removed. Some larger fir trees may need to be removed to realize total net acreage and to reduce potential shading issues. ASPECT: The entire vineyard acreage lends itself well to north-south row orientation. An orientation which is very favorable to grape/cluster development and ripening. The majority of the terrain lies flat, due south, gentle north slope and in a few areas - northeast. DRAINAGE REQUIREMENT: Spot tiling may be required in swales and ravines within outlined vineyard area. However, in general, Laurelwood soils require little artificial drainage for vineyard development. ELEVATION: Ranges from 560 ft to 835 ft above sea leave. A very acceptable range to adequately ripen high quality wine grapes. SCALE: A 62 acre vineyard is a larger scale vineyard for the Willamette Valley. A farm unit of this size can better justify the purchase of a tractor, general implements and specialized equipment, as well as allow for better hand labor efficiencies. FARMABILITY: There are a few somewhat steep side slopes on the northern parcel (north of Winters Road) which could present challenges to farming initially when the vineyard is in the development phase which may require simple terracing via cultivation to improve tractor operations. However, the majority of the acreage should be compatible with many mechanized practices including; two-row spraying, canopy management and machine harvesting. LOCATION: The property is located at the northernmost end of the Chehalem Mountains and within relative close proximity to well known vineyards and wineries and is 30 minute drive to Portland. ACCESSIBILITY: Winters Road is a paved road which can support large farm machinery and support vehicles as well as future winery tourism.
