And while there is a lot to be said about selling your home in the spring (or even summer or fall), there are many benefits to selling your home right now – in the winter! Believe it or not, this could actually be the right time for you to sell.
If you choose to do so, follow these ideas for making the most out of your winter listing.
Price it right. There might be a smaller pool of prospective buyers in the winter, but you’ll find that the pool is extremely motivated to buy. Someone looking to buy a home during the holidays or middle of winter has a compelling reason to do so and will be ready to move quickly. This makes your pricing strategy critical. Discuss a strategy with your real estate agent to arrive at a price that factors in and attracts fewer, but more serious, buyers.
Make accessibility a priority. If snow and ice is a factor for you in winter, you will need to be diligent about removal. Make sure driveways and walkways are always clear of treacherous ice. Invest in a plow service and stay stocked up on sidewalk salt.
Keep things warm. Nothing will turn buyers off faster in winter than walking into a cold house, so make sure your heating system is operating at full capacity. And make sure that’s the case for every room in the house. If there’s one bedroom that tends to be drafty, now’s the time to find out the cause and resolve the issue.
Provide visuals of your home in summer. One major thing a buyer might not be able to get an accurate picture of in winter is your outdoor space. Provide photos online and in person to prospective buyers that include shots of your backyard, patio, pool, garden, yard, etc., all looking their best in the summer. Your agent could also prepare a slideshow to play at an open house. Doing so gives a buyer a better idea of the home in all seasons and could really seal the deal for wintertime buyers.
Pay attention to holiday decor. A few tasteful and neutral holiday decorations such as glowing white lights, fragrant evergreens and elegant metallic touches can really make your home glow and sparkle. But remember that less is always more – you don’t want to try and sell your home while it’s part of a Tacky Light Tour. And be sure to pack up those decorations as soon as the holidays have passed. Marketing your home with holiday lights on in the middle of January will not play in your favor.
With the help of these tips and your trusted real estate agent, the market for your house will be hot, unlike the weather outside.

THINGS TO CONSIDER WHEN LOOKING FOR A HOME AFTER YOU RETIRE If you’re approaching retirement age, you may be thinking about relocating. There are many factors to consider before choosing a new home. LOCATION
After you retire, you won’t have to be near your job. You will have the freedom to live practically anywhere you want. Start by figuring out the general region where you would like to retire. Perhaps you want to move to a place with warmer weather or you want to be closer to your children and grandchildren. Maybe you would like to live in an urban area with restaurants, museums, theaters and other forms of entertainment nearby. Perhaps you have spent most of your life in a large city and would like to spend your retirement in a quiet suburban or rural area.

Before you move far from your current home, think about how you would keep in touch with family and friends. Ask yourself if you would visit often, quickly make friends in your new community or perhaps be lonely.
SET A BUDGET
If you are or will be on a fixed income, make a list of all the expenses you will have in retirement. Include healthcare, groceries, car insurance, gas and other regular monthly costs. That can help you figure out how much you can realistically afford for mortgage payments, private mortgage insurance, homeowners insurance, property taxes, maintenance, repairs and utilities.

If you want to live in a place that is some distance from your family, factor in costs to visit. Those may include airfare, car rental and possibly a hotel, if your relatives don’t have a guest bedroom.
THINK ABOUT YOUR FUTURE NEEDS
Even if you and your spouse are in good health now, that may change in the future. Look for a house that is on one level and has wide doorways and hallways, as well as a wheelchair-accessible bathroom in case one or both of you has trouble getting around in the future. If the house has outdoor steps, make sure there is room to add a wheelchair ramp, if necessary.
FIGURE OUT WHAT TYPE OF COMMUNITY YOU WANT
You can choose a single-family house in a neighborhood with people of different ages, a condominium or a retirement community. Before you decide to buy a single-family house, think about the amount of maintenance it would require and whether you could handle it yourself or afford to pay someone else to take care of it. You might decide that it would be better to move to a senior community or a condo and pay a monthly maintenance fee. If so, include community fees in your budget. Make sure you understand all the rules and restrictions in a homeowners association, condominium or retirement community before you commit.

Even when everything goes according to plan, moving is pretty much guaranteed to be a stressful process. If something gets lost or damaged, however, it’s only going to get worse. That’s why it’s important to make sure that certain luxury items are insured before they’re packed and transported to your new home. While homeowners insurance will usually cover you in the event of a break-in or natural disaster, such as a fire or hurricane, you could still be liable for anything that happens while moving. Moving companies, on the other hand, can be held liable to replace or fix a damaged item if you purchase full-value protection, though you’re not guaranteed to receive full compensation because you’re usually only covered up to a certain amount. For items of extraordinary value, which are defined as being worth more than $100 per pound, it can be a good idea to purchase separate insurance to cover you while moving. When visiting an area that you’re considering for a future home, enjoy yourself, but also take the time to understand what the surrounding area also has to offer. Also, be sure to visit during different parts of the year, so that you can get a feel for what it’s like to live there during different seasons. And if you plan to retire in this vacation home, make sure there are things like hospitals, doctors, and other amenities nearby.
A quick checklist can help you determine whether you have the funds to support the purchase: • Do you have emergency savings (at least three to six months’ worth of take-home pay)? • Can you make a 20 percent down payment? • Have you put away enough money for retirement? • Have you calculated the potential return on your investment?

If you plan on renting the house out on Airbnb or Vacation Rental by Owner (VRBO), look at what similar houses are renting for.
