DON’T LET YOUR PIPES BURST: Tips to Avoid Winter Pipe Damage Now that it’s the season of frosty weather, homeowners all over could begin dealing with frozen pipes. If your pipes freeze, not only are you in a bind with your water, but the damage to your home could be expensive to repair. The following are some helpful, trusted tips to prevent pipes from freezing: MAINTAIN 55 DEGREES OR HIGHER Even when leaving the residence for extended periods of time, maintaining a temperature throughout the home of 55 degrees or higher will help add an extra level of security to the plumbing. Any increase you incur on the utility bill will still be less than the cost of typical repairs for burst water pipes or the damage it can cause to the rest of the home. USE PIPE INSULATION PRODUCTS Installing specific pipe insulation products is a great precautionary measure. Pipe sleeves, heat tape and heat cable are all available for home use and can add an extra layer of protection. LEAVE FAUCETS AT A TRICKLE Consider leaving faucets open at a trickle during the coldest temperatures. Even a small amount of water moving through your pipes will help prevent water from freezing in place.
CHECK INSULATION Homeowners should check the insulation in and around the house and identify any potential trouble areas. Filling in or adding insulation to attics, crawl spaces, basements and any other areas containing pipes may be necessary. Make sure to also seal any gaps that may be found in the home’s foundation or siding. LEAVE CABINETS OPEN Kitchen and bathroom sink cabinets are best left open during the coldest parts of winter. This allows the warm air circulating in the home to enter and help warm the plumbing under the sink. To further make sure your pipes are ready for winter, or if you suspect there is a potential issue, contact your local plumber so they can come out and inspect them right away. The New Year is upon us, which means that it’s time again for resolutions you can stick to. Saving money is often one of the most common New Year’s resolutions, and one that can be easier to do (it’s a lot easier to take care of your finances than get on the stair stepper).

And since owning a home is easily one of the biggest expenses the average person will have in their lifetime, saving money around the home is crucial. Even for those who are able to pay off their mortgage, the cost of annual maintenance - plus the little luxuries we tack on - can really add up. In order to save some money this upcoming year on home-related expenditures, consider these steps:
REFINANCE. Interest rates are still fairly low right now, so take a look at your current mortgage and assess if it would be wise to refinance. Cutting even $100 from your monthly mortgage payment will mean huge savings over the life of your loan. Be sure to understand the terms of the refinance, as sometimes the cost to refinance does not outweigh the savings. Consult your accountant or financial adviser as well before refinancing. SHOP YOUR HOMEOWNERS INSURANCE. We often overlook the cost of homeowners insurance because it is escrowed and paid as part of our monthly mortgage payment. However, you could be greatly overpaying for homeowners insurance, which would increase your monthly mortgage payment unnecessarily. While you’re at it, ask your home insurance agent to package in your car, boat, or other insurance policies to get additional discounts, typically up to 20%.
REDUCE ENERGY WASTE. Take a look at your monthly energy bills to see how much energy you are really using each month. Make efforts to reduce energy usage in the winter cold and summer heat by properly sealing windows and doors that could be susceptible to drafts. Set your thermostat a few degrees cooler during the day when no one is home to save on unnecessary heating and cooling. Another way to reduce energy waste is by completely switching to LED lighting. LED light bulbs might cost a little bit more in the beginning, but in the long run, they save more money than incandescent bulbs. In-
candescent bulbs aren’t efficient: only about 10% to 15% of the electricity that they consume results in light. The rest is turned into heat, but not enough heat to add warmth to your house, so it’s a waste. Making the switch will also help you fulfil a resolution to be better to the environment!
SKIM DOWN YOUR CABLE, PHONE AND INTERNET. Oftentimes, when homeowners set up their television, Internet and home phone service they get talked into a bigger package than they need. Do you really need the fastest Internet speed? How many of those 245 television channels do you actually watch? See if you can save yourself a few hundred dollars a year by downgrading your service package. A lot of service providers can help you save money by bundling services. At the very least, it’s worth it to give them a call and ask if there are any adjustments that can be made to your bill, since you’re a valued customer. It sometimes works!
GET SMART AT THE GROCERY STORE. We often think of our food costs as a necessity--therefore, we justify the expense. However, a little bit of frugality can go a long way when you’re working the aisles at your local market. Get in the habit of clipping coupons and checking the sale papers to make some smart food shopping choices. By following these tips and consciously spending wisely, you will be able to sock away more money, which can come in handy, especially if you’re looking to move into a new home!
6 TIPS FOR MOVING DURING THE HOLIDAY SEASON Moving is never fun, but moving during the holidays can be a downright drag. Sure, you’re excited to move into your new home, but with inclement weather and a myriad of social events to hopscotch around, or miss out on, it can take a lot of time and energy. But the process doesn’t have to be a total time suck, as long as you plan and are well prepared for the move. To help, PODS has six tips for moving during the holidays to ensure you don’t have to forgo any traditions. If you know your new address, consider including a change-of-address note in your holiday cards to family and friends alerting them in case they need to contact you. Make an inventory of your household goods and begin to remove clutter leading up to the holidays. Start with the attic, basement, garage and other storage areas that are typically not frequented by house guests. You can even invite guests to take items you no longer need or those they may want. If you’re cooking for the holidays, plan ahead and estimate how much food you’ll need. Send guests home with containers of leftovers. Also, if you’re a few weeks out from your move, consider incorporating frozen food items from your freezer into your holiday meals, since frozen items are more difficult to travel with. Ask guests to hold off on bringing presents and have them sent directly to your new
home. Or, consider keeping gifts wrapped until you arrive at your new home for easy packing and unpacking. Consider a storage container from a portable storage company to store extra items ahead of your move and declutter your home before guests arrive - perhaps even making room for more family. This offers convenience with your items fully accessible, if needed. Not to mention, you can keep your container on your property for easy access. By following these tips, your move will be a lot easier, and you’ll be able to spend much more time this holiday season participating in festivities and enjoying the company of family and friends. These preventive steps from the lawn care experts at TruGreen can help your lawn survive the winter season’s harsh elements. Install brightly-colored boundary markers along the edges of paved areas to help protect lawn and shrubs from snow plow and snow thrower blades. Lightweight wooden stakes, at least four feet tall with bright reflective tape and brightly covered fiberglass rods, serve as good markers. Avoid heavy metal, fence posts and other large objects, as they can pose a hazard to snow plow operators.

More so than any other season, trees and shrubs are vulnerable to changing weather conditions during the winter. Wide temperature fluctuation and extremely low temperatures are the biggest factors of tree stress, meaning your trees are more susceptible to things like frost cracks, sunscald and winter burn. Keep twigs and limbs from breaking under the weight of ice by carefully brushing away, whenever possible, any snow load from plants, which will reduce the weight on the limbs and decrease the damage. Placing a burlap cover around shrubs such as boxwood and yews will help reduce winter desiccation.

Damage to plants, shrubs and trees as a result of sustained low temperatures can typically go undetected until spring or early summer, when plants fail to produce new growth. To help prevent damage, maintain a two- to three-inch layer of mulch to help protect the crown and roots from weather extremes.

During the colder months of winter, plants cannot replace moisture lost from leaves and needles. This leads to “dehydration” – technically known as desiccation. To help avoid this problem, maintain proper watering late into the fall, or water during periods of winter thaw.

HEAT AN D AIR MAINTENANCE for the Holidays
Now that the holiday season is in full swing, your home is likely seeing more foot traffic from guests and family. From friends stopping by with gifts, to parties and that yearly visit from the in-laws, your heating and air units may be working overtime. “Attention to a few items in the home can help prepare you for visiting family and friends during the holidays,” says Mike Nicholson, owner of Nicholson Plumbing, Heating & Air Conditioning. “Now is the time to take action on winterizing certain things in and around the home. It will give you peace of mind as the weather turns colder and holiday guests visit your home.”
Nicholson offers these five tips to make sure the home is ready for colder weather and holiday visitors:
TUNE UP THE HEATING
CHECK THE PLUMBING AS WELL
Winter often brings extremely cold temperatures, so you want to be sure your heating unit is working at peak efficiency. To make sure everyone is warm during the cold weather, try changing out your filters to give your system the best chance of success. You may also need a comprehensive heating system check from a trusted HVAC company. A system tuneup and filter replacement can go a long way toward preventing problems from putting a chill on your holiday plans.
With the influx of visitors, toilets and fixtures will get a lot of use. If a lot of hot water is being used, it can also put a strain on your heating system. Now is the best time to take care of any maintenance and repairs. If drains aren’t flowing well and freely, plunge water into the drain first before you try to remove the trap in an attempt to clear it. Be mindful that some do-it-yourself, chemical drain cleaners can be harmful to your pipes. Instead, consider trying a natural remedy: pour equal parts salt, baking soda and vinegar to clean out a partial clog. If the weather gets really cold, keep the cabinet doors in front of your sink open, so that the warm air from your heating system can flow in easier, keeping your pipes warm.
CLEAN AIR DUCTS To provide fresh, allergen-free air to your holiday houseguests, you will want to perform a thorough duct cleaning. When your ducts are filthy, your filters clog up faster and force your system to work harder to distribute air. This decreased efficiency leads to higher energy bills and excessive wear and tear on your system. Removing the registers and vacuuming the outlet is a good start, but you may want to opt for a whole-house duct cleaning to really do the job. Having a HVAC technician give your ducts a thorough inspection can help guide you in the proper direction.
SEAL DRAFTY WINDOWS AND DOORS Applying caulk or weather stripping where cold air creeps in will help with energy savings. If cold air creeps in, that too will put a strain on the heating system’s ability to keep your house warm and cozy for the holidays. Also put a draft guard under doors that lead to the exterior, and make sure the doors stay closed after people go in and out!
WINTERIZE THE EXTERIOR To prevent pipes from bursting, ensure outdoor spigots are shut off as freezing weather approaches. Have some rock salt on hand to de-ice sidewalks and driveways to make sure your holiday visitors are safe. Inspect the exterior as well to make sure there are no cracks that could let air inside, forcing your heating system to work overtime.

IS YOUR ROOF REINDEERREADY? The holiday season is here! Amid the gift-giving, gathering with loved ones and decorating, the season serves as an important reminder for homeowners to make their roofs “reindeer-ready,” or review their condition. And if you’re the type who climbs up and places roof ornaments, it’s all the more important to make sure your roof is in tip-top shape.
1. For homes with asphalt shingles, look for black areas indicating cracking shingles. 2. For homes with shake or shingles, look for pieces that are curled upward, split, broken off or missing. 3. For homes with slate roofs, look for black areas that indicate slate is missing. 4. Look for heavy wear around the valleys, the areas where water runs off the roof into the gutters. 5. Look at the materials around the chimney and vent pipes and check for cracks, gaps and missing or fractured caulking. 6. Check your gutters for asphalt shingle granules. Lots of granules mean less coverage on your roof. 7. Conduct an interior inspection for stained or discolored ceilings, which most likely indicates roof problems. 8. Check eave overhangs for water damage.
9. Use binoculars to check around the chimney, trim and other flashings for signs of cracks, shingles that are coming up off the roof and general wear. 10. Remove branches, twigs and leaves from gutters and clear out downspouts to allow for snow and ice run off. This is also a good time to install gutter guards if you don’t already have them. With ice, snow and other winter weather, having guards that can prevent further debris from getting in your gutters is a great idea. Gutters that are too heavy because of debris and snow can pull down on and damage your roof. Contact your local roofing company today to get their help in inspecting your roof. If work is needed, the winter is an easy time to schedule work done, since it’s the off-season. Get your roof ready now before the weather gets worse! 40 years ago The Real Estate Book of Athens burst on the scene as the first full color catalog of homes. You may not be aware but Athens and Surrounding Counties launched the very first Real Estate Book and as our market grew, The Real Estate Book as a brand grew becoming available across the United States and internationally. A FEW OTHER NOTABLES FROM 1978:
• The first Cellular Mobile Phone System was introduced • NASA introduced the first female astronauts • Grease, Saturday Night Fever, and Close Encounters of the Third Kind were popular movies • The US Yearly Inflation Rate was 7.62% • Federal Interest Rates were at 11.75% • The average cost of new house was $54,800 • The average income per year was $17,000 • The average monthly rent was $260 • The cost of a gallon of gas was 63 cents
Many things have changed in 40 years but many things have stayed the same. We took over the book in 2013 and are proud to be only the second owners.
